He rents out his house for $1700 a month with a backyard and doesn't let you do a thing in the backyard no swing-sets nothing fun if you have children, he then will pull up and watch the house when your inside of it and you pay your rent on time, they do not fix anything when asked, HE WILL SAY ITS A 12 month lease but then right before signing they have it as a 9 month lease and he will not resign your lease after 9 months he continues to get new residents in. Even if you pay your rent on time and have the house cleaned spotless and take care of the property he doesn't care he will not resign your lease. Awful. DO NOT RENT FROM HIM OR THAT PROPERTY MANAGEMENT. They are shady. They don't even have an office you can walk into. They do everything off texting and phone calls. They walk into your home without asking!! There was one time I had a dog bowl out front and one of the worker said something to another worker and they started calling me asking if I had a dog on property when I never did the worker said when he was picking up the hose that I hid the dog bowl lol when it was in front of my house the whole time. They have absolutely no life. Straight mold in house and they don't do anything about it. Stuff falls apart they ask for $2500 + security deposit but then when you move in everything falls apart and breaks. Sad. DO NOT GO TO THEM. read more

Carsten and Curtis Jasper have managed rental of out house for more than 10 years. Always professional and always get quality renters for our 100 year old home. When we decided to sell it they handled the sale through Hope Realty. We decided to sell it. I can't thank them enough as they helped find contractors to do work that was needed and have a simple effective billing and invoicing system that is transparent and no surprised. These people are unbelievably rude. We moved into a house and it wasn't clean--at all. The fridge was dirty, bathtub had film all over it. It took us hours to clean the place, and when we mentioned that we spent a lot of time cleaning it, we didn't even get a "sorry." All we got was "we checked the house and it was clean." This is even after us sending them the photos. The house was not at all ready to be rented out. We have called asking for repairs, and then they stop by when we are not here and claim it doesn't need repairs. I've never seen anything like this. You could not be any more unprofessional than these people are. They called me a jerk when I was on the phone (when they didn't think I could hear them) and hung up on me. If you are a renter STEAR CLEAR OF THIS PLACE. THERE IS NO RENTAL THAT WOULD BE WORTH DEALING WITH THESE PEOPLE! read more

The house we had rented was totally unlivable, my son walked by holding his nose, and that was all it took, they left us standing next to our full moving truck, and no where to go. Apparently he has to murder her for her to be released from a rental agreement. I've filed a complaint with the Better Business Bureau and the Attorney General. Rude, unprofessional and unresponsive. They don't even have a public office. Rarely sends utility bills on time for you to pay (sometimes receiving after the due date). Our furnace broke this winter and instead of having it repaired in a timely manner, they gave us a couple of electric heaters that were supposed to heat our entire house. They never blew out our sprinklers in a timely manner so the pipes burst. Our house was disgustingly dirty when we moved in which delayed our move in as we were left to clean up after the previous tenants. They take forever to fix any issues you may have despite the fact that they tell you during a house showing that They love knowing about issues so They can fix them right away. Kurtis, the owner is the rudest Man I've Ever encountered. They only communicate through email and text, unless you call them out on their unprofessional and illegal management practices.... then you might get a phone call. Kind of shocked to see a review that they are anything less than a 5 star awesome! Now, I speak as an owner of 5 units. I have been in the North Idaho Rental business for 15 years as a property owner. About 5 years ago, I was DONE, I get screwed for the umpteenth time by inattentive property managers who never did anything other than run up my costs, not get stuff fixed, fail to collect rent on time and essentially just steal from me. We hired them and they went tight to work, got all of my properties up to speed (3 Units at that time) got rents to market rates and didn't charge me or up sell me on the cost of rehab. Shortly after being hired he had us collecting rent from great renters, and when an issue came up Curtis would deal with it as if it were his own home. He has a slew of people on call that fixed any issue as soon as it happened and is constantly on us to upgrade our units and provide a better experience for our renters. 5 Years later, we have added another duplex in CDA and a development property in Sandpoint, all projects were handled with great care and ease for us, the homeowners. I have referred them to clients who have also purchased a place and tell me "How easy he makes it" to own and have a rental. what is really impressive is we do a walk through every year on all our properties he knows everything that has been done, what will need to be done and makes suggestions for things the renters would like to see. (One place needed a new deck and he involved them for some ideas, another wanted new ceiling fans, etc) All the places are always cared for and every renter I have met and spoken with seemed very happy with their homes. I'm happy to say, they are the BEST property managers from a homeowners perspective in North Idaho. read more

Stay away from this horrible property management company. We rented the home on a years lease. We ended up purchasing a home and wanted to cancel our lease however the nasty old rude lady on the phone told my wife that they will be taking our complete deposit and that we will still have to pay every month until the lease is over. They have not really shown the house or made any real attempts to try and lease it. On top of having to pay another six months of our lease to complete it they are telling us that even though our possessions are still in the home And we are paying our whole term of lease they are still going to be taking our deposit. They also said that we will need to pay to have the carpets cleaned even though they took our whole deposit. These people are completely crooked scumbags that are just trying to take in as much money as they can. If you are a homeowner wanting to have benchmark property management manager investment property I would stay clear as they do not keep up or fix or clean anything with your home. If I would've known how horrible these people are I would've never signed a lease with them. I have also been in property management myself for over 10 years and I have never once seen a property management company make you pay out your full lease term and then take your deposit as well. read more

The most unprofessional scumbag you will ever find in rental management. Makes promises to make repairs, prune trees, etc., drives away and never returns. If the sewer line gets plugged he'll accuse you of flushing diapers, even though you have no children. He also has a short fuse. Get only slightly demanding and he'll accuse you of threatening him and hang up on you. He won't even fix a fricken doorknob but he's daughter sure will call you if your yard gets too high. He'll also threaten you that the owner wants to sell at the time the contract renewal date approaches. If you call the office (cell) number at opening time,be prepared to catch his daughter who runs the office in bed (I did). She'll accuse you of calling off hours till she looks at her alarm clock! These people do not keep up their properties and screw the owners out of cash. Absolutely unethical and unprofessional. Do not use this D-Bag. read more
