Worst apartments ever! A few of the workers in the complex excluded from this post. I moved with my sister on September of 2025. During move in we had someone professionally clean the apartment as there was mold all around the windows and dust everywhere including the vents.I was 7 months pregnant at the time and didn't feel comfortable dealing with mold. Two months later I had my baby, and a week after that it was truly a nightmare. November 21st of 2025 I put in a maintenance request because my bathroom sink was backing up with nasty black water. The maintenance guy came pretty quickly to address the issue, but by the time he showed my kitchen sink also was backing up. He fixed the draining issues in my bathroom sink but for the next couple of weeks we had to keep putting in maintenance request for the kitchen sink. We also had to call the emergency maintenance number a few times due to the back up almost spilling over. Finally in mid December management decided to call a plumber. For almost a month (11/21 to 12/17) while I was recovering from giving birth and caring for a baby who's not even a month old yet, I was home surrounded by the stench of sewage. On 12/17 my sister and I where told we where going to be relocated temporarily to one of their other apartment complex Lakeshore Apartments while the plumbing company did their repairs. We where there for 2 days without hot water or the heater working. We where then moved to another apartment complex Greystone Apartments. We where there from 12/19/25 to 01/09/26 and from there we where able to move back into our apartment which was left filled with a thick layer of dust this includes all of our belongings including my child's things. While we where relocated at the other apartment complex my sister and I decided to contact management and made a request for a rent reduction or rent credit due to the huge inconvenience this caused my sister and I. We included time stamps, pictures, quoted the lease agreement. We where put off multiple times until I requested to speak with someone in higher management, which is when I came in contact with Arlie. Arlie is one of the most unpleasant people I have ever spoken to in my entire life. (Not an exaggeration) she was rude, condescending and not one bit helpful. She tried to make it seem like she was doing us a favor by providing us a "nice lake view" at the Lakeshore apartments. I couldn't care less about the view incase anyone was wondering. When I addressed my concerns to her and reiterated what I was requesting, she then again mentioned the great view. The weeks following this we exchanged a number of emails until finally we where told we would not be provided with a rent reduction or rent credit despite the fact that we continued to pay all of utilities and other bills that come along with the apartment. But hey, we where offered a gift basket. What kind of people don't have one bit of compassion for a new mother who while trying to heal had to smell that stench for a month and then had to relocate with her new born baby Twice. Truly one of the worst experiences I've ever had in my life. I hope this saves someone from having anywhere near the same experience my sister and I have had.

The vague and unhelpful invoices

After 3 years at Stonegate It's disappointing to have to leave a review like others on here but I don't want anyone else to be surprised by the management's behavior. Despite returning the unit in a great condition (validated by multiple property managers from other apartment complexes) & (minus a little carpet spot that we anticipated a small distinguishable extra fee for), we received multiple $130+ deductions from our deposit. After jumping through hoops to receive the vendor invoices legally obligated to us, there were no separate fees distinguishable from basic cleaning rates that were vague, broad, and incorrectly labeled. Therefore they were completely unable to explain how they came up with the Random ~$130 charges relative to the invoices. There were many other uncomfortable situations with the management throughout the duration of the lease as well: A few months in we complained about unmanageable mold overgrowth in the bathroom that appeared to be seeping out from behind the shower panels and fixtures, as well as inadequate ventilation, to which maintenance said "all units have mold in them, but we're going to come take care of this because you guys take good care of your unit". The maintenance and management frequently gaslit us about issues, such as when our AC broke in the middle of a heat wave (115°F outside) and told us it was working fine and that we just needed to close our blinds during the day (which we always did) despite it being 95° in the apartment with the AC set to 58°. After 5-6 days of insistent emails and office visits, they gave us a portable (which did not alter the apartment temperature at all, nor was it designed to cool a space of this size) and sent out a technician a few more days after that who immediately confirmed that the unit was busted and replaced it. Not to mention a massive bee infestation on my patio that they did absolutely nothing about until there were thousands of dead bees piled up in the patio of the unit below me. Furthermore don't bother asking maintenance for help, since their solution was to fix everything with a poor silicone caulking job. The kitchen floor was peeling up, they fixed it with caulking. Roaches were coming from under the dishwasher, they caulked a peice of plastic to the from of the dishwasher instead of plugging their entrance behind it. Mold was seeping into the tub, the caulked over it. Beware of a poorly lit parking lot ( which you also have to pay for if you need more than 1 parking permit), my car was egged, and my roommates car was broken into. Also be warned about the hefty utility fees, which is ironic considering the utilities frequently have problems (see the recurrent hot water notices below). The renewal rates are also incredibly steep and only reflect a few dollars off market rate--there is little incentive to stay. Lastly, the apartment complex cycled through staff like water over the duration of my lease (though they may have slowed down for now), I've dealt with Anne-Marie, Jessica, Jazmin, Allie, Jahnai, Sabrina, Amy, and Ryan, but no one seems to be able to build good rapport with the tenants here. I wouldn't put it passed them to respond to this review and try to defend themselves, they tried in our conversations but my concerns and arguments mostly went over their heads. The whole thing feels like a cash grab since they have so many empty units.

Mold in the washing machines

TERRIBLE. Do NOT live here. RATS got into my car engine and chewed my wires and cost me a total of $1,200. And I saw a dead rat once in the middle of one of the corridors but I figured it was a random Davis thing. No central AC system despite us asking the manager about it and her confirming there was. It's just an awkward wall unit that does NOT reach your bedroom and often smells like mold. They "checked" it once but the moldy smell persisted as "everything looked good." Pipes are VERY old so they had to repair our unit and left us without a working toilet for a whole day, no offer for a hotel stay. The repairs also led to them using way cheaper materials than were originally in the unit and I would post pictures but we fear retaliation as we've not received our deposit back yet. In the past year, they had to cut our water from 9am-5pm due to neighboring unit pipe reparations three times. All of which the water was inaccessible for way past 5pm. Laundry units are ALWAYS broken and smell like mold. 2 washing machines have been out of order for TWO months now. With the crazy increase in utilities fee, one would think these basic communal amenities would be up to date?? Parties are obnoxiously loud and they don't enforce pool hours so a many people take advantage of it to the detriment of everyone who lives near the pools. We were once woken up to 2 girls having a screaming match outside in the corridor, they were leaving a party. Reached out to management about it once and they did nothing about it. We renewed our lease once because we were "offered an off market price" which was "saving us $100" but we ended up only saving $25 as the amenities suddenly jumped from $50 to nearly $100. It's just not worth renewing here. I highly advise people to not live here. These terribly kept apartments are not worth the crazy prices they're pushing. You're better off looking elsewhere. I've lived at the Arbors since 2018 and it's been nothing short of perfect (I'm not exaggerating)…read more I'm writing this review not because the other reviews did not do it justice, but because I didn't realize how great this apartment is compared to other apartments in the Davis area reviewed on Yelp. There is no wonder why people literally wait 12 hours to reserve an apartment in-person on lease day. Pros: -The management is professional and responds quickly to maintenance requests. -The apartment complex is clean and the apartment itself is spacious. You really get what you pay for. -Laundry facilities, pool area, fitness room, and clubhouse are all great and clean. -There's enough car and bike parking. You get one permit for each bedroom. -Sacramento Elite guards the complex at night -Located right next to bus lines -Located right next to In N Out Cons: (honestly these are not even the worst problems you could have with an apartment) -You can hear noise from neighbors walking outside and upstairs -The train constantly blows the horn as it passes (but you get used to it) -Bikes get stolen constantly (this happens everywhere in Davis) -There is a large homeless and drug addict population near the train tracks and In N Out (like you literally can see them shoot drugs)

DO NOT COME HERE!!!!!!!!!!!!! Absolutly worst place ive ever…read morebeen in keeping it short to get the point across 1. mold in the apartment walls and we got sick 2. maintance left a huge hole in our wall and tried to leave it there over night when we had $1000's worth of equiptment and our cat in the unit 3. they dont clean the common area unless called out (multiple used sex toys and items left in common areas when they had notice of it and did nothing for 2 weeks 4. staff and manager (krissy) are VERY unhelpfull and dont care about the tenats there and was caught lying to us on multiple ocations 5. our catalitic converter and our bike was stolen in the parking lot and the staff didnt do anything when the report was filled both times when we pay for security on the premisis but it just "parking athority" 6. we have noted on our paper work "do not enter without premission" yet they were caught a handful of times entering the unit without our say PLEASE take this review in consideration when your are planing your move. ive had bad experences when it comes to looking for units but beleive me when i say THIS IS NOT A VIABEL OPTION (UPDATE TO RESPONSE) Kristy, we have reached out to you multiple times to you and your team and to no avail and I strongly disagree to your response to this review. You say that you and your team really cares about your residents but all people say about your team is about your baked goods you make, nobody cares about your baked goods. What they really care about if they are paying way too much for a unit is for that unit is to not have mold in it, appliances that are not 40 years old, ACTUAL security and not parking authority, punctual and practical response to a problem and not scripted messages that just basically tells your tenants "your problem and not mine" Also we were comming from another tandem apartment and expressed our concerns about that but YOUR TEAM responded with "that is our stepsister location" and " we are like them but not like them" We have expressed our concern and I really didn't want to put it all on blast like this but I don't want others to suffer that are in a more desperate situation that are just trying to find a place to call home (UPDATE because I was forced to) Sence someone doesn't believe me pictures were posted of some of the situations and their descriptions

And not to mention the awesome and quick maintenance team. Sergio and Rafael helped a lot in any quick repairs and Roberto even helped repair my bike! Morning cookies and coffee are always a treat! Apart from a bit far from campus, I really enjoyed my stay!

Ray and Pat in the leasing office are always friendly and easy to talk to/work with. Joe and Edher are really good with maintenance and usually come fix things same day or next day with no problems -Excellent location: walking distance to campus and literally right next to the U-mall/Trader Joe's -Bedrooms/kitchen/bathroom are a good size and washer/dryer in the apartment is so convenient. Also have access to printing in the leasing office -Only downside that I can think of is possible bike theft. I keep my bike inside just in case, but there are a lot of sad bikes around here with missing parts. But that's everywhere in Davis, not Sycamore Ln Apartments specifically. Overall, well worth living here.

great location, nice apartments, and great office staff!…read more I've lived here for 2 years and I am planning to continue this for as long as I live in Davis. The apartments are located across the street from the UCD campus, and are literally next to trader joes, starbucks, and many restaurants at the UMall. I pay a little extra to have a washer/dryer and central air and heating and it is worth every penny. The apartment is very clean and well kept, the managers and staff are incredibly nice (they offered to bring me food and oj when I was sick). The price might be a little higher than other apartments in Davis but the quality of the apartments and location make it well worth the cost. there is a clean nice pool with BBQ grills and a small gym with treadmills, ellipticals and a universal machine. parking spots are spacious in my opinion, there is a good 4 feet to the next car on either side of my Honda civic right now. Summary: Great location, clean and convenient apartments, incredibly nice managers and staff, and competitively priced rent considering all of the benefits of living here. You won't be sorry you chose this location!

I figured I should post a review with pictures because their website lacks pictures of every room…read more This place is amazing. If you are a Davis grad student, I highly recommend checking out the Atriums and be early to apply (as early as February I believe). The apartments are in a building with key access so you'll have extra security. You get your own parking space included in the rent. It's right across from Trader Joe's, so I walked to get my groceries every week. These apartments are nicely maintained and my studio was extremely clean, looked barely lived in. A major highlight is that management and maintenance are quick to respond and are on site during normal business hours (maintenance is available 24/7, I called at midnight once to report a leak I think and they answered). Also, I had guests pretty often and they were always able to get a temp parking pass. Pictures are of my apartment after I moved out. FYI, I had a studio apartment, which is only called a studio because of the open floor plan; it's basically a one bedroom for the price of a studio. The only issues I can think of are the grout or caulking in some areas weren't perfect, the oven seemed to be old (I had to deep clean it when I moved in and it never looked brand new), the condensation from the AC drips into the tub and that water stains the shower and tub, leaves get blown into the patio pretty much every morning, and the frat houses are a slight noise disturbance (they blast music all day and I would always hear voices outside my patio assumably walking towards the frats). Also, the laundry was coin operated, so that is a pain, but at least the laundry room is in the building and you can get coins across the street at Trader Joe's. But these are all minor issues, they never ruined my living experience. I loved it here and miss it already.

It's very conveniently located in campus and in town…read more It's especially a great choice for graduate students and difficult to lease due to a large demand! Tim was a great guy who saved my life on many occasions! He was always on schedule, fixing everything I needed and suggesting me what's more required fixing in my house whenever he came. Tim was also great friend to tell me about US culture and California! (I'm an international student) I would have stayed here forever, if I wouldn't need to move out of Davis.
