So impressed with the staff at Brewer & Stratton. Jaimee, Chris & Karen have gone above & beyond to help us find quality tenants & so quickly. We were able to get our list price too! Not only has the Quick Communication been so excellent but being able to fulfill our specific wants & needs as owners has been an unexpected treat! I couldn't be happier with the service we have received so far & will definitely be referring this company to my friends, family & investors. read more

They are forcing us (tenants) to pay $20 per month to have a service deliver a fresh air filter once every 30 days ostensibly to protect the property owners' AC units. Meanwhile, I can pick up a filter of sufficient quality at Home Depot for less than $6. Alternatively, I could get the exact same deal from the same company they are contracting with for $12 (FilterEasy.com), but they won't let me deal with them independently. Their response: "We do make money off of owners and tenants yes." Why yes they do....and a considerable amount at that. REPLY TO CHRIS G. "We charge the tenant $19.95 per month to have quality air filters shipped directly to their home every 30 days.. regardless if they have 1 air filter, or 5. It is a flat $19.95 per month. We clearly disclose this service and cost associated in our rental listing ads, our lease agreement, and our lease renewal agreement." ---But for those of use who were already in a lease agreement when this was implemented, we had no choice but to agree or vacate. As you describe it, those of us that need only one filter are subsidizing the cost of those that require more. So basically the people that have to rent smaller homes take on the burden of providing filters for people that have the financial capacity to rent larger ones. The poor, get poorer... All of your talk about MERV 8 only discredits your reasoning. It merely indicates that you are providing us with the lowest MERV filter Filtereasy.com provides--THE ONE THAT COSTS $12 wFREE SHIPPING. Incidentally, your OWNER customers might be interested to know that you're applying a ONE-SIZE-FITS-ALL solution without taking into account the varying requirements for MERV that different AC units have. It's possible that your MERV 8 filters are putting a strain on any number of AC units in the valley: "Not all air conditioning filters are made for all air conditioners. Most residential systems are not designed for the highest-rated air conditioner filters. Your HVAC system may not have the motor or fan capacity to accommodate higher efficiency filters. In fact, some home AC systems are designed for filters with a MERV rating no higher than 4. The result is restricted airflow throughout your home." --source (https://www.discountfilters.com/blog/7-little-known-facts-hvac-air-filters/) By the way, ALL of Filtereasy's filters are stamped with a date, not just yours. So since you're so genuinely interested in a more cost-effective solution, here's mine (though it was already implied in my initial review): allow us to sign up for Filtereasy's service on our own. We can provide proof of purchase AND as I stated above, you can still check that the date is within 30 days--a time span that is more than adequate for replacement by anyone's standards. read more

Agent Paul Santos.......EXTREMELY RUDE!! Called to inquire about application process and he was immediately defensive when I questioned if they took multiple apps for the same property since they charge 50.00 per person to apply. I could not even finish my questions without him interrupting, being very sarcastic and seemed angry. I told him he should be a little nicer and he told me "you need to listen better". That's a great business etiquette right there!!!! read more

I'm very displeased with the service of this company. I applied for a home the first day it was put on the market for rental and applied the same day after viewing the home. First of all, I was inconvenienced the day I viewed the home, as it was in a gated community and they never provided me with a code. I had to wait on hold with the company for 15 minutes so they could give me one. I had several questions for the realtor managing this home, Karen Heimbach. She would only reply to my emails 2-3 days after I sent them. Karen was very unhelpful and noncommunicative. The only question she had for me regarding my application was the relationship between my roommate and I, which I thought was ridiculous, and from that point I wrongfully assumed I'd hear back on an approval or denial. Wrong! I need to move ASAP, and this company completely wasted my time. I emailed Karen asking for a status on my application. No reply. Several days later (11 days after submitting application), I emailed and texted the company info contacts for a status. I simply got a text back that stated, "Sorry. The home owner chose another applicant." Slow, terrible service. Again, thank you so much for wasting my time. Would not recommend to anyone. read more

My fiancé and I applied through them a month ago. Let me just say the only time I got a response was after calling/emailing/texting multiple times. I wish I would've read the reviews before applying. I know my credit isn't the best which I let Karen know PRIOR to applying. I also make very good income and my fiancé has pretty good credit and nice income as well. We decided to apply with them because they offered the 30 day run around. Where if the place we applied at didn't pan out we could apply for another one of their locations. Which we did. But everytime we called or texted to move our application over it would take DAYS for a response. We even offered to get a co-signer who's credit was 800 and put first, last and security deposit down. They clearly bank off of applications. I applied through Fort Lowell realty and property management. (I only had 4 days to find a place because I relied on this extremely unprofessional group) and guess what! We have a beautiful condo overseeing the city! Still the 2 bed 2 baths we were looking for with a yard. They did exactly what we wanted and keeping us at our budget. Don't waste your time, read all the previous reviews. Actually read the good ones too, because you can tell any of the good reviews were asked for, some people even went in and edited their reviews after leaving! read more

There is plenty of property management companies out there...if you have bad credit there's one that won't even check your credit. But Brewer and Stratton is one place I would not recommend to anyone. The house we moved into was first off filthy and damaged. After moving they blamed us for all of it even though it was on the move in paper work. Feel free to message me for more details and the documents to prove it. Just don't give them a dime cause they will take the whole dollar. read more

This business is purely in it for the money! Now I know the objective of a business is to generate revenue, but the tactics employed by Brewer and Stratton are downright slimy. Starting with this company the onus is on you every step of the way. There is no personal touch. Everything is automated. You have to download an app and show yourself the property and getting someone to call you back is difficult. Now I'm ok with this modern way of doing business but the convenience is one-sided. After they automate everything on their end, they expect you to obtain cashiers checks and drive it out to Mesa. Customer convenience matters none!. I have never been late on a payment and have kept the property well maintained. For these efforts, I am rewarded with an increase in rent every year and then charged a 50 dollar fee for this privilege. Isn't it a good thing to have people renew their lease? They automatically charge you a 10 dollar monthly fee for the privilege of paying rent online. They will try and charge you a 100 dollar a month fee if you do not provide proof of rental insurance. What's the point of this? A money grab of course. It's not like they insure you for that 100 bucks. Now they are "excited to introduce a new HVAC maintenance program" where they automatically charge you 20 dollars a month for AC filters. First, these filters do not retail for this amount and monthly replacement is not the standard, especially in the winter months. This is another tactic to fleece their renters. Upon moving out they automatically keep 25% of your deposit and then makeup reasons to keep the rest. During the course of the years of my residency, I have submitted repair requests to their website as instructed, only to have them ignored. When I call the office to escalate the matter, I am told I should have texted my property manager....WTF?? This was their process! Communication is awful. They will not hesitate to hold the renter to a standard that is often punitive if not followed to the letter but do not come close to replicating this standard when it is their turn to answer or provide communication. My interactions with staff and my property manager have been less than stellar. They are very condescending and one-sided. Renters beware they will eek every dollar they can out of you. Homeowners beware, they are driving your tenants away and causing you to lose money because of their shady practices. YOU HAVE BEEN WARNED!! read more

This place is a complete joke... come here if you have a place to rent out because they dont care about their tenants at all...they will try to overcharge you at every turn, they will drag their feet getting answers to problems and make sure you put down every single last detail into your pre move in sheet because ANYTHING else not included on that paper i promise you will pay for when you move out... I have rented houses for 5 years and have never dealt with such a slimey company. Find other houses to rent people. read more

AJ was great to work with. When it came time to renew our lease, he was very flexible with us as we needed some changes made. He was able to help us out without a hitch. Additionally, any and all maintenance issues were always resolved in a timely manner. We have been very happy in our unit. Thanks AJ! read more

In trying to rent a house from this company, my initial contact with them was bed enough that I'm not willing to do business with them for fear that this is the way they always do business. First, I called their office 7 times over two days, leaving messages 3 of those times and never actually speaking to a real person. When I finally did get someone on the line the third day, they directed me to Shannon's voicemail, the person who is handling the rental I was interested in. Very shortly after this, I got a form text from her, saying that they have my application materials. From that point, it took a week for her to submit my application materials to the owner and her communication was spotty at best, averaging over 24 hours for a response. At several points, I asked to speak to her and even left messages on her cell phone to call me. But that didn't happen. Finally, when my application was approved, she sent me the deposit calculator which had several non-advertised fees included and told me that I would have to pay almost $2000 just to hold the place. I told her that before I give them a dime, I have several questions and need to speak to her directly. I got one more text a few hours later, but no call and again, when I tried calling I got no answer. Considering all the other terrible reviews on this company, no way am I trusting them with my money if they wont even respond in a timely manner or speak to me personally. There were also several problems with the property that need to be addressed and she seemed to have no interest in discussing them before I gave them the earnest deposit. This leads me to believe that maintenance with current renters is not very high on their list of priorities. What I dont understand is why anyone would think that this is a good way to do business, as it has forced me to disregard any properties that this company manages, which was very difficult because I was VERY interested in this property. Too good to be true, I suppose. read more

As a tenant you are their lowest priority. I was a tenant for over 3 years. I was told with 17 days notice that I would need to move out by the end of the month. They said that the owner wanted to sell so I couldn't extend my lease. They were unwilling to give me any extension even though I was given extremely limited time after being a tenant for such a long period of time. Then come to find out, the owner wasn't selling! They are re-renting and increased rent by almost $200. I'm sure they're great if you're an owner, but renter beware! LIARS read more

I have loved my experience with Brewer & Stratton! Aj Smith has been imperative to that! He has worked hard to find answers to all my questions and get back to me in a very timely manner! 'Dogs OK' is what they listed the property as. After signing all the paperwork we find out that the owner doesn't want dogs because of the new carpet in the bedrooms only and the new paint. We wanted to get a dog for our two young kids so we searched for houses that excepted dogs and jumped on this one. What a major let down for the family. read more

We rented a home with Brewer & Stratton in 2016 and had nothing but problems from the start. To begin the home was in Foreclosure when rented to us and continued to be in a state of foreclosure off and on the entire 2.5 years we lived here, talk about stressful. During most of that time there was no law to protect tenants to carry out their lease like is in place now. The property manager assigned to us Janna, frequently did not reply to our emails regaurding issues until we called and emailed multiple times or called her superior. We were unable to use our kitchen sink for weeks and went without a dishwasher for months. We were never informed when the owner made decisions NOT to make repairs which was almost all the time. I understand the owner has to give the okay to repair the home but Brewer and Stratton was well aware that the owner was difficult and unwilling to care for his property and they choose to continue having him as one of their clients at the expense of the renter. I highly recomend NOT to rent Brewer & Stratton properties or rent from Ali Raza based on my family's personal experience. We lived at E Tonto Dr. in Gilbert. The last straw is we requested to pick up our deposit /deposition and the request was completely ignored on purpose by Janna and mailed instead causing it to be returned. Also, it is currently in Foreclosure AGAIN and to my knowledge the owner has now taken over the property. I'd consider myself a nice person but there is no more nice or understanding in me. read more

I should've recognized the problems in the beginning (trying to change the rental terms in the contract that was sent vs what was advertised and agreed upon). The "meticulously maintained" house has had so many major issues and it takes so long to get it repaired. We're coming up on 4 months since I requested moldy drywall to get replaced - their repairman who came out for the estimate said the entire kitchen island has mold growth and needs to be replaced. The roof is leaking and/or rotting in multiple areas and 1 1/2 weeks later in the middle of monsoon season, no word on when it will be repaired. Add in nearly a month for a broken dishwasher to get replaced, the 20-year-old spa heater breaking weekly (but won't be replaced), and the property manager's flat-out refusal to come out for a site-visit, I wouldn't recommend this company to anyone. read more

So. Bad. The property manager (AJ Smith) we had tried to charge us 1000's of dollars after we moved out because I kept requesting our deposit back - he eventually backed off entirely after copious amounts of correspondence and threats of litigation due to lack of proof. Finally agreed to just take our deposit in its entirety, which I believe was the plan from the beginning. They also sent an invoice of what they were planning on taking out of the deposit (which is a legal requirement) to an address which they knew we had no access to anymore, and when I mentioned we never received it I was told that my inability to receive this invoice was not their problem. We lived in that property for a year + and we believe there was no inspection done before we moved in, because the first time they inspected the property after we moved in they claimed that we had made all sorts of damages that were there when we moved in. There were empty threats made at us and false allegations. It was an incredibly stressful experience. I think that (in part at least), the reason the treatment of my roommates and me was so poor was because two of us were college kids... who are notoriously easier to take advantage of due to lack of experience and fear of speaking up for ourselves. Even from day one the property manager was either unable or unwilling to answer our questions when we moved in regarding costs. His spelling and grammar were atrocious and there was nothing business appropriate about his emails. Completely unprofessional. They also take 25% from of the security deposit automatically which is non-refundable along with a plethora of other non-refundable fees. Taking a quarter of the security deposit is oxymoronic if you ask me, well definitely moronic anyway. Just call it what it actually is - a few hundred dollar service fee... When we moved in there weren't even enough keys for three people or keys to any of the facilities that were on the property such as the pool. This property manager was so atrocious the only way I could fathom how he got this job was some sort of nepotism... I tried to streamline the contact directly to the homeowner at one point because of the migraines I would get trying to communicate with this man, but AJ wouldn't allow it. If you end up moving into a Brewer Stratton property make sure to take pictures of everything in the property before you do anything and make sure to date them (i.e. emailing to yourself). I would suggest you are assured (preferably with some sort of proof) that an inspection was done before you move in as well. The only positive thing I can say about Brewer Stratton was that anything regarding maintenance (our dryer was broken when we moved in, and the fan in my room broke midway through our stay) was dealt with quickly. read more

Well if you are looking to leverage them to manage a property for you, I can't comment. That said, if you are a tenant of one of their properties I strongly suggest you tread lightly. First, as a previous poster mentioned, they will gouge you on fees and rates during the application and pre-lease signing phase. They try to sneak in 4%, then when you question it they quickly decrease to 2.5%. They charge a $200 fee that I've never seen before that is not an application fee. When asked what that is, answer is bascially "just a fee we charge" without an explanation of why. Again, been renting properties for 20 years, never seen the fees and charges I saw on their contract. I was just too far along in the process to tell them to shove it. Maybe more importantly, when we moved into our property the pool looked like a pond more fit for fish than humans and the backyard had garbage and remains from the previous tenant. It's now been a month and the pool is still not up to respectable condition. It's excuse after excuse, they wouldn't even allow me to hire my own pool guy and be credited for the costs to bring it up to speed. I think after all the dust settles, they could be fine.....but it's the worst experience I have ever had. read more

I received an email saying they buy managed properties for $1,000 each. I was intrigued, so I called and left a message. I also emailed. No reply. I waited 2 weeks, and called again. Again had to leave a message, and no reply. I told two other agents about this company, and had them call. Hey, it's a good price - if it is real. They both called. Both left messages. No one called them back. Ever. We all tried again a month later. NO return calls to any of us. And yet we continue to get what I now consider to be SPAM almost weekly saying they are buying new accounts. Why advertise if you don't respond to numerous people who call based on your advertising?? Can't recommend them, since they don't seem responsive to even the leads their own advertising generates. read more

AJ was very communicative and responsive and the process was quick and smooth. Very easy company to work with. I appreciate his hard work.

Well after jumping threw all the hoops. Having a co signer and also proving our co signers income. We moved out and was still waiting on a confirmation. They came back after everything and once we are in the uhaul wanted 1.5x more then the deposit. they wanted only 75% refundable. All the appliances were told that are not there issue if they break. They wanted more money because we smoke. Which I feel is a huge bait and switch. I'm glad they F**** us over before we got into the house. couldn't imagine how horrible it would be to have these people as our land lord read more

AJ was our property manager and we had nothing but issues throughout our lease. No keys, garage door openers, mail or pool keys were given to us until we had to ask -multiple times- for garage door openers we were told we had purchase new ones for the home along with a fan switch. There were many maintenance issues that were ignored/ not taken care of a in a timely manager and AJ was always unreachable or said he couldn't do anything about it. Anytime I would email AJ I would get a response, yet when my partner emailed him, he never replied. He was very unprofessional in all forms of communication, when he did reply. Communication was so poor we often went straight to the home owner for most things in order to get things done. The inspector that came to do an inspection was nothing but disrespectful and rude the entire time and made side comments and remarks to my partner. Overall Brewer and Stratton made this renting experience more stressful then exciting for us. I would not recommend this property management company to anyone. read more

I should have listened to the numerous other 1-star reviews. My property manager, AJ Smith, has terrible communication skills. He did not let me know when my tenants did not pay rent, and he did not let me know when a major repair needed to be done, instead I had to find out after the fact through looking at my end of the month statement (even though their contract specifies all repairs over $400 must be approved by property owners unless deemed an emergency, and then property owners should be promptly notified, neither of which occurred). Beware that their property management contract will be for FOUR YEARS, and if you terminate early, you are liable to pay the management fee for the remainder of any lease term in effect with your tenant. There are plenty of other good property management companies out there who don't feel the need to force unhappy property owners to stay with them and have a no penalty 30-day cancellation policy, so I would recommend any of those instead. I have opted to go with On Q property management after cancelling my contract with Brewer and Stratton. I also see that Brewer and Stratton company owners reply to other poor yelp reviews, however I emailed them directly regarding AJ's actions and they did not provide any responses or solutions, so that shows you they don't truly care about their property owners and only care when it results in a poor review. I have been very disappointed with the customer service received from this company. I encourage you to listen to the 1-star reviews in this situation as they are really adding up. read more

I currently have three properties managed under Brewer & Stratton and Kayla Addington is my property manager. Kayla is attentive, detailed and responsive and goes beyond the call to add value added services such as inspecting a prospective property and giving me her personal opinion based on their experience and born-and-raised Arizona roots. Recently, she even saved me the cost on a new refrigerator when the freezer broke down after she noticed that I had bought a refrigerator just six months ago and although the warranty had just expired, she called the company and was able to get a replacement for free with an additional one month warranty. This is my first time leaving a Yelp review and I wanted to share my experience with the hope that this doesn't happen to someone else. I wanted to view a house before paying the $110 for applications for my partner and I as I am a college student working full time to put myself through school and make ends meet. When I inquired to view the listing I was told to first apply if I wanted to view the property as they already had many others interested. I went ahead and did so because they advertised the house as "move in ready", although I truly resent the fact that I didn't look at these other reviews first. When we viewed the property, not only did it not match the description nor pictures online, but it was actually in very poor condition. Whilst viewing the property, there was another man viewing it that voiced several concerns with the conditions of the property on top of what we initially noticed. Karen followed up afterwards to let us know that the more insignificant issues with the property such as an oven handle and a ceiling fan are being replaced; I replied voicing the major concerns which were the floors (both the carpet and hardwood that were completely distraught and grotesque) as well as several areas of the home that had crevices between the baseboards and the flooring allowing many insects/pests to creep in. Karen replied to my message by stating that the owner is not planning on doing any additional work to the floor nor cleanliness and that if I am not interested in the property as is, I can find another home and she would send my application there. I'm not a critical person but I honestly could not believe they were showing the property in this condition. Not only did the cleanliness not match the advertised description and photos, but overall it was in very poor condition with dozens of mostly dead bugs all throughout the home, most things half cleaned or not at all and a slightly disturbing odor throughout the house. Although I was extremely interested in the property, I cannot afford the money/time to clean and fix the copious issues that they chose to leave as is to make my home "livable.' I thanked Karen for her time and assistance and respectfully requested our application fees to be returned as I clearly stated above that the listing did not match their description and her retribution was that it is still non-refundable and reiterated that my application can be sent to another one of their homes before my 30-day expiration (which is superfluous at this point, as I have chosen to go in a different direction.) I'm not quite sure what their intentions are but I must say, not getting a refund on a FALSE ADVERTISEMENT makes it feel as though I was scammed. Do NOT trust this company. read more

Horrible company. We were tenants for 2 years. Not only does it take forever for them to get someone to come out and fix a water leak where there's possible mold but then they never respond to you in a timely manner either. In fact we had 3 water leaks in the 2 years we were and we're talking water pouring out of the ceiling kind of leaks! We gave our 30 days notice and my husband spent 5 days and lots of money cleaning up the place for the next people...13 days go by after our request for our security deposit and no response. I go online and see all these bogus charges for cleaning charges that wiped out our security deposit. $50 to replace bulbs even though they were replaced and we even left bulbs under the sink for the new tenant?? $200 to "clean blinds" that were already clean?? $200 to fill in a hole in the backyard from a dog? And to top it off they still hadn't responded to our email I had to find that online. Their communication is horrible and we were often stuck having to fix or replace any issues that arose in the home ourselves. I would never recommend them to anyone - run far far away! read more

Finally stopped into the office and got in touch with AJ. Got more info on the property so we went and looked, wanted to make an offer but it was no longer listed on the website, so again tried to contact AJ and again no response (phone, email, and text). It's actually 0 stars. This is the first time my roommates and I are trying to rent a home and its already been a horrible experience. We are college students looking for a home for this august and yes we require more help than a regular tenant does. The leasing agent for the house we're looking at is named Shannon, I have requested to apply for the home and got an email with the application process. She had her contact information on the email and we had many questions on what we need to do to lock down the house. We tried calling her and texting her and calling the company to transfer us over and she just declines our calls and never respond to our messages.. why? because we are college students? We are financially stable and have parents that are doing the process with us. The least a leasing agent can do is let us know what is happening. If a leasing agent ignores you and never answers your questions would you still lease the house? no. We do not have time to wait on her and we do not want to spend our money on an application when we don't know what is going on. We are afraid that if we do the application that it would not even be looked at... that is 200$ down the drain. All I have to say is this company has not been helpful and not the best company for college students. Shannon you have just lost a great tenant. read more

We thought we were getting the A team when we signed with B&S. Not so much. We had problems with our contractors finishing work on our home and when we gave up on our guys thier guys came in and did the same thing. 6 weeks later and work is still not done. They recommended a Pool guy who said drain the pool. I told him it was just drained. Told them add CA, they said replace the filter I relented and let them waste my money too on a new filter. After... Pool still bad I asked if they added CA... Nope. Once CA was put in everything magically got better. Wow. That will be another yelp. Anyway, when we left we forgot to leave the garage remote so we mail it back and they can't get it to work. So they buy new ones and bill me for it. I only find out after they have spent my money. I ask if they reset the garage code when the new tenants moved in... "it did not even look like a remote" yep key fob remote and they did not know what it was. Tenants drop metal in my garbage disposal. They rip out a 350 dollar disposal and replace it with a builder grade Home Depot special. And yes they billed me for it. They advertised my home with a gourmet kitchen and then start throwing away the parts that make it gourmet. There is no telling what these guys actually get back when they use these contractors but I feel like I have been stolen from with my experience. Door knobs? Run away from Brewer and Stratton! read more
