WONDERFUL housing community!! My friends and I were looking for off-campus housing near UC Davis, and Suntree gave us by far the best tour. The management team, Alisha and Leslie, are absolutely impeccable and are so kind and helpful. They always responded to my texts quickly (within the hour). My friends and I were looking for housing for the first time and they helped us understand a lot of the leasing-process in general and were so friendly throughout our interactions. The Suntree homes themselves feel very homey and have a nice community feel to them. Residents there were all super kind and easy to talk to, and all had great things to say about their time living at Suntree. There are (very yummy and free) snacks, candy, drinks, coffee, and printing all at the front desk as well! As a college student that goes a long way! Great location and Alisha and Leslie were super flexible on pricing since my friends and I were working with a tight budget. The Unitrans bus stop is right on the property and getting to and from campus is a breeze. HIGHLY HIGHLY recommend Suntree to all prospective residents, you won't regret it! 5 stars! read more

This place is at a great location. In-between 3 supermarkets (Nugget, Save Mart, and Safeway), down the road from downtown, right next to the green belt, easy access to the freeways for Sacramento and for San Francisco, and about a 10 minute drive from Costco in Woodland. The back patio is great for hanging out with friends which not a lot of apartments in Davis have. I've started jogging and being next to the greenbelt has been great for this. The pool are is pleasant but I wished it's season would be longer. Recent years sees the parking lot get full on weekday nights but luckily there is street parking nearby that doesn't need a city permit. Management has been courteous, answered any and all questions we've had, and send out their maintenance promptly. read more

I remember when this is where the riff raff lived which made it really cheap for a starving student. My neighbors often loitered and blasted their Mariachi music way too early in the morning hours. It was an interesting place to say the least. In addition to being cheap the landlord was one of the nicest , responsive and easy going people I had ever met. The place is amazing if you like to have a nice quiet apartment life. The neighbors are kind, mostly families, so there isn't a lot of noise or parties. It's right next to the Green Belt which makes it easy to go on runs in the morning. It is down the block from both Savemart and the Nugget. Parking fills up at night, but there is plenty of street parking near the apartment which doesn't require city permits. On Covell and F st, so there is easy access to Woodland, Winters, Costco, and the highway. Most importantly, the apartment management was always willing and able to help us as best they could with any maintenance issues and requests we had. read more

Suntree has a pretty good location for both families and students. The complex is near several shopping centers and schools. The green belt next to the complex is super convenient. Management and maintenance is attentive and quickly responds to request by phone or email. If you are a student, there is a bus stop right on the exit of the complex, and 2 more down the street by the baseball fields. Overall, my experience at this complex has been excellent! read more

I've never actually lived here before, but one of my friends does. I think the only benefit of living in this place is that it's really close to a park. And the only disadvantage is that it's not as close to a shopping center where you can buy groceries. The place that she lives in seems pretty roomy. The kitchen is not as big though but the living room is a decent size. As for the upstairs, I've never been upstairs but it sounds cozy to me from what my friend says. I personally would not want to live here just because I like the place where I live at now and that is in South Davis. read more

I lived here 2012-2013 and I think the prices are very reasonable. It's about 2.5 miles from campus, but the apartments are very roomy and the one I had had washer/dryer inside (not all of them do). I like that it was right next to the greenbelt, which made going running very easy for me. However, there were A LOT of cons living here. It's a popular apartment complex for families and children, so it often got very nosy, but I also saw plenty of elderly living there. So there was a huge variety of ages and ethnicities here (specifically latinos/latinas who often had loud parties next door with kids running around outside). I also don't like that they did not have a jacuzzi. One of the main things I look for when moving into an apartment. But I chose to live here anyway for the price, I had to find a place quick, and my roommates were really nice (and they happen to be my best friends now). Okay, so the worst part about Suntree was that we got bed bugs. Not exactly sure how, but we did and management did nothing about it. I guess when we moved in we signed a bed bug addendum (which I presume they made up after another resident had bed bugs a few years back). I know this, because when I told my coworker I had bed bugs she mentioned her boyfriend had those in his old apartments and it turned out she was talking about Suntree. So we fought for months to have something done. We spent all kinds of money at the store buying whatever products said would get rid of them and to no avail. Management refused to do anything because when they came by they said they saw no bugs (Well duh, they're tiny and normally come out when you're sleeping!) Finally, management decided to do something when my roommate caught one on her body and showed it to them. So then they had someone come by again and luckily I had a dead one sitting on a napkin on the floor for them to see, and one of the critters decided to crawl up my window when he came in. So they said they'd have some people come in and spray and gas things, and they gave us a LONG list of things we must do before they come. Mind you, we only had a couple weeks and we were all students with jobs, so not much time at home to do them. But anyway, we all had to pretty much clean our rooms as best we can, wash all our blankets and sheets, remove everything from our rooms and throw whatever furniture we had in the center of the room. So it was a lot of work, and obviously bed bugs do not go away in one swoop, so after the guys left, of course, we still had bed bugs. So we got bed bugs sometime in January, management did nothing about it until about June (had to rush and clean everything while studying for finals, mind you), and of course had to pay all kinds of money to try to get rid of them ourselves in the first place, and then having to do multiple loads of laundry constantly. I had several bites all over me for months and sometime in the middle of all this ended up sleeping and staying at my boyfriends house until finally moving out. Luckily, I never brought the bugs over to him. And as far as I know, none of us brought them with us when we moved. I made sure I wouldn't, by bagging up everything I owned and throwing it in my mother's attic for a few months before moving (since they die in temperatures above 90 or something like that), forcing myself to only have select clothing with me, which I then put in the dryer on high heat right before moving out. It was a lot of hard work and I had to spray several things with alcohol and throw away pillows and tear apart my mattress to spray those darn bugs. I am pretty sure I've seen bed bugs of all age in my room, those without my blood, and those full of my blood. I even kept one in a jar to prove we had them. It was sheer pleasure watching it die and fade of color in my jar. So all in all, I give this place two stars because without the bed bugs and without the nosy neighbors I would have liked my apartment a lot. read more

Management here(Teresa Campos)is rude and incompetent. Someone did a hit a run on my car and indented the rear bumper. Then,someone vandalized my car and indented the roof and the hood. I reported both incidents to Teresa, all she said to me was "That's not our responsibility." I was expecting at least an investigation,since it happened at their property, and i'm paying to live in a safe environment. Our apartment was infested by roaches 3 times,even though we were very clean. All they did was put store-bought roach bombs instead of calling an exterminator. One time the fridge stopped working, and i went to talk to Teresa and she,very condescendingly said "How do you know it's not working?" and i said "Because it's not cooling or making any sounds" and she said "Fridges sometimes don't make sounds, but okay, i'll send someone." I was right, and a switch had jumped. I did not appreciate her treating me like i'm stupid. Our a/c broke mid-summer while it was 102 degrees outside. It was past office hours, so i called Tandem. They told me it was not an emergency, but on their website it says that a broken a/c is considered an emergency when it's 80+ degrees outside. We had to wait until the next day to get it looked at. All maintenance did the next day was clean the filter and tell me that a window was open,which wasn't true,because none of us would open any windows since they sent out a memo about several cases of breaking and entering in the complex. I had to insist to get it fixed. Maintenance(Carlos)is AWFUL. I lost my keys while my housemates were out of town. I called Tandem and they put me through to him,he said he was coming but that it'd take him an hour to get there. So i waited under the rain(it was winter)for an hour and a half, and no sign of him. I called him again and he told me that he lived far away so he didn't know if he'd make it. I had to insist. He got there in 15 minutes, so he lied to me. It took more than a month for them to come unclog a sink. A couple of window blinds broke, and they just put them together with scotch tape. One of the bulbs would only work if you pushed it into the socket. I showed it to them and they refused to fix it. They also refused to fix the light in the oven. I needed proof that i lived in Davis, so I asked Teresa for a copy of the lease because she never gave us one upon signing. She was extremely rude to me,said she was busy,and then slammed her door on my face. I don't think this is how a paying customer should be treated. But the worst thing that happened to me here was that i paid $300 for a pet deposit. I paid for it in cash, and gave Teresa a copy of my dog's health certificate,vaccine records,and a picture. She put them away on a file but never gave me a receipt. I didn't ask for it because i trusted them at the time, and it was her job to provide me with one. Six weeks before moving out, i called Tandem directly(i had had far too many problems with Teresa at that point so i didn't want to deal with her) to remind them that i had put down a pet deposit, and they told me that it would be refunded to me. It had been 50 calendar days after i moved out(well past the 21 calendar days within which they should have given me back the deposit or a statement of deductions)and still no word from them. I called them and e-mailed them several times, until finally Teresa sent me an e-mail saying: "We can't find proof that you paid for the deposit, and if you don't have a receipt, there's nothing we can do. Thank you for understanding." So i.e.: TERESA CAMPOS STOLE MY MONEY. On top of that, she made me look like a liar. She was aware that i had a dog living with me because a housemate also wanted to get a dog, but she said that only 1 dog per unit was allowed. She also saw me several times walking my dog, and knew my dog BY NAME, so if i had an "unauthorized" dog on the premises, why didn't she approach me about it? Please live anywhere else but here. Rent here is NOT cheap. The buildings are old; the facade is falling apart; the cupboards and storage shelves/drawers are old, made of cheap fiberboard, and a lot of them are broken; the kitchen countertops are made of plastic; there's rarely available parking. The apartment complex is pretty far, it's a 20-minute bike ride to campus, and it's not close to any stores. Sometimes water would come out brown out of the faucets for no apparent reason. They shut down the water several times (twice without notice) for "maintenance." On top of that, neighbors here are NOT nice. There's a lot of really loud people, especially families with kids, who play and run around in the parking lot unsupervised, hitting cars with their toys. I reported it but nothing was done. This is a dangerous complex. There were several cases of breaking and entering, and i saw 4 drug deals happen in the parking lot. More than half of the apartments are section 8 housing. read more

I lived her for 3 years between 2011-2014 and I was very happy with management. Tere is the complex manager and she was the only office staff in 2011. Now they also have Juan and another lady whose name I forget. I always worked with Juan and Tere and let me tell you one thing, there were times were I completely lost it (confessing this makes me full of shame but its the truth) and they always kept their cool and found resolutions to my issues. Not only was Tere and the rest of the rest of the team able to resolve issues, they ensured I was in a good mental state to work with them. And we went through so many issues; bad subleasers, false illegal drug accusations, water shut offs, gardening hassles, and your normal wear and tear apartment fixes. The office staff here weathered all out residential storms with grace to say the least. Even after I moved out, Tere's practices were in my best interest ex. I was incorrectly mailed new work iPhones to my old address and she sent them back rather than have the new residents in the unit sign for them. The repair man, Jose, is also extraordinary. He does all the repairs here on his own and is always sure to stop by to let you know when he'll be coming by to repair whatever you call in. We had a really good turn around time for all the repairs we called in. Really. Thinking back to this place and their treatment makes me realize how little I appreciated their work while living here. I moved to this place from Adobe so I went from a rather nice, tad bit upscale apartment to one of Tandem's oldest building. The transition was rough at first but Suntree was a bargain you can't pass up. We lived in a 4 bed, 2 bath with washer and dryer in unit. We took over a previous tenants lease. During our 3 years there, our rent was only raised once. Moving in here, you have to really think about the age of the complexes. You will need repairs and things will be less than lavish but I truly enjoyed and appreciated all the hard work the management team at this Tandem location provided. Unlike other nice Tandem locations, this team is unable to provide the extra goodies found at other Tandem properties because their budget are smaller. But boy do they do their best to keep ALL tenants happy. They have plenty of parking spaces, large floor plans, a pool, a small laundry room, and their backyard is the greenbelt. You would be lucky to live here considering the area and rent. read more

I am super disappointed in the management! They told us they were ready to move in , but then later told us the place still needs cleaning! What the heck... So our move-in date was PUSHED back for a couple hours and all my housemates had to move in at different times. When we were already READY the first date/time they told us it would be good to move in! I had to wait a week before I could move in because I was busy. I set my schedule to move in around 9am & they told me we couldn't move until 5pm-7pm. Well great! So much for me planning to move in AHEAD of time (working with my parent's schedule and mine). Also, my housemate took a few pictures of small things broken around the apartment. Not everything was fixed though. But whatever... it's an old place so I don't expect much. Bus-line is ok. There's no bus that goes to the silo and the F/E come every 20 minutes or so (no weekends), but there's P/Q and 42A/B which run nightly and weekends so that's a plus. The pros would be the price (pretty cheap for my own room), very roomy (so much space! compared to other places I've seen), and amazing storage.There is 3 storage rooms (in a townhouse) and so many cabinets in the kitchen. This is very nice since I have so much stuff. ~ 9/2014 --------------------- UPDATES: Yes, there are many families living here and I've heard it get loud in some complexs (thankfully my unit is near the office and mostly has quiet college students and not families). BUGS: I see bugs all the time! It's not a crazy infestation, but spiders and ugly little beetles are everywhere! Probably because of all the old trees. And again, this is an old complex, so insulation is pretty bad (which may also explain the bugs). But overall, I like the place for the price and room size and plan to renew the lease. So disappointed in this management. Even they know that COVID situations are affecting their college student renters, they choose to not accommodate and help out their college students with leases knowing very well many of our families have lost jobs and now we are forced to not only, give up meals to pay for their rent in a place we are not living in due to online courses. I heard their management was extremely kind and accommodating but they have not shown any slight decency or accommodation during these difficult times. 10/10 would not recommend renting in this place knowing how they view difficult situations and refuse to accommodate. read more
