Here is my honest review for Camden Spring Creek: This apartment is my first apartment I've ever lived in and I think it's fair to review it now, considering I've been living here for more than 6 months now. I'm reviewing based on what I was looking for in an apartment, which is what I'd imagine most people do. PROS The overall exterior is great, the buildings look very inviting and the landscape is always kept up to the 9s. Currently, the buildings are being repainted to and so far they look pretty nice. Interiors are nice, lots of natural lighting and I like the black appliances. The only thing I wish I could change is the laminate countertops, but in this case, the pros outweigh the cons. I have never felt unsafe at my apartment, although while living here I have received emails about car theft, thankfully nothing has ever happened to me. Parking is not an issue for me because I have my own garage... But as for others who may not have a reserved spot, parking will probably be an issue if you arrive later in the evening. Maintenance and service requests response times are PHENOMENAL. Although I have nothing to compare to as I have never lived in an apartment before, I truly think the maintenance team is great. I can count on getting something fixed or looked at the same day I submit my request. Pricing... right now I am content with what I pay as I feel that they are overall providing a happy living environment for me. I'll be sad if my rent goes up if I want to renew my lease, because I genuinely do, so I guess I'll have to wait and see till then. I looked at 2 other complexes when apartment hunting and I honestly felt the most welcomed at Camden. I'm not kissing up here, that's not my style, so trust me when I say, this complex feels like "home". CONS Not sure if this is just my unit, or a recurring issue throughout the complex, but when hot water is used at the bathroom sink you hear a loud knocking sound in return. I've been woken up by my neighbors above me when they use hot water because the knocking sound travels down into my room. Pretty unpleasant; not sure why this is happening, but it shouldn't be happening at a complex that has a lot going for them. Lastly, the gym is teeny-tiny! If three people are at the gym at once, you feel like you are on top of each other! So all in all, the pros outweigh the cons, but my one significant con is the hot water poltergeist knocking issue... fix it and this place is 5 stars! read more

I want to start this by saying for the most part I loved living here. The staff is very friendly and helpful. They get maintenance requests done quickly, with the exception of my roof that frequently leaked. The other residents were okay, I don't think they screened potential residents very well as some were a bit rough for the quality of living the complex is aiming for and the community forum is mostly full of people complaining. The dog park was the only thing that was really bad here. It would randomly be locked, was not well maintained, always full of dog poop, and smells VERY strongly of dog pee. However, upon leaving the complex... that story changed dramatically. I left my apartment in good condition with some minor stains on the patio that needed painting over (as the patio was painted already, it did not seem like a big deal). Upon receiving my move out charges two weeks later, they had decided to charge me for repainting and recarpeting the entire apartment. The painting price was not a big deal and is pretty standard for most places. HOWEVER, when I left there were no stains or discoloration on the top of the carpet, so they tore it up and decided to replace it for THREE spots of discoloration on the bottom of the carpet. Even when the move out report completed stated that the carpet did not need to be replaced. Upon talking with the company regarding the charge for carpet replacement, they claimed that they were pet stains that warranted replacing the carpet. When I told them my 3 year old dog never had an accident inside, and never has in the entire time I've had her, that if there were STAINS ON THE UNDERSIDE OF THE CARPET, it might be from the MANY roof leaks I've had and reported they responded with "the charges are valid and will stand". Keep in mind I only lived there for 1 year. Very very unhappy and highly recommended you look elsewhere. They are nice at first but will take complete advantage of you when you leave. read more

I'm new to the property, but I have enjoyed everything so far. My apartment is quite spacious, well laid out, and completely carpet free. My garage is spacious and large enough for my car, storage shelves, and my bikes. I intend to remain here until I purchase a home. read more

I resided at the complex for 15 months and I must say within the first 90 days I had to call maintenance eight times. The maintenance team is awesome! They respond quick and fixe\repairs correctly. When it comes to the staff, where should I start. I have seen three managers. Cara (assistant manager) is awesome. Both Jacob and Maria joined the community after I signed the lease. My interactions with them have been ignorant and overbearing. I am not sure what the requirements are when applying for the position. I am not saying "customers are always right", I too deal with civilians daily. What I am saying is one must attempt to hear what the concern, comprehend what was said, and a solution following. Both these individuals lack the ability to empathize with those who are the very reason they are apart of Camden at Spring Creek. read more

I lived here for about 3 months. The staff was very friendly and accommodating. I loved that I could pay rent and request service online. I had a one bedroom unit that was very spacious. My only issue with this complex is that I had to get them to come out and spray for ants three times in the first few weeks I was living there. read more

So the apartments are absolutely beautiful and the best deal around (but note that unlike some other complexes in the area you and your neighbors might have an identical apartment but pay different rents depending on how long your lease is and when you put money down). The complex has done a lot of recent updating and cares seriously about the facilities. The pool is beautiful, and there's a real commitment to making the grounds pet friendly. I'm ranking lower than I would normally because of repeated experiences involving confusion with the office. Paperwork went missing, I was told my credit card had been swiped for a deposit only to later discover they didn't even have the technology to swipe my credit card, and I was told several blatantly untrue things regarding rent/fees (by an employee who I'm fairly certain was in training and no longer works there). Also, just as a general note of caution: the business doesn't pay for or solicit positive reviews but it does repeatedly have contests where individuals can win google chrome casts etc for leaving any sort of review as long as they have reviewed at least one other business. This might explain why the yelp filter flagged so many reviews. The apartments are great and you should check the place out, but I'm suspicious of the perfect 5 star rating... read more

This is my first apartment in The Woodlands/Spring area, but after viewing some of the other area properties I settled on Camden Spring Creek because it had the best combination of a great floorplan and nice exterior for the best price. One of the main amenities I enjoy is the fenced in dog park, which is very convenient when I want to exercise and socialize my dog after work and don't want to drive through traffic to a public dog park. This location was also actually cheaper for a larger floorplan than other properties I looked at in the area. This is likely due to it being located on the Spring/The Woodlands border so it's not right in the middle of the more popular areas of The Woodlands. However, the location is right next to I45 and is less than a 10 minute drive to Waterway, Market Street, and the mall. The complex is well landscaped and the management from day one has been very nice, accommodating, and helpful. They put in extra effort to make residents feel welcome and have been more proactive about maintaining a high standard of quality than any other apartment I've lived in. My only complaint is that while being here for only 3 months, there have been at least 2 multiple-car break-ins. I'm not sure how the frequency of these incidents compares to other complexes in the area - it could be average. The community is gated, however. Overall though, based on the apartment layout, management, and price, this is the best apartment I've ever lived in. read more

Love living here lots of perks. They had a Valentines brunch that was I must say way better than any restaurant. I had shrimp omelet that was to die for at our apartment club house (for free). Long overdue review. We called Camden Spring Creek home for 3 years. Having moved from out of state we rented sight unseen based off reviews, amenities, and schools. Overall happy we did especially after moving 1600 miles and seeing nearby complexes we considered. Maintenance is by far the BEST! The longest we've waited was 1 day and mostly because the ticket was opened late in the day and we never had anything urgent like AC that needed to be fixed. I feel if we did it would be same day regardless of time or if it was a weekend. Don't ever worry maintenance will be a problem here. It won't be!! I genuinely feel the office does what they can when an issue is brought to their attention but limited how far Camden corporate will allow them to go. I did knock one star off because we HATED (and others as well) the required, over priced, very limited "technology package". It leaves you no room to negotiate with XFinity and if Camden rents 3 bedrooms the package shouldn't include only 2 basic boxes and internet for $90.00+. Cutting the cord is no option since you must participate. We ended up paying more than if we were able to go on our own. There was recent issues with car break ins, luckily nothing beyond the cars, but that can and does happen anywhere. I feel corporate won't allow more security cameras. Liability? Image? I don't know. At the time we left nothing happened to discourage these situations. Overall we were happy here and left only because our daughters assigned school changed (and that horrible technology package). If our circumstances change again Spring Creek will definitely be top consideration. read more

I have lived here since 2011 and kinda sad to have to leave. The first to say, the MAINTENANCE team is AMAZING. John I will miss you and the team. Great job! Second, Cara has been here since I moved in and is always friendly and tries to help where she can. The others, not so much, nice, but I feel they are very inexperienced in customer service skills. I overall enjoyed living here but have seen it get worse over time. Feels like the quantity over quality of renters is an issue. It feels like they want to fill everything no matter what. Camden has policies for a reason but I feel isn't taken and enforced. Candem promotes Smoke Free, however we are very far from smoke free. Dog leash and poop pick up is an ongoing issue. Complaints are not taking seriously. I has a concerned resident shouldn't have to go and record or take pictures to prove your complaint is valid. The complex had had a few issues, robbery, car theft and vandalism over my years here, however none of this impacted me. With that said, I did have my car keyed 2x within 2 weeks and without security cameras showing who done it, we can only assume. I had recently complained on neighbors for noise issues after midnight and do feel this is where the keying came from. Park your car free of anything and next morning it's there. Yes it happened on property, folks. With the above recent incident of retaliation, we decided to move and terminate the lease early. Camden was not willing to work with us on that 3 month early term of lease, other than provide a garage temporary. The price is high compared to what you get here. Its not high end at all. Renewal rates are crazy, I have had mine go up almost 200.00, which the office worked with me on. The construction of the complex is bad, can hear everything from neighbors. You smell the smoke, see folks smoking, smell marijuana and at times smell this in my own home. You may ask, if these were all problems why you stay so long. Well simple, work and schools. However, now that I been personally a retaliation target, time to go, my family safety is #1 and I truly don't feel safe anymore. Car vandalism wasd the start, what will they do next???? I was a potential customer who had started my apartment search in September 2016. I found Camden on Google and the rates at the time were within my range. I scheduled an appointment to come by and tour the apartments. Rachael showed me around and I fell in love with the grounds. On the day I visited, they were well kept and the apartments look very nice despite not having granite counter tops or stainless steel appliances. I toured a few other complexes the same day but had made up my mind to move to Camden once my current lease was up. I even e-mailed them the same day to let them know. Up until this point, the customer service was excellent and I was excited to make Camden my home. A few weeks later, I e-mailed Rachael asking how to add a current tenant as a referral onto my guest card. Five days go by and no response. I e-mail again and received a response that my first message was missed because it went to the "main box." Okay I thought. I ended up calling Camden to ask a few questions after this because I was informed about a new "mandatory" technology package for new residents. I did express hesitation at this mandatory package because their monthly rent had gone up from what I was quoted plus adding another $95 charge for the package. I went ahead and scheduled another tour of the complex, but ended up having to reschedule that tour several times because of my career. Eventually I had to just say I would drop in one day and had every intention of doing so. I e-mailed again at the end of November because there were two units available for my time frame, though the monthly rent had gone up over $150 since my initial visit. I also again requested information via e-mail from Rachael on the mandatory package (i.e. what channels did it include, what is the speed on the internet) etc. because I wanted to take a look at it before making a tour. After three days, with no e-mail response so I sent my questions via e-mail to the main e-mail box on December 1. The manager Cara responded and I was able to converse with her. She was finally able to provide me a flyer that answered my questions. [In the interim I had gone online to use the chat system but the person chatting said they could not provide the same information that Cara was able to provide me.] I had always assumed either Rachael or Cara would contact me closer to my 60 day move mark to see if I was still interested in Camden and try to recruit me. There has been nothing but radio silence since and I have now gone elsewhere to a complex who has followed up with me, called me to check on my progress, and gave me the rate of the apartment I was initially quoted despite their rate having gone up a little. While there were quite a few fees that Camden charges, I was willing at the time to move in. But while the office staff are nice/polite, the radio silence and lack of customer service is a huge turn off. If as a potential customer I have to e-mail several times and call to have my questions answered, what would it be like as a resident? EDITED 1/17/17: I do not believe Camden read my entire review before posting their follow up comment. I do find it ironic that I complain of lack of communication and Camden insist on me contacting them as opposed to the other way around. read more

My first apartment home experience.....I've lived in a 3 bedroom apartment at Camden Spring Creek for 16 months now. The manager and office staff are always really nice and helpful! The manager will go out of her way to make sure repairs are taken care in a timely fashion! (The same or very next day) The community always have a holiday party or a pet contest that are really fun, if you like to get to know your neighbors! I must say that the choosing an apartment close to the front gate and the stairs was a big mistake! I see and hear much more than I would like to! My family and I feel safe living in this community. I have an attached garage so I don't have to walk around much a night! The location is great as well! Direct access to 45 North is always a plus! Unfortunately, I will not be renewing my lease at this community but I will miss the manager and office staff dearly! read more

This is one of the best apartments to live and make it as a home. Starting from office staffs and maintenance staffs, they are professional, helpful and most importantly friendly whenever you need them. I will personally recommend this place to everyone who wanna move to North Houston area and have a comfortable, peaceful and fun apartment experience . The apartments are quite big compared to other apartments nearby. I was in 1- bedroom apartments and paying 200-300$ less than what my friends paying got their smaller apartments. Recently toured the property with Meagan who was very nice and knowledgeable in explaining amenities and apartment features. The grounds seemed to be very well maintained as well. Came in to checkout a 2bed/2bath apt yesterday along with my wife. We met a lady who sits on the right hand side of the reception. As soon as we told our requirement, she immedeatley jumped us to a tour. That tour didn't even include a tour of the premises,just the unit. And the lady who gave the tour literally pointed fingers standing in the corner of the apartment(and we were supposed to follow and take a tour based on that). We felt like we were mistreated. I would never move in here again. We paid $1200 in rent a month and I have no idea why. There was never any parking and if you came home late at night, you have to park across the street and walk home in the dark. We had ants in our pantry, rooms and bathrooms constantly, water leak into our apartment, dishwasher never worked, and our electric bill was almost always $170 because the AC was broke and ran constantly and the windows were not sealed which added to the extreme hot or cold in our apartment. I feel like the staff was more annoyed with us than anything but we just wanted our stuff fixed because we were paying $1200 a month. I'm so disappointed and upset that I spent a little over a year here and had so many issues. It's not worth it. read more

I've lived in 5 other apartment complexes and Camden Spring Creek is by far the best apartment complex I've lived in! Everyone in the leasing office is so friendly and helpful. I love all of my neighbors for the first time in a long time as well. I even remember one time UPS delivered my new iPhone to the wrong apartment by mistake. I posted a message in the community forum, which was recommended by leasing office, asking if my package accidentally was delivered to the incorrect apartment and within 24 hours someone responded and even gave me a battery charger because they accidentally opened it. Camden Spring Creek is super pet friendly and has a nice little dog park aka bark park. I love bringing my pet there to interact with other dogs and friendly pet owners. The gym is nice and supplied with new equipment with a remarkable scenery of the pool. The maintenance team is the best! They are all extremely friendly and helpful. I absolutely love these apartments and highly recommend them. Plus quick easy access to I45! read more

Don't waste your time! I lived at the Camden at spring creek for exactly 2 years and I quickly realized that they will nickle and dime you to death. If you want a decent parking spot they charge you, valet trash they charge you, dog park (literally a patch of grass) they charge you and cable they control and charge you! Every year the rent increases are insane ( increase $50-$100 per year), it will make you feel as though you are not valued AT ALL as a resident. When it comes time to renew just swap apartments, because they treat New tenants better. The bug problems are insane, wasps and spiders everywhere. They kept saying that the exterminator would treat my entire building ...never happened, I even saw a snake when I was walking my dog. The maintenance staff is great..the silver lining. The grounds are well kept but this complex only cares about the money that you bring and they slam you with insane rent increases yearly as well as crazy fees when you leave. RUN! When I first moved in one of the residents was going on and on about how much they hated how the staff treated them and how crazy the rent increases were at the time it didmt affect me so I did not understand what she meant, but I should have taken her advice. Not worth the aggravation or squeezing of your wallet. read more

My family and I love Camden Spring Creek Apartments. We have lived here since last year and the property and staff are great. Camden's staff is always friendly and the Maintance staff! OOO the maintenance staff. These guys are world class they are always quick to respond and take care of any maintenance issue that sometimes arises. Horrible experience. I was told that i could break my lease as long as I gave a written notice. I bought a house while living in the apts. I sent an email on April 1st to the apt manager stating April would be my last month. she stated I had to give a 60 day notice and pay 3 months worth of rent. As long as i paid everything then I could move out whenever I would like within the 60 days. I am fine with that since i bought and house and was ready to move out. I followed up 15 days later to see how to pay the remainder of the contract to get out of the lease and she told me I didn't technically give a notcie that i needed to fill out a form. Nobody told me about a form. In my contract it states written notice which i did. Also when i emailed her the 1st time I stated all I needed to do was a written notice. Not sure why she didn't tell me about the form when i sent my first email stating April would be my last month. She could have simply stated that an email is not a written notice that i needed to fill out a form but she didn't. She just stated I needed to give 3 months worth of rent. Now she is charging me an extra 16 days $624.87 The manager stated she took my email as a question instead of a statement. I clearly stated April was going to be my last month. Now her confusion is costing me not only 3 months work of rent but and extra $624.87 plus a cleaning fee which is standard. Again fine with paying for everything else ecept the extra $624.87 which I should not be charged for since she made the mistake and I gave my written notice. When I first moved intot he apt it was dirty. I spent time cleaning the toilets because they looked like they hadn't been done in quite some time with black rings in the toilet bowl and a toilet paper holder broken off which they did come and fix. Overall I'm being charged a cleaning fee when the place was nasty before I moved in. Overall I woul not rent from this place again or even recommend any of my friends live there. read more

Worst apartments ever! They are over priced for no reason. The staff is very unprofessional they lost my money orders on multiple occasions. Also told me everything was great when I moved out but later I was charged multiple fees. The parking is horrible if you work late don't expect to park anywhere near your building. They have a serious bug issue. At one point the water was brown. They say no aggressive dog breeds but they are everywhere. You have to get the cable and internet they provide which is extremely slow. read more

I have been a resident here at Camden Spring Creek since 06/16. At first it was great! They had dumpsters near by the security responded quickly and right away if there was an issue and amazing staff! Over the past year things however changed. I transferred to a 2 bedroom bedroom in a different building because I enjoyed living here. My second year however was not so great! 7 months after my transfer neighbors below me on the second floor moved in which made living there extremely unpleasant. They would bang on my ceiling and walls starting at 9pm and even come to my door because of me walking around my own apartment. I was harassed by these neighbors and when security was called they would never show up. Not only would they not show up but it was a lame poor excuse as to why- "change shifts, new security guy" etc. After I spoke to the manager Mary to deal with the issue the issue was not dealt with and the solution was to transfer me and moving was not accommodated. I then started looking into breaking my lease at first I asked to figure out if it's worth it. I became so miserable living in the hostile environment that I had enough and put in my termination fee to break my lease. There was another pleasant surprise. New untrained and rude staff- particular the red head Meagan. Upon asking what was needed to break the lease she had a nasty attitude and gave me the wrong answer. When I got to the office with the amount that was told to pay I was told I was 19 dollars short. That is not the issue after paying 1,200 to break the lease what's 19 dollars? Meagan was the person who was doing the paper work to break my lease. In a rude manner she told me "you have asked this 5 times and you should know the amount you owe" after me asking *5 times no one could tell me the right amount. Also if an individual who has lived here longer than you worked here asks you the correct amount you don't throw a general number out just so they get out of your hair. Meagan is extremely rude very bad attitude the new staff is not trained, bad security, there is a forum for neighbors who harass each other publicly. Anyone moving here Good Luck! Been living at the Camden for just about a year. Overall, my wife and I have enjoyed our time at this complex. Amenities are nice - especially the pet friendly neighborhood and dog park. Haven't had issues with noisy neighbors as other reviews have stated - I think that's just luck of placement in the complex. One down side is that management has recently stopped taking packages in - forcing the residents to drive to the post office to pick up packages that won't fit in the mailbox. We will likely be signing out second lease at the end of the year. read more

My husband and I have lived here for about 9 months now. We weren't able to look at it before we moved in but we loved it immediately. We LOVE having all hard wood floors on the first floor! The staff is wonderful and extremely helpful. The complex is very dog friendly and we love visiting the dog park here. We also love the pool and it's big enough for me to get a good work out and it's nice enough to have a good time sitting outside by it! read more

Been here 7 months and it's been great!!! No loud neighbors, management is very friendly and on point, especially with letting you know well ahead of time of inspections or events that could affect your routine. Any maintenance issues I've seen on property have been resolved in usually 2-3 days. Great location of you have to jump on 45 to get to work! Plus they just started valet trash and for living on the 3rd floor it's great! read more
