While the fancy pictures and template responses are great to review, the report did not reflect the true condition of the house. Had the issues noted below been identified by the inspector, I would have had them resolved prior to purchase. I counted on Blake to provide critical information and assurance that my home purchase was a good one. That was not the case, so here I am sharing my experience. 1. My husband and I moved into our new home on August 29th. During move-in, the downstairs air conditioning system stopped working. It took over 15 days to resolve the issue because the A/C unit had special magnet locks on the gauges that had to be removed first. After taking off work on five different occasions, I finally hired someone and paid out of pocket to have the gauges removed so the warranty company could then dispatch a 6th technician to fix the unit. Ultimately, the TXV metering device was not working properly and needed to be replaced. It is my understanding that the inspector spent at least 6 hours in the home, at the very least I should have been notified that the A/C did not have standard or universal locks, and this may cause an issue. 2. On August 30th, we noticed the lights in our new home would dim every time the air conditioning system attempted to start. Also, when I tried to vacuum upstairs the breaker would trip. Initially, we thought this was tied to the air conditioner, but we learned it was not the cause. After the 3rd visit from the electrician, I was told that the inspector did not find these issues because the house was not tested on full load. The upstairs hallway fuse had to be replaced. I also learned that the house was pulling too much power and all the light bulbs should be replaced to reduce the load the home carries at any given point. Again, a mention of this issue under the further evaluation or minor concerns section of the report would have been helpful. 3. Lastly, the jets in the master bath tub are not working. While the pictures on the report shows the jets working perhaps intermediately there is a problem that was not identified. After 5 mins, the jets soften, then shut off. As of 10/15, they do not work at all. This is a significant issue because there is no repair door. The bathtub will now have to pulled from the tile and replaced. This is an issue, I would have requested the previous owner resolve before closing. In summary, I trusted Super Inspectors to provide me with a comprehensive report on the condition as a prerequisite to purchase. While on the surface the report appears to fulfil my request, this was the case. Sitting in a 100-degree home over Labor Day for two weeks was not pleasant at all. After having an inspection done in July and moving in shortly after I've found numerous things the inspections missed. No door bell wiring, faulty electrical wiring for pool, a gas pipe that was about to explode and was jus taped up. Most recently termite damage during a kitchen remodel. None of these were found by Kelsey and the previous termite treatment with the sticker under the sink wasn't even mentioned in her report. I'm scared to see what else I find in this house that the inspection missed. I will never use super inspector or recommend to anyone. I wouldn't have purchased this house if I knew I'd spend $1000's in repairs. Very disappointing read more

Ok so I have been in Real Estate for 16 years, and felt that I must write this review on Terry Devaul with Super Inspectors. To begin with Terry is by far the BEST I have worked with...I love super Inspectors and all the inspectors are good, but Terry is really GREAT at his job. He went over the ENTIRE report explaining each item in detail. By the end of the inspection I felt like my buyer learned so much about the home and that a lot of her worry and stress were eliminated. Trust me I have used Inspectors that scare my buyers to death, making them want to cancel the contract. Example...telling them the entire house is not up to code and it will cost a small fortune to make that happen or the bathroom looks like it possibly has black mold, and the sellers need to get a specialist. That one frightened my buyers soooo much they terminated the contract as soon as they got home. Come to find out there was ZERO traces of any mold in the home. Needless to say I never used that inspector again. Anyway back to Terry Devaul....I would give him 10 stars if I could...he Deserves it, and I will most DEFINITELY be using him again. Our potential buyer unfortunately engaged their services for inspection. They left every single electrical fixture turned on on the second floor of our house when they were done. Did not properly drain the dishwasher after the run which means they stopped it halfway through the run. We don't live in the house anymore so everything ran for hours till we stopped by. They even walked our tile roof and I don't even know if they are qualified to. Total lack of respect and professionalism for the properties they inspect. The inspector name was Brandon R. Buyer beware, you might piss off your sellers in a seller's market. I WOULD NOT use this company. read more

We had the Super Inspectors come out to look at a home we are buying. We are financing through a VA loan, so we knew they would be picky so we'd need to make sure to find an inspector was as well. The thoroughness that our inspector, Bill Mather, gave us was exceptional. He came for 4 hours and spent the last hour walking through with my husband telling him any major and minor concern of his. This company has cost me so much money in repairs that could have reduced the my purchase price if the inspector had found them at the time of inspection. First, he notated in his report that the breaker box was a recalled box that will not trip and causes houses to catch fire but never mentions it to us or our realtor. It costs thousands to replace the breaker box. Then, he doesn't catch a bad central heat/AC unit costing thousands again. Inspector missed significant foundation issues in a home I was purchasing. D. Autry had me fill out paperwork, called my real estate agent multiple times, and eventually called me to tell me that foundation problems that had been identified in a 10 year old inspection ( and never repaired) were caused by rain ( none recent) and clay soil . He then stated that I had " conflicting " evaluations from multiple professionals regarding the amount of elevation/shifting in the house. This was incorrect. All 5 assessments stated same thing. He then stated that their inspectors are trained that unless the difference is greater than 2.5 inches it is not to be recorded! Save yourself $400& thousands in discovered issues that the incompetence of this company won't identify. DO NOT USE!!!! read more

Horrified to walk in the house and find the inspector left tracks all over the place - big dirty footprints on our light wool carpeting and then insulation all over the closet clothes, floor and furniture. Wow! Definitely NOT better or even the same as when he entered...without a mask by the way. We shall see how he did with inspecting but so far, would move along and find another. read more

Buyer beware!! Blake Bennett was our inspector. Super inspector was recommended through our realtor. We had a typical inspection report and walk through. We closed on the house and began some work, immediately our contractor told us several of the shut valves under our sinks (kitchen and bathroom) don't function at all. Additionally, Blake told us the system was impossible to test because he couldn't find the water shut off. We had a company come out and tell us what was wrong with it and they looked at us like we were stupid- the system worked fine and they pointed out all of the water shut offs...okay moving on? I called Super inspector and shared the valve shut off issues and they said they had no information about how to help us and we need to reach out to the inspector. We did, he called right back (A+, Blake) and said "yeah... I ah never inspect those because they are always broken" WHAT? I reached out to my realtor on the Licona team and shared this with her. She's also horrified and was very apologetic this happened to us. Doesn't matter because we're stuck with a $2,000 bill to get them all fixed. What a completely unethical and unprofessional experience. Gave Super Inspector and Blake Bennett the chance to make it right and they tripped over their feet. I shared the screenshots of my conversation with my realtor with him and said we're going to leave a very honest, negative review and he said "thanks". Do you research, read reviews, this market is hard enough to buy in without doing business with a company like Super Inspector. I hope you can learn from our significant loss. read more

Do not use them. I would not refer this company to anyone based on my experience. I had a terrible experience with this service, as they did not uncover items I would consider obvious and glaring (IE rats, termites). After getting the house and calling an exterminator, that individual found evidence of both within 20 minutes of being there. Considering the trust you put into an inspector, this is bad with a purchase of this magnitude. In addition the report said that the AC was broken and not working, and we had to call another expert to the property to verify. The new person said it took a few minutes for the AC to turn on as the property had a nest thermostat and that was standard. The rest of the report was somewhat detailed with pictures and for this reason I gave two stars as opposed to zero. Do not trust them to do their job, or at least call a pest expert as well. Absolutely awful. First, they missed several outlets in the home that did not work and needed replacing right after moving in. They also missed an extensive rodent infestation in the attic. I can't say enough good things about Super Inspector! The name is a little corny but there is nothing corny about the work they do! Brandon Rudolph inspected a house on which we had put down an offer. He was Super thorough! He gave us a 51 page report with pictures and even pictures of the heat and cold air coming from the vents. So we can visually see the color of heat and cold. After inspecting the whole house, he spent another hour going over everything in his report and showing me on or in the house where the problems were. Of course, my husband and I went over the report very carefully afterwards and so did our realtor. We were able to reduce the price of the house because of what was found by Super Inspector Brandon. In addition to reducing the cost of the house and getting a year's house warranty, SI saved me about $100 and time by inspecting for termites. Were there problems with the house when we moved in? Yes. There were a few problems which any inspector would not be able to find such as a short in the electrical wiring which only occurs when 1 specific outlet is used in conjunction with the stove and A/C. An inspector will not go through every wire to see the quality of installation. They will just check to see if things are working as designed. I can't say enough good things about Super Inspector. I highly recommend them! There is a reason why this company is growing so fast! read more

Very disappointed in Super Inspector. I live in the Austin area and had an inspection from them when I bought my house... recommended by my realtor as I'm a new homeowner and knew nothing about inspection companies. At the time of the inspection, everything seemed to go smooth. I had a nice inspector who was punctual and I got a detailed report after he was done. However, as the weeks went on, more and more issues started coming to light. And these were obvious issues. Being a first time home buyer, I didn't know what to look for. My AC unit had a massive leak, the ballast in the kitchen light was black and charred, a plug in the bathroom was melted on the inside ( he called it "loose" on the report), an outdoor plug didn't have a cover over it to protect it from the weather, the smoke detector in the kitchen was disconnected and didn't even have a battery in it... the list goes on. These are things that should've been caught. My HVAC guy and my electrician BOTH uttered the words "I can't believe your inspector didn't catch this" without any prompting. It's very unnerving that there is likely more issues that went unnoticed that haven't shown up yet. It's now very difficult to trust the rest of his findings. I understand if a couple things get overlooked, but it's been more than that and I don't want anyone else to have surprises like I'm having. Especially after paying for something that's supposed to keep you and your family safe. read more
