Lived here for three years. In the context of Davis, these apartments are close to as good as it gets. However, most apartment complexes in Davis are, to put it kindly, very old and not well maintained. So, I'd definitely put this place on the higher end of what's available in town.
Pros:
Price - it was on the lower end of the price range for Davis at the time we lived here. Fairly affordable for two, even on a grad student salary.
Location - The lake is of course nice, we went out there just to admire the view on nice days. And we really liked that Lamppost was right across the street (best pizza in town). We also liked that it was away from the bustle of the university, much quieter than places closer to campus.
Management/staff - the on-site staff we worked with, Rose and Jordan, were friendly, helpful, and professional. Easy to call, e-mail, or drop in with an issue and expect a quick response, and they knew us by name. A miracle for most apartment complexes! I also appreciated that they worked with us to get treatment from pest control (which unfortunately we had to many times), and to make the unit more accessible after I had surgery. We kept our place very clean, and got nearly all of our security deposit back. Appreciated that as well. However some issues with this complex (see cons below) are probably due to be addressed, which management at some level should take responsibility for.
Maintenance - Fast and friendly. Those guys bust their asses running around the complex all day!
Cons:
Cleanliness - Upon move-in, our unit was very dirty. As though the floors hadn't been mopped in three years. Dust/grime on cabinets and crazy mildew in the shower. We ended up having to delay move-in so they could clean more thoroughly, and even then we did a fair bit of cleaning ourselves before we felt comfortable sleeping there.
Age - The apartments are increasingly dilapidated. Windows are dated with poor insulation and seals, water condenses from them nonstop regardless of the season and drips onto the windowsills, a breeding ground for mold. Water leaks from pipes or sink overflows occurred a handful of times from either our unit and the upstairs unit, causing water seepage into the walls/under the floors that was not properly addressed. I predict water damage/termite issues in the future because of this. We already noticed cracks beneath the laminate, I assume either from water damage or just settling of these very old buildings. Appliances, counters, mirrors, and light fixtures also very dated, though functional.
BUGS! - this was a nonstop issue. I have lived in many, many apartments in many cities and have never had a pest problem like we had here. Winter, spring, summer, didn't matter. Ants, pincher bugs, spiders, roaches, crickets, a grasshopper at one point. We constantly had to have glue traps posted by all the exterior doors and they were usually full within a couple weeks. Disgusting. We HATE bugs so it was a big source of anxiety for us. Though, we did live on the first floor, which may have contributed to this problem. And, as I mentioned earlier, this is a widespread issue in Davis as a whole. Difficult to find a complex without it. Although, I should note that the apartments I lived in before and after Lakeshore did not/does not have insect issues. So it is not impossible.
Amenities - this complex does have a pool, spa, and gym. However, the pool/spa were usually dirty and we didn't want to swim with leaves and dirt. The gym is only the bare minimum - not much to use.
Parking - There is not enough parking for residents. Residents who don't buy a reserved space often need to park on the street, or even across the street. As such, even though we had a reserved space (which we paid for), people were constantly (illicitly) parking in our spot. At least once a week. As someone with mobility issues, this sometimes presented a real challenge for me. We got no less than 5 people towed during our three years here because they did not leave after 12-24 hours. I think better signage that spaces are reserved, and subject to tow, may help this issue. The only signage on many reserved spaces are numbers painted on the asphalt; clearly many guests (or even residents, I kid you not!!!) did not understand the consequences of parking on a numbered space. Which frankly baffles me, but.
This is not a bad place to live. Quiet, functional. Good view of the lake. Management and maintenance were responsive and helpful in resolving issues. However, those issues were many. Mostly to do with cleanliness, age, and pests. Higher-up management needs to consider updating this property to address aging and pest-related issues. In a different town, these apartments would probably only get 2 or 3 stars from me. But for Davis, they're high-end! read more
