This company did do a timely and excellent report. The only issues revolves around pricing. First of all the inspector took very accurate pics and went through most of them with me. I could not have asked for a better inspection service. They did charge 2x more than my daughter had just spent for her inspection which had included the ups and extras that brought SI at over double. Then when we paid they also charged us 3.9% bc we who live in CA paid them with a ccard so the inspection all in was over $1300. If you want to afford them they do excellent work so did my daughter's inspection company btw. read more

Incident was reported to Trec and both parties were informed by Trec that Super Inspector was supposed to have owner consent before performing invasive scope being put down water lines. I recently had Super Inspector come inspect a home that I am purchasing. The first inspector was amazing. Super detailed report, explained everything really well, great communication. The house I'm purchasing did not have an attic access so he could not assess the attic. We get an access put in and ask for a "reinspection" to inspect the attic since it's accessible now. It was a different inspector. I'm not sure if it's because it was classified as a "reinspect" but the report was lacking, greatly. Very disappointed with the cost associated with the "reinspection" and how little the report was. It was nothing like the first report. Even concerns that were in the first report, were not addressed in the "reinspection". It was explained this is a pretty unique situation, however, I do not believe it was handled as well as it should have been. Highly recommend the first inspector- Robbie Lusk. I won't mention the second inspector because I'm not sure if it was due to his performance or just how their system is set up. read more

Had signed up for multiple inspection services - all were a disappointment or misleading. HVAC guy didn't expect everything and said "it should be good it's a new system"; so what was the point of the service. Sewer line inspection - they run a camera until about 15 to 17 feet only in the clean out and charge you $250 for that, not the full sewer inspection they profess. Water test - took 2wks to get me results and then couldn't tell if the results were good or bad. Said they were like people that draw blood and can't tell you what it means (what was the point). I could go on, but you get the point. read more

Initially I wanted to give them a five star review because the inspector was very nice. Unfortunately it became apparent that there was something shady happening. I requested that the homeowners not be at the location. They were there and were in the master bedroom. They had interaction with the inspector before I got there. The inspector went over everything in the backyard with me which happened to be near the bedroom window that was cracked open so I thought that was interesting. The biggest red flag for me was when I was leaving I decided to take my dog on a walk around the neighborhood to see how it is. I came back and the inspector was barely walking out of the house that was a good 20 minutes later. The feeling I got was that he was inside of the house communicating with the sellers. Later that day I got a text message that said to let the inspector know that he left some of his tools there. It seemed like an attempt for them to pretend as if there was not any communication because even the inspector seemed unaware of any items left behind. For all I know it was probably cash to not mention the floors. About two weeks later I just kept having this feeling to go back and check the property. There was just too many little pieces of items that seem to not add up with the report. And a part of the wall that was not mentioned as far as damage goes that looks like it had some water intrusion. I sent the photos of the kitchen floor to a contractor. The contractor confirmed that it looked like there was damage and that they could not give a proper quote until seeing the property based upon how extensive the damage might be. They also mentioned that because they had new flooring put in and you could see the difference between the kitchen and the living room but they would have to pull a part of it and look and see if there's anything underneath it or in the wall. They also pointed out that the wall looks like there had been a level of possibility of water at some point. This was all without them knowing that the realtor who had recommended them was representing the seller. Thankfully I was able to get that information directly from the contractor and requested to see the property one more time. I went in there and sure enough the kitchen flooring and the guest bathroom was different. Also it seem to have a bump in the floor. How in the world did the inspector miss this? Especially when he was so diligent on all the other items? I did not feel comfortable with the inspection after that and it seemed that they had possibly taken money or omitted a detail. I do not see how the very thorough inspector who was mentioning the lightest of details in the roof and a light fixture could possibly miss the bathroom flooring that had a huge ramp up on it when walking or the difference and the flooring. The interaction with the sellers of the home before and after the inspection and the supposed tools left behind before the report was finished and sent over communication. This was incredibly uncomfortable and I hope that after I pulled out of purchasing that house, the owners learned their lesson to not do something like that. It did look like they had to sell the house for about $10,000 less than what I was offering which is understandable. It is upsetting when the inspector was not referred by the selling agent and I had researched and found them. I certainly hope that in the future others do not have the same experience. This could have been detrimental. I'm glad that my intuition protected me. read more

Very disappointed in the lack of professionalism by "inspector" Jonathan Root He damaged our property while performing a home inspection. Our garage interior had been professionally painted a month prior to the inspection. Jonathan chose to remove the cover of our breaker box, tearing off a noticeable piece of paint. The piece was left lying on the garage floor. More importantly, Jonathan did not bother to properly screw the cover back on. Inside our den, he randomly removed a light switch cover. He did not screw that back in at all & the screws were nowhere to be found. With an apparent lack of attention to detail, I could not trust his inspections. Although we corrected his damage, he did not bother to leave a note acknowledging or apologizing. His agency was notified immediately and photos were provided. read more

We used Super Inspector for a home inspection prior to purchase a few months ago. Our realtor's preferred inspector was booked out too far. The inspector mentioned that there were empty rat traps in the attic, but confidently stated that he did not see any feces or signs of activity. Soon after moving in, we heard noises in the attic, and I discovered a dead rat in a trap that was in plain view if you took a few steps beyond the HVAC system. Three pest control companies looked over our home, and all agreed that the home had a rat issue that had been going on for months with many obvious findings present. Two of the companies stated that this should have been caught at time of inspection (the third company was Super Inspector and they are obviously biased). No apology or relief was offered. read more

While the fancy pictures and template responses are great to review, the report did not reflect the true condition of the house. Had the issues noted below been identified by the inspector, I would have had them resolved prior to purchase. I counted on Blake to provide critical information and assurance that my home purchase was a good one. That was not the case, so here I am sharing my experience. 1. My husband and I moved into our new home on August 29th. During move-in, the downstairs air conditioning system stopped working. It took over 15 days to resolve the issue because the A/C unit had special magnet locks on the gauges that had to be removed first. After taking off work on five different occasions, I finally hired someone and paid out of pocket to have the gauges removed so the warranty company could then dispatch a 6th technician to fix the unit. Ultimately, the TXV metering device was not working properly and needed to be replaced. It is my understanding that the inspector spent at least 6 hours in the home, at the very least I should have been notified that the A/C did not have standard or universal locks, and this may cause an issue. 2. On August 30th, we noticed the lights in our new home would dim every time the air conditioning system attempted to start. Also, when I tried to vacuum upstairs the breaker would trip. Initially, we thought this was tied to the air conditioner, but we learned it was not the cause. After the 3rd visit from the electrician, I was told that the inspector did not find these issues because the house was not tested on full load. The upstairs hallway fuse had to be replaced. I also learned that the house was pulling too much power and all the light bulbs should be replaced to reduce the load the home carries at any given point. Again, a mention of this issue under the further evaluation or minor concerns section of the report would have been helpful. 3. Lastly, the jets in the master bath tub are not working. While the pictures on the report shows the jets working perhaps intermediately there is a problem that was not identified. After 5 mins, the jets soften, then shut off. As of 10/15, they do not work at all. This is a significant issue because there is no repair door. The bathtub will now have to pulled from the tile and replaced. This is an issue, I would have requested the previous owner resolve before closing. In summary, I trusted Super Inspectors to provide me with a comprehensive report on the condition as a prerequisite to purchase. While on the surface the report appears to fulfil my request, this was the case. Sitting in a 100-degree home over Labor Day for two weeks was not pleasant at all. The amount of time I have taken off work could have been avoided. read more
