2026. constantly have my apartment broken into. this time a blood pressure kit stolen. william and sonoma knives stolen. furniture destroyed..always, always, always. during the day..so maintenance.. think so. any neighbors..most are working. the $50 key card stolen more than once. 2 different property managers such as isabella and michelle never contact the police per florida law on landlord tenant issues. it is going downhill. they are renovating. it was yellow cabinets. i see white cabinets now. not granite like managemetn said but laminate or corian. the stealing and leavin nuisance pennies and dimes and then going into my privates papers is unacceptable..they are cameras in the apartment and in the complex..they and the police/sheriffs pretend they don't exist but they do. the gates didn't work for over 18 months..but work now. i have had clothese i have thorwn int he trash end up back in my apartment. i had a trash bag where someone put jam on it...and left it in the washing machine room. so i left it out outside on the outside door. someone put some dead what fish or shrimp in some water that i had by the sink in thekitchen. property can never figure out who during the day is doing this. i took someone's trash out..casue it has been sitting there for days..i get a prank phone call from 929-526-5476..it says new york. horrible..horrible. the police can't be bothered to do any type of investigations..secure the site, secure the evidence, secure the witnesses..no..i caught 2 of them in lies..and another one ended up at a film society event..just point blank being nasty to me..saying we don't want you here..and waiting outside for several minutes in an umarked white suv..to then put on her blue sheriff lights...total horrible place st augustine, fl and stratford mills apartments. oh..the maintenance guy who is not a plumber ..couldn't figure out the plumbing issue with a toilet and let the toilet drip..and then it got clogged and then it flooded my bathroom..so somehow..florida state dept of professional services for rentals/apartments..ends up in my apartment..and just backs up the unlicensed maintenance guy who knows nothing on plumbing and can not legally work on plumbing when he is unlicensed. knive marks in the car on some pats and pans, on the whtie wooden part by the floor...food has been taken..break in to teh apartment and leave forks in the fridge....leave me alone...i am not hassling anyone..i pay by the month and pay $100 more than everyone else on a lease and have been doing that for 18 months..and they won't wash my carpet like they do on signed leases...some of the lease info is unbelievable...cause i have spoken to other apartments...their leases arent like the last lease the apartment mgr wanted me to sign..so i think is made up stuff...it was nice for 2 to 3 years..and the last 2 years no probably 3 years of have been constant, constant break ins...and sheriff nor property managers want to find out who is doing it...i find it offensive....and their are new places being buildt...and unless they get a handle on the break ins...why bother renting here...property mgt doesn't care. there are 3 maintenance people..adn 2 of those guys walk in and walk out ..going i don't know how to fix it..let me go get jeffrey/carlos..the cam maintenance guy....so it is mulitple trips into my apartment....they can't fix things...the smoke detector is still chirping..i don't want to call them...i just don't want them in the apartment...they don't get it..that a lease or a payment means you actually own for that lease or that payment for that month..the insides..and the maintennace guys can not walk in...without a scheduled..time...they just can't walk in any time they want to..they don't own it..u do when you pay the rent...these people don't want to get..there is just a few people breaking in...it is gated..but when the people breaking are the people you are living with.it means it is not that safe.safe enough...but not that safe..if uwant in a year..to have any furniture left....otherwise..just expect someone to be snooping into taxes, your records..your private stuff & then expect video/camera and noise in your aprtment..that isn't you..surveillance..&its not ok. i take all this other crap and live with it..but the blood pressure monitor..is necessary for some medical issues..i don't have it anymore.for the juvenile delinquent..thieving and stealing that goes on..with the pennies..&dimes that someone wants to leave..to say ..i broke in again...&i did what ever i wanted to do Was an absolutely amazing place when we moved in Dennis was the manager and the place looked amazing and was a wonderful place to live. Food trucks and meet and greets in the club house. When they moved him to their new facility in Fernandina the place started going downhill. Gate keys didn't work, trash compactor stayed broke etc.. I finally called the main office once the Spa had not worked for over 6 months and the gated community had not been gated for over 6 months. Upon speaking with the lady in Central Florida it was obvious they know longer cared about this community and I am pretty sure it all was connected to becoming a HUD housing community. We finally moved out when it was obvious they didn't care and also wanted to raise the rent. Gym, pool etc is amazing if they are operational hopefully with the influx of other communities near by they have improved there office staff. read more

Let me just say, I never rented from here. However, I "WAS" planning on it. I paid the $50 application fee. I was approved. Then, before a unit was even available-they disqualified me because I "barely" didn't make the TRIPLE amount in rent. They could care less that I already have a successful rent record for TWO full years paying more than their requirement. Their own app stated that if I don't reach one of the three requirements, I can still rent. So-they took my $50 and ran with it. So, be careful putting in a rental application here. They may just keep you application deposit and not provide a unit. Then, ask you to put in another $50 bc a unit wasn't available in time. read more

My wife and I have lived in this apartment complex for 2 1/2 years and have enjoyed our time until just recently. Dennis was fantastic as the former manager but the management team has seen some staffing changes and one of their recent additions Michelle B has been aggressive, argumentative, and off-putting to my family as well as other residents. She has been actively avoiding our emails, left notes in our door, and has now notified us of "random" apartment inspections. The issue is that I checked with our neighbors and no others have received such inspections. The inspection can occur at any time during office hours for a 4 day period. I work and cannot cage my dog for 4 straight days. They will not set an actual appointment. The inspection note that she refuses to send via email (but left in our door) specifies that we keep the breezeway free of trash yet the only debris in the area is from unattended drywall damage from the ceiling that hasn't been repaired in months. I know staffing is difficult nowadays but she is the antithesis of customer service. I hope they are able to find an alternative quickly. We have never been late on rent and have had no issues in the past but we may have to look elsewhere. Applicants beware! read more

This review is on the Amenity Center at Stratford Mill. Let me just say 'Wow!' The property grounds are really beautiful here, but when I when I entered the Amenity Center I was really blown away. The foyer is marble, dark woods and brick with 20 foot ceilings and crown molding. There is a spectacular mosaic inlay in the floor which catches your eye immediately as well. The front office folks are in this location and all have professional looking offices that would do any corporate clad Mahogany Row proud! Just beautiful architecture and design here. AMAZING amenities!: -Pool and Children's pool -Spa -Fitness Center - (Has a windowed viewing room for young children to watch DVD's allowing parents to work out AND watch the kids) I feel this is a good reflection of management's ability to identify resident's needs. Kudos! -Small class workout room for Yoga and Pilates -Gorgeous Billiard table for resident use -Poker tables -Executive conference room, beautiful dark wood table and chairs (Perfect meeting spot with clients if you work from the home!) -Spectacular movie theatre which residents can reserve and use -Free tanning beds in the fitness center! I visited this community and several others with a friend of mine who is moving into the area. Stratford Mill's Amenity Center was so striking and full of little extra's that I can't help but think that the same care and client appeal would be vested into the residents who actually live in this community. If you like to deal with people disrespecting you, constant lying, and the rent going up hundreds of dollars a year then this is the place for you. The management is a huge disappointment and they have no respect for anyone that lives here. Michelle Brannen is rude and does not deserver to be a manager. Not to say to much on here as I still rent here until the year is up and Michelle will try to retaliate against me. I had a issue that needed to be repaired I contacted the sow many times and I have the emails and recorded phone line. She would say anything just to blow me off and delay the process. Eight months later to fix something that took 15 min to repair. I had to go around this sow to get it done. The kitchen sink, bathroom sink and the shower take several min to drain. The AC control on the wall I have to tap it get the AC to turn on. When the toilet fills up with water, the pipes make this loud grunting sound while its filling the take up. The carpets are disgusting and they wont do anything about it, I even have my own carpet cleaner I use about 3 times a year. I would call the office but I have made a record of all the stuff that needs to be fixed and I will let my lawyer deal with it. This place is going to be HUD housing in the next 10 years at the rate its being run. You would be better off living in your car that to deal with the SOW! DO NOT MOVE HERE!!!!!!!!!!!!!!! read more

Moved in July 2010 and couldn't have made a better choice. The staff are good people and always say hi. positive Good price for the apartment Staff will work with your needs pool, Gym, Theater, community center Always felt secure for my safety and parking Maintenance folks are thoughtful and leave a note when work is performed quiet neighborhood several police officers live in complex Staff try very hard to get community activities going (picnics, tournaments, and holiday themed parties. they even tried breakfast to go for free on one Friday) Side notes I occasionally hear folks upstairs walking around (apartment living) Theater would have Friday movies, but it just phased out, but you can take your own anytime and they will let you use the room for free. All and all I would not think twice about renting here but Work has me moving to a another state :-( I will follow up with the move out process when I actually move out (deposit, cleaning issues...) Update 23 August 2011 I have recieved my deposite (about 10 days after I moved out) minus the aggree amount (Carpet cleaning and water bill) before i left St Augustine and an very happy with the results (fast, fair, and what I expected. I read others reviews and was amazed that one review was so upset with the office staff change over and problems reporting. Matt was the person I signed with and he was also the one who cleared me from the appartment... If I could give it negative stars I would. Nothing is a constant with this place except for bad employees, and even worse management. Nothing works, in the year I've been here they have gone through more staff than tenants, nothing seems to change the micro managed, invasion of privacy and encroachment of your personal life that seems to be the norm for this over rated facility. If you want to live in an over priced, sub par apartment, and you are okay with the idea that at any moment they may change "policies" and throw away your personal belongings, well, this is your place. My suggestion, keep on looking!!! This piss poor managed facility isn't worth a second glance. Oh, those great amenities that are listed by these other people, good luck with that! Nothing works, the last time I bothered to waste my breath asking when the hot tub would be working again(been a year), the response I got was, "never, we plan on just filling it in with concrete." This apartment complex has honestly been amazing! The other reviews are actually just bad experiences that probably have happened over time. The truth is, the place is wonderful. I have been living here for almost 6 months and I love it. Pros: 1. Amazingly genuine staff and maintenance workers. They are so kind and get the job done ASAP. Whenever they see you, it's not a cold shoulder and a "don't want to talk" kind of attitude. They wave, say hello, and don't mind carrying on a conversation. That makes this apartment living all the difference. 2. Great & satisfying amenities. The gym is awesome to work out in. It has great A/C provided, a lot of exercise equipment. (2 treadmills, 2 step-climbers, 1 bicycle (which I actually think needs fixed.), and other weight training machines. There is a HUGE pool (3ft. 6in-5ft deep), plenty of room for a ton of people whenever. They have a "kiddie" pool for the little ones and it's gated in which helps out the parents. Also, there is a jacuzzi/hot tub (7 ppl max) and when I first moved here it wasn't working, but after asking about it and waiting patiently (which wasn't a problem because the pool totally made up for it) it got fixed! So now everything is working. The outside bathrooms around the gym for the pool-goers sometimes gets messy but it's mainly because it's what it is; an outside bathroom. Can't blame anyone for that. 3. Feeling of safety. Many people are out walking their animals at night, going and coming so you never feel scared to go outside at night. Once before someone strange came to our door and knocked and since we weren't aware of who it was (didn't look to "clean-cut") we called up the Management and they quickly acted on it and caught the person and told him to leave the area, which he then did. Other than that, I feel very safe and warmly welcomed here. 4. Beautiful buildings, up-keep, and walking areas. Most apartment complexes don't have a lot of grass/lawns to walk around (maybe if you have pets, you want that?) but this place has a great area to walk around. The sidewalks are kept clean, grass is kept short and is always looking clean and professional with the up-keep. 5. Basically everything here is pretty good!! But now for the cons... Cons: 1. (Not REALLY a con, ha ha) If you care about a tree or some shrubs falling over from a storm and not getting fixed right away (or, let's say the "right way") then either deal with it or complain, but complaining won't get you anywhere. It's not that big of a deal but has happened in the past. When a storm came, a tiny, non-sturdy tree fell over and was up-rooted for a couple of days before the maintenance decided they would "half-a**" fix it by sticking it in the ground and putting a cement block on it. Hey, I didn't care but the snobby people who care about rotten trees did. To say the least... OH WELL. If you want a better tree out there, you're going to have to plant a new one. 2. The doggy-waste bags get the short end of the stick. Many times I will walk my dog to the post where the doggy-bags should be and there won't be any bags provided because either people take to many, or maintenance doesn't refill them soon enough before they empty. Which leads to the problem of dog shit everywhere. Although even when there are bags, people just become lazy and don't pick it up. I've had the problem of walking in the grass to realize they was about 10-15 huge crap loads that looked like they came from a horse. So if you care about walking in dog shit sometimes to not very often then boo-hoo. Shit happens. 3. The gates don't stay closed all day. They are open for the majority of people to come in, but you get what you pay for and the rent is pretty good plus utility fees. I personally don't mind it, just be on the look-out if you feel like a strange person without a white card has just walked in and looks suspicious. People can also easily jump the fence, by the main entrance located near the pool. I've witnessed people jump over it and hop right on into the pool, but what can you do when it's almost midnight and you aren't supposed to be in there either? ;);) haha 4. Over all, the pros definitely out-weigh the cons and this place is a marvelous place to live, raise a family, stay short term or long term, and you won't be disappointed, of course unless you are one of those "snobby, rotten-tree hugger, shit hater, non-all-day-gated bitches, then sure... feel free to complain, post bad reviews...but just realize most of the people living in this apartment complex are just WAY TOO HAPPY to even write a review because the amenities here take up all their happy leisure time. ;) :P Hope you give this amazing place a try and end up as happy as me. :) WOO-HOO, GO STRATFORD MILLLS!! read more

We've lived here for 2 years now. The previous property manager has left and her replacement is the old assistant manager. During our time living here, we haven't had very many issues. There was a period of time where we got hit with some unexpected financial issues, and the old property manager was very understanding and worked with us. The current one seems to have it out for us and she doesn't bother doing any research before just attacking my family with accusations. We've been reported for not picking up our pet waste, which I personally do. There was no evidence that the massive piles she was complaining about came from my 3lb chihuahua. We've also gotten letters about the mass amounts of cigarette butts down our hallway, but our neighbor is the only one in the hallway who smokes. We've had a burner on our stove that's been out for a year now as well as a crack in the drywall in our daughter's room that has been there since day 1 and has gotten worse over time. We've made multiple reports about these issues as well as bathroom lights that randomly shut off. It took about a month to get someone in here for the lights but nothing else has been addressed. Yes, we have paid rent late a few times, however, we contact the office and pay the late fees. As far as the grounds, they're pretty well maintained. I wouldn't say that this is the most kid friendly place, despite the 2 play areas. They're not allowed to use sidewalk chalk and everyone drives so fast through here, you wouldn't feel safe allowing a game of kickball just in case the ball ended up in the street. The fitness center is nice. One of the treadmills is very loud and randomly stops, but the equipment is nice. The movie room has 8 chairs set up with stadium seating and is a kid friendly place to hang out. The jacuzzi seems like it gets a lot of action as it's almost always ways green tinted with a greasy film on the top. The pool is nice and the kiddie pool is about 8 inches deep. There's dog poo waste baskets that are usually stocked with pickup bags but there's no dedicated dog play area so if you have a dog that likes to run, you'll have to take it to one of the dog parks in town. read more

I lived at this location for over a year and my time spent here was very frustrating. From the first night (encountered a problem with the boyfriend of the tentant living below us who wasn't on the lease leaving my door covered in dents and a broken promise to have him trespassed) to the very end (Unexplained charges to where I kept being told they would have to "look into it" but never received a call back.) this place of business is poorly ran and improperly managed. Repeatedly made up new "policies" to take away any type of recreation a live in community could enjoy. The management staff was of no help and they couldn't keep help. Good luck trying to contact a corporate office to lodge a complaint. They don't exist and the leasing office will refuse to give it to you. The "Amenities" mentioned in other reviews were nice when they weren't broke or not working. Pool Table had a big rip across the felt the entire time I lived there, Hot tub didn't work, pool area chairs had holes through most of the chairs 8 out of the 12 month lease. Had charges added to my lease consistantly and couldn't get a straight answer or a returned phone call explaining in detail. read more

I moved here in January 2013 and it has been a terrible move from the get go! I needed to move in fast due to a job I took here in St Augustine. They took way longer than what they promise to have everything ready for me to move, so I had to stay in a hotel and had my belongings in storage which was very inconvenient and expensive. The neighbors could be better I believe one of mine made a complaint about me not picking up after my dog (there are lots of dog poop all around the place) which is not true at all and i received a letter from the office about that and it made me really unhappy with the management. When the fire detector inspection were done last month the bedroom doors in my apartment were left open giving my dog free pass to destroy some of my belongings and that also made me very unhappy. I have found lots of spiders throughout last week and it scared me so I told them I needed the pest control and so far nothing has been done. To put a cherry on top of my horrible experience here I can hear every step my upstairs neighbor takes and sometimes it seems like he has fell through into my apartment, it is so bad and loud that it wakes me up at night ! :(((( read more
