However, if you ever have a concern or complaint, the front office is either unavailable, or they have an 'oh well, so sorry' attitude. Its not a good feeling knowing the property employees don't have a very good customer service personality and make you feel like you are a bother for calling them. I have had 2 instances where Katalina/Katarina has answered my calls and said she couldnt help me, 'so sorry', while sighing heavily at one point as if she just wanted me off the phone. Im sorry, but its your job to listen to and try to help and try to calm down your residents when they have a problem that is directly affecting their rent or living situation. I had to call the police because of a possible breakin to my apartment and she couldve cared less when i called to inform her. "i cant help you ma'am, please call the police". I DID, i just thought the property might like to be aware, but they couldnt be bothered and just wanted me off the phone. They have a service that takes money from the residents and then pays their rent monthly. This service has already taken my money for this month, but cant seem to get the payment to the complex to go through. Now, at no fault of my own, i have late fees accruing while I try to rectify this situation or get my money back so I can pay my rent. I tried talking to her about it to see if they could help, or at the very least, stop the fees from accruing. Nope. Sorry. 'I cant help you, you'll have to call them. Late fees started yesterday". Its not my fault. But again, no cares given. WORST FRONT OFFICE STAFF I"VE EVER ENCOUNTERED.

I research everything so I researched online over 100 apartments in all of Houston & then narrowed it down to 10 to view in person. The great reviews for the Preserve led me to believe it's a great complex. I was tricked by the positive reviews. For almost a year now, there has been noise in my ceilings & walls. It sounds like a woodpecker sometimes. There is also a separate noise in the that sounds like the pipes vibrating/shaking the whole unti. It's not only annoying but really scary to live under. I had to beg the manager Paige to send a contractor out to look into this. After opening many holes in my walls & ceilings, no one could fix the issue. The issue still persists so it is clear I've been given a defective unit or they have a serious structure issue. The recent team they sent in didn't take any precautions when cutting into the walls & tile & they damaged a handful of our personal items as well as left their blood in our tub. The complex refuses to reimburse us for the personal property items damaged, refused to offer alternatives, refused to offer any compensation, & even refused letting us just move out. Oh, the corporate office offered us to break lease but in return we would need to sign a gag order & sign a bunch of legal documents to never speak of this again or report them. I'm guessing they get lots of people to sign gag orders which is why you don't see the many negative reviews that should be here. They've handled this very serious issue terribly & unprofessional. There is a spot on our ceiling that could be a leak & Paige said she'd send someone out the other day before lunch. No one came out, she never even made the work order for it, & she took the day off. She has actually done this multiple times so you can't trust her. Inside the apartment: they are old, run down, poorly designed, walls are soooo thin (you can hear your neighbors using the restroom). When you need something fixed or replaced, it'll be a used replacement piece that probably won't work & they will make you go through many hoops before taking it seriously. Outside: fire pit has been broke for over a year, filter in the lap pool broke over a year, pool is hardly ever clean, ant hills everywhere, cheap outdoor furniture. I actually witnessed an outdoor table umbrella get swept up by the wind & hit someone in the head because it was not put together properly. There are many break ins; cars broken into, a car was stolen, people trespass onto the property & trespass into the clubhouse & pool all the time. Absolutely no security/security measures are taken. When spring hits, there is a bird problem. The birds will literally attack your patio. I tried options management offered & nothing worked. The only thing that would work is netting but they wouldn't let me put it up or else they'd charge me money even though other residents had things hanging on their balconies that technically shouldn't be there. Clearly playing favorites. Just like how specific dog breeds are not allowed but they let some anyway live here. There is a dog boarding place right next door so if you live close to that then all you'll hear is dogs barking all the time. Management: just awful. They do not care about their residents. I've seen the higher up management passively bully residents, ignore their concerns, and lie. There are many issues with this place yet nothing is taken seriously. I've brought up all issues to upper management and they give you a run around and things don't get done. From what I've noticed, seems like they target the residents who bring issues up to them. The property manager deflects a lot when you talk to her and it's quite frustrating especially when you have serious issues you're bringing up to light. Needless to say, if you live here, hope that you never have issues with your apartment. But, please try not to get fooled like we did. As someone whose lived in many apartments in multiple cities, i can say 100% that this is not normal from an apartment complex. There are better places out there. If someone from the complex comments or thinks about commenting on this saying something like "the concerns of this resident have been addressed"... then just keep moving along because they haven't and you know that. My many documented evidence proves everything. Please note that someone named Kelly replies to the reviews but there is no Kelly in the main office so she is not aware of what is happening at this complex. *Should you decide to still move to this place, I highly recommend setting up a surveillance camera inside your apartment to record anyone that comes in your apartment and make sure to document literally everything.

I was trapped outside of my house because of a dropped pin in the door lock and couldn't log into my portal because my login info was all on my laptop inside. So I sent an email to get in contact with someone who manages the property and he made sure to let me know I needed to submit a request asap if I needed any help and if there was no issue that I would be paying the bill instead of trying to give me any other advice on what to do or who to even call at that moment. No discussion or conversation about it. You just have to pay and pay and pay and they add new things every month. They will not ever help you when you have a problem. Mark is so rude and has a bad attitude. No understanding for the people who pay him every month. you are responsible for every single maintenance bill that any other management company would normally cover like when ac or plumbing breaks or gets stopped up because they have a cheap faulty system. You should be able to flush toilet paper normally without it stopping up every time. That is a faulty system and Mark will not acknowledge it. They will blame it on you and make you pay for their expensive plumbers who are partners. They sneak things in the lease like how they will force you to pay $50 a month for air filters that actually cost $5. You don't have a choice they just add it to your rent and you can't opt out of paying this extra. Then they always add this extra $70 fee just because Mark had to talk on the phone to somebody. They add a $65 fee because they had to mail you something. They add a $100 fee because paying rent online. They add a $35 fee to let you know you got a HOA violation. Don't even get me started on this bs HOA. They sneaked things in the lease that they never explained and then make you pay for them. Thousands of dollars gone paying for maintenance on a house I don't own. Things that Should be the owners cost. I signed a lease that said one price then they added more onto the price with all these irrelevant fees. Makes my rent bill at least $100 higher every month than what was advertised!. And don't DARE move out or you have to pay $3000 extra in cleaning fees from their partner company even after it was all deepcleaned and painted. Because it wasn't done by their partner.doesn't matter if it was done by another professional company. Anybody else would have said it was left move-in ready. They will do everything not to give your deposit back and charge you more after you leave. They will damage the home after you leave and charge you crazy fines for it. The parking spots in question are not marked in any way--there are no signs indicating "no parking," "reserved," "resident parking," or any guidance for visitor parking. With no clear signage, there was absolutely no way to know that parking there was not allowed. Tina, the manager, has been completely unwilling to help. She stated that residents are expected to inform their guests where they can and cannot park, even though the residents themselves were unaware of this rule. Because of this poor management, I was forced to pay $420 to retrieve my truck. This situation was unfair, avoidable, and handled terribly. I WANT MY MONEY BACK!!

Maintenance requests go anywhere from never unanswered, to, need to order parts, or, rarely, a repair will finally be made but not for 8-9 months or more. Management is frequently not available at all, is totally hostile, is well known by their own statements to "not like old people" and targets certain residents punitively when annoyed or displeased for any reason, up to and including unreasonable and arbitrary rent increases and even trumped up evictions. Steer as clear of this community as possible! I could go on and on but think I've made my point - don't get sucked in to living here.
