ZERO STARS IF I COULD! Mark Kallus is absolutely horrible. I was trapped outside of my house because of a dropped pin in the door lock and couldn't log into my portal because my login info was all on my laptop inside. So I sent an email to get in contact with someone who manages the property and he made sure to let me know I needed to submit a request asap if I needed any help and if there was no issue that I would be paying the bill instead of trying to give me any other advice on what to do or who to even call at that moment. PREDATORY!!!!!!!!!! DO NOT RENT FROM THESE PEOPLE!!!!!!! This property management company will add fees and fines for just about anything.Whither it is valid or not. No discussion or conversation about it. You just have to pay and pay and pay and they add new things every month. They will not ever help you when you have a problem. Mark is so rude and has a bad attitude. No understanding for the people who pay him every month. you are responsible for every single maintenance bill that any other management company would normally cover like when ac or plumbing breaks or gets stopped up because they have a cheap faulty system. You should be able to flush toilet paper normally without it stopping up every time. That is a faulty system and Mark will not acknowledge it. They will blame it on you and make you pay for their expensive plumbers who are partners. They sneak things in the lease like how they will force you to pay $50 a month for air filters that actually cost $5. You don't have a choice they just add it to your rent and you can't opt out of paying this extra. Then they always add this extra $70 fee just because Mark had to talk on the phone to somebody. They add a $65 fee because they had to mail you something. They add a $100 fee because paying rent online. They add a $35 fee to let you know you got a HOA violation. Don't even get me started on this bs HOA. They sneaked things in the lease that they never explained and then make you pay for them. Thousands of dollars gone paying for maintenance on a house I don't own. Things that Should be the owners cost. I signed a lease that said one price then they added more onto the price with all these irrelevant fees. Makes my rent bill at least $100 higher every month than what was advertised!. And don't DARE move out or you have to pay $3000 extra in cleaning fees from their partner company even after it was all deepcleaned and painted. Because it wasn't done by their partner.doesn't matter if it was done by another professional company. Anybody else would have said it was left move-in ready. They will do everything not to give your deposit back and charge you more after you leave. They will damage the home after you leave and charge you crazy fines for it. Boy did I jump the gun on my original review. It is true they are responsive but If you are a home owner planing to rent or a renter this is not who you want to deal with. Shortly after the freeze we notified them of landscaping issues because like most of TX trees and shrubs died. He said that was part of maintenance and basically refused to discuss further. Only when we contacted our insurance and alsoour own property management did he actually consider this an owner issue. Which it was. This is a common theme for Mark, he does not discuss things he is very black and white. There is no human aspect to the way he works. There is construction in my neighborhood (houses) and on 8/4 I came out to a flat tire at 6:30pm I had returned home around 4ish so it had just happened. I was unable to take it in that night as no one had any openings. I took it in the next day so it was under 24 hours that I had a flat tire. On Friday he sent me an HOA violation because of the flat tire. No clearly the HOA is borderline harassing at this point because flats happen and there is no flat fairy coming around fixing them. But rather than being a human being about it he is going to fine me. Not the HOA but Rent Life is fining me because of the violation. Because they have to send me an email to let me know there was a violation and to fix it. Now if I actually violated something or neglected something then I would accept that. But I got a flat tire, it happens and now on top of having to deal with that stress Rent Life is going to go ahead an fine me for having a flat tire for less than 24 hours. He clearly does not care about people or the families he services. He only cares about money. He has a smug attitude about pretty much everything and is the worst to deal with. I actually avoid going to them for anything because I know it's going to be an instant bad mood. If anyone is interested in seeing correspondence between him and I or my husband I would be happy to help you so that you do not lose renters, or if you are a renter you can save yourself the headache. Edit: this is the type of response I would expect from you. If 3 is several you got me there. But know that I got one for a flat tire that I fixed in under 24 hours shows the type of person you are and the business you do. A little background. I am active duty military and have been moving around since 1998. I have rented for most of my adult life and had experiences with no less than 10 different property managers during that period. I also own a property and deal with property managers from that side as well. I say this only to add weight to the following: Mark is, by far, the worst property manager I have ever dealt with. My dealings with Mark have been all over the map. For one part, I appreciate that his team is very prompt; if I submit an issue, there is usually an acknowledgement in the very immediate future. Without verifying for exactness, I'd say 1-2 hours for response. That said, his attitude to my concerns seems to come across very "high horse" to me. I know how I handle my renters and I know how I have been treated as a renter; not one encounter is remotely as frustrating as Mark's responses. To be clear, it is probably 40% of the time that I get this response from him. Most of the time the situation is addressed and handled. I would like to acknowledge that the businesses that RentLife works with are very efficient. So, why the two star? Well, if it was based on my personal opinion of Mark and his attitude in the way he corresponds with me, it would be a one star. The two comes from the fact that he does respond relatively quicker than any other agency I have dealt with here in the greater Houston area. It is not easy moving to a new place and getting accustomed to the way things are handled in that new area. That said, moving into a house that we hadn't actually set eyes on carries its own risks (I fully understand that). The basic attitude of anything that happens once I have moved in is my fault is a crappy attitude to have. Most of the time, I am just seeking input or legitimately need correspondence from the owner or owner's representative. Responses like (paraphrasing) "that happened after you moved in, so it is your responsibility" is not what you want or need to hear. In fact, that last comment came only days after Mark told me to use him as the POC on behalf of the owner in resolving an issue where the moving company created some minor, cosmetic damages. Sure it happened while I was in the property, no one is denying that, but if your job is to manage the owner's property, some assistance in managing the repair, no matter how minor, would be nice. In this case it is just coordinating for a damage assessment. Regardless, my initial rub from Mark was wrong and he habitually adds to that rub two months in. *edit* response: that is very inaccurate information. I would suggest in the future that if a contractor goes to a residence and comes back with that information, you confirm/validate that with the tenant. Especially since it does not match the narrative in which I requested assistance in the first place. read more

I recently got a job transfer from the Medical Center to the Willowbrook area.
