Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

    1 star. This was one of the worst rental experiences my family has had…read more The main problem with FirstKey Homes was not just that things broke. The real problem was the combination of broken home systems, very slow repair response, and charges that felt unfair and excessive. The water heater failed during December, in cold weather, and my family had to live without proper hot water for about a month. We bought electric kettles to heat water for bathing and sometimes had to go to hotels or the gym just to shower. That should never happen in a professionally managed rental. The sink drain pipe then broke, and instead of getting repaired promptly, that situation dragged on for around three months. Water spread onto the kitchen floor while multiple repair teams came to inspect the problem and left without fixing it. To make matters worse, parts of the area were opened up during inspection and not properly restored right away. The problem ended up being handled by me and a family member rather than by the company that was supposed to maintain the home. The refrigerator and kitchen hood also had problems. In one case, two technicians showed up for the same repair request at the same time, and I was later charged in connection with that visit. That was deeply frustrating. There was also rotted damage around the frame/door area that allowed rainwater to come into the house. That repair still took around two weeks. The garbage disposal issue was one of the clearest examples of why this experience felt so unfair. The disposal was old and no longer working. After a delay, a technician came out, and then FirstKey Homes tried to rely on photos of ordinary food residue from that day to blame me and charge me $150. From my perspective, that was not a credible explanation for why an outdated disposal unit had failed. What I experienced with FirstKey Homes was a repeated pattern of delay, inconvenience, weak communication, and billing practices that seemed to favor the company at the tenant's expense. It created constant stress and made it difficult to trust that maintenance issues would be handled fairly. I would not recommend FirstKey Homes to anyone looking for a reliable rental experience.

    As much of the other reviews have stated, these people are slumlords. Sure they have nice homes (at…read moreservice level), but that's it. They'll use air fresheners to cover the smell of mold/urine in the carpet area. They don't give a damn about service requests, even emergency ones. You'll be charged crazy fees for things they don't even complete, it's honestly the worst place I've ever rented from.
