I'm reviewing based on what I was looking for in an apartment, which is what I'd imagine most people do. PROS The overall exterior is great, the buildings look very inviting and the landscape is always kept up to the 9s. Currently, the buildings are being repainted to and so far they look pretty nice. Interiors are nice, lots of natural lighting and I like the black appliances. The only thing I wish I could change is the laminate countertops, but in this case, the pros outweigh the cons. I have never felt unsafe at my apartment, although while living here I have received emails about car theft, thankfully nothing has ever happened to me. Parking is not an issue for me because I have my own garage... But as for others who may not have a reserved spot, parking will probably be an issue if you arrive later in the evening. Maintenance and service requests response times are PHENOMENAL. Although I have nothing to compare to as I have never lived in an apartment before, I truly think the maintenance team is great. I can count on getting something fixed or looked at the same day I submit my request. Pricing... right now I am content with what I pay as I feel that they are overall providing a happy living environment for me. I'll be sad if my rent goes up if I want to renew my lease, because I genuinely do, so I guess I'll have to wait and see till then. I looked at 2 other complexes when apartment hunting and I honestly felt the most welcomed at Camden. I'm not kissing up here, that's not my style, so trust me when I say, this complex feels like "home". CONS Not sure if this is just my unit, or a recurring issue throughout the complex, but when hot water is used at the bathroom sink you hear a loud knocking sound in return. I've been woken up by my neighbors above me when they use hot water because the knocking sound travels down into my room. Pretty unpleasant; not sure why this is happening, but it shouldn't be happening at a complex that has a lot going for them. Lastly, the gym is teeny-tiny! If three people are at the gym at once, you feel like you are on top of each other! So all in all, the pros outweigh the cons, but my one significant con is the hot water poltergeist knocking issue... fix it and this place is 5 stars!

The other residents were okay, I don't think they screened potential residents very well as some were a bit rough for the quality of living the complex is aiming for and the community forum is mostly full of people complaining. The dog park was the only thing that was really bad here. It would randomly be locked, was not well maintained, always full of dog poop, and smells VERY strongly of dog pee. However, upon leaving the complex... that story changed dramatically. I left my apartment in good condition with some minor stains on the patio that needed painting over (as the patio was painted already, it did not seem like a big deal). Upon receiving my move out charges two weeks later, they had decided to charge me for repainting and recarpeting the entire apartment. The painting price was not a big deal and is pretty standard for most places. HOWEVER, when I left there were no stains or discoloration on the top of the carpet, so they tore it up and decided to replace it for THREE spots of discoloration on the bottom of the carpet. Even when the move out report completed stated that the carpet did not need to be replaced. Upon talking with the company regarding the charge for carpet replacement, they claimed that they were pet stains that warranted replacing the carpet. When I told them my 3 year old dog never had an accident inside, and never has in the entire time I've had her, that if there were STAINS ON THE UNDERSIDE OF THE CARPET, it might be from the MANY roof leaks I've had and reported they responded with "the charges are valid and will stand". Keep in mind I only lived there for 1 year. Very very unhappy and highly recommended you look elsewhere. They are nice at first but will take complete advantage of you when you leave.

The reasons are numerous, but I will just list a few: As in my prior review, I can still definitely state that the Mark Cityplace Springwoods Village, the Mark's property management and maintenance team ranks, among the absolute best, (if not the best) that I have ever experienced. From the initial leasing process, to the renewals, Trevor, Juana, Alexis and Victoria have been consistently outstanding in terms of overall knowledge, professionalism, friendliness and authenticity. The high caliber of the entire staff, including Luis, the Director of Maintenance, Jacob, (who is in charge of keeping the grounds so beautiful), is commensurate with that of the office. Overall, living here continues to be most comfortable and enjoyable. In addition, the community events are creative, well-organized and lots of fun. The high quality of the infrastructure and design of the building is very impressive. As highlighted in the past, all of these factors, including proactive maintenance, my requests for maintenance-related issues continues to be minimal. Luis, is professional, excellent in response time, proactive in addressing issues and consistently produces a high level of work quality. Lastly, Jacob does an excellent job in maintaining the interior, outside landscape/ and grounds. All are consistently maintained for cleanliness. Smoke travels through the bathroom vents each time the tenant lights up their blunts, and the walls are very thin. I am stuck with this situation until September. Additionally, it feels unsafe, even though a courtesy officer is onsite at night. I have never received a response to my noise complaints--God forbid I were ever in real danger. Now, we are experiencing burglaries and break-ins in this so-called "gated community." This is not luxury living. Good luck in your search.

There's been a substantial decline in the property in just the few months that the new property has taken over packages are left out in the open, the mail room doesn't smell fresh. Last property owners took pride in the community and it showed, power washing, checking the balconies to make sure they resemble the look of luxury. Then the day of signing the lease I validated with Valery and the other lady leasing agent and just to be sure Asst manager Alison came over and I spoke about the reason I waited and specifically stated the 24 hour pool access Alison reply was "oh yeah yeah" (which as I come to find out she will say when she has no intention on actually listening to what your saying). Well a few weeks after I move in I find out from the manager Katherine or as I refer to as Kat that even though I have pool access it's not 24 hours (the lock the entrance gates at 9pm but even with those locked my gate on my porch opens into the pool area which my gate is not locked) then one day about a week of me trying to have a deeper conversation Kay walks up to me in the office while her boss is in her office and in a quieter tone tells me directly "you can go in there and if no body says anything then your fine but if someone one says anything" (I found that as a sneaky little side deal so I never entered the pool area after the gates were locked) then she reverts months later and states it's the fair housing act so u can't. I felt if she would of offered me the opportunity at the beginning to switch units that I wouldn't be paying the extra for "pool access" then I would of been happy with that. But nope if I transferred to another unit it would of been $300 transfer fee. And to go with that theme recently our pool was closed for renovation which really as there email said to us they failed inspection. So since I couldn't even access the pool during pool hours (the extra I'm paying for "pool access") you would think they would credit or remove that extra off every unit that's paying that extra fee... but nope paying for something I couldn't even use. Recently my renewal time has came up and there was a conversation that was taken right in the office for all to hear and I was told if I renew my rent stays the same except for the amenity fee. But I got my new lease and the rent was actually higher so once again not sticking to their word. I won't be renewing as fool me once shame on me but that's not happening a second time.....There are a lot more concerns but I will be emailing that to everyone up the corporate ladder as those emails are public as I found.

I had a work package shipped directly to me and after waiting to sign for my new computer, I received a notification from FedEx that "per management FedEx was not allowed to deliver to this address and all packages MUST go through Fetch." I understand the intent of Fetch but it does not serve 100% of the circumstance for all situations. to prove a point, the property has permanently locked the 'package' room and all packages that do not get delivered through Fetch are now left in the open for anyone to have access too in the larger mailroom. this complex has 427 units and in my 5 months here, there is not cleaning staff or maintenance onsite on the weekends. the trash rooms are just gross and of the eight floors, I highly doubt that the cleaning people have touched many areas of the common floors. They do a great job cleaning the lobby, that's where it ends. my time here cannot come to an end quick enough. This place will not be able to sustain the rent amounts should they not get their 'luxury' beyond the lobby and take care of this place. There are many luxury apartments in the area, I would not consider Modera high end.

Although this complex is nice and is a safe place to live the behavior of the manager Melissa is terrible! She is incredibly rude and it is clear that she is way too comfortable treating people like crap and residents should not have to deal with that. This is not a reflection on the rest of the office staff as they are all incredibly nice people to interact with. Moving on to the maintenance manager. He does enter apartments with no notice and I know this because he has done this to me on a couple of occasions and I have made it very clear he does not have the right to enter my unit as he pleases. I don't particularly care for his attitude either. The other groundskeeper is wonderful and a very hard worker! There are multiple residents who have the same complaints especially with the way Melissa treats people and this needs to change. Also, negative reviews are being removed and that is why I think nothing is being done about these issues. If management starts treating people better and maintenance manager stops entering units without permission or notice, it would be a great place to live! I was actually scolded by the property manager HERSELF for wanting to submit an insurance claim after my apartment flooded! I am so happy to be out of this complex.
