We were having a family party on 4th of July had music in the front yard, she came over pulled up got out of the car like she was ready to fight someone and starting yelling at everyone saying we were rude for having music and that we needed to have more respect. I can't put into words how rude and unprofessional she was so it's ironic that she has the balls to talk to others about respect. The music situation could of been handled with a nice warning. Plus she is not law enforcement and has no authority over us. If she had an issue she should of called the police not show up to the home and harass us. To top it of we had kids around and she had zero consideration of that.

I am not sure if this was the owner of the home or the owner of Rent Smart Property Management Inc. After seeing the home, the woman sent us a link to apply and pay $60.00 for a credit & background check. I called on a Monday morning to check the status of our applications and was told very rudely, "there is no status, it is too early on Monday to have a status". I waited until the end of the same day and called back and was told very rudely that we did not qualify. She stated, "because our credit did not qualify we were most likely to cause damage to the home". When I tried to talk to her further she interrupted me and just kept saying " no, no you do not qualify and I am not going to sit on this phone all day telling you, you do not qualify, I am not making any deals with you, I don't make deals with people who have horrible credit". She was very rude, demeaning, and made several discriminatory remarks towards me. This was the worst experience I have ever had with a rental property company. I advise anyone who is interested in renting, DO NOT GO THROUGH this company. I really wish I had read the reviews before attempting to rent through them. I feel like I paid this awful woman to insult me. I contacted rentspree.com(the co.that ran our credit) and told them of the whole experience. I advised them not to do business with this property Management company. I will also be reporting this business to the Better Business Bureau.

In my opinion this is the worst property management company ever!!!! Why they do collect your rent…read morethat is all they do. They do not take care of your home. I had a very nice, clean well maintained home, which I had built and lived in for over 10 years. The carpet had been replaced, new tile through out the house. The stove looked brand new. The yard was well maintained. Had asked that they do a walk thru every 6 months, had also asked that they have no pets. I went and checked on it and was horrified. The yard my trees were gone all the plants and flowers were dead. The house smelled. So decided to sell. They got the tenants out. They had dogs, which again I was not informed and they were told no pets. Found out they had not collected the security deposit. Mind you the tenants had lived in the house for close to 2 years. When I finally did the final walk after they had it cleaned thru with the Property Management. I was shocked the house was not clean. The grout was black. The grease on the stove was disgusting. Both tubs were black yes black . The smell in the house was awful. I kept saying this is clean and they assured me it was. So if you have a home you are thinking of renting please in my opinion A One Property is not for you!!! The worst part about all this is they think they did nothing wrong, they could not understand why I did not use them to sell my house, they thought they took great care of my home, I was to emotional about it. Sorry my house looked like it belonged in the slums they did not take care of it AT ALL in my opinion.

Every time someone…read moremoved out I was bracing myself for months of vacancy, showings that went nowhere, applications that looked good but flopped, and then sometimes ending up with tenants that weren't even good. My old manager? meh... didn't really care, made me feel like I was losing money and it was all on me. Chambers kinda changed all that. Vacancies dont drag forever anymore, tenants actually pay on time, treat the place decent... sounds simple but after what I went thru before it felt amazing. Tenants seem way calmer too. Less drama, fewer complaints... stuff actually gets handled. Chambers takes care of the communication, maintenance, all that stuff without turning it into a headache. Tenants know who to call and stuff actually gets fixed lol. I also like that I'm not just left guessing anymore. New applicant? I know. Lease signed? I know. Something pops up? I hear about it before it's a bigger problem. I don't feel outta the loop like I did before. Honestly... I'm not stressing about who's living there or how long it'll sit empty. Things feel steady now. After years of chaos and headaches, this kinda stability is worth way more than I thought it would be. Thank you Chambers.!

Questions would come up and I'd either get no response or something super vague days later. After a while, I just stopped asking and hoped nothing went wrong, which isn't exactly comforting when real money is involved. Once Chambers took over, that changed pretty quickly. Now when I have a question, I ask it and I get a real answer. Not days later. Not after following up multiple times. Just a normal, timely response like you would expect. It sounds basic, but it made a huge difference. What really stood out to me was how approachable they are. I've asked about lease stuff, tenant situations, random landlord questions, even things I probably should already know. I never felt rushed, brushed off, or made to feel dumb for asking. There were also times I reached out about things that weren't urgent at all or weren't technically their issue yet. They still helped me think it through and gave honest input. That was unexpected and genuinely appreciated. At this point, I don't feel like I'm guessing anymore. I don't feel stuck or unsure every time something small comes up, and that peace of mind alone is worth a lot. Thank you Chambers Property Management!

The absolute worst property management ever…read more They refuse to fix anything. There was no central air in the house, which we knew. There was, however, a window a/c in the living room and a swamp cooler in the dining room. Upon moving in, we realized the swamp cooler didn't work. We contacted West Valley and they didn't even know there was a swamp cooler installed in the house. But they insisted that the small room a/c would "cool down the entire house". Ha! I know my California state renters rights. If it's in the house, it must either be functional or must be removed. They ended up sending their two handyman goons who did a poor job at repairing the cooler. Also, the lights in both bedrooms and the living room did not work. They said they would not fix that either. Lights!!! How could you not fix lights?!?! There was no exhaust fan or any air circulation in the kitchen for the oven. They ended up putting in a ceiling fan that does nothing. The front screen door was in major disrepair and they claimed it had been fixed many times. Hint: if you're fixing something many times, you're having the wrong person fixing it. The back porch deck was sinking in and the steps leading down to the backyard had obviously been attacked by termites and any amount of weight would make the steps sink in. VERY unsafe. Yet another item they said they would not fix. Poor paint jobs around the house and leaky faucets in the bathroom and kitchen were just a couple more features of this house that would not be fixed. West Valley Properties has a pretty rigorous application process, but their service sucks. Stay away from them.

There were fleas biting my feet as I was cleaning windows on the inside of the house. There were termites in the laundry room. I took pictures when I moved in of mold on a window and this company was trying to tell me that the house was clean when I moved in. Um, no it wasn't. The previous tenant moved out hours before I moved in. You can't tell me that you got a cleaning crew in there hours before I moved in. When I did the move-in walk through, never once did this lady say anything about a cleaning crew. They are just trying to make a quick buck off of unsuspecting renters. Pay the extra few dollars and go to someone with some credibility. I will never recommend West Valley Properties to ANYONE.
