My mom passed away last year and we needed to have a date of death appraisal completed on her house. I contacted Sun Point Appraisals and asked them if they would be able to do the appraisal for me. Paul and his entire team was very prompt in response. Paul came out to the house and met with me. He was very thorough with his review of the house and extremely understanding of our situation. I am told by a Certfied Local Appraiser in Payson Az. That by using a non certified Appraiser I had been another Victimized with an inadequate appraisal. I was advised that due to the area of my property with water rights it would require a Certfied not licensed Appraiser. They apparently used comps of manufactured homes rather than site built 4,000 sq ft homes similar to ours. They also misrepresented the the classification of the home why I don't know. We received an appraisal report from Mike Keil, which we believed was very amateurish. He made obvious mistakes on the report that indicated he was lazy and not good at his job. He marked our garage as attached. We have a 2-story home and living space above the garage, which clearly indicates a built-in garage. This is just one example of how he did not do his due diligence. Also, some of the comps he selected was more than a year old and he selectively chose the lowest price homes in our neighborhood. Although we made over 20 thousand dollars in renovations, he didn't consider any of that in his appraised value. I recently ordered an additional appraisal from another company, which resulted in a 15 percent increase in the appraised value. Overall, I would not recommend Mike Keil as an appraiser. If you are unlucky and he is assigned to you, I would suggest you request someone else. Update: I have documents and screenshots that can confirm everything in my original post (should I post that here?). If the appraisal was done correctly as you stated then why would another appraisal come in 15 percent higher? Also, as a customer I have a right to post my opinion of his work which I believe to be amateurish. Moreover, I can post a screenshot of the report and the Maricopa County property information which states that a house he selected as a comp was sold more than a year of the appraisal. (Comp 4 was sold on 08/01/2019 and Comp 3 was sold on 01/01/2020 mcassessor.maricopa.gov/home/ but the appraisal report was completed on 03/21/2021) My statement about the garage was an example of the lazy mistakes that he made. If he cannot simply recognize the type of garage, I have no reason to trust his judgment on more complicated items. Finally, the reputation of a company is based on a good customer experience, which I did not have a good experience. When I sent my concerns, he didn't address all of them or fully explain why he did certain things. Therefore, If you want your company to have a good reputation then have your employees do a better job instead of threatening me with a libel suit. read more

PSA Be weary if you get this company for your appraisal. Unfortunately I had to find out first hand that they provide some of the most unprofessional service in the industry with Mike Keil servicing the Appraisal at my 4bd 2bth residential property. Started off bad when we were scheduling the appointment and he he hung up on me saying how busy he was. I figured I would give him some grace since he held the cards of appraising the value of my house and tried to move forward with a positive outlook. He showed up the day of the appraisal looking ready to go on a hike in a t shirt and cargo shorts. He was very fidgety and seemed like there was more going on than the job. He expressed how hard it is to become an appraiser with the apprenticeship, schooling, and cost of the certification. Why he felt the need to tell me this Im not sure. At the end he told me he was going to give me the highest value possible. What a joke, the comparables he used were a mix between rundown commercial properties, multifamily houses and the lowest valued houses in my neighborhood. I am not even sure if it is legal to compare commercial to residential but it was the number 1 comparable he had on the sheet. Needless to say we challenged the first appraised value they came up with as it was probably 70k off the mark with not a single comparable residential home used. Let me tell you that was one of the most stressful weeks Ive been through. There are also a lot of very comparable homes in my neighborhood that sold within the last 3-6 months. After challenging the first appraised value, Sun Point Appraisals bumped the value up 23k realizing they undervalued the property. The new comparables still listed the commercial and multifamily properties but were at the 4th and 5th spot. The top comparable after the challenge was 2bd 2 bth, 400 square foot less, and 2000 square foot less on the lot. Supposedly had 40k more in superior finishes where my house is Nice with some newly remodeled finishes! This property sold for 30k more than the appraised value of my house.. Second comparable almost the exact same story. Worst experience with an appraisal team I have ever seen. No words can express the level of frustration this put me through. The review would be longer with complaints but Im done giving this company my time the message is clear, STAY AWAY and get a different appraiser if you get assigned Sun Point Appraisals. read more

Called and talked to Zach and got a quote of $375 last week call back today price changed to $450 he explained it was because of workload. He then hung up. Really,don't know what that means.
