    I moved into a house that had a very tight (8-12") crawlspace where the moisture rotted the floor…read morejoists to the point of cracking. Due to the limited access and uncertainty of how much damage existed, many companies took one look at it and didn't want to bid it. Tim was able to come up with a plan to create an access, dig out the crawlspace, repair the structure, seal it against moisture, and re-insulate it. His team did a great job in the time expected despite finding more damage than was planned. I had his team come back the next year to fix similar issues in other areas of the crawlspace on a much larger scale. There, we found many more issues that were unexpected including structural flaws and water line leaks. Thanks to his team's broad skillset, work ethic, and knowledge a huge amount of work was done in as short of a time as possible. Tim was also helpful in suggesting options to save time and money on the project by me bringing in side labor apart from his team's work. The house was torn up for this project, making their commitment to getting the job done correctly while also dedicating 100% of their time to my job was invaluable. Projects like these where the amount of work is unknown leaves the homeowner vulnerable to being soaked on cost, work that is incomplete, or a project schedule that drags on and on. I found Tim to be very reasonable in setting expectations as best he could, getting us to a solution, and finding a fair way to set his prices so his team wasn't working for free and I wasn't overpaying.

They prepared the site to ensure dust and debris was kept to a minimum and cleaned up the site upon completion of their work. After work was completed, Eric explained what they did and answered any question I had. I would highly recommend Frank's Basements to any individual needing similar work done.

    So far not so good. Sales person Chris Twarzak omitted work to be done on the contract. People,…read moremake sure you read not just sign. Floor drain in low point removed and not replaced. Also no clean out on that wall. I'm told the sump is the low point. Hard to get water in when it's built up higher than the floor level. I have water lines that need draining before winter and it goes onto the floor and it pools up nowhere near a "clean out". If it's only a "clean out " why is it sloped downward? I guess that explains why its at a point the water doesn't go to. Not a drain. Grr. Also my water intrusion shot right past the bright wall and created a pond nowhere near a "clean out " coincidentally the area the water pulls up at is where the drain used to be before they removed it. Also, during the recent heavy rain for days, if you look in the inspection, clean out port, there is no water flowing. It does not follow the drain tile. It's beneath it. Their solution to water pond in the low area was to build a dam to prevent
