We booked a condo here the week of Thanksgiving. The temps were a little cool but there was virtually no traffic & very little company on the beach Kids enjoyed the indoor pool all to themselves all 3 times we stopped in there. When we checked into the condo the air unit was making a decently loud whistling noise. We called the management company and they had someone over to check it out within an hour. She sent a mechanic out later in the evening while we were gone to supper & they managed to get it all fixed while we were gone. The beach here is beautiful & white. Some of the best seashells we have ever found on vacation. See pics attached. Hot water stopped working day 3 but was fixed that day. The building is an older building but our unit had been updated and work was going on in a couple of other units while we were there. Great vacation! We will be back!!

Here is their pool sign. It initially stated 12 years. When we tried to get clarification from mngmnt, they used a marker to put 14.

The room was nice, decorated in a beach theme. The beach was beautiful. We had trouble determining the rules at the condo. The signs said no one under the age of 12 could swim unsupervised. The security guard told our kids they had to be 14. When I asked the manager, Kristi, at the front desk she wasn't specific. When I told her it needed to be enforced universally. She said are you complaining and then said kids had to be 16 to be unsupervised and walked away. My husband asked if our kids, were being singled out because of color. Anyway she threatened to call the police and demanded our room number. She became angry and said she couldn't control everything when he asked her why several kids around 9 or 10 were jumping off the ledge at the "no one under 16" hot tub. She finally went down and told the kids to get out of the hot tub located right by her office. After we brought to her attention the pool said 12 was the age, they tried to use a marker to change it to 14. We don't care what the age is, just enforce it with all, please. We won't be back.

The view from the master bedroom. Has a sliding glass door from bedroom onto balcony.

Unit 705 in Summerchase is gorgeous! We stayed here for 4 nights, and I didn't want to leave. I booked our stay through iTrip. I'd never used that system before, but it's the equivalent to VRBO or Airbnb, but even easier. It was a seamless process. We didn't arrive until after 10pm, but it didn't matter - we had already been issued our code for the keypad on the door. We climbed into the comfy beds and woke up to the most beautiful view! The master and the living room open to the gulf-front balcony. The perfect spot to have a cup of coffee and watch the dolphins play in the calm morning waters. We enjoyed the beach every day and the outdoor pool and hot tub in the evenings. We didn't have a need for the indoor pool or the kiddie pool, but they both looked clean and inviting too. The unit had 2 bedrooms (1 king, 1 queen) and 2 baths, (the shower in the master bath is incredible - see photo), and a well appointed kitchen.

Summerchase is Heaven, look at the pretty, pastel clouds--everything is so beautiful here it is unreal!

Review of Beckoning on Perdido Bay Rental PropertyOur family stayed at the Beckoning on Perdido Bay…read morein Lillian, Alabama, from July 18 to July 25, 2025, and while we had a mostly pleasant stay with many memorable moments, several issues need addressing to enhance future guest experiences. The refrigerator leaked from the top right, requiring a mixing bowl to catch water, emptied twice daily, and the undersized freezer could only hold one bag of ice alongside our food, lacking an ice maker. During an air conditioning failure, indoor temperatures reached 85°F, causing fridge temperatures to hit the mid-50s, risking spoilage of our several hundred dollars' worth of groceries; the fridge, bolted to the floor, may need coil cleaning. The internet was unusable for modern devices until the maintenance director kindly set up his personal Starlink system, and we recommend a permanent high-speed solution. The property had maintenance issues: the rear porch screen door had holes and was detached, allowing insects like cockroaches and silverfish inside, which we had to handle. Dirty dishes in cupboards suggested inadequate cleaning, a rotted deck board near the grill posed a safety hazard, and low kitchen sink pressure made dishwashing difficult. Closets had a musty odor, needing dehumidifiers. We found insufficient towels and washcloths for the guest capacity, forcing us to buy more, and recommend two sets per person. The living room furniture, styled like outdoor pieces, and dated porch furniture were uncomfortable, and the shelter house hammock was torn. The overgrown driveway brushed our Suburban, risking paint damage, and a deep, water-filled hole created a muddy hazard. The beach path and shore were overgrown, needing cleanup, and the lack of a dock limited activities. Ants on the beach caused painful bites, and the grill's metal bristle brush was a health risk, with a non-functional igniter and uncleaned grease tray. Door handles loosened repeatedly, kitchen knives were dull, and porch screen doors were misaligned. The AC failure, due to a mold-clogged condensate line, was fixed promptly by the maintenance director, who was pleasant and responsive. Despite these issues, the private property offered ample space for lawn games, and the screened porch with fans was a highlight, keeping bugs out when closed. The private beach with shallow, safe waters was ideal for kids, with minimal jellyfish and dolphin sightings nearby. Beach wagons, toys, and chairs were a cost-saving bonus, and the outdoor shower and spigot were convenient. The large, well-stocked kitchen with a gas stove and spacious dining table suited our family, and the living room had books and games, though the TV was small. Updated bathrooms had great water pressure, bedrooms had comfortable beds and fans, and the master closet was spacious. The maintenance director's Starlink and AC fixes were greatly appreciated. We enjoyed daily beach time, fishing for catfish and a black drum, and a trip to the Naval Aviation Museum to see the Blue Angels, 45 minutes away. Removing a few trees could offer an unobstructed bay view from the porch. Overall, this property has great potential, but addressing these maintenance, cleanliness, and amenity issues would make it exceptional.

TERRIBLE COMPANY!!!! DO NOT USE Phoenix V Orange Beach # 812…read more We were notified only a few days before our trip that the pool would be closed for maintenance. When I asked about the splash pad, I was told they had not mentioned any closure, and assumed it would still be open. However, upon arrival, we discovered that both the pool and splash pad were unavailable due to a major renovation project. This clearly was not an emergency repair, and guests should have been informed much earlier or given the option to cancel without penalty. We traveled with three young children, and the pool and splash pad were major factors in choosing this property. The only compensation offered was a 10% discount on the nightly condo rate, which did not adequately address the inconvenience. Unfortunately, the condition of the condo itself was also very disappointing. The unit was in serious need of a deep cleaning and furniture updates. Issues we encountered included: 1. Two recliners that were broken, worn, and dirty 2. A couch that was worn and stained 3. Dining room chairs with peeling faux leather and visible dirt 4. An ice maker that produced only a small amount of ice over four days 5. A foul odor coming from the kitchen sink, likely from the garbage disposal 6. Dishes and cookware that were not properly cleaned, with dried food still on pots and pans 7. A master bathroom sink that drained very slowly 8. An outdated master bathroom with a shower head positioned so low that adults had to squat to wash their hair 9. Balcony furniture covered in dirt and dust 10. Curtains that dragged across the floor and were filthy at the bottom 11. Floors and rugs that were too dirty to allow our crawling baby to play safely Because we were traveling with a baby in the crawling stage, cleanliness was especially important. Thankfully, we brought a play mat, but keeping our baby confined to it throughout the trip was difficult and frustrating. I contacted customer service at Prickett Properties during our stay. The representative was courteous and documented all of our concerns, stating they would be passed along to management. Unfortunately, I never received any follow-up. Based on our experience, I would not recommend this condo. The photos do not accurately reflect the unit's current condition, and the lack of communication about the amenities was very disappointing.

Sent: Thursday, January 2nd, 2025…read more "Mrs. Kahalley, My name is [REDACTED]. I have a deposit securing your rental property at [REDACTED]. I applied and was approved, and I am looking to move in sometime in February, signing a lease this month. I have been working with your staff, particularly Beth Rudat, and I have some concerns regarding professionalism and lack of courtesy. Admittedly, I have been eager to secure this property from out of state as I am under a time constraint. Still, text message responses are being delayed intentionally, or messages or answers to questions are now entirely ignored by Beth. At first, I gave Shamrock the benefit of the doubt, but I did catch what Beth said when I asked her if I had annoyed her by texting too eagerly when she called with the news of my approval. She told your staff that someone had mentioned, "Someone should take my phone away." I thought that was a joke until Beth began ignoring my messages and not answering some of my questions altogether. My more significant concern came after I researched online reviews for Shamrock Rentals and found deeply concerning 1-star reviews from previous tenants about your staff's lack of professionalism and courtesy. Some of the staff at Shamrock Rentals treat the property owners very well but have a history of mistreating the tenants. Is this something I should be concerned about when working with you? I don't want any issues. I am giving you over 1/3 of my income to be a responsible tenant and care for your property, but I don't want my concerns ignored or to be disrespected. Other reviews say that the properties were not cleaned and had damage prior to move-in. Beth is fully aware that I cannot walk this property before signing the lease due to a recent surgery and being out of state on a time constraint. I am trusting you to have this home in order for my arrival. When I asked Beth if there would be a fresh coat of paint, something not uncommon for tenants to request, she shunned my inquiry entirely and wasn't even willing to speak professionally about it. I hope Shamrock is going to be fair and treat tenants better than what I am seeing so far. What I am witnessing lines up with what the online reviews say specifically about a lack of professionalism and courtesy, and it worries me. Please take the time to address my concerns, and if you are okay with it, have Lauren reach out to me to finalize the paperwork. I seem to have annoyed Beth, and she has chosen to be uncooperative with me. Respectfully, [REDACTED] P.S. Here in Kentucky and my home state of Colorado, we often hear famously about "Southern Hospitality." You are my first encounter with the deep south of Alabama, welcoming me to my first-ever rental house in what might be my new permanent state. I sincerely hope that Southern Hospitality is all we've believed it to be." {RESPONSE} Recieved: Friday, January 3rd, 2025 "Hi [REDACTED], Thank you for your email and for expressing your concerns. After careful consideration, I have decided that proceeding with the rental agreement through Shamrock Properties would not be beneficial for either of us. I foresee potential difficulties in the future with you as a tenant and I feel you will also have the same difficulties when dealing with our company. I have refunded both your security deposit and application fee ($1,750) to your USAA checking account. Funds will be in your account in the next 3-5 days. I wish you the best with your move and future endeavors. Aiveen Kahalley"

We rented a house with them and are very disappointed with the lack of professionalism of Shamrock…read moreProperties. Perhaps the name is not Irish and "sham" should have tipped us off. Between the two of us, my husband and I have separately and together signed 13 leases, renting from personal landlords and companies like Shamrock. Not once -- without exaggeration! -- has even one cent been deducted from our deposit. Not once! We have always had excellent relationships with landlords and received our full security deposits. When we moved out of the Shamrock property, the house was significantly cleaner than when we moved in. When we moved in, the house was dirty -- a terrible smoke smell in the carpets, torn floors, paint chipped off, very dirty oven and stove, and 100s of cigarette butts in the backyard. We cannot live like that. Shamrock took care of some and we took care of the rest. (I should add here that we're also home owners and that we would not trust them to rent our home in our absence -- they swore up and down that the house including the carpets had been cleaned, and the latter was clearly not the case. If I were the owner, I would worry about their care for my home and also the accuracy of any charges.) At the end of the lease, Shamrock took almost a month to return the deposit. Imagine our surprise when we finally received the check and it turned out they had deducted 1/3 of the security deposit. Truly impressive what they managed to 'find': a few spots above the stove (which were there before, and the stove itself was spotless, which wasn't the case when we moved in), paint touch-ups ($300), etc etc. Again; this is an entirely new experience for us. We had never received anything but the full security deposit. I understand that the owners of Shamrock may think this is a good short-term strategy, since it pads their bottom line, but we paid above market rate and are likely to be back, and we will make sure to stay clear of Shamrock and tell others about our experience.
