They have been consistently rude, dismissive, and even vindictive in their HOA management when concerns about their maintenance of common spaces have been raised. Horrible property management from the top down. Their management including, Leigh Pollard, are not customer focused and would rather fight about their mistakes than help property owners navigate to resolution. Payment on our account was made to their third party collection agency North Law who then failed to remit the payment to Sterling for over a year. This financial oversight dereliction of their contracted agents is disturbing to say the least. I am not confident that Sterling manages association finances and other matters appropriately and definitely do not recommend their company or leadership for your community. read more

Until I saw the final note from lawyer about I have to pay over $1,2k because my check didn't not sign and they sent back to my home. I already explained that I did not receive my check back, and come to see lawyer to help. But they didn't help. My mother is home owned, she is 66 years old and no English. They tried to get more money from the lady senior and did not want help any things. Since the day I moved into this new build community (about a year ago), the dog park has had a 2-foot hole in the fence at the end that my dog figured out and escaped from. This has yet to be fixed but they have had plenty of time to tell me my grass is a little too long or that my yard has weeds in it. But we don't get to talk about the weeds all over the walking path... Does not help the only meeting they have had the whole time I have been here was on like a Tuesday at 2 in the afternoon... I'm sorry if I work to pay an HOA fee that apparently just goes to pay salaries of the people who pull a ruler out to make sure my grass has not passed the 3 inch mark.... Not that you get to pick your HOA community really but if you are moving and these people are in charge of your HOA id run. I recall when I was new to the community I was told they would cut the grass but I sure enough got a letter in the mail (Yes they use ONLY snail mail...) telling me I needed to cut my grass. I tried to reach out and tell them I was told the HOA did that, but that was near impossible I tried calling to no answer, emailed several time to no response. Getting the contact info in the first place was beyond difficult. Maybe they check here since I got an email asking for a 5 star review for a chance to win a gift card.... they must need the stars if they are willing to pay people, but sorry your petty little $25 does not save the abhorrent quality of service. I am not going to just complain I am happy to provide ideas that might help you improve your reviews. First I would start with getting out of the 19th century and start with email and maybe just maybe even an app. Secondly chill on the grass I understand sending notice to houses that are jungles but if I just have not had the time to mow for a weekend or two it can wait. Thirdly if you are going to send out notice of violations on an inch too long of grass or weeds. Maybe have the weed guys come out BEFORE you complain to the residents who pay your bills. Lastly hold the meetings at a time that everyone isn't at work... I know it doesn't sound fun to stay late or work a little on the weekend but that is just the unfortunate part of working in HOA... you got to work with your customers. 10/28/25I've been asking for the HOA's help with a general nuisance from a neighbor and they have refuse to help. I've probably submitted five to ten complaints and requested any sort of help that they can offer. Instead of being helpful and supportive, now they've decided to threaten me with lawyers and refuse to respond in order to deflect from their own negligence and lack of follow up and lack of enforcement of HOA rules. I'm not scared of them and am not intimated by anyone's title or a lawyer as I have my own team on hand. What this HOA will do is antagonize and start an issue with a homeowner FIRST (in my case, an initial attempt to gaslight me when I addressed a communication issue). Then once you've spoken up for yourself, instead of being professional and acknowledge their mistake, they will deflect and gang up on the homeowner (all while senior Leaders Leigh and Jose co-sign these behaviors and do nothing to resolve or address any of the issues) by being combative, defensive, and treating the homeowner as if they are dumb and don't know basic things. It's truly unbelievable and almost entertaining to see how they try to avoid any accountability to do anything whatsoever. Every single time I've needed any sort of support, I've experienced rudeness, ignored emails/calls, incomplete information that doesn't really provide any clarity or clear answers, defensive and combative behavior, bullying, retaliation, you name it.Clearly it's not just a "me" problem if their rating is 1.8 on yelp. Basically they will not fulfill the expectations of the HOA agreement on even the most basic level (ie: answering the phone/ follow up to emails, addressing complaints) that any HOA should be able to do. The expectation is that you will blindly go along with the poor quality of service and if you dare to speak up in any way, you will then be targeted (you probably were already hence the poor treatment and service) and then the HOA will use their authority to "punish" any homeowner who poses a challenge by following up on unresolved issues and expecting any sort of accountability whatsoever. read more

Sterling Association Services, Inc. has turned our once peaceful community into a predatory cash grab. The decision to partner with the new company and its owner, Jose A Villegas, in 2003 was a catastrophic mistake, and the lack of transparency surrounding this relationship is deeply concerning. For an annual HOA fee of $375, residents receive absolutely zero tangible benefits. No amenities, no maintenance, no communication - nothing. Our dues are simply funneled directly into $terling's coffers. The fact that Sterling Association Services, Inc. reported $5,000,000 in revenue in 2023 raises serious questions about their "not-for-profit" status. It's clear that our community's funds are being used to sustain their bloated operation, not to enhance our neighborhood. This company's business model relies on harassing homeowners with a barrage of petty code violations. These $25 letters, often issued multiple times per month, are nothing more than thinly veiled revenue generators. Demands to repaint, mow, fix fences, and even park a certain way are issued with alarming frequency (many times initiated by one neighbor retaliating anonymously against another), and non-compliance is met with the threat of liens and home foreclosure. The most egregious aspect of this operation is their complete disregard for homeowner concerns. Attempts to communicate with the board are met with silence. Written requests are ignored, and meetings are attended by low-level staff who possess no authority. They operate behind a wall of impenetrable bureaucracy, leaving homeowners completely powerless. I personally submitted ten written requests for a meeting with the Board of Directors in 2023 and received absolutely no response. This blatant disregard for homeowner input is unacceptable and frankly, terrifying. Their ability to initiate foreclosure without ever engaging in meaningful dialogue is a gross abuse of power. They can and will do it in the blink of an eye. After 20 years of living in this community, I have reached my breaking point. The lack of accountability and blatant exploitation by Sterling Association Services, Inc. is intolerable. I am now forced to seek legal counsel to investigate their practices and demand transparency. I urge all homeowners to be vigilant and question the actions of predatory organizations like $terling. I asked them to send the form back to me and I have not had a reply in three weeks. I've sent three emails. These people are inept and pathetic. read more

The fountain was finally repaired. Took five weeks. Delay delay seems to be their normal process. Put on hold for long periods, left messages which I've never received a return call. Had to email a community manager in order to get anything done. Took better part of the week to get a response from him. Dayan Reyan did get the job done. I have to commend him a job well done. It's been 2 weeks since I was told they were mailed and I still haven't received them. If it wasn't for me calling and hounding them, I would get no response. Leigh Pollard and Rikki Block are completely inept and it is shocking how the firm doesn't seem able to comply with basic state laws or customer responsiveness. They have been found non-compliant with Public Utility Commission rules on multiple occasions. This firm is undergoing dispute resolution through the better business bureau. Garbage company. Makes promises they refuse to keep. Will not make repairs with OUR HOA money to the community areas and continue to give excuses about promised projects. Didn't even bother cleaning the pool until AFTER it was opened. Paid premium $$ for pool cards from HID, but then bought a trash knock-off reader that gives everyone problems because it doesn't program properly with the cards! And Melissa is a name I can't post or my review will be rejected. Don't bother with her. She's a waste of perfectly good oxygen. read more

Other than America being a responsive person who works at Amira Sterling HOA should be fired. They are the worst. If I knew HOA's were this bad I would have bought just a house. They nit pick everything. Just because I put a slight stain mixed with clear on my gates they fined me threaten me with lawyers! While 90% of the fences have never been clear coated or even power washed. Let's not talk about the f'ng weeds in in the mulch or on the lawns. I keep my property perfect but I get fined. They love to harass you. They just drive around and make there little notes. I would love to see what the board members homes look like. They need to get off their asses and actually come here. read more

TLDR: Stay away from this property management company if you value your association's assets in any way, whether's it's your property value or your bank accounts. If you would like to know more or to litigate together in a class action law suit against this company, please contact berkleycourtneighbor@gmail.com. If you're already tied into a contract with this company, see if you can introduce any clawbacks into the contract such as penalties/reduced fees for: 1. Legal requests by home owners that go unaddressed (such as for financial records), which increase the association's risk for law suits 2. Performance issues by assigned personnel (we had 3-5 people assigned to us and all of them do nothing) 3. Turnover - we're on the 3rd "property manager" in less than a year and all follow the same playbook of claiming no transition from the last person in the job, so they can't be held responsible for anything done/said/collected before they came in the role 4. Not providing any financials, much less audited financials, and blaming it on the previous management company (although the previous management company produced financials every month and posted it publicly) 5. Lack of basically fulfilling duties such as performing property inspections, paying vendors in a timely manner, cashing checks in a routine manner, etc. 6. Sending out incorrect meeting dates/times (as reprints are confusing and reduce engagement), referencing other association's names, bylaws, in violation notices (as resending certified letters are expensive!), or not sending any letter at all. 7. Providing terrible advice that is in direct conflict with state laws (such as not holding special meetings, disregarding declaration and proxies, etc.) to reduce the work their personnel has to do, amongst other selfish interests If you can get paid for every time Sterling bungles something completely routine, or doesn't do something, it'll be the best investment you ever made, because they cannot seem to do a single thing that a professional property management company should be able to do in a timely and competent manner. This has exposed our association to increased lawsuits, insurance premiums, etc. You can hire a high schooler to do what Sterling does - which is basically what they do. Although, some of their personnel will make you think they believe they are Ph.Ds, as there is so much rude, condescending behavior evidenced any time they can bother to show up for a meeting. This management company lacks customer service to homeowners. The employees seem to have "control issues". The company does NOT represent the homeowners, instead they represent themselves and the developer. They are non-responsive or days/weeks to respond. Safety issues are going unaddressed. In one case we had school children playing on mounds of dirt and construction debris at a school bus stop. This issue was not addressed for nearly a year. The same issue represents the cul-de-sacs and entrances into the neighborhoods. When they do respond they typically do not respond to the question(s) or request in the email subject. This company also likes to push their responsibility off on the HCID, or developer instead of taking responsibility for what they are supposed to be contracted for. One major thing that really bothers the Homeowners is this company spends HOA funds on events that are not inclusive of all homeowners. Example: some kids on th block are allowed to go to "Muffins with Santa" and others are not. The Homeowners in my subdivision are planning on resorting to protests to get attention...maybe we will get media attention. read more

I have been trying to pay HOA dues for almost the entire year. There is no log in info. No account info on the statement. I try calling, leaving voicemails, emailing and everything goes without a response. The only communication I seem to get is from their lawyers stating I now owe $968 due to late fees and if nothing is done, foreclosure may soon come. The original bill is only $380, and all I want to do is pay it! Make this bill easier to pay! read more
