We were having a family party on 4th of July had music in the front yard, she came over pulled up got out of the car like she was ready to fight someone and starting yelling at everyone saying we were rude for having music and that we needed to have more respect. I can't put into words how rude and unprofessional she was so it's ironic that she has the balls to talk to others about respect. The music situation could of been handled with a nice warning. Plus she is not law enforcement and has no authority over us. If she had an issue she should of called the police not show up to the home and harass us. To top it of we had kids around and she had zero consideration of that.

I am not sure if this was the owner of the home or the owner of Rent Smart Property Management Inc. After seeing the home, the woman sent us a link to apply and pay $60.00 for a credit & background check. I called on a Monday morning to check the status of our applications and was told very rudely, "there is no status, it is too early on Monday to have a status". I waited until the end of the same day and called back and was told very rudely that we did not qualify. She stated, "because our credit did not qualify we were most likely to cause damage to the home". When I tried to talk to her further she interrupted me and just kept saying " no, no you do not qualify and I am not going to sit on this phone all day telling you, you do not qualify, I am not making any deals with you, I don't make deals with people who have horrible credit". She was very rude, demeaning, and made several discriminatory remarks towards me. This was the worst experience I have ever had with a rental property company. I advise anyone who is interested in renting, DO NOT GO THROUGH this company. I really wish I had read the reviews before attempting to rent through them. I feel like I paid this awful woman to insult me. I contacted rentspree.com(the co.that ran our credit) and told them of the whole experience. I advised them not to do business with this property Management company. I will also be reporting this business to the Better Business Bureau.

Granted, most of this is probably the owner's fault but I find it disappointing that the property manager had no knowledge of this and seemed blind sided when brought to their attention. However, my biggest concern is that WE HAVE NO HEAT (it's been about three weeks now). IT IS 31 DEGREES OUT THIS MORNING. They sent out a company that they've had issues with before over a week and a half ago. You would think that no heat would concern someone but it doesn't seem like it does at at. They gave us a space heater after we "complained" for the 5th time but it is completely useless. So, I guess we will put on two layers of clothes and four blankets while the property managers sleep soundly in their own warm homes. The only reason I am recommending this company is because most interactions with staff have been polite and they did take care of the other issues quickly. Other than that I am highly disappointed. Let me also remind you, that under the law no heat is considered an uninhabitable condition.

They processed my application, ran my credit, and approved me for the property. While I was away at SERE (good times) they gave the property to someone else despite multiple phone calls ahead of time coordinating with their office staff. Then the manager Norma said I was at fault and refused to refund my application fee. I explained that this is a small community and that is not a great way to treat Navy people. I was really hoping they would make it right and I politely requested they at least refund the fee, nothing. The manager said "they would not be doing that" and said she's not worried about their reputation. Do not make the same mistake I did!

The employees and the owner were and are always a joy to speak with. Whenever there was an issue with the residence, they would their best to do all that they could do to resolve the issue in the fastest way possible. The bad reviews about this company are appalling. In my own humble opinion, I feel as though the bad reviewers are a bit ignorant as to how a property management business works. They obviously do not know or care to learn how things work in the realty business. For some reason, they are holding the realty business responsible for the owner's choice to not pay someone to resolve the issue. This company most definitely cares very much about their customers. That alone will speak greatly about their character. Here is how it works: 1) The customer makes a request to the property management company. 2) The property management company sends the request and cost of the process to the owner. 3) The owner can choose to pay to have it fixed or simply choose not to. In this case, the owner chose not to pay to fix the issue. The property management company had absolutely no power over what the owner of the residence does. I am in no way an expert in how property management works; however, a few minutes of research will give you a general idea of how all this works. Thank you Stratus Property Management for all your help throughout the years.

Questions would come up and I'd either get no response or something super vague days later. After a while, I just stopped asking and hoped nothing went wrong, which isn't exactly comforting when real money is involved. Once Chambers took over, that changed pretty quickly. Now when I have a question, I ask it and I get a real answer. Not days later. Not after following up multiple times. Just a normal, timely response like you would expect. It sounds basic, but it made a huge difference. What really stood out to me was how approachable they are. I've asked about lease stuff, tenant situations, random landlord questions, even things I probably should already know. I never felt rushed, brushed off, or made to feel dumb for asking. There were also times I reached out about things that weren't urgent at all or weren't technically their issue yet. They still helped me think it through and gave honest input. That was unexpected and genuinely appreciated. At this point, I don't feel like I'm guessing anymore. I don't feel stuck or unsure every time something small comes up, and that peace of mind alone is worth a lot. Thank you Chambers Property Management!

Instead of managing and stabilizing my building, I lost money every month and my stress level was out of control. My priors manager's communication was terrible and to make things worse they were also unapologetic and unprofessional. I think the latter may have actually pissed me off more. After my frustrating experience, I spent a lot of time researching for a better property manager. After interviewing Kendra, I decided to switch to Chambers, and the difference has been unimaginable. Kendra and her team have been nothing short of amazing. They are incredibly professional, responsive, and genuinely make me feel valued as a client. Kendra's communication is excellent, she's quick to respond and always keeps me informed. The level of service she provides has given me peace of mind, something I desperately needed. I also appreciate having Chambers PM, specifically Kendra, to serve as a resource. My other properties are in Oakland and Walnut Creek, which is currently out of their service area, so I self-manage those rentals. And any time I have question about landlording or just need a second set of eyes on a tenant application, Kendra is willing to offer her expert advice, even though those properties aren't being managed by Chambers (yet! when/if they come to the Bay, those properties will be managed by Chambers.) My tenants are also much happier now. Kendra doesn't waste any time finding reliable tenants to fill vacancies whenever I may have one and her attention to detail has made property ownership stress-free. I feel very comfortable reaching out to her whenever any issues arise because I know she'll handle them promptly and effectively. The Chambers' team are a wonderful group who are truly engaged with their clients. Kendra's informative, has great communication skills, and goes above and beyond for her customers. She actually cares about her tenants and always answers the phone or calls back right away. If I could give more stars, I would! I highly recommend Kendra and her team to any homeowner looking for a reliable and trustworthy property manager. They have exceeded all my expectations and made a world of difference in managing my property.

There was, however, a window a/c in the living room and a swamp cooler in the dining room. Upon moving in, we realized the swamp cooler didn't work. We contacted West Valley and they didn't even know there was a swamp cooler installed in the house. But they insisted that the small room a/c would "cool down the entire house". Ha! I know my California state renters rights. If it's in the house, it must either be functional or must be removed. They ended up sending their two handyman goons who did a poor job at repairing the cooler. Also, the lights in both bedrooms and the living room did not work. They said they would not fix that either. Lights!!! How could you not fix lights?!?! There was no exhaust fan or any air circulation in the kitchen for the oven. They ended up putting in a ceiling fan that does nothing. The front screen door was in major disrepair and they claimed it had been fixed many times. Hint: if you're fixing something many times, you're having the wrong person fixing it. The back porch deck was sinking in and the steps leading down to the backyard had obviously been attacked by termites and any amount of weight would make the steps sink in. VERY unsafe. Yet another item they said they would not fix. Poor paint jobs around the house and leaky faucets in the bathroom and kitchen were just a couple more features of this house that would not be fixed. West Valley Properties has a pretty rigorous application process, but their service sucks. Stay away from them.
