I lived here for about 9 months, in that time I found mold growing inside of my walls making them soft, black mold all over all my window tracks, and even a plant literally growing inside the window panes. I asked them to fix it and they said to put bleach water on it and I should be cleaning it myself. I called a professional and they tested for mold and the test came back as extremely positive for the kind of mold that causes health issues and can infect anything close to where it was growing. I needed to throw watever was close to the mold areas away, bathroom mats, bed frame in the bedroom (because there was fabric on the bed frame) I sent them the report and they said they needed to have their own "inspector" come by and test. Their report came back saying supposedly there wasn't mold. It was even growing inside both toilets in the apartment due to sooo much of it in the air. My 1 year old, my husband and I got respiratory illnesses and didn't understand why. They refused to remediate the mold and acted as if there wasn't a problem, and if there was it was due to my not cleaning my apartment. Then they hired a new manager who had no idea of this problem and by then I told them I needed to move out, I couldn't just live in that kind of environment with my baby any more. When I moved I completely hand scrubbed THE ENTIRE APARTMENT MYSELF! It took me two days. And left the place spotless. Took pictures of every inch and sent it to the manager. They wouldn't give me my deposit back and said they had to hire a professional cleaner to come clean because it was filthy. And paint the walls due to marks, and replace window blinds, i was sooooo upset. To top it off they expect me to pay for the "balance" of the amount of rent I was expected to pay for the remainder of the lease I would have been there if I stayed in that place and continue to be sick. I wouldn't have to pay if they could find someone to rent the place right after I left. (They didn't want to fix the mold just put someone else in the apartment) This place is disgusting and I was really disappointed in the way they handled everything. There are other neighbors who have an even worse mold situation than I did, their cat died from respiratory problems due to the soft walls ect. The apartments refused to fix!!!!! I was shocked. The amount of money I was paying them for rent is CRAZY. And for them to not fix such dangerous things for their tenants is outrageous! I never would have moved there if I knew this kind of thing was going to happen. I can't stress enough DONT MOVE THERE!!!!! I couldn't understand how they were trying to turn it around on me, like I made it so the mold made the walls in my bathroom soft, from cooking in my kitchen? If I could give 0 stars I would! My husband and I have had a wonderful experience living here. It is clean, the staff are friendly and maintenance always completes our workorders with in a day. I love my peaceful mornings meditating and drinking my morning tea, watching and listening to all the birds enjoying the cool morning breeze. I love looking at the lake while I lay in the sun by the pool. My husband and I were only going to stay for a year, but now we don't want to leave. Everyday feels like we are on a vacation here. I had an awful experience living here. I see another review that does a good job explaining the mold issue- I clean the place regularly with a bleach that is rated to kill black mold, it comes back like clockwork. The management are completely inept, they do not take accountability for any of the issues that they are responsible for. There are residents who leave their garbage on their front doorstep, and will leave it for days, which is obviously a public health and safety concern, it also violates city code. I have many more issues with the place, but, you get the idea. Renter beware. It is a terrible place to live. read more

Now that I no longer live here, I feel the need to update my review of this place. Specifically would like to warn anyone of the major health issues this apartment (maybe specifically my unit? Not sure) caused to me. Pictured is the mold that would grow on our bathroom walls after intense, regular deep cleanings. It grew back rapidly and when I emailed the leasing office about it, they stated "fungi is normal and you need to clean your bathroom more." They also stated it's "like a greenhouse in here" during our move out inspection. Yes, a giant ventilation problem indeed. I suffered from intense, frequent rashes all of my body for the entire time period I lived here. Frequent sore throats which I had never had in my life. All of my symptoms disappeared shortly after moving out. I can't know for sure if this is related but whatever was on these walls can't be healthy... This place was truly not healthy to live in and disgusting at best. It needs serious improvements if people are going to continue to live here. read more

I've sent them to court over issues regarding the handling of our security deposit and it sucks. They have strict policies about what u can't wear to the pool on their lease and they send you constant notifications via phone and email about any little problem they have that most of the time dosent even involve you. read more

I love West Davis! I lived at Lakeshore during the 06-07 school year. I shared a 2bed/2bath with 3 other girls. The good things: (1) Very quiet. (2) Nice management. (3) Prompt responses. If we had a problem with the apartment, they sent someone out to fix the next day. (4) Nice floor layouts. Although the place has three levels, each apartment is only 1 floor. Therefore, you have no stairs in your place. I lived on the first floor and it was nice not having to move furniture up and down any stairs. (5) Lots of room. The bedrooms are fairly big and the bathrooms are nice too. The shower/toilet is actually separate from the sink area, which is nice if you have two people getting ready in the morning at the same time. In my apartment the master bedroom had two closets with slide doors and one regular closet for shelf storage. The living area and kitchen are also decent in size. (6) Good parking. Most apartments have a reserved parking spot and then there's general parking. If you still cant find a spot (late a night) then there's plenty of street parking. The bad things: (1) During the time that I was there a lot of construction was going on. It happened Mon-Fri from the morning until the evening. On the days that I didn't have class early, the sound would wake me up, which meant that I was only able to sleep in on the weekends. (2) Our apartment was very humid, and thus mildew/mold started growing in the bathroom and near the windows. I'm not really sure why because we used the fan when we showered and we kept the windows open. read more

Lived here for three years. In the context of Davis, these apartments are close to as good as it gets. However, most apartment complexes in Davis are, to put it kindly, very old and not well maintained. So, I'd definitely put this place on the higher end of what's available in town. Pros: Price - it was on the lower end of the price range for Davis at the time we lived here. Fairly affordable for two, even on a grad student salary. Location - The lake is of course nice, we went out there just to admire the view on nice days. And we really liked that Lamppost was right across the street (best pizza in town). We also liked that it was away from the bustle of the university, much quieter than places closer to campus. Management/staff - the on-site staff we worked with, Rose and Jordan, were friendly, helpful, and professional. Easy to call, e-mail, or drop in with an issue and expect a quick response, and they knew us by name. A miracle for most apartment complexes! I also appreciated that they worked with us to get treatment from pest control (which unfortunately we had to many times), and to make the unit more accessible after I had surgery. We kept our place very clean, and got nearly all of our security deposit back. Appreciated that as well. However some issues with this complex (see cons below) are probably due to be addressed, which management at some level should take responsibility for. Maintenance - Fast and friendly. Those guys bust their asses running around the complex all day! Cons: Cleanliness - Upon move-in, our unit was very dirty. As though the floors hadn't been mopped in three years. Dust/grime on cabinets and crazy mildew in the shower. We ended up having to delay move-in so they could clean more thoroughly, and even then we did a fair bit of cleaning ourselves before we felt comfortable sleeping there. Age - The apartments are increasingly dilapidated. Windows are dated with poor insulation and seals, water condenses from them nonstop regardless of the season and drips onto the windowsills, a breeding ground for mold. Water leaks from pipes or sink overflows occurred a handful of times from either our unit and the upstairs unit, causing water seepage into the walls/under the floors that was not properly addressed. I predict water damage/termite issues in the future because of this. We already noticed cracks beneath the laminate, I assume either from water damage or just settling of these very old buildings. Appliances, counters, mirrors, and light fixtures also very dated, though functional. BUGS! - this was a nonstop issue. I have lived in many, many apartments in many cities and have never had a pest problem like we had here. Winter, spring, summer, didn't matter. Ants, pincher bugs, spiders, roaches, crickets, a grasshopper at one point. We constantly had to have glue traps posted by all the exterior doors and they were usually full within a couple weeks. Disgusting. We HATE bugs so it was a big source of anxiety for us. Though, we did live on the first floor, which may have contributed to this problem. And, as I mentioned earlier, this is a widespread issue in Davis as a whole. Difficult to find a complex without it. Although, I should note that the apartments I lived in before and after Lakeshore did not/does not have insect issues. So it is not impossible. Amenities - this complex does have a pool, spa, and gym. However, the pool/spa were usually dirty and we didn't want to swim with leaves and dirt. The gym is only the bare minimum - not much to use. Parking - There is not enough parking for residents. Residents who don't buy a reserved space often need to park on the street, or even across the street. As such, even though we had a reserved space (which we paid for), people were constantly (illicitly) parking in our spot. At least once a week. As someone with mobility issues, this sometimes presented a real challenge for me. We got no less than 5 people towed during our three years here because they did not leave after 12-24 hours. I think better signage that spaces are reserved, and subject to tow, may help this issue. The only signage on many reserved spaces are numbers painted on the asphalt; clearly many guests (or even residents, I kid you not!!!) did not understand the consequences of parking on a numbered space. Which frankly baffles me, but. This is not a bad place to live. Quiet, functional. Good view of the lake. Management and maintenance were responsive and helpful in resolving issues. However, those issues were many. Mostly to do with cleanliness, age, and pests. Higher-up management needs to consider updating this property to address aging and pest-related issues. In a different town, these apartments would probably only get 2 or 3 stars from me. But for Davis, they're high-end! read more

I lived here for about 6 months in 2014. Had to leave before my lease was over due to psycho roommates but aside from that, loved living there. I believe we had the I layout and it was a nice double master bedroom. The pool, hot tub, and gym were great to use. Only thing I didn't like is that some of the residents with dogs sucked at picking up after their dogs so you had to watch where you stepped. read more

As a college student, this is the first apartment I've ever lived in and I can say I was suckered in based on appearance. The building looks fresh and new, the floor plans are generously roomy (they are all flats), and there's a beautiful clubroom (open 'til 4pm) and a lake (which can only be accessed via country club membership). There's also a shopping plaza across the street and its close to many bus lines (~15 min ride to UCD) The manager is generally nice but just clueless. She can't keep track of rent all too well and sent us notices saying that we owe money when in fact we have an amount to be credited back to us. Maintenance is fast and helpful. They also give out ice cream on hot days. You can get a discount for using your unit as a show/model for prospective residents, but the guides turn on all the lights and jack up the electricity bill, basically canceling out the incentive. Unfortunately, you don't start realizing all of the problems until after you've lived there a few months. The bathroom ventilation isn't very good so you WILL get mildewy walls/ceilings, the in unit washers and dryers are about as old as we college students are, and the appliances are just ancient (people still use electric appliances?). The water is paid for, but water flow is very weak. There are a lot of weed smokers here (both recreational and medical) so don't expect to be able to have your windows open without the smell of marijuana drifting through. They also do landscaping every Monday morning around 8, so you probably won't be able to sleep through the obnoxious leaf blower. If you're unlucky, you'll also be able to hear your neighbors above and on either side of you since the walls don't block out sound. The pool is nice, there are many beach chairs and the like, but even on a hot day, the water is frigid due to all the trees surrounding it blocking out the light. Attractive but burdensome. Try other options first since the deposit fee here is really high. read more

I subleased a 2 bedroom apt here few years back during summer, yes all to myself. At first, I didn't really enjoy this place as my apartment was REALLY hot during summer and it was really dark around the area at night. However, now that I have lived in at least 3 different apartment complex in Davis, I can safely say that it was actually really nice living here. Things I liked: -The fact that their pool is right next to the lake. It feels really relaxing, especially right before the sunset. -Management was very friendly and helpful at all times. I never had a problem with them ever -Layout of the kitchen (it was decent sized) -The apartment complex is well maintained -Grocery store and few restaurants right across from the street -Quite and peaceful (most of the time) -Nice neighbors -Reasonably priced apartments Meh, but not in control of the Lakeshore apts: -The bus line is not as frequent as other areas such as North and South Davis -Sometimes it's very dark around the area Overall, I'd recommend living here, if you have a car to get around. read more

It REALLY has a lake.....seriously what did you expect in a place called lakeshore. The Lake is behind the pool and you have access to one canoe and one paddle board. Its kinda a figure eight course with two little islands. Its pleasant and all, just dont go in the water its a manmade lake and its kinda green but the apartments are nice, one of the nicer in davis, but the price is a lil high. good access to the D and K read more

I personally didn't enjoy living here. Although the apartments were nice and it's in a quiet location, I was subleasing from someone only temporarily. I was signed onto the lease and they took the original person off even though they knew I was only there temporarily and the contract was listed for the whole year. I do not understand why they took the original renter off because I was then obligated towards everything with the apartment I was only living in temporarily. When I ended up leaving, it was a whole legal fiasco of trying to get my name off since they took the other person off and she didn't want to be put back on because she was no longer obligated to the place. I just felt like everything could have been avoided if they had made a separate contract for subleasing especially when they know it's only temporary because now I'm shelling out much more money towards this apartment that I couldn't stand living in than I had hoped. And now the roommates are contacting me to give them money to help them pay for their resigning fee when they have to sign the new lease, which is something I shouldn't be obligated to pay since I was only a subleaser. I think the office should figure out this because by taking off the original person and putting a subleaser on the actual year-long lease makes it feel confining and not even a sublease anymore since I was on the actual leasing contract. read more

I unfortunately had a very negative experience with Lakeshore when looking for second year housing. When me and four of my housemates toured in February we decided to put a deposit down to be added to the waitlist for a 3x2. While we were there we asked what number we would be on the waitlist multiple times just to be sure, and every time we were told we were fourth, and that we had a good shot at getting an apartment. Fast forward two weeks and we call to check to see if we've moved up positions at all, and we're told we are sixth on the waitlist. Despite all efforts to explain that we were repeatedly told we were fourth when we put the deposit down, Lakeshore told us that they don't remember ever telling us we were fourth and that there was nothing they could do. I don't know if it was an honest mistake or if something else was going on behind the scenes, but it really screwed up our whole housing plan and we ended up having to scramble to find another place. All I can say for anyone looking at Lakeshore is make sure you get everything in writing before you count on them for housing. read more

Only positive things to say about this place. The staff and management are all very courteous and professional. When we moved in, everything was in working order and looked clean. The layout of the apartment(F model) is great for 3 or 4 people, because there is an extra door between the bedrooms and the kitchen dining living area, keeping noise in the bedrooms to a minimum when people get up. It is very quiet here, and the lake is beautiful. Kinda nice just to know that the lake is there, even though I have never gone on it. The Spa and the pool have beautiful views and were always in great shape(water temp and water quality) The workout room is nothing to write home about but it does have the bare essentials for when its late, wet, and you don't want to hit the ARC or run outside in the rain or heat. Parking is good most of the time, and the overflow street parking is a plus. We lived on the second floor in an F and we did not have to use our heater ONCE during the entire winter. It seems that the heat from the room below or sides of us heated our place, so we probably saved a couple hundred not heating this place :) The D/K/P/Q lines are all within very short walking distance and can take you anywhere in Davis, whether thats express to campus or to target via the long loop, its right here. Sure its a couple of miles of a bike, but to be able to come home to this quiet retreat every day was sure nice! My room mates didn't like the bike, so they are moving out, and I guess I will too, but I sure will miss this place! Great Place!!! Highly recommended! read more

Lakeshore WOULD have been a nice apartment to have lived in. Yes, it had it's problems, but what apartment complex doesn't? Located in the suburbs of West Davis, it's a quiet, family oriented apartment complex, with large, spacious apartment layouts, a pool, and easy access to the D, K, P, and Q lines. It was pricey for what you got, but at first glance, it all seemed worth it. Upon further investigation, however, residents can expect to get little to no cell phone service. Verizon customers beware! I had to talk outside on the phone, which was a problem when you live in Davis and it RAINS part of the year. But that isn't necessarily the apartment's fault, something to do with old building plans interfering with signals received. A tip for those searching for an apartment- ALWAYS check to be sure you have cell service. Always. The repair men were friendly, and were very prompt with doing their best to fix things. Have a problem? They'll get on it right away, and they won't charge anything. Broke something? They'll fix it no problem. And most of the front desk is friendly and as helpful as they possibly can be. But here was the MAJOR hiccup in the Lakeshore Experience: Rose, the manager. At first, a darling lady who is willing to help you through any and all of your problems- a dream come true... if you didn't have any. The first sign of trouble with the apartment manager was when she lost my co-signing papers. I had never rented an apartment before this one, I needed someone to co-sign my apartment so I could lease it. Not a big deal, until Rose loses the papers and then makes sure that you go through the hassle of having them resigned, re-notarized, and resent. Of course, the PROCESS wasn't much of a hassle itself, but getting everything resent when I live so far away from my co-signers was not a piece of cake. Flash forward a few months, and she's at it again. Didn't pay enough for rent, when all of us had DEFINITELY paid our rent. They took it out of our bank accounts and everything. We go to her office, it's cleared. Or so we think. And a few more months go by. We hear about legal trouble with Rose. By now, we are all very skeptical about the manager, and want to avoid talking to her at all costs, but unfortunately, that isn't going to pass. After losing my rent check and almost demanding that I move out a month early (which, I will be honest, was the straw that broke the camel's back), I have concluded that I will NEVER again live in Lakeshore Apartments, and advise everyone who is looking to look elsewhere. There are plenty of other nice places to live in Davis, places that are cheaper with fantastic cell service for ALL services, with managers who are not two faced and will not misplace important things like rent checks, understand that you do not promise the apartment space that people are living in to another person a month early and then scramble to save face, and do not disrespect residents, no matter how young they appear to be. read more
