Drive by and see for yourself. Cozy acres is off Maple/Dakota in Hayden. The review by Dennis ended with him selling his remaining properties to get away from Deanna after she let the lot go to crap. Check Zillow. The units sold the same time as I sold mine mid 2022. As you can see from the Manager's reply to my review that she admits these things did in fact happen, she gives no apology, and she continues to give excuses as to why she lets the property, owners, tenants, and community rot when all she has to do is abide by the terms of her own contract. Shame. For shame. We have been free from the wretched incompetence of this woman for a year. Pure joy not to have to hear her lame excuses. She told my husband that she never wanted to manage this property (but had to since she managed other properties for the land owner) and it shows! Even the land owner said he was embarrassed, congratulations Deanna! Slum Lord of the year for numerous consecutive years in a row. Bravo! Thank you for clarifying that a "moment" to you is 4 months for the real world because that's how long the demolished car was in the entry AND I bet you that broken down yellow van is still there. These ladies are some of the kindest, most hardworking, and hospitable rental managers that I've ever rented from! When my wife and I first moved into our apartment, the internet provider was too bogged down to install internet in our new building. This was not the fault of Happy Homes, but rather the internet company themselves. This was troublesome, because I do a lot of work from home. These amazing ladies at Happy Homes took care of me by offering me a room in their office with internet, that I could work in during the day! I worked in their office for about 2 weeks while we waited on the internet company to do their jobs. This was some of the greatest hospitality I have ever received from a business. You will not be disappointed working with Happy Homes, and I highly recommend everyone to work with them for renting/leasing if possible! read more

As of this writing, I've been a full time investor for over 5 years; I have worked with many property managers, and seen the good, the bad, and the ugly. In fact, one property manager (in a different state) I worked with in the past started out good, but service dwindled over a couple years' time. Eventually, I was forced to take management back over myself, and found all sorts of things going wrong, and realized one must keep a close eye on their assets by "managing their manager". HOWEVER, Happy Homes has shown themselves time and time again to provide stellar service to me as an owner. I consistently am shown better service than expected, as they go above and beyond. They do not allow themselves to grow too quickly, maintaining their high level of service even at the cost of turning away customers until they have grown enough to give a level of service they can be proud of!! I found this a pleasant surprise, but it really shows in their integrity and the way they handle all their relationships. They have taught me better business practices, helped me with resident relations, given me excellent ideas to improve the buildings I own, and the list goes on and on. I honestly hesitate to put my recommendations in writing, because time often brings out negative qualities. The cream truly does rise to the top, and the Happy Homes Rental Services is it! Just moved in and Very Impressed with Happy Homes I have been looking for a Rental Property for month's now. (What an emotional roller coaster that was!) Going to all 30+ Rental property Management Companies there are to go to in Coeur d' Alene and Post Falls. I was completely run down and treated unfair and told not to waste my time with anymore rental companies by another rental company. I was about to give up but kept pushing on until I came across a Happy Homes ad on Craigslist. Just pushing our deadline of trying to get into a house or at least an address to call our own to get the kiddo's enrolled into a school. Happy Homes... *The absolute best rental company in North Idaho and I will refer everyone and their dog's to this company! Happy Homes lives up to their vision and then some. Everyone is treated fairly and greeted with a smile and take the time to go over anything with you and do their best to get you approved. Not everyone is perfect, I'm not, nobody is...BUT... they go off of a point system. *I met Tesa, Lindsay and Deana a month ago and these women are phenomenal! They truly live up to their company motto and then some. the company that I rented from year's ago purged our rental records just after 4 years. Call after call that was made to the company that needed to verify my rental reference never called back or emailed to confirm that information until after a week and a half of silence Tesa, Lindsay and Deana drove over there and had a face to face talk and in less than 24 hours they received an email with the information they needed to get us approved! We moved into our home om 9/5/18 just 1 day after school started and the kiddo's love their new school and I believe it to be the best in North Idaho.
