There are several areas that fall short of expectations. With that being said, since the new property manager took over last summer, I've seen a dramatic change. She's always been friendly, and anytime I have put in a request, it's been completed. The maintenance supervisor currently on property works all hours of the day. He's not had decent help, but he continues to push through. I asked for lamps to be replaced in my kitchen, and instead got a brand new light. I've lived in apartments long enough and dealt with enough residents to know the extensive 1 star reviews are by individuals who will never be pleased. They want instant gratification, and something for nothing. They call their friends and have them leave negative posts. They house multiple people who aren't on the lease, and pitch a fit when their lease isn't renewed. I see the good and the bad, but the direction the property is now moving is the right direction.

When you ask for something to be fixed it's not done properly or done at all and you're charged every month for this. The fees are ridiculous!! This place is full of mold, foundation issues, dog park is disgusting and not kept up. Trash is always overflowing outside of dumpster. Ponds are green and no fountains work. So when you see the pictures just know the money you pay your better off in a rv park (not kidding). Management are liars on top of it all and rent is always rising for SOME reason. And the referral money is a joke because you will never get it, there speculations they don't tell you. And when you've been told to move out, and don't have time to clean, they charge you 1000.00 for their pockets and bonuses lol. DON'T MOVE INTO THIS COMPLEX!!!

They have a new management company every year and each one changes and ads rules but they never enforce any no matter how many complain. they use to screen applicants to weed out the filth and troublemakers but then they started taking anybody and the nice community turned into a public housing slum with groups of trash hanging out sipping beer playing rap music and yelling to each other like everybody in town wants to hear what there saying. the police are called here more and more often just like you would expect to see in a trashy government assistance HUD complex and not in gulf shores. The swimming pool use to be open from until 10 at nite but the latest management company changed it so now the pool is locked when the office isnt open. this means its open from 8-5 on weekdays and is closed all weekend. they did the same with the fitness center we use to have a lock code to use it any time but now they keep it locked up when the office is closed so if you actually work hard all week to pay for the welfare checks that half the people at summer trace live on you get home just in time for them to lock up the pool and fitness center that has been used as a playground hangout all day by the non-working welfare recipients. if you need to call the office they never answer and they dont return calls when you leave a vm. the hours on the door say there gone for lunch from 12 to 1 but its never really 12-1. I seen her leave at 12 and return after 2 and sometimes not at all. Dont be fooled by the pics on there website they are all "model" pics and the apartments looks nothing like that in real life. especially the pool. the pool pics are so edited its disgusting it never looks anything like that and it turns green a lot so it gets closed down for weeks at a time. There isnt really any maintenance to speak of bc they will only pay 1 guy and they go thru them so fast theres always someone new learning the place. maint dosent live not on site anymore like the good ones we had a long time ago so you cant get help if your a/c goes out on a hot humid friday nite you can leave a vm but your stuck to pay for a hotel or just sweat it out in front of a fan until monday and then the guy might get over to look at it. there is zero cleaning maintenance so the breezeway hallways are always filthy and full of leaves, trash and cigarette butts bc people here treat the common areas like its there dumpster. the white stairway railings were always speckled with black algae or mold and were pressure washed every 2 years. the algae or mold would return within a couple weeks so instead of addressing it they just painted the white railings an ugly dark brown to hide the algae/mold so now you just cant see it. When someone moves out they have some painters they hire who paint like kids because summer trace will only pay the cheapest they can find. the painters look like drug addicts and when they paint railings and such outside (maybe once in every 5 year) they get paint everywhere all over the hallway floors. when they paint an empty apartment they leave paint on the floor when painting floorboards, they paint over the electrical outlets and light switches clogging them up with paint, they leave paint drips running down the walls and they cant "cut in" around anything to save there life. Early last year Summertrace started advertising that summer trace was undergoing a "million dollar renovation". Over a year later they had replaced roof shingles (prob the most expensive job), replaced dog station "poop cans", replaced the lights outside each apartment door and planted some new plants and shrubbery at the main entrance from state route 180. when we moved in april 2020 You pay about $1000.00 rent every month and if you want a tiny garage that you cant use electric in except for the small lite bulb in the ceiling you pay another $110.00 every month for that. you pay $10.00 month to throw your trash in the dumpster and $5.00 month for an exterminator that comes once very 3 months and spends about 2 minutes to spray something that doesn't work bc there are still cockroaches bc the filth they allow to move in and bring the bugs with them. you have to pay $40.00 month for basic cable even if you font want it and if you have a pet thats another $10.00 month. you can pay rent with a credit card on their app but of course you gotta pay more for that to, and the even though the quality of the place steadily decreases the rent steadily increases every year. We moved out in april 2020 bc signing another 1 year lease would increase rent by $118.00 month. they charge premium rent prices and offer the equivalent of low quality welfare housing for unemployed welfare recipients. its been sad watching them allow the place to be destroyed the way they have.
