The pool and gym facility are well maintained and beautiful. LUCA is set back from the entrance ensuring privacy and heightened security. The location is convenient to US 1, 312, 207, and A1A. Churches, hospitals, beaches, shopping and errand-running is minutes away. And finally, the management staff is outstanding. There, pleasant, accommodating, and go out of their way to assist. We've been entirely happy with our decision to rent here.

Since moving in, we've experienced numerous serious issues: * Flooding due to poor plumbing construction * Peeling cabinet surfaces and cheap flat paint that rubs off if you try to clean the walls * Trash piles up regularly, and the compactor is often broken * Unsanitary and unsafe conditions: individuals were caught engaging in sexual acts in the pool restroom -- while children were present -- and there were no consequences * Discriminatory pricing: Non-local residents are charged $500+ more per month than locals (confirmed by other tenants) * Broken amenities with no compensation -- even when none were available, management refused to adjust rent * Complaints are met with excuses and outdated lease terms from a property name I never signed under They hide behind weekly food trucks and "community events" to mask the dysfunction. BOTTOM LINE: This place is mismanaged, overpriced, and unsafe. Do not be fooled by the photos or fake marketing. Stay away from The Luca -- you deserve better.

Management is non-responsive to problems and issues we experience, and they avoid responsibility at all costs. This used to be a nice place and was managed responsibly. Now it's a joke. Residents are disillusioned and tired. As mentioned by other reviewers, workmanship of the houses is extremely sub-par. I actually found a stick shoved down my bathroom drain instead of the appropriate materials necessary for the job. One positive thing I CAN say is that security is top-notch. But if you hate where you live it's not much consolation.

I am quite confused about the attitude of the person who answers the phone at this park. After I told her that I wasn't ready to move for a year. She came back on the line and said that it wouldn't be to my benefit to look at the homes in the park today because the prices and interest rates would be different in a year. I explained that I wanted to see the inside of the park and drive around and kind of get a feel for it, but still she persisted and said I should just go on their website and look there. I honestly don't want to move into a place like this where the park manager can't be bothered to show me around for 30 minutes to see this place. the website is really nicely done and they have virtual tours up there, but I can't get a feel for the community on a website. I feel like if this manager is too lazy to show me around then why would I wanna live there in the first place and what's to say that I wasn't going to just buy a place while I was here. I said I wasn't ready to move in for a year, but if I saw something that I liked, I could very well have purchased it. if you're thinking about living here, I would proceed with caution.

this was the WORST management I have ever dealt with in my entire life…read more Due to family and work issues, we had to immediately break our lease so that we could move back home and handle them. We asked them EXACTLY how much it would cost to break our lease and they told us a certain amount that we would have to pay and then proceeded to say that we were getting our security deposit and prorated rent back. I clarified on MULTIPLE occasions so that no random expenses would come up after we had left the apartment that the amount they told us was the ONLY amount we would have to pay. Come to find out one month after we left there was an addendum they forgot to mention. So not only are we NOT getting our prorated rent and security deposit back... but we have to pay an additional $2685 because of the discount we got when we moved in. On top of this, they tried to charge me an extra $200 for extra pool wristbands that we never received, and I tried to inform the property manager, Allison, that I had not received these and instead of checking to see if that was true she passive-aggressively kept telling me she was certain she gave them to us. Got a text from her 2 hours later saying she found them in her drawer. Totally unprofessional and borderline scammers. If you are in the area PLEASE consider living somewhere else. Getting your security deposit back is pretty much like a 1% chance. One of our neighbors got charged for pee stains under the carpets they tore up when they never even had a dog living there.

The noise from the apartments above are like sound tunnels. The cupboards are peeling their stickers, the appliances don't work and you are lucky if they replace, or fix, them. Their is rust on everything metal. The floors are dirty. Animals poop on them. The elevators, and hallways smell bad and the floors are dirty. The front of the building is maintained, but the sprinklers don't work in the back, the gates don't lock, the gates bang at all hours, the dogs bark at all hours, there are loud gatherings....and with all that.... the management is by far the worst part of this place. People break their lease if they can afford to because this is so poorly run, and issues are not addressed professionally. Last week the manager harassed and humiliated one of the tenants on the EMERGENCY tenant chat, stating that if they smelled bad and did not improve their hygiene, they should not come to the gym.

Living on the edge of a preserve, our backyard was tangled with overgrown brush, vines, and dead/dying trees that needed careful handling. We lost a pine tree to strangling vines and didn't want to lose another so I called Jason with Old City Tree Service, who was recommended by a neighbor, and from start to finish, the experience was outstanding. Jason was highly professional and responsive right from the initial consultation. He came over for an estimate for the work we needed and clearly explained what needed to be done and why including information on the different species of vines that were causing all of the problems. On the day of the service, the crew arrived on time and were equipped with state-of-the-art machinery that made quick work of the large mess in my backyard. They were super efficient, managing to clear the area much faster than I anticipated! Post-cutting, the clean-up was impeccable. They left the area cleaner than it was before, with all debris cleared and hauled away. The light that now fills my backyard has transformed the space completely and I can actually see the beautiful trees and palms that were covered by all of the vines! What truly sets Old City Tree apart is their commitment to customer satisfaction. Jason checked in with me after the service to ensure that I was satisfied with the result. Their fair pricing and professional demeanor were just the cherries on top. I wholeheartedly recommend Old City Tree Service to anyone looking to manage their tree issues responsibly and efficiently. A big thank you to the team for making my backyard beautiful!
