They updated our drought tolerant plants in the front and backyard with Beth Szymanski's help as the designer (she is wonderful too @Edendesigns). We used our existing rock and brought in new bark. Our backyard was landscaped by Swanson's in the summer of 2023. Before contacting Geoff Swanson, we had several landscapers propose plans that didn't match our vision of what we wanted and they gave us quotes that weren't affordable. The quality of work is good but communication isn't great. I went with Swansons because they got the quote back way faster than the others I had bid. I thought this was a good indicator of things to come. But after that, communication dropped off. The foreman showed up and asked "So, what materials are we using?" I had no idea, nobody ever talked to me about it. The foreman had some catalogues in his truck so we got it figured. A couple of weeks later I had to ask Geoff what the was plan for some other materials. He's quick to respond if you text or call, but felt like there were a couple of big steps in there that were missing with regards to coming up with a plan and talking to the client. My neighbor down the street had the same experience. He said he basically had to direct all the work that was done, the crew wasn't sure what to do. Again, the work is good. We recently did a complete front and backyard remodel with Swanson's using a design from Yardzen, a remote landscape design firm. We figured the design wasn't totally accurate (ie the backyard slope wasn't accounted for, the measurements were a bit off, etc), but thankfully Geoff figured out areas of the design that needed correcting and his project manager, Manuel and their crew worked off a hybrid of spray paint on the ground and areas of the design that were correct. Geoff, Manuel and his crew executed our hybrid design perfectly - we added artificial turf, a paver patio, 2 paver retaining walls, rock, drainage, lots of plants, 3 trees, irrigation, electrical, lights, a shed and a short side yard fence. During bidding, other landscape companies told us they didn't do woodwork, they didn't provide or plant plants/trees, etc, which was one of the many reasons why we chose Swanson's - they offer more services than other landscape companies. Another is Swanson's is local (Livermore) and they have years of landscape experience and expertise. Their crew was here everyday and worked hard until the job was done. We felt Geoff, Manuel and their crew were truly partners in our project. They gave us recommendations, advice, they were flexible to change, they have crews for every speciality, and they were all so nice. At the end of November we had Swanson's do a lot of drainage work for us. The overall experience was great, and we got through this winter with a lot of rain and no more standing water issues- which was a HUGE relief. Thank you, Geoff and your team! More details: We started by having Geoff over to look at our back yard to see what he'd recommend to fix our many drainage trouble spots. I was impressed by how quickly he figured out how to solve the problems. And, the estimate seemed very reasonable. The team that did the work was very professional, friendly, and hard working. They informed me when they knew they hit some irrigation lines and they did the work to fix them. Anything they were not sure about they asked me. They cleaned things up very nicely and they even snapped back together a landscape light that had fallen apart before they even came- so it was not due to them, but was in the area they worked in. Geoff answered my questions that arose while things were being worked on, and the team went above and beyond to be sure we were happy with everything. As mentioned above, the new drainage went through this wet winter, and it did great. We didn't have to spend any time outside siphoning water away from the house or shed foundation, or covering things, or having water run from the hill down into the pool. Such a relief! Just a few weeks ago, we were testing our irrigation system to start using it for the warmer weather. Unfortunately we found a leak that we realized was probably due to the drainage work. Geoff had his team out to take a look, and within a few minutes they found a line that got nicked during the work and went unnoticed. In retrospect we probably should have done testing while the ditches were open- but instead did the testing very quickly at the very end. But the guys immediately fixed the problem, and all is good now. On top of that, they found a part of our drainage system in the lawn that we didn't know was there (grate was covered by grass)- and pulled a chunk of dirt and grass roots out- which alleviated a clog in that very old part of our system! Preparation of the soil before sod installation was impressive. Lots of new soil was rototilled into our existing soil. Sod is thick and healthy. I can't say enough about what a positive experience it was having Swansons Landscaping do our back yard. Every step of the process Geoff and his team were professional, courteous and extremely hard working. First, after his site walk with us Geoff gave us a detailed itemized list of costs for the work to be done: poured concrete patio, retaining wall, artificial grass, irrigation and plants. He was more than willing to work with us to keep us within budget. Once they got started they were here every day except Sundays, arriving on time and working each day until 5 or 6. Some days I would come home from work and ask my wife if they had come to work that day because they cleaned up the job site so completely each day. Not a soda can or piece of gravel left behind. Everything turned out perfectly. They finished early and on budget (very reasonable I will add). Update #2 (5 stars): Geoff who is the owner of the company came out to do the estimate. He is friendly and knowledgable and quoted us a reasonable amount. I will update my review if we decide to give our deck build to him. Update #1 (3 stars): Turns out the estimator took a much deserved break and a few things fell through. Got a thoughtful message on Yelp with an apology and explaining the situation. I will update my review and rating again once things are sorted out. Original Review (1 star): I found Swanson's Landscaping through their many 5 star reviews on Yelp. Made an appointment during my work day, cancelled meetings to meet with the estimator. When nobody showed up or contacted me 10 minutes after the appointment time, I called them. Turns out he was still in Livermore at a previous job and would need another hour to get to me. I told them that I only had time during the time slot we agreed to and that we would have to reschedule. The estimator said sure, they would be in touch via text. Never happened. When I tried to call them back, I got a voicemail saying they are fully booked with existing projects for the next 3 months. It sure looks like my project (not small, $20-30k) was de-prioritized due to other work. I really don't mind but please be honest and pro-active about it. read more

Happy with the final product, however reactive vs proactive communication from start to finish was frustrating. Hoping 1) that this is a one off given the experience of others and 2) the constructive feedback I gave to owner Geoff Swanson on the phone before writing this will be a positive impact for customers and his employees. First and foremost, I believe Swanson should RAISE their prices so they can get help in the back office. This will improve project management/coordination/communication given the 6+ month backlog across 18 or more crews. Not a great experience but they should raise their prices? You are reading right! Here are some specific areas where proactive communication and help in the back office would have made a tangible difference: - Contract signed in August for anticipated December start. I followed-up in December and was told January start. I followed up on February 2nd and was told start date was the following week. Actual start date: February 15th. I have no problem with the date being pushed out, but was frustrated that I had to follow-up repeatedly to get that information. Someone in the back office coordinating the schedule and customer communication (ie: 30 day/1 week notice of upcoming project) would be a win for customers and keep Geoff and team focused on high-value activities vs low-value admin tasks. - Various members of the team gave less than 12 hours notice that a crew would be onsite. Worse, the concrete crew said they would be back on Thursday but knocked on the door Wednesday at 745am. Surprise! I can be flexible, but it's difficult to pivot on the fly when dealing with work from home/school/family/pets/other house projects. It would also benefit the entire team as Geoff, Manuel and others would likely spend less time figuring out where they need to be to provide maximum value to customers and the business. - Proactively spending 5-10m to walk through project completion to make everything is done seems like an easy one to put in place or was missed in this case. Do it while crew is still onsite/almost finished. I don't think this needs to be Geoff or Manuel unless there's been multiple crews working and no insight into the big picture. The net benefit is resolving any outstanding issues immediately rather than tying up Geoff and team with email/phone/SMS communication and complicated scheduling to get any outstanding work complete. Could highlight more example, but I think the point is clear. If you can handle ups and downs on the communication side and the wait given the backlog, you'll most certainly end up with a great final project as I did. I think raising prices and bringing in another team member into the back office would be a net positive to customers and employees at Swanson Landscaping. This is an ideal time to find and hire new talent. Perhaps there's a crew member who knows the in's and out's and is savy enough to make the move? I know it's time consuming to onboard, delegate and empower a new team member, but it's a worthy investment for a Livermore business. read more

I had previously recommended Swanson's Landscaping to several neighbors based on work and testimonials, but had never actually hired them for myself. My only regret is not hiring them 16-years earlier! Here are some specific points worth mentioning: Geoff Swanson provides a competitive quote, in writing, in a timely manner. Geoff was upfront and accurate about the start date being a bit in the future. The crew was here when they said they would be here. Everyone who set foot on my property worked for Swanson's. No subcontractors for concrete, masonry, irrigation, plants, etc. This meant I was getting licensed, and insured workers with everyone being properly trained. I just finished my landscaping through Geoff. We picked him because he was one of the most well priced landscapers. The crew just finished and we finished sooner than others in our community who started before us. The crew is quick and they always cleaned up after themselves. Some other landscapers didn't bring porta potties, while Swanson's always did which made me wonder where do these guys pee?! Lol. Anyway, we also had a bunch of retaining walls and while everyone was using concrete blocks, Swanson's poured actual concrete to form the wall. Much better quality IMO. I found I had a large water leak and was able to narrow the source to landscape piping rather than house or main line. Geoff came out to check for leaks in the valves and risers and places where landscaping pipes most likely fail. Upon determination that I had a broken pipe at a valve box his team quickly replaced the pipe and manifold for an extremely fair and competitive price. Great communication.
