I have to remind them to do yearly home inspections and have to follow-up several times to get them to actually do them. They leave property issues open for months and I have to chase them weekly, normally I get no response and when I call the office, the manager, Sean is unavailable. My emails are ignored. When there is an issue they get one bid and it is always high, I have had to start doing that myself and find their bid is normally the highest. I am so disappointed. Being remote I am looking for a recommendation on a company that will actually do what they say they will do.

However, I mean this from the deepest part of me this company is one of the worse people to try and rent from. I was told nothing but, absolute lies. The person who works in the office Sean was nothing but, rude to us when we walked in to ask about the Spirit Lake properties they are currently offering. They told us that they had another one coming up soon to be available at the time of applying to the one that was currently available but, they never discussed the 40 dollar application fee with me or my husband over the phone. When we were told by Sean about the second property I rushed to get in mine and my husband's applications in as fast as possible. Then when calling about the background check and everything there were now 20 plus applicates ahead of us. How is that possible when the property wasn't even available yet? Plus the person who owns the property had 3 other people who wanted to rent the place? I now see that the comments on this page are true about this company. That they are nothing but, scammers. I feel like it was a race and circus just to try and get a better place for my family. I would rather live in a moldy, soaking, wet, infested gutter than ever trying to work with them again.

I've had a good experience as a renter with Idaho Landlords. After reading some of the other…read morereviews, I can say that they have definitely gotten better with their courtesy and professionalism as I've been treated with respect. It is clear that property owners are a priority, which makes sense-- they want to make sure the properties are well-maintained and have responsible tenants. In my experience, the team has always been understanding and pleasant to work with.

Yes I am leaving my review here too. Do not rent from this company. I had the most outrageous…read moreexperience just going through the application process. I have never been treated this way in all my years of renting. Yes, you are old and extremely rude, that should not be shocking for you to hear. I get along with almost everyone, but your behavior was abhorrent. In order for us to see the home we had to fill out some of our information and hand over $50 for the key. I accidentally missed one line on the paper when I passed it back and immediately this woman changed her entire tune and began treating me like some kind of drug addict hoodlum. "You know what, I think we need to take a copy of your ID" with your vile looks and condescending tone. Then you held onto the full $100 as well. All you had to do was hand me back the paper and simply point it out, instead you had to display your drama and nastiness. Talking over me, not answering my questions, being short, continuously trying to cut me off and go back to your seat to be done with it because you ma'am had already made your judgment on me. You are the definition of insufferable. The cherry on top was receiving the email I was sent implying that I falsified my ESA paperwork. It came directly from my doctor and I and you had all of my doctors information on my application already. That was wild. Make it make sense. Clearly not the sharpest tools in the shed working here. Aaron did apologize for that but it still doesn't excuse the behavior. That should not ever be happening. There is no excuse for this. In the end you denied us which is fine, if I had given you all the proper paystubs I would have easily been accepted (because I failed to provide the other paystubs) but after everything, there is NO chance I will ever rent with your company. I cannot even imagine what sort of hell you would try to put us through. Look at all your 1 star reviews. Possible future tenants, I implore you to go read those reviews. You all as an entire team in there should be embarrassed and ashamed of your own behavior. Just look at the response you gave to the other 1 star review someone gave you on google. You just proved their point completely. I'm not sure how you stay in business and I never wish ill on anyone, but I genuinely hope to see your business go under. That's how disgusting this experience was with you. I'm writing this in hopes to warn and help other renters to stay as far away as possible and to be the voice for those who have been too afraid to speak up or write a review. You are all full grown adult bullies. To the older lady at the front desk, you couldn't remember my roommate when he came in even after all of this. That's a bit concerning, maybe dementia has begun for you? I genuinely believe you would benefit greatly from retiring. I'm sorry for whatever is wrong in your life because being that miserable all the time must be exhausting. Do better.

When we contacted Leslie concerning our offer, she said the sellers made a counteroffer, but she didn't like the verbiage and was rewriting it. She rewrote our original offer, incorporating the seller's requests, which were electronically signed. We have done a lot of real estate transactions, and I have to say this was the most unprofessional transaction I have ever been involved with. We had to accept or reject with a 5p.m. deadline. By that time we only had a verbal summary of the inspection and had never been forwarded a copy of the preliminary title report. We had requested a time extension to evaluate the inspection but Leslie said the owners would not grant an extension. However, in retrospect, they did offer us a 24 hour extension which was presented to us after our 5p.m. deadline. One star is being very generous.

Mailbox key…read morewas not working and it took them almost two weeks for them to replace the lock and give me the key. Only when I told them they were interfering with medical paperwork, and they were, did they get someone the next day to fix it. They are not responsive for maintenance. Their maintenance worker is a real cool dude but he also smoked cigarettes in the driveway for our rental property and left the butts on the ground almost every time. The agent that set up the rental for me and signed-off on my lease, also woke my roommate up abruptly one day. He had let himself into our rental (with notice) to show someone the unit in order to POSSIBLY install fiber internet. It just seemed like a violation of privacy for something that was not crucial to the maintenance of the unit. Privacy laws are usually in favor of the tenant. The agent that set up my rental was either let go or quit at some period of time, and I was never notified. When I called the office to ask for him when the other agents were hassling me, I was told he was gone. But then again, they liked to keep things bare. Let's also talk about flooding. My rental was flooded with water multiple times for months on end; maintenance only came to check inside my rental once. Each time it was flooded, I was cleaning it up on my own. They received pictures and videos of the flooding at least twice. The emergency hotline I was given on my lease to call, did not answer and the mailbox was full. No one came to inspect it for days most times. They claimed it was because of a pipe in a unit above me but then never followed up on the damage within the rental. Bubbled floors, bowing walls, not to mention molding and mildewing. Some of the rooms that I told them were flooded or affected by the water, they didn't even look at at all! It was a great testament to how well or not well they will treat your rental! At the start of COVID and for about 4 or 5 months after, it was the most I had ever heard from them. And that was because they needed rent. Keep in mind mortgage relief was one of the first things passed, and rent relief was not. The world was upside down, I had to wait for unemployment for months, and I let them know this. I was struggling to find food banks or places to do laundry when all I had was dish soap. One of the women working here had the nerve to ask why I was receiving packages. My elderly grandmother was sending me non-perishables or laundry and dish soap with her credit card so we could eat. The woman working for the real estate company alluded to me voluntarily not paying rent because of the packages. I had to sternly correct her, and let her know I was asthmatic. And that took precedent at that time because inhalers were scarce. Let's move on to personal actions carried out by this company. When I had a roommate move out, and there were only two women in my rental, the harassment from the agents here felt homophobic in nature. They would refuse to talk to my roommate unless it was on the phone, even though we told them multiple times that she was disabled and unable to communicate this way. Anytime I tried to get something in writing, at tbe advice of tenant lawyers, they would ignore it and keep calling. They would call me and LITERALLY scream at me over the phone. They hung up on me when I asked them to stop interrupting or yell at me. When they told me they were ending my lease and I asked why, they said "we don't have to tell you," and hung up. I recorded everything and I let them know that. And I still have these recordings. Another tenant living in the rental property told me she also felt homophobic retaliation from the people here, and she was visibly, proudly queer. The real estate company would try to put us against each other, trying to get one of us to admit to having pets. I still to this day do not know who was reporting that I had a dog or cats or that I was smoking marijuana in the front yard, but I digress.

BEWARE! This rental company is a complete scam and takes…read moreadvantage of their tenants tremendously! Do not rent from them! They took a huge amount of my deposit for things that I could prove were not my fault/were already that way before moving in. They accused me of things that were not even done. I moved out from out of state and was trying to get settled into a place where I could feel at home. I took pictures when I arrived and took note of things. I also did a walkthrough with one of their younger workers to make sure everything was in move in condition. I thought it was all off to a great start. They came for a 6month walk through and took pictures of everything as well and at that time, everything went smoothly and I felt good about the pictures because I figured it would help me when I moved out. A year flew by and I needed to move. This house worked for me for that year but I was ready to move into a cheaper rental. When that time came, the rental company was extremely difficult. I've moved many times in my life and have cleaned many top quality houses so moving is nothing new to me. I cleaned the house and packed up well. I filled and painted over the little marks I made in and on the walls, I cleaned high and low areas, found things that were so dirty that I know other tenants and cleansers didn't ever clean and made the house cleanser and more fixed up than when I moved into it. This rental company required me to be out before move out date, they sent me a huge list of things I needed to do and the list was extremely excessive (I was only there for a year and honestly went on 5 trips so I lived in the house briefly). They sent out a person to go over the list and it was so ridiculous even the lady mentioned to not worry about being crazy with the list, just check it all and make sure it's all properly working and in good condition. They required me to clean all the lights, light fixtures including take off the plastic covers, replace batteries in fire alarms, clean inside the exhaust fans in the bathrooms-these were sooo gross that there is no way that other tenants have ever cleaned them. Behind fridge, oven and dishwasher.... The list goes on!...They also demanded I clean the hvac unit and all the dust around it-which is completely illegal because it's a hazard to touch it in those spots since it's too hot and requires a professional(my dads an hvac man so I know this) When I finally finished everything and locked up, I got a bill for -10 hours of cleaning (totally ridiculous and unnecessary since I cleaned the entire house) -a total scam! -charge for 8 window screens (I never even opened windows wide enough to fully touch the screen -broken fridge drawer-i didn't even notice-the fridge drawer was found on top of the fridge behind a ledge which I never saw and didn't do during my stay. -and many other things that I never did or even noticed Honestly, this rental company scammed me big time! Some of the pictures they sent back to me to justify their scam, wasn't even current pictures of the house condition. I was so fed up with this rental company that I walked away from the legal pursuit but I should've sued them from fraud, taking advantage of a renter, and scamming. Their rebuttal was full of lies and fake justifications. I have lots of proof and receipts. Feel free to message me if you want more proof! You think they'd have proof from their pictures they took 6 month in but I believe they relate their old pictures and receipts and make tenants pt for things that weren't even done. They also have connections with their connected workers-cleaning crew and construction company's-I called them and they said they work closely with them for many years so I truly believe they are all scamming the renters to line their pockets. They took almost all of my deposit and I've been financially struggling ever since. I would've had a court case but honestly don't have the time or money to confront them. They knew this! DON'T GET INVOLVED WITH THIS COMPANY!! (I'd give 0 stars if I could)
