I have rented two different properties through this property management company. Combined, I have rented through them for over seven years. I only have excellent experiences to report about. The employees and the owner were and are always a joy to speak with. Whenever there was an issue with the residence, they would their best to do all that they could do to resolve the issue in the fastest way possible. The bad reviews about this company are appalling. In my own humble opinion, I feel as though the bad reviewers are a bit ignorant as to how a property management business works. They obviously do not know or care to learn how things work in the realty business. For some reason, they are holding the realty business responsible for the owner's choice to not pay someone to resolve the issue. This company most definitely cares very much about their customers. That alone will speak greatly about their character. Here is how it works: 1) The customer makes a request to the property management company. 2) The property management company sends the request and cost of the process to the owner. 3) The owner can choose to pay to have it fixed or simply choose not to. In this case, the owner chose not to pay to fix the issue. The property management company had absolutely no power over what the owner of the residence does. I am in no way an expert in how property management works; however, a few minutes of research will give you a general idea of how all this works. 1. They will let you sit in a house with no running water for 3months in the state California that is considered illegal as a house with no running water is uninhabitable. 2.About the water they are legally obligated to fix it and put you up in livable logging until complete or transfer you to another rental. They STOLE the deposit they legally should have transferred to the new rental on account the previous house was uninhabitable. They made me pay a new deposit. 3. They abuse the 1954 civil code. Landlords are allowed to enter with a 24hour notice regarding repairs but no repairs occurred. 4. They abused the 1954 civil code on 2 seperate occasions during 2 seperate deployments. (Potentially Service Civil Relief Act Violation twice) 5. They let me sit in a house with no heat one winter and even a weather advisory of a freeze warning.(the lyft driver saved my life finding space heaters that can be safely used around my animals again another time they allowed me to live in unhabitable conditions.) 6. Possibly the worst experience I have ever had with a rental property. Starting out my wife and I had found a place through their website that said it was ready to move in on the day we needed. Without any notice from the office the move in date was pushed back two weeks because renovations were not completed, still no notification from Stratus so we decided to call to find out the situation since we had not heard from them yet. At this time we were informed about the construction delay and was told to look for another property that they had available. We had found one but was unable to see the property before our move in date so on the day we were moving we did a walkthrough to find the property in a sorry state of disrepair, broken tile, a water pipe sticking through the hallway bathroom wall, latex spray painted bathtubs, a backyard full of dog poop and weeds, nail holes throughout the house, and an Air Conditioning unit that would not turn off in the middle of November (which took two weeks for the management company to send a repairman to fix), a water heater that was out of code with an exhaust touching the wood through the garage ceiling, wiring in the garage that was mostly spliced together extension cords into light boxes, etc. Reluctantly we had moved in with the promise of these issues being taken care of. Now that we have moved out, thankfully, all previous damages that the tenants before us being charged to our account wiping the security deposit and more. I will never recommend this company for tenants, or for property management needs, it seems to me that all they care about is the cut they get from the rent. read more

By far the the worst rental property ever . I am active duty so I was barely home to begin with but while I was home we experienced a number of issues , they were quick to move us into an townhome infested with wolf spiders every day we were killing these huge spiders . We had clay or calcium coming up from our tub when we needed to shower , our air stopped working and they sent people to come fix it that missed appointments and showed up when they wanted walked through our home with muddy shoes . Water ran through our walls to our living room Capet was flooded they took a week in a half to replace it our home smelled like mildew, then the cut holes in the roof to fix the problem which never ended up getting fixed so we later moved . We had to put down a double deposit at the townhomes on North lemoore and it's going on 21 days and they haven't been returning our phone calls or text messages. I would not recommend anyone dealing with this property. read more

My air conditioning went out on a Friday and they wrote an "emergency" request. We rent one of Stratus properties been here year-and-a-half, there were some issues with the property when we first moved in. There were a couple of employees we feel that they were not doing their job and are no longer employed. Also at the same time there were employees that we're knowledgeable and worked hard. Jen is great she knows her job she's kind and respectful. As I'm writing this I know Shelly is no there. We could always depend on her she went out of her way to make sure that any issues or concerns were taking care of. Tracy responds to all questions and concerns quickly she makes sure the job is done and done right and that we are happy and satisfied. We feel she does a great job. Greg is a hard worker he's respectful and polite he sees to all tasks that they are done right and you're happy with the outcome. We also feel he does a great job. read more

This place is horrible, I used them to rent out my property while I was away due to the military and they didn't perform any inspections at all, never inspected the property and the renters failed to pay rent. Didn't go check on the property at all, so finally after 3 months of no rent they changed me for them to finally look at the property and call the renters! Why do you charge for these basic things! This is the absolute worst property management business on the planet. The tenants they chose to live in my home destroyed it. Not once, but twice. All they do is collect their fees. Tenants told me they never responded to requests for service. When tenants moved out they left tons of damage, Stratus never did quarterly or even annual inspections. Ok, never did ANY inspections. We cried when we saw what had been done. It cost thousands and thousands of dollars to repair, and guess who had to pay it? Me! White walls were suddenly purple, brown, and blue!! You're better off managing your own property. You save 10% and you'll get better service. read more

Wish there was a zero-star as well. Stratus Property Management collected money for us for almost 2 years and that was about it. There weren't suppose to be any pets in our house yet there were dogs for the entire time. First family lived there for about 6-8 months and had a dog after their first two weeks of being in the house. The second group of 3 that rented our house lived there for about 8 months and then 2 moved out leaving one guy but his sister signed the lease as living there so he could keep the place and he was renting out our other 2 rooms to some shady guys. The sister never lived in the house, she visited sometimes but never lived there. These 3 guys were breeding pitbulls in our house. They make a small fenced in area in the front yard to house the puppies but he neighbors complained and they then moved them into our garage and then our house and backyard. While the puppies were in the garage the mother was in the backyard and trying to get to them and tore up the bottom of the door and the whole outside of the door, but to Stratus this was normal wear and tear from the sun and rain.....it doesn't rain hard enough to rip the paneling off the outside of the door or leave claw marks on the door. We replaced our backyard fence in 2009, normal sun damage is expected after 5 years but claw marks all the way around the entire length of the backyard is not. Holes dug around every rose bush base, holes under the fence. Weeds that were 4 feet tall and 8 feet wide with roots that were bigger than a 50 Cent piece. Holes in our walls in the living room and bedroom. Three rooms painted without permission and not fixed before the tenants were evicted for having a dog. The only reason we found out there was a dog is because our realtor gave them 24 hours notice that she was going to inspect the property and then did and found the dog in the house and the urine and dog smell throughout the house. Every time these three guys were late for paying their rent they were suppose to get charged $100 late fee. Sometimes these fees wouldn't get paid for 3 months and we had to keep asking for the money. At the time, Tami, the mother of the business didn't have a backbone to ask for late fees so she paid us out of her own pocket. Tami stopped running the business due to health issues and left it to her daughter to run the business with the father lurking in the shadows but never really doing anything. Carpet in our master bed room was torn up by the door and we were never told about it. We weren't told about any of these issues. We were told that our house was ready to sell. We had an inspection because we were trying to sell our house after we kicked out the previous tenants but he house failed inspection due to electrical issues. I am in the military left my house in Hanford for Stratus to manage our property so when I found that our house failed inspection I told my new command that I had to take leave to go fix my house. I told 16 days of leave and drove from Everett, Washington, 17 hours with my wife and 2 kids, to Hanford and found all these discrepancies with our house. We would have never gotten any of these fixed by Stratus if we hadn't driven down there. And then after all this they still didn't fix anything and said that they could pursue the previous tenants and that if we wanted them to continue doing fixes on our house, that were obviously from the previous tenants, that we were going to have to pay out of pocket for the repairs. Granted there is going to be wear and tear on any house after 2 years but not these issues. They should have been repaired and paid for by the previous tenants. The cable line that comes into the house for internet and cable was chewed up by the dogs. The night we got to our house in Hanford we couldn't stay in the place for more than 5 minutes. The house had been closed up for a few days and the heat hitting it make it smell like a wet dog that was rolled in piss and poop. We had to get 3 cans of febreeze and use all three in the house and then left the windows open for about an hour. then we sleep on the tile floor in the living room because the carpets smelled so bad. YET our house was professionally steam cleaned when the tenants moved out. Don't ever use this company to manage your property. The sad thing is that the Father is prior military and you would think that they would understand the situation and help out a fellow military brother but no...it all about the money for this company and they won't spend any out of their pockets to fix your house and they don't have the backbone to pursue tenants for money when it is clearly their responsibility to pay for damages. They are so shady that they go through so many workers because the workers finally realize how shady they are after working there for awhile. read more

Continue to warn: DO NOT CONSIDER THIS PROPERTY MANAGEMENT COMPANY. Update: Stratus P.M. continued to demand payment on the Roach infested home. They took it to small claims court, purposely having me served at work, and refused a large financial offer. (made to avoid the hassle of going to court.) They won a very small amount of money at court. (Much less than offered, so the owner of the home certainly did not benefit from Mr. Stoll's vendetta.) Stratus tried to appeal this to Superior Small Claims Court. Yes, they made this an incredible nightmare. Anyways, the small amount they won turned out to be the blessing as the small claims court said they could not appeal since they had won the case. This type of business practice is irresponsible, dishonest and crooked (The cockroach infestation was very clear and pictures and video were brought to court.) Yet, much worse, Mr. Stoll became personally angry at our refusal to accept, or pay for a roach infested home and that we pursued writing to the B.B.B., health board, writing reviews etc. in an effort to protect ourselves. This is simply bullying and not a way to run a business. My feeling is that this review will only incite Mr. Stoll to further vindictive response if this is possible, and I certainly do not want this. However, the purpose of sites like Yelp is to protect the consumer from businesses like this and Stratus has created more hassles than any business ever and people need to know they should be avoided. read more

Was excited to get a call that our application was being processed after being 3rd in line. ( not being told applications were already on file when we looked at the house) After rushing to get our paper work in and expressing our love for this rental home, after $50 hard credit check, and everything being approved, we were denied by the home owner because of our SMALL dogs(2)...and this home said she was accepting pets upon approval...this home has a dog run the back yard! What kinds animals do you want?! We should of been told no about the dogs before we paid and got our credit dinged! read more

I am a single non-smoking medical professional who rented a home from them in Hanford, CA. The home was dirty and in disrepair when I moved in. I documented everything in my move-in check off inspection that was signed and acknowledged by their office but when I had a job change and moved out 3 months later, they cited those things as never having been a problem and charged me for cleaning and repairs! They even charged me a fee to clean the pool that was managed by them as part of my rent from the very beginning! Anyone else who has had a bad experience with this company, please report their practices to the better business bureau as I have, and maybe things will change for others in the future. read more

I'm not exaggerating when I say that they had to jump through hoops to help me find my home but they never complained once. I recently came back from deployment to find out the property I was going to rent had been given to someone else so I was stuck staying on a friend's couch with all of my stuff in storage. After calling every place in kings county I stumbled upon stratus. They got me into an amazing 3 bedroom house within a week. Robbi, Jen, and Shelley were amazing. To help with our work schedule Robbi came out to the property when she was off of work to show it to us. As we were signing the lease we had a roomate back out at the last second and we had to replace him with another friend. They changed all of the paperwork the same day and didn't miss a beat. They even came and gave us the keys on a Sunday when they are closed so that we wouldn't have to take off work. There were a few minor maintenance issues with the house but when we mentioned them they were fixed within a day. I cant say enough good things about these guys. Thank you so much! read more

I don't like to write negative reviews and have been struggling with whether to write this one for the past three months, but if I can save you from losing $30,000 as I did by relying on this company then it will be worth my anguish. Stratus has been handling my parents previous home for over six years and I always found them pleasant to talk to on the phone and they seemed to handle all the occasional repair jobs efficiently. I don't live in the area and relied exclusively on them. Shortly after signing up with them they rented the home to an extended family who continued to live there until early this past summer. They missed one rent payment two years ago which Status never managed to get paid off and my occasional calls always got the same answer, "They don't speak English so we can't discuss it with them." This family spoke English when they rented the house and had two school-age children who would have been in middle and/or high school by the time they left this summer and they certainly spoke English. I decided to sell the house this past spring and Stratus simply posted a 60 day notice-to-vacate on the door without making an effort to ease the tenants into the idea of moving and finding them another rental as they said they would do. The tenants paid no more rent after that and two months later simply moved out which I found out about from the neighbor, not from Stratus. I spoke with two real estate agents who both said the house should sell for a minimum of $150,000, according to the comps from the neighborhood. That is until they saw the house. I went to Hanford to pick a RE agent and take a final look at the house and I found it a disaster area. Both agents quickly lowered their estimates substantially and both advised that the house was in such disrepair (mold covering the walls of both bathrooms and the kitchen, holes in walls, a leaking hole in the master bedroom ceiling, evident dry rot in multiple areas of the deck covering and eaves of the house, all the carpets looked as though they had never been vacuumed even once in the past six years, etc.) and everything under layers of filth that they could not determine how bad the total situation was, but I was uncomfortable even breathing the air. Plus the roof showed obvious wear and damage from unmaintained tree limbs growing onto it. As one of the agents said she wouldn't know where to start on cleaning and repairing and replacing as it could easily become the classic money pit. I felt lucky to sell it for $120,000, a $30,000 loss. The Property Management Agreement I signed with Stratus in June, 2010 contained this line, "...maintaining the Property in a condition fit for human habitation..." as one of the responsibilities of Stratus. This they certainly did not do even though they had their repairman in on out of that house on several occasions every year doing repair jobs. Not once did they let me know what was happening to my property. Not until it was too late and I came away $30,000 poorer for having them "manage" my house. DON'T MAKE THE SAME MISTAKE! read more

They do not take care of their property and they respond rudely when you need anything. They do not spray and the half crap yard service they charge you for is the husband's company. Mr Stoll is the poorest example of a military officer so embarrassing, revels a slum lord and together with his wife and unlicensed secretary's that do all the paperwork it is the worst situation. Owning Property in 7 different states, and having over 20 different Property Managers PLUS owning a Property Management company back in the 1980s gives me a unique perspective on Property Managers. It is well known within the industry, of which I have been part since the 1970s, that around 90% of Property Managers are poor or very poor. I average firing one per year and have been doing that for at least the past 10 years. Sometimes one will start out good, and then get poorer and poorer. For my properties in the Visalia/Tulare area, Stratus is my FIFTH PM in the past 10 years. I find them to be efficient, conscientious and hard working. Could they do some things better? Absolutely. Have I had worse? Dozens of times. The first thing, as investors, is that you have to let the PM know what you want and what you expect. Next, you have to communicate what you want, Stratus is not a mind reader. Stay in constant contact with Stratus, either via email or phone call. If a matter is still not taken care of, Mail them a Certified Letter. If they do not improve, FIRE them and hire someone else. As for you tenants, you guys crack me up. You live a dirty, filthy life, inviting roaches to move in, and then won't pay your rent due to the roaches. Stratus PM did NOT sneak into your house one night a dump a case of roaches, YOU brought them in. The problem is, that when someone rents anything, they do NOT take care of it. Believe me. I worked for Enterprise rent a car for one year and have owned rental properties for 40 years. Whether someone is renting a lawn mower, a car or even a house, they do NOT take care of it. So if you don't take care of a house you are renting, don't expect the PM to come and change every light bulb that burns our and every Toilet Paper Dispenser that comes loose. Pay your rent on time, talk nicely with the PM, and try to have a PROFESSIONAL BUSINESS RELATIONSHIP with them. Do not treat them adversarially, it never works out. I would give Stratus 4 stars but they really need to IMPROVE their annual and semi annual inspections. This would help Stratus, the tenants and the owners to PREVENT major problems later down the road. And if you tenants don't believe me, rent me your car for a week, for $300.00, and let's see what happens!! read more

Do not rent through stratus!!!!! They are terrible!! My husband and I rented with them for a year and horrible service from the beginning! We were given a filthy house and it needed a lot of repairs to begin with. Every time we would call for maintenance they would say they would call us with a date and we wouldn't hear from them for weeks I would have to keep calling and we wouldn't get anything fixed. When it came time to move out we have them to place ten times cleaner than they had given it to us. We did not receive our full deposit and they made up random things to charge us for. I've been renting through different company's for years and this one is by far the worst. I had gone through them for close to four years, and getting them to address repairs and send maintenance to the home was like asking for a million dollar loan.
