As a student this a great location, especially if you rely on the bus. Although the distance is a little far, the lines are direct and quick making it very convenient to get to campus. Place is older, and you can see imperfections in units described by other reviews; however the rent is affordable and maintenance and management is quick and responsive. It's a big NO NO to this apartment. I moved in this apartment on Sept. 2012 and moved out on Aug. 2013. I am not the person who expected for perfect things from human. And I had lots of good renting experience and used to get my deposit back. That's why I am extremely mad at the Grove Apt. First of all, they don't give you your deposit back. My friends who lived next door to me got $18 back from her $500 deposit. I got $0 back from my $600 deposit. My friends spent 1 day on cleaning before moving out. And my roomie and I spent almost a whole week on cleaning. We even bought the carpet detergent to clean the carpet. BUT regardless how clean you clean your apartment. They will charge you around $500 on painting the wall and cleaning the whole apartment. My friend and I got charged by the same amount, which means they don't check how clean your apartment is and they just charge every one the same amount of money. When signing in the contract, the manager was really friendly (she even called me after her office hours). But after that, you can hardly find any one in the leasing office during their office hours. They are newly renovated apartments. Yes, the carpet is clean and the wall is painted well. But the fridge is old and thus generate lots of electricity bill. The door was kinda noisy (it doesn't matter,). The paint of white closets was wiped AWAY by wet wiper with water?!?! And if you are the tenant right now, please check the second and third level of the closet in your kitchen. Were they really painted? Be careful! You will get hurt by those small thorns on the bare wood.... If you don't believe my statement. Check the reviews on FPI management. They changed the apartment's name so you cannot find the old reviews of this apartment. But DO look for the reviews of its management company. If you are a tenant right now, remember to take pics of your apartment when you first moved in and before you move out and email your pics to the manager. Ohh, I forgot to say that they tried not to leave you an email address so that you cannot have any written proof to the court. Then just get the signature from the manager. I am a student in UC Davis. I don't lie about who I am since I want others to believe me. Yes, that was my first year in Davis. But I did rent apartment from other cities before. And I used to get almost all of my deposit back except for $75 carpet cleaning fee. If all the other apartments I rented before thought my cleaning was good, then why the Grove is the only one charged me $500? Yeah, they do have a statement saying that they will return around $100 back but I never got it (the statment was sent to my roomie's new address but not the $100 check). I left my address at the leasing office but they never sent me anything. And I called them tons of time and left lots of voice msgs but they never replied. NEVER choose this apartment!!! First off I want to let everyone know that the prices here are almost the same as living in Monterey (where I came from). The apartments are clean and whenever there is a problem, the manager is quick to respond. However, my biggest complaint is how they rip you off with utilities. The rent does not include utilities, and they average everyone's usage and that is what you pay. Not on your personal usage. In addition there is no amenities like a gym or hot tub. The only benefit is that it's quiet with respectable neighbors. If you are on a budget definitely consider the extra $100-$200 in utilities (including PG&E). And don't let the 'free internet' sell you. Intsaconnect is an absolute joke and is always failing connect. read more

*****Updated July 2018***** This is a visibly charming, pleasant, and peaceful community. We've gone through a few on-site managers but all have been (varying degrees of) great. Jessica, the main contact, has been consistently excellent and professional. She's not always in her office and doesn't always pick up the phone, but responds very quickly to emails (which are better anyway because they leave a record for important communications). All paperwork is electronic and user-friendly. The leasing and move-in process is detailed and meticulous but efficient. The craftsmanship in the units isn't perfect (looking at you, kitchen drawer that never closes and range hood that just burps dust), but it's more than adequate. We've also gone through a few maintenance staff but the current guy in charge, Sule, is awesome. Really takes pride in his work, goes above and beyond what's required, and is just an all-around great human being. If you get the chance, share a beer with him or something. He works really hard to keep this place up. When we moved in a few years ago we saw a few bug corpses because there had been a recent infestation nearby. About one year in, a neighbor moved out and sent a fresh wave of roaches into the surrounding units. Both times, the management (very wisely) nuked the crap out of the offending location and completely resolved the problem in less than a week. Jessica also let us camp out with our pets in vacant units during the extermination efforts. Aside from the incessant bird shit and tree sperm in Davis, parking is great. Spaces are plentiful, free, and unassigned. I've never had a problem finding a spot at any hour. If you have a nice car, please consider investing in a cover. For the most part, the neighbors are lovely people, mostly students and families. The ones I've met are friendly and helpful (e.g., when I'm locked out of my unit), and respect each others' privacy. This is all very much appreciated, especially in a college town. We had a problem once with a group of extremely rude, loud, and disruptive students in our building, and when we told Jessica she promptly took care of it. The students left soon after, and peace was restored. One of the best things about The Grove is how pet-friendly it is. That being said, my biggest complaint about the community is that a small handful of residents refuse to follow the rules and keep their dogs on-leash. Of those, an even smaller number have problem children that bark, run, or even bite at everything from the summer breeze to human ankles. Aside from the hazard and annoyance factors, this kind of shit gives the rest of us dog owners a bad name. Jessica tries to rein this in and used to send occasional email notices to the community, but I haven't seen one in a while. I'm not sure what, if anything, is being done about it nowadays. The internet isn't perfect, but it's FREE, and good enough for us. About 95% of the time it meets all our surfing, streaming, gaming, and other needs, though it sometimes slows during busy hours. 4% of the time it's prohibitively slow, and 1% of the time it crashes altogether (the longest crash we've experienced was about 4 hours). I feel like it improved in recent years, though I don't know for sure. In short, don't count on it for that term paper due in 45 minutes; otherwise, it should be fine. We had actually signed a lease to stay another year here, but realized over the summer that it would require an extremely burdensome commute that would be too hard to keep up for a year or more. We reached out to Jessica and asked to be let out of the new lease (which hadn't started yet). She totally understood, thanked us, and agreed to put our unit on notice for rent at the end of our current lease. I imagine our change of heart just created more work for her, but she was completely supportive and made this whole process painless for us. I'll update this review once we've moved out, but I don't anticipate any problems. The Grove has always treated us well and fairly. We're sad to leave and would stay longer if we could. If you're looking for housing in Davis, give this place a look. We've had a great stay and highly recommend it. read more

Half a year later rent has continued to rapidly increased from 900 including everything except PG&E to 1050 three years later with the added costs of water, Garbage and sewer. There were "inspections" where they came into the apartment (with advanced warning) and apparently the only purpose was to make work orders to improve the apartment. We took advantage of this as an opportunity to mention the various fixable complaints we had about the dishwasher, kitchen counters, peeling paint etc. Over a month after the inspections there had been no effort to complete any parts of the work order. I finally emailed management about the paint and it was promptly fixed. However, the dishwasher hasn't been looked at and the counter (which management made a point of saying they would fix) is still left untouched. Not only are things not getting any better the cost just keeps climbing and there are notices about no shoes on the balcony, no plants, no lights etc... Still a nice location but just don't live here... read more

This apartment complex looked nice at first - they recently "renovated" the apartment interiors and had a nice looking website. Sadly, the actual experience of living here has been more than sub-par. The buildings are poorly maintained and the maintenance person is extremely slow to respond (in some cases he doesn't respond at all or just dismisses the request). Luckily I am pretty handy and can fix minor issues myself such as the spotty paint job and wall base that is peeling away from the wall. However, major items like leaking gutters remain unfixed. There are also frequent issues with drains plugging up. One time, my bathtub flooded when my upstairs neighbor took a shower. This issue ultimately was fixed but it was a hassle dealing with the management and I had to call the national FPI management office to get things done. Finally, the laundry room is a huge disappointment with machines that frequently fail or eat quarters. I have to call the laundry management company every few months and I see notes from others about broken machines as well. Even though the laundry company is separate from the Grove's management, they should rethink their choice of contractor. Of course not everything is bad, the location here is great and I like my neighbors, however, I can't recommend this complex to new tenants given its poor maintenance track record. read more

I've lived in my 3-bedroom 2-bath apartment at the Grove for a year and a half now. It's fine, and things have definitely improved since I moved in here. As other reviews have noted, our manager now has an assistant, which means that there's usually someone in the office during regular hours (this was not the case until a few months ago, much to the frustration of many tenants) and the new guy doing maintenance is very helpful. We had a problem with our toilet for probably over a year, and it was finally fixed with a lasting solution. The manager has also helped me out at least once when I locked myself out, so I'm thankful for that. The apartments themselves seem pretty standard for Davis. The walls don't keep out much noise and there are a few projects that we were told would happen (re-doing the front doors for better insulation, painting) that never did. However, the 3-bedroom units have washers and dryers included, which is fantastic, and recently (summer 2015) had the backyards expanded. The management has been very flexible with letting us do what we want with our backyard, and it's great to have the extra space, a window onto a private area, and a few of neighbor-across-the-wall's lemons. At least for the 3-bedrooms, there is also ample covered bike parking. The Grove's location is another plus; it's very close to a beautiful bike path through Village Homes and has an entrance into Westlake Plaza, which has a grocery store, dollar store, pizza, taqueria, brewery (opening soon), and more. It's about 15 minutes to campus by bike or bus, and generally pretty quiet. There's a gas grill and a fine pool, but no exercise room. There aren't any "apartment community" activities here, but the office did offer breakfast foods on the go last finals week. It's also pet-friendly here and there are a couple of parking lot cats that are very sociable. Rent is expensive, utilities are not included, and I doubt that any claim of "free internet" should be trusted (we have AT&T and it's still pretty bad). In 2016-2017, the three of us in my apartment each paid $700/month just for rent, and the rate has gone up for next year. Overall: not the best deal you could find in Davis, but it continues to work for me because of the large backyard, great location, and vast improvement in the service over the last few months. read more

Most of my stars for this come from the location - it's in a quiet part of West Davis mostly populated with families and grad students, and the complex has a private entrance into West Lake shopping center. The P/Q, K, and D lines stop just outside the complex, parking is generally fine, and it's a quick jaunt down the bike path to the Davis Bike Loop. We live in a 3 bed/2 bath in the back of the complex. Having laundry in the unit is fantastic, and we benefit from a large back yard that was expanded in 2015 and is going to be officially landscaped this summer. The units themselves are poorly constructed with absolutely no sound insulation, the windows are single-paned and do little to keep out the cold, and the doors have gaps along the bottom that you can see daylight through. But since this is Davis, that kind of shoddy construction is pretty average--yes, the clean paint and hardwood floors are superficial details, but there are plenty of places where you wouldn't even have that in your favor. And of course, construction is the fault of the owning company, not the manager. At least on the sound issue, the manager has been very helpful in policing obnoxious neighbors about their noise pollution habits. If I had filled this out when I moved in about 18 months ago my rating would have been much lower. When we were visiting we were told about a number of major projects (pool renovation, gas grill installation, new front doors, etc.) that seemed imminent but never ultimately happened, communication from management to the residents was inconsistent at best, and the man covering maintenance (Tim? Tom?) was frequently rude and dismissive. But things have been improving steadily - there's a new gentleman doing the maintenance work who is polite, prompt, and friendly (he frequently does same-day follow-up on maintenance requests), the manager now has an assistant, and though communication is not yet where I'd prefer it to be there have been noticeable improvements. I am still bewildered by the rent rate they charge when water/sewer/trash is not included--especially when they use quite a lot of water on the lawns that residents are forced to pay for, even during a drought. I'd much prefer yellow lawns. In the end, as many reviewers note, there is no perfect complex in this town. And this is not the best place I've lived since coming to Davis. But for folks who like to live in a quiet, peaceful space and be more or less left to their own devices, The Grove is not the worst by a long shot. Indeed, if things keep improving the way that they have been up to this point I think it could become a rather lovely place to live. In any case, since I'm still here, I look forward to seeing what the future brings. read more

I have lived in several apartments in Davis and other cities, and this has been the best complex. I recently moved out because I needed more space, but otherwise I would have been happy to stay here. The parking is good, there is always a spot even at night. The maintenance is fast and friendly. The manager was always very helpful, professional, and easy to work with. We never had problems with the laundry. The way to pay for utilities was annoying, but there was a bill in the mail each month. We had nice neighbors and a well maintained apartment, so it was a peaceful place to live. This is not a loud complex. And I am forever spoiled by living a two minute walk away from a grocery store! read more

I love it here! Have friendly dog-friendly neighbors who often meet with their puppy pals! Furthermore, the service here is diligent and prompt: definitely a plus. The maintenance man, Sule, is very respondent and from what I have experienced: the staff is very kind as well. The pool is a nice addition for a hot Davis summer and very pleasantly located next to a marketplace and a beautiful walk towards the farms as well. read more

Landlord repeatedly failed to prevent my downstairs neighbor from harassing me. The neighbor would pound on her ceiling when she thought I was too loud - including walking, laughing with friends and dropping my phone. The neighbor prevented me from sleeping by banging on the ceiling when I tried to sleep. I had to call the police 8 times to file a noise complaint for the very loud music she played late into the night. Despite over 75 emails pleading for help so that I could sleep and use my apartment normally, NOTHING was done to help me. Eventually the owners (FPI Management) just didn't renew my lease so they didn't have to deal with me anymore. A terrible experience. Do NOT live here unless you don't mind being harassed by neighbors. read more

I have lived at The Grove now for almost a year and a few of my housemates decided to resign a lease with The Grove. My experience here has been a pleasant one so far. There is a pool, free parking, free WiFi, a clean laundry facility, and convenient access to a shopping plaza. All of our maintenance concerns have been handled in a timely manner and it's pretty easy to get a hold of management. The K, D, P and Q bus lines all stop near the Grove which makes it easy to get around Davis without having a car. I am pretty impressed with the free WiFi because It has only slowed down or hasn't worked only a handful of times. The Grove is also pet friendly. My housemates have two bunnies and are considering getting another animal. In terms of rent and utilities, I would not be able to afford this on my student worker budget. I live with 5 other people in a 3 bed 2 bath unit to keep costs low. The utilities and PG&E are not included in the rent but they are decently priced because we split it 6 ways. Utilities are approximately $20 per person per month and PG&E is about $25 per person per month. All in all, I would recommend it. read more

Although i have only lived here a few months and things were so hectic in the beginning i LOVE the Grove its such a perfect place for someone who goes to the college but doesn't want to be in the college scene. EVERYTHING is in walking distance and the neighbors are awesome. The staff works between two communities so they were always available but they did address us as much as possible to make sure we were taken care of. I would HIGHLY recommend The Grove as your next place to live despite any negative ratings they really are great.. read more
