    Amazing hot pretzels, home made chips, great baked goods... dinner was great all around. Will be back when the patio opens.

The site is misleading, and the reviews generally don't reflect our experience. Examples follow. First, though, I want to mention that we enjoyed speaking with "JJ," who was very helpful, pleasant, and informative. The comfortable rocking chairs and shawls are a nice touch. The site states, "Daily Baked Good. Enjoy homemade treats." The mass produced store bought cookies tasted awful. We weren't offered, and we didn't see or smell, any "baked good[s]" or "homemade treats." The closest "baked good" was a Pillsbury Grands biscuit served one of the mornings. The site indicates breakfast is served "7:30-9:30 a.m.," but it was served from 8 to 9 a.m. Neither day did breakfast even closely resemble the photos on the site. The first day, the commercially prepared French toast was undercooked. The second day, the commercially prepared quiche was barely warm. Both mornings, we ate all of our breakfast because we were very hungry. We've stayed at other B&Bs, in the US and in Europe, where the food (including the baked goods) was homemade and far superior to the two breakfasts that the Franklyn Farm Inn served. As stated on the information sheet posted on the room wall, towels aren't replaced, and the room isn't made up, daily. There was no place in the "petite" bathroom (or in the sleeping area) to hang the lush towels to dry. We were provided only one wash cloth each, even though we stayed for more than one night. The small trash receptacle wasn't emptied during our stay. At other B&Bs where we've stayed, towels were replaced at least every other day, there was an appropriate space in which to hang the towels to dry, the number of wash cloths was more than adequate, and the room was made up daily. During our entire stay, the hottest water in the bathroom sink was lukewarm. The liquid hand soap for the bathroom sink appeared to be diluted. The windows in the sleeping area are filthy, and the only way to keep either of the windows open is with a provided "stick." The first night, the room temperature was comfortably cool. However, the second night, the room was very uncomfortable because it was extremely hot and dry. The step provided to get into and out of the much too high comfortable beds is dangerous, as it slides on the wooden floor. Stuart, the dog, is cute and friendly. However, he may be "too much" for those who prefer to admire him from a distance. Per our request, the inn keeper supposedly gave us a senior discount. However, we've since noticed online that, in fact, we didn't receive a discount. Considering the above, almost $300 for two nights, including tax, is much too expensive. We won't return to, and we won't recommend, the Franklyn Farm Inn.

We were not wrong. :-)…read more The Farm at Williams House is a pastoral jewel that makes you feel like you're in the bosom of nature's bounty and beauty. It is no wonder that so many of America's great writers have made Vermont home from time to time, as this wonderfully adorned property provides everyone with inspiration to feel like you are not in the mountains, rather the mountains are in you. John & Kathy are the ever so accommodating hosts, providing every aspect of hospitality expected from such a romantic and bucolic setting. This property has the detail and authenticity to seemingly tell its own stories dating back to colonial America, but whilst providing all modern comforts (AC, Fast Wi-Fi, etc.) to make for an easy, enjoyable stay. If you want to immerse yourself in tranquility and nature, take time here to relish in the gifts of country living, as only John, Kathy, and Vermont can provide. We cannot wait to make it back, in the meantime, we have precious memories as sweet as the syrup.

Perfect for weddings, events, retreats, or even just an escape from NYC. The hosts John and Kathy are so welcoming and kind. They made us feel right at home and even left us with fresh chicken eggs from the farm and maple cream which we had told them we loved so much. Also great location - the better half went skiing at Okemo while I stayed in and enjoyed everything about the cozy farmhouse. Highly recommend.
