Very disappointed we paid $$$$ for a vacation spot with a working pool - it had been shut for THREE MONTHS before we got there. Indifferent don't care not our problem attitude at the office which was closed more often than it was open. The building are old and worn out but it was quiet so we tolerated it. As owners of a rental condo ourselves we were appalled at the gall to misrepresent a property and charge a premium for a feature not available. We considered it FRAUD. Love it here! Close to the beach, the staff is very helpful! They can't help that there were other people before them who didn't help. Since I've been here, the staff has turned things around! We finally got the parking lot redone after so many years! The grounds look great, and I'm finally proud to call this place my home. I see the other reviews from the sad and pathetic ex-neighbors (I hope they are exes) and I'm willing to bet that they expected the new staff to look into a crystal ball from the past to determine their current needs, instead of being responsible adults and reporting them. I feel bad for the team there who has to deal with those idiotic adult brats. But as for me and my family, we love it here! read more

DO NOT MOVE INTO THIS NEIGHBORHOOD. Rent overpriced, BLACK MOLD PRESENT on Schooner Court. Office managers are rude and ignore maintenance requests. The only thing i like about this place is that its close to the beach. Not to mention, there were workers replacing the siding on the building next to mine, and I hear one of them say, "AND THEYRE JUST LIVING IN IT!!!" I went out to ask them what they were talking about and it was black mold. All up inside the walls of the building RIGHT NEXT TO MINE. my building has not yet had the siding redone. Oh and the pool is not available to use because of black mold. Would not recommend living here unless you are completely desperate. Even so, get the shortest lease you can. read more

Do not rent at Seaside Villas!!! Worst rental experience ever. Worst property managers ever. Issues with black mold in many units. The windows are original (old) and broken and they will not fix them. The AC units in the condos are the original and several units have almost caught on fire due to circuit board frying. Why do they not just go ahead and replace the boards in all units instead of waiting for them to catch fire. My pre-teen was home when our's fried. It puts out highly toxic fumes. Thank God my child has his wits about him and got out of there with our dog. It would have been disastrous if we had been sleeping. It took them 6 months or more to install a very critical support beam outside my front door that was holding the upper concrete porch up, they never came back to paint it so it looks trashy. The old post is STILL laying in the grass in front of the building. which brings me to... the trash all over the property. It's disgusting.. people put their garbage outside the trash bins, the dumpsters are disgusting, nobody picks up after their dogs, etc. Make sure you have wellies to get to and from your car when it rains. The parking lots flood something fierce, even after a short rainfall. It's so deep, it takes days to dry up. Mosquitos are terrible because of that. The upstairs units have tile floors that are rickety at best. If you live on first floor, this will drive you crazy, if you live on second floor, your neighbors underneath you will hate you. I lived under 2 college kids that had parties every night until 2-4 am. They had a beer pong table in their living room and rolling chairs in dining room. Management did NOTHING about it!! They told me they cannot force them to be quiet?! My next door neighbor went MONTHS without A/C. There is a problem with theft lately in the parking lot. Break ins and a motorcycle was stolen. They have had 3 different property managers since August of 2017. Apparently PM's have come and gone quite frequently for years. The final straw for me was the windows. I am a victim of domestic violence. Aggravated stalking to be exact. I have provided them with newspaper articles regarding the crime and my attorneys info if they need to verify the crime. I made it VERY clear to them from the get go that the safety of me and me son is paramount. They did not care and did not take me seriously. I asked them to terminate my lease due to their failure to provide a safe environment for me and my son and also for failing to provide windows that have operating locks. We lived here for one year. Repairs were never made correctly or in a timely fashion. Our place was listed as 1.5 bathrooms but since we could never get the pocket door fixed between them, we just had one bathroom with two sinks and two toilets. We moved out in November and are STILL fighting to get our deposit back, even though we did everything we were supposed to and the property manager has insisted the check is sitting at corporate waiting to be signed. Where is corporate?? Good question. They will not provide any further info and a web search lists CA properties, but no corporate office. The pool is disgusting! And it was always full of loud parties. Management is hit and miss in the office and do not return phone calls or emails. Do NOT rent from Seaside Villas. I feel sorry for the people that privately own their places in the complex, because Pacifica SD Managements ruins the entire place for everyone. To pay rent, you can buy money orders, pay $2 to pay by e-check or $25 to pay with a debit or credit card. read more

Management: Very friendly and accommodating when you initially sign up. Even when dealing with lease renewal they are very rude and almost incompetent. The lease agreement is a mini-book in which you sign away most of your rights, even granting management the right to enter without consent. They are extremely quick to enforce code on the tenants yet do not provide maintenance unless you threaten legal action. They are very tough to deal with, I cannot understate that. The grounds: The grounds are in desperate need of maintenance, unsightly garbage is commonplace. Management did not fix a burned out street light for almost an entire month. Pot holes are littered everywhere and are never fully rectified. Parts of the parking concrete and the streets themselves are in disrepair. The building: Most of the buildings are in disrepair. Apparently the renovation crews decided to take out the window in the bathroom for some of the units but did not properly seal the newly patched hole, you will see this covered up by a piece of plywood most commonly. Random wires hang from some of the buildings. Painting to cover up cracks is usually not the same color as the building. Do not expect window screens. The apartment: The renovated apartments themselves are very nice, with the exception of the air conditioners. The A\C units are unable to cope with the hot summers of Florida. Mine was only able to keep the unit at around 80 degrees in the height of the summer. I had no major issues with the apartment other than the A\C, but to reiterate management refused to fix this (probably because they know it will take a new A\C unit) Other tenants: Despite what other reviews have said, the tenants are mostly nosy older people. There are a few younger tenants but it is mostly older people who are quick to complain about anything. The cops are at Seaside Villas on almost a daily basis for some form of a noise complaint usually. There have been several bottles thrown in the parking area. This is the low-brow section of St. Augustine it would appear. A good number of the tenants around where I lived never left their apartments - old and grouchy. Would I recommend anyone rent here? Absolutely not, I would stay away. They are simply trying to fill units by any means necessary. Management is rude, maintenance is non-existent, other tenants are nosy, and trash is common. So if you like living in filth, this is the place for you. read more

The apartment units at Seaside Villas are a horrible mess and a nightmare! Everyone is right! Do Not Move Here! But allow me to speak about the Property Manager. Penny, the Manager of Seaside Villas, did absolutely everything in her power to find me a unit that was clean, in good working order (air conditioning being a hard thing to find), and generally situated to my liking. She is operating with one arm tied behind her back. She is working for a corporation that only wants the rental money and will not do anything to earn it. I saw this apartment complex on Zillow, in Santa Barbara, CA. I rented a unit based on the photos. My parents loved St. Augustine. I've been there dozens of times. I wanted to live there very badly. I drove from Santa Barbara to St. Augustine to rent this horrible apartment! Penny showed me 4 different units. Not one was ready for move in. While I waited for one to be cleaned, or fixed I stayed at local hotel. Penny ordered a brand new air conditioner for the last unit that I said I would take. She did it within 18 hours. Unfortunately, the so-called on-site "expert" maintenance guy didn't install it properly. I was going to clean the unit myself on Saturday morning the day after the new air conditioner was installed. It wasn't working. The motor wasn't spinning out back. And it was 82 degrees inside. Mr. Expert wants me to believe that a brand new air conditioner unit can only cool down 20 degrees. It isn't going to cool anything if the motor isn't working! Penny is an asset to this defunct corporation. Although I do not know Penny except for the almost 3 weeks of trying to rent here, I wish her the best of luck, and hope that she has the good sense to take her good work ethic elsewhere! It really is not the Managers fault that things are so bad. She gets paid by the hour like most of us do. The bad guy here is the spineless Corporate person using her as the fall gal. Be cautious if renting here. We had so many problems we assumed they would refund the deposit, but they did not. My daughters ceiliing light fixture did not work the entire time she lived there for a year. The apartment was not cleaned until a week after they moved in! The apartment was much cleaner when they moved out then when they moved in, but they still charged $100 cleaning fee. It took Seaside Villas 2 1/2 months to mail the small amount of deposit they did get back. Also the water pipes are old and leak outside under ground and you are responsible for paying St Johns Utility bill. This happened twice and both times over $200. Eventually they did reimburse us. read more

I would not rent here unless you know for a fact that everything is perfect working order. The property is poorly managed as far as my experience of living here for nearly one year. The air conditioner inside unit is from 1985 and stops working every few days, it truly needs to be replaced. It gets HOT. There are no screens on the windows so there is no relief that way. It takes management forever to respond and there is only one maintenance worker on staff. The location is great and the pool is nice. I would have liked to stay another year but I'm just afraid I will continue the battle of trying to have things repaired. They seem too interested in just getting the units filled. There has also seemed to be an influx of the young and rowdy (fireworks, yelling, etc.) late into the night. read more

Don't rent here. Don't stay here temporarily. Just stay away. We are remodeling our home and have spent the last 3 months here. I am so, so, glad that our home is almost done and we can leave this god forsaken place. I could not imagine being bound to a lease at this place. It is horrible. Don't let the details fool you-they may say the units are remodeled, etc - don't believe it. It seems as though every single appliance was used and complete garbage. In 3 months, they have repaired the dishwasher, replaced the garbage disposal, and replaced the microwave. The A/C barely works - and yes, even in February, it is HOT. The closets are cheap bifold doors, that are presently broken. The walls are PAPER thin - as are the ceiling/floors. You will hear EVERY noise imaginable - neighbors having sex, loud music, even walking (especially if downstairs). The location is good, the community is horrible. I would NEVER recommend anyone I know (or don't know) or anyone I care about (or don't care about) stay here. read more

There were several drug arrests, cops were always patrolling the complex, it was always loud, and I never felt safe. My sister and I have lived in Seaside for 6 months now and it has been the longest 6 months from hell. The day we moved in, the master bathroom was completely undone, and when we turned the water on the same day (small fee of $25), the entire bathroom flooded and we couldn't use water for a few days. This was just a preview of what was to come. Sure, the place looked "luxurious" but upon further inspection, you could see where shooty work was done to make a place look and feel expensive. The plumbing was apparently messed up and slowly caused mold to grow in our apartment. The mold kept growing back despite attempts to clean and even remove the wall. The (not-so) nice office staff finally acknowledged that we in fact had a huge mold problem and so graciously offered us to move into another crappy apartment. Not counting the money it cost us to switch the utilities to a new unit, we were still expected to pay $975! We are very happy to be out of a nasty moldy apartment, but now have newer problems like the AC not working, the garage disposal quit working and now stinks, and my master bathroom toliet runs all day unless I turn the water off and on each time I use the restroom. So just please spare yourself the heartache and do not rent from Seaside Villas. I am on the verge on contacting a lawyer. read more

The location is great, the landscaping is great, and the one maintenance guy is good, but other than that, it sucks. New management (James/Amy), blame Sonia for everything, which part is, but not all. It takes forever to get anything fixed that's not an emergency. The non-renovated units are styled from the 70's, AC units are unreliable, and buildings literally have big holes in the stucco around the bottom for rodents and bugs to get in through. I have talked to several tenants who have had the same problems, some even worse with infested roaches and mold. I was moved into an apartment that still had a week's worth of work before it was livable, but they made me sign the papers before seeing the actual unit because they were still installing flooring at my move-in time! Over all, if you can get a renovated unit, it MIGHT be worthwhile, but management is terrible and you should look elsewhere. read more
