I would not recommend this place...The ONLY person in the office you CAN trust to tell you the truth and stay by their word is Nate he is amazing. other than that you will be told multiple different things by Kat,Alison,and Valery. To be a little more transparent I waited a year to actually move in waited for a unit that from what I was told by Valery and another leasing agent that's no longer there had 24 hour pool access finally that day came there was one avalible. Then the day of signing the lease I validated with Valery and the other lady leasing agent and just to be sure Asst manager Alison came over and I spoke about the reason I waited and specifically stated the 24 hour pool access Alison reply was "oh yeah yeah" (which as I come to find out she will say when she has no intention on actually listening to what your saying). Well a few weeks after I move in I find out from the manager Katherine or as I refer to as Kat that even though I have pool access it's not 24 hours (the lock the entrance gates at 9pm but even with those locked my gate on my porch opens into the pool area which my gate is not locked) then one day about a week of me trying to have a deeper conversation Kay walks up to me in the office while her boss is in her office and in a quieter tone tells me directly "you can go in there and if no body says anything then your fine but if someone one says anything" (I found that as a sneaky little side deal so I never entered the pool area after the gates were locked) then she reverts months later and states it's the fair housing act so u can't. I felt if she would of offered me the opportunity at the beginning to switch units that I wouldn't be paying the extra for "pool access" then I would of been happy with that. But nope if I transferred to another unit it would of been $300 transfer fee. And to go with that theme recently our pool was closed for renovation which really as there email said to us they failed inspection. So since I couldn't even access the pool during pool hours (the extra I'm paying for "pool access") you would think they would credit or remove that extra off every unit that's paying that extra fee... but nope paying for something I couldn't even use. Recently my renewal time has came up and there was a conversation that was taken right in the office for all to hear and I was told if I renew my rent stays the same except for the amenity fee. But I got my new lease and the rent was actually higher so once again not sticking to their word. I won't be renewing as fool me once shame on me but that's not happening a second time.....There are a lot more concerns but I will be emailing that to everyone up the corporate ladder as those emails are public as I found. read more

Found my wife's car (Blue Car) on bricks one morning. Wife didn't feel safe and I had asked management to consider security. They basically told me "Oh well. We're not" Three weeks later, the SAME thing happened to a couple down the hall. Someone robbed their wheels. We talked to the couple and they were telling us that management "never heard" of anything like that happening within the community. I asked management to break lease early because come on, someone getting robbed on two occasions and still no security? They pretty much told me the same thing, "Oh well". Then someone was robbed IN THE GARAGE some time in April. Apparently aggravated burglary has to happen to get some guy in a golf cart to "patrol". I've seen their night "patrol", and it's what you can imagine. We're waiting for our lease to end to get out of this place. Also, parking sucks, the place is congested, and we have worms in our first floor apartment pretty much every morning that I have to pick up and throw away (this started happening when it started getting hot) and I've seen more dog dropping and pee in the hallway than at a park. Cons: -Management is inconsistent with which rules they enforce, even when I've witnessed a staff member violating a community policy that they have recently decided to enforce. -I know it's hard to control what the other residents do, but there are some people who don't put much pride into the community spaces. There's usually trash on the floor of the elevator or trash falling out of the receptacles by the pool and in the garage. The hallways have been quite spotted and sticky (I'm assuming from when trash is leaking from valet pickup), and it's been that way for weeks now. Someone urinated in the stairwell and the elevator is usually filthy. -When they say the hallways are "conditioned" they mean it. There are ceiling fans that circulate and distribute the air, but the hallways are steaming hot right now (due to it being summertime) and the only way the hallway gets "conditioned" is if you open your door and your AC flows out. Also, the doors are designed in a way that there's a space at the bottom between the floor and the edge of the door, so your AC is constantly seeping out into the hallway. It doesn't help much for the steamy climate in the hall, but it does make your AC work harder to cool down the area (which means a higher bill). I have to keep coverage at the bottom of the door and as soon as I place it there, you can hear the suction stop. [on the other hand, the first floor near the front office is conveniently cooled by AC] Green initiative? -Management has also created a way to keep residents from venting our frustrations onto the Community Portal. Prior to now, we could freely post any concerns we had and we could comment on the concerns of others. Now, any posts we make have to be approved by management. (I guess it's a way to silence us if we have "issues" with them). -As with any new construction area, there are a numerous number of uninvited critters such as spiders and flying cockroaches. I provide my own in-house pest control because I don't believe the property provided pest control is sufficient. [Update] the cockroaches are uncontrollable!!! It's so bad and I've had enough!!! I can not wait to get out of this lease. -The biggest con of all is that security is extremely lacking. The entrance gates are open during the day so that the construction workers can come and go, however, sometimes at night they remain open. Also, there are no security features at the walk-through doors. Anyone can come off the street and enter the hallways of the building, meaning there is no special code to enter. This is noted at every entrance to the buildings, except gates surrounding the pool area. Especially with the entrances around the "garage," the gates and doors are left open for people to come in freely. -The second floor of the "garage" is uncovered and has easy access to the building and hallways and elevators for residents and most importantly non-residents. The entrance doors and doors from the stairwells slam after walking through. I feel sorry for those that live directly in front of one of those doors because it is LOUD!! I live further down the hall and I can hear when someone comes through and the door slams behind them. [Update] there has been a mechanism put on the doors to ease slamming...kudos to them. Pros: -It is a beautifully constructed property, especially the clubhouse and pool areas. -They were running a great special when I moved in (I'm sure to increase capacity of this new complex), but it was worth it, even if just for a year. -The amenities are great and most of them are accessible 24 hours. (not the pool area) -Rent can be easily paid online and with no fee using the RealPage option. -Cable and internet comes in a package deal of only $70. It's through AT&T Uverse, but it's paid directly to Crescent. I think it's a better deal than getting a basic cable and internet package straight from AT&T. (it's not optional either) -The Luxer One package system is a great addition to the property. When you receive a package, it is placed into a parcel locker and you are texted and/or emailed a code to access the locker. [Update] I'm not too keen on these lockers anymore. It malfunctions often. I didn't receive a notification that I had a package (even though the tracking info told me it had been delivered). Apparently I had to request that a leasing agent open the locker to get my package because the system had been down (or something). That part I had to figure out myself. Another time, I received a notice that my package was being sent back to the sender because it had been left in the locker so long. I never received an initial notification saying that I had a package. (It slipped my mind that I was expecting one at the time). I'll continue to update as I think of more :) read more

DO NOT RENT HERE! This apartment complex will try to nickel every dime you have even when you moved out half a year ago. Do not trust the 5-star reviews you see, they are not honest. Customers get discount when they write good reviews. My 12-month lease ended more than half a year ago, and recently they contacted me to collect the cleaning fee and other stuffs up to $450. Before moving out, I personally came to the office and asked the management to come with me to my apartment unit to make sure everything was cleaned up and good to go, before I give back the key. I did this to all of my previous apartments to avoid ambiguous charges and it worked wonder. So I did it with this apartment complex, the employee who checked said everything was good (cleaned and nothing broken or out of order), so no fee will be charge. Now they call me half a year later trying to collect the deep cleaning fee and broken stuffs fee that they JUST did/fixed so the next customer can move in. Wow! They gotta wait half a year later to do the deep cleaning and check out my unit? Hmm...how do I know what happened to the unit within that half a year? That's ridiculous! Again, DO NOT START YOUR LEASE HERE, their business is slow and they will try to get more of your money when you leave. read more

I made a mistake of believing what the leasing agent told me , and I signed a lease without viewing the actual apartment I was moving into . The fridge in my new apartment has streaks of rust all over the front , from top to bottom - it really is an eyesore . I asked the leasing managers if I could get another fridge - and i said it didn't need to be new , and she said she'd replace it . Horrible move out experience. The rent changes every month. I was charged excessive cleaning fees even though I did clean. The complex constantly has trash everywhere overflowing from the bins we are assigned. It smells like weed and trash. Dog poop is always in the halls and elevator. People who don't live there take all the parking. I had to move for work reasons but for the area it's not worth the headache. There are way better apartments. Do your research it's not just me complaining about these things. read more

Between the recent security issues, paper thin walls, and smokers living above us who we have reported MULTIPLE times with minimal action being taken (this is a "smoke free" property) I can't wait until our lease ends. There were 10 separate criminal incidents this week alone in the parking garage starting on Tuesday night (4/10), and after an email on Friday afternoon from management claiming action would be taken, we get home last night to over half the lights in the garage being out. It really is a shame, as the property has some great features, for example the garden area we have outside our unit for our dog and nice pool/cabana areas, but the lack of management really ruins it for you. If they follow through with their claims of installing cameras and hiring an onsite security officer I will consider updating my review. read more

This is by far the worse apartment complex management I have ever seen. They screwed up the billing process for residents and started back billing for 4-6 months of utilities and said it was the third party billing companies fault, which after speaking to that company we determined that was a lie and that the management of the complex was not trying to take the blame for the mishandling of the billing cycle. Do not be fooled my the interior/exterior of this place. I moved out of this complex the first of June and still being sent bills for utilities and cable from MARCH. The apartments are poorly constructed and the walls are paper thin. There has been stabbings and robberies in and around this neighborhood.Every month you will have to guess what your rent price is, and Whatever they quote you for rent prices it will double by your second or third month. The management is very sneaky and rude. Whatever you do RUN (not walk) from this complex. You will save yourself the headache. read more

Where to begin with this place. Ok first off they want to charge you close to $1400 for a one bedroom and in the beginning between all the amenities and what you get for you money, it kinda balances out. But now this place has decided to try to run the complex like a minimum security prison. So now I'm prefer for me to enjoy the pool I'm required to have a fake ass live strong wrist band. Oh and if I want to have guest They are required same said wristband. The office has limited to 2 wristbands per apartment. Also you are required to turn in the wristband when you move out or it is $50 per band you will owe! Let's be clear the entire number of wristbands they had made for the entire complex wouldn't equal out to $50!! That's how cheap these things are. Also they have handed out parking stickers for you to have on your car. I'm good with that but let's discuss the parking for a moment. First of all every big ass honky tonk, hillbilly, pickup truck you can imagine is parked in the parking lot making it virtually impossible to get in and out of a spot. Several cars have been broken into. Oh and did I mention that some spots even have storage pods parked in them! And to top it all off there is no guest parking! Well according to the super smart girl in the front office "if there is any guest parking l, she don't know" (Remember in the beginning of this I told you they are charging you close to $1400 a month) so back to the pool for a moment. The pool is a nice pool and they have cabanas that line the outside of the pool. Definitely a nice amenity. But now they want to charge you to use the cabanas!!!! What's next the gym??? So it's $1400 a month plus the amenities??? Oh and did I mention the inside of the apartment complex! Let's put it like this, I have seen more piss and shit on the elevator and in the halls then the Mitchell Projects in the BX! People literally let their animals use the restroom anywhere in the halls, parking lot, elevator, you name it! And to top it all off these rules and regulations that I outlined really only apply to the minorities that live in the complex! I hate to really say that but it is true. The office talks down to you as if your stupid. Every time I go to the office for any reason I'm told of some new rule they are implementing. Mind you they are explaining the new rules to me as if it only applies to "my kind". Needless to say we will be moving as soon as this lease is up. I really wish I could say that I was over exaggerating this place, but unfortunately I'm not. I recommend these apartments to NO ONE! read more

Pretty much everything was already mentioned in the other reviews. I left a full review on Google. Another thing I want to add is now every car gets a sticker and if you want to go into the pool you have to wear a rubber bracelet that is provided by the front. If you lose this STICKER and RUBBER CHEAP BRACELET, it $50 to replace. PER!! WTF! We lose things, especially a cheap little bracelet that my kids are not going to keep on. We have already put in our notice to leave and we are soooo happy to be leaving. I'm counting down the days until its time to leave. -criminal activity in the garage -worms on first floor (which I live on) -harassing my guests -parking SUCKS Yeah...I'm counting down the days until we leave. ....I do love their packing system though. read more

The experience we had at this apartment was poor, and that is not an exaggeration. The facilities are quite nice but this is the only positive. The amount of noise, yelling, screaming, blasting music, and carrying on into the night at the pool, well past the hours of operation, was absurd. At various points there would be trash in the hallway, even dog feces. The billing of the rent was rather complicated. The numbers on the statement never matched what the rent actually was. We were told there is was a certain way to calculate the rent given that we were receiving a promotional rate, and that we had to calculate it ourselves. It became further confusing because they failed to charge adequately for water, cable, etc. earlier in the term and thus increased the charges later to make up for the earlier undercharge. There was an issue receiving our mail for a while. Who knows what this was due to. At one point there was a financial problem when a check had not been received. I thought it may had been lost in the mail, but a later incident after we had moved out was clearly due to a failure on part of the staff. One month after we had moved to another state we received our final billing statement. The envelope was marked on and it had clearly spent some time making its way to us. The statement was prepared by their staff much earlier, but it was addressed to the very apartment we had just moved out of, even though we had updated them with our new address! I received a call from a creditor after barely even knowing about the charge! To add insult to injury ... At the time of a move out they have an employee meet with you to review all repairs and cleanings that need to take place so that you don't get charged for the extra services. After the walkthrough the man showed us on his iPad that everything had been taken care of, and so we signed. My final statement had additional cleaning charges on it after we had discussed with him, and not only that - it was charged at a four-bedroom rate when we only rented a one-bedroom. When the man who is supposedly qualified to do the inspection says everything checks out and shows all of the checked boxes on his list as being ok, it is a bit shady for the company to add charges after the fact and send us a bill when we had no opportunity to observe what it was we were being charged for. For all we know they could have just billed us without there having actually been something wrong in the first place. This defeated the entire purpose of the walk through. I wanted to like living here. Our apartment was very nice as we were the first tenants. But the general lack of professionalism and attention to detail on part of the staff was concerning. It truly was the most "corporate" feeling place at which I have ever lived. read more

THIS COMMUNITY IS ABSOLUTELY HORRIBLE. YOU WILL BE WISE TO STAY AWAY. DO NOT believe the positive reviews. I believe the overwhelming majority if not all, are likely fake reviews written by the employees and/or them telling their friends to come on here and write positive reviews. PS, the reviews from people who have only TOURED the community are irrelevant. Pay attention to the reviews of people who have actually LIVED here. 1. The amount of COCKROACHES and CENTIPEDES is absolutely insane. I have lived in my fair share of apartment communities but NONE have had as many pest problems as this community. You pay a pest control fee which is a total waste because you will find roaches or centipedes in your apartment multiple times a week, without exception. This is literally no joke, in the Spring, my girlfriend and I kept track of how many days in a row we saw a centipede in our apartment because it was actually that bad (until we went a day without seeing one), we got up to 15 days in a row! On some days, you will see more than one bug in your apartment. Keep in mind, when we saw one we got rid of it, so it definitely was not the same one(s) we were seeing over and over again. You might be asking, why didn't we notify the community and have pest control maintenance? Problem is, WE DID. And it did absolutely nothing whatsoever. It started off as seeing only centipedes in the Spring, then when Summer came around it switched to seeing cockroaches nonstop instead of centipedes. 2. The management is completely incompetent. Abby/Abigail has no idea what she's doing whatsoever. I tried getting her to explain the charges on the account for my girlfriend and I and she couldn't even articulate the charges, and instead pulled out a calculator and started crunching numbers, to only confuse herself and take multiple attempts just to come to a number. Your rent will fluctuate and they will randomly raise fees and say it's for "utilities" while your lease is in play. They have no grasp of the financial matters and really are not even competent to be in the roles they are in as property managers. I don't know how they are personally, but they are completely poor at business. They will tell you the typical rah rah stuff apartment communities tell you about why you should live there, and they will be super "friendly" as you could expect since they are trying to get you to sign a lease. DON'T FALL FOR IT. 3. I have never lived in a community that had no grasp of financial matters whatsoever. Their billing system for utilities makes no sense at all, and again this goes back to the incompetent management. As stated earlier, expect big fluctuations in the amount owed which oddly enough started for us about the third month into our lease on top of random "increases in utilities" costing us an almost additional $100 a month. You can also expect them to keep your deposit and a bill from them after moving out anywhere between $300 to $800. We paid every bill on time and every balance on time, so how we "owe" them such an absurd amount is beyond me. Supposedly for "utilities" and carpet cleaning (mostly utilities which they claim is just under $600 we owe after moving out), and whatever else they feel like including on your bill. We are actually still battling them over the amount they claim we owe and may pursue legal action in small claims court. PROS (a hard word to use for this community): they have a good gym although theres better but they have enough for an average workout. And the water filter was broken the ENTIRE DURATION of our 13 month lease which ended December 2018, the pool is huge and actually very nice (this is their biggest pro, without this there isn't much on the pros other than the facade of a "luxury apartment community"), the kitchen lighting is nice, the clubhouse is nice if you plan on having events there. CONS: EVERYTHING MENTIONED ABOVE. And trust me, the cons FAR outweigh the pros, it's not even close. BE WISE AND STAY AWAY. DO NOT FALL VICTIM read more

I have lived here for over a year and have seen the property continually go down hill. They have had many vehicles broken in to ( mine truck was on of the last victims). They have no security cameras outside other than the pool area. They say they have a security guard but no one has seen him and apparently he was off duty the night my truck was broken in to. They charge you so many fees it's ridiculous. I have had several roach problems and still have to tell to please do something (sometimes killing four to five daily). The management staff not so good. When they mess up they claim everyone makes mistakes and hide behind the contract, but if you meet up they throw the contract in your face. The garbage is a joke and not worth the money spent. They raise fees for water, attached for several months until the complaints are so bad they have to lower them. I personally have not talked to anyone happy with the management or the property. I would not recommend for the money. They want top dollar for sub par property. Better off going to the Woodlands. Elevators are constantly broken. They have charged me to repair the cheap Walmart blinds that broke, when they already charge for maintenance fees montly. read more
