If I could give zero stars, I would. My business shares a property line with one of SPM's managed buildings, and their dumpster area is directly attached to my shop. Today, I called to report illegal dumping in their dumpster area, which was overflowing onto my property and blocking my designated parking spot. I am currently disabled and physically unable to move the trash myself. When I contacted their property manager, Sicily Calderon, I was met with outright rudeness, short and dismissive responses, and zero concern for the issue. She ultimately told me it was "not her problem" and hung up on me. Given the number of other 1-star reviews that specifically mention her by name, it seems this level of unprofessionalism is a pattern. How she still has a job is beyond me. Beyond the lack of basic customer service, SPM is violating ADA regulations by allowing their property's mismanagement to block my access point--something I rely on. I will be pursuing legal action. And before SPM replies with their generic, insincere "We're sorry you had a bad experience" response--don't bother. This isn't about a bad experience; it's about blatant negligence, unacceptable behavior from your staff, and legal violations. I have lived in my apartment for 10 years now, and I have had a few different maintenance crews, but the guy they have now is on another level. I believe Javier is the supervisor or lead at SPM, and he communicates everything he is going to do, never enters our residence without verbal approval first, and can fix anything and complete any job he encounters. I have full confidence and trust in this gentlemen, and he fixed a water leak inside the toilet today. I wanted to take a moment and give credit were credit is due. SPM got a top notch handyman in Javier. and if he comes onto your property, just give him some room, because he is going to fix what it is you requested to be repaired. Great property management - I rent and really appreciate the service and upkeep. Their app for renters concerns is fairly easy to navigate, and I can pay my rent or message the management or maintenance staff about a problem. Maintenance issues and most problems are handled quickly and correctly. Yard care is also routinely managed and they keep the outside looking beautiful. Recently had a service call for a broken sink. They responded promptly and professionally within 24 hours. DISCRIMINATING GAY TENANT. MARTIN FROM 1595 DETROIT AVE CONCORD PM IS NOT DOING HIS JOB. June 2nd 2024 11am. We requested a key since April 28, and was only given to us on June 2nd. My cousin saw the laundry open so he laundried his clothes before working. When coming back for drying.... the door was locked and our laundry key is not working, he called me to call Martin and went to my sons friend Dylan on 305 to borrow the key and key stil not working. He called the Property Mgr. And he was told he cannot come as he was not there and busy and will arrive after 2hrs like 1.30pm, then Martin mentioned that there is a lock box on the side to use the laundry he has to get another laundry key to use. My cousin looked for that lock box for 30-35mins. Only to find out from Alberto from 303 that there was no lock box and he was there for 12yrs and not seeing any lock box. Prior to this we requested a key and it was completed on the maintenance but we ever received one. My cousin was so furious about what he did, that was devious only to find out at with our neighbor that he dont like Gaymen and maybe thats the reason he was never given an aplication form in order to live at the property havibg the fact that I requested it twice. Even on the email...Noyhing came back. As it turned out, the door knob has been changed and only his friends and the ones he liles got the key to the entrance. Even we requested, we never get ones. Poor service even we pay good. Our shower water is still hot for a month now even it is summer . Our cabinets were broken. Our ref dont bave magnet and no light. It has been 9 days today and nothing has had happen for our request. Very unprofessional. At the phonefor Stephens Property Mgmt... no one answers the phone. Very very disappointing! read more

At face value, the properties are amazing but unfortunately, the professionalism executed by some of the property managers is unacceptable. I am someone who has worked property management, Worked directly under my CEO and has managed over 200 employees underneath myself at the corporate level before today I never expected I would be talked to in the manner I was spoken to today. I would never talk or speak to any of my clients in the manner I have been spoken to today. The conversation was hostile, I was not even able to get a word in, and it felt like I was being verbally abused over the phone. This would be the worst personal value of service I ever received overall inadequate and unacceptable from any professional individual. This review is for the apartments on 3480 Royal Road in Concord. My husband and I lived here with our children for a little over a year. I have to say I have lived in A LOT of apartments and this is BY FAR the worst apartments I have lived at. They have GERMAN ROACHES. Infested. Pest control told me that they have been treating the unit that my husband and I lived in for over two years. (Reminder: We have only been here for a little over a year) So our landlord knew that they were roaches and still let us move in. The neighbors throw parties damn near every weekend. There is no property management on sight. It can take days to weeks to get things fixed. Don't live here. Whatever you do, find somewhere else because anywhere else is better than here. I have been renting a property managed by SPM for a year and have been very happy! The manager of the property I rent, Andrew Camera, is very nice and always responds to my emails in my timely manner. I've needed a few repairs in my year here and the maintenance team always does their best to come the same day when there is an issue. They're always thorough when repairing or making sure there isn't anything else we may need. Paying rent is super easy as well. We have the option to pay online through RentCafe with no extra cost. I'm very satisfied with SPM and love living at the property that I'm at. SPM has such a great staff and really care about tenants. read more

I am a commercial renter of an office which is managed by Stephen's Property Mgmt. I am in a warm area and there are no windows in my office. The afternoon temperatures go up to 90 degrees in the office. The AC has been broken for months. I have had to cancel clients and lost business. They are not tenant friendly and frankly do not seem to care. I would think twice before renting an office which they manage. read more

Report from a tenant: SPM is really awesome at finding ways to make a few extra bucks. They've instituted a fee for paying your monthly rent by check. That's right, your rent check is now an obsolete inconvenience. Their website tells you the fee is to "help offset our expenses". You are then encouraged to register with a service where you can pay your rent online to avoid the fee. But wait - there is a fee for that as well. Hmmm. Maybe the book-keeper and the IT guy both asked for a raise at the same time? I'm pretty sure this is illegal. Looks like the only way they will take your money without charging you a fee for that privilege is to bring them a sack of quarters. Cold hard cash. I hope they've been able to keep their coin-counting machine in good working order through the pandemic. And that I don't get charged a "reasonable fee" for the electricity it uses. read more

This review is written on behalf of Ron Jacobs, manager at Stoneridge Apartments on Willow Pass Rd in Concord, CA.  I lived at that location for a couple years. During that time I experienced both good and troubling times.  Through it all, Mr. Jacobs was a very compassionate soul and always strived to accommodate tenants so they'd be comfortable in their home environment.  I'm grateful for his leadership and often exceeding expectations in his position there despite the fact that he was often limited on what he could improve at the run down complex, but I appreciate all of his efforts.  As for his character, Mr. Jacobs is an extremely giving individual. I would not recommend working with SPM. My experience was with Melissa Lentrichia and she was extremely rude to me. She avoided answering certain questions that I asked by email, voicemail, and phone. I hoped to have a discussion with her by phone to avoid any unnecessary back and forth for her sake and mine. She spoke over me with a tone, raised her voice, and would not let me have a turn to fully express my thoughts without cutting me off. I edited myself to ensure that I could at least get part of my thoughts across to her without it escalating any further. I felt as though she was bullying me so I expressed how my rights differed from how she threatened me. I had her on speaker phone to take notes of our discussion and my colleagues were very upset on my behalf for allowing her to treat me with zero respect. She did not offer any resolution without any prodding and put the issues back on me, asking me what I wanted her to do about the situation. When I suggested/requested some remedies, she went back on the defense and shut me down immediately. In my line of work we do what is best for our clients and at the very least, we treat them with respect. I would be fired if I treated my clients the way she treated me. She made it very clear that she did not care and she brushed me off. She made me feel unwelcome and wrong for being honest with her. Although none of the issues were caused by me, I was very accommodating and open minded about a solution. She made it clear she felt quite the opposite through her lack of an appropriate response and lack of professionalism. It was evident that she felt I was burdening her. This was the last thing I wanted to come of the situation. I even apologized to her for being the person who had to bring it up but that did not make any difference in the way that she treated me. read more

I am thankful for my property manager, Viola Bueno who works extremely hard and is very empathic, professional and kind. My business was hit hard during Covid and we were forced to be shut down 7 months. Viola worked very hard to communicate back and forth to the property owners and took the time to listen to my hardships. She displayed empathy and really fought to help me as a small business owner after the owner was previously not willing to help my business. Viola is prompt, reliable and has tremendous customer service! I am so pleased with how Viola was able to help my small business and I would highly recommend her as a property manager. I have to say, I am a bit surprised by some of the reviews I'm reading here, and I can't help but wonder if this company has been weeding out some bad apples. We have been renting a property from this company for two years now, and they have been extremely accommodating. We have never waited more than a day for a call back or returned email. All repairs and maintenance issues have been addressed with a sense of urgency and they have made every effort to make things as convenient for us as possible. Andrew Camera is responsible for our property, and is always direct and honest in his communication with us. We have even been through a change of ownership of the property that was nearly seamless, and only required a few bank inspections. Andrew was there every time to answer questions and insure that our rights and privacy were respected. The maintenance team has always been respectful and punctual. They are understanding of my concerns about being home while repairs are done. (This has been a problem for us with other companies, and at one point we were actually victims of a dishonest HVac repairman, so my guard is up) They work around our schedule, and never make me feel insecure about my messy house with two very active boys. I am convinced that Steve can fix anything, and if he can't, he will get it replaced as quickly as possible. All in all, we have had a better experience with this company than our last place that had on-site management. If you are concerned about the other reviews you have read, all I can say is maybe just ask for Andrew, because he has always come through for us. ;) read more

Javier from SPM did a great job inspecting my unit for mold. He was efficient, kind, and got done inspecting and painting my closet within under an hour. He was even able to get a special kind of paint that kept moisture out. I was really impressed with Javier's professionalism and attitude. Would recommend if you are a tenant and experiencing a maintenance issue, to request Javier to take care of that request. Also, Sicily is a wonderful portfolio manager. Avoid any property that Stephens Property Management is associated with. I am a commercial tenant who has not had air conditioning for months in the summer. I am losing business and my reputation. The office has no windows and is too hot to work in. The management company has made it seem as if I am asking for a personal favor to have the AC fixed. It's been two months with no end date in sight. They are rude, and superior-acting. Its been a nightmare having them as the property managers of the building in which I rent an office. It's Christmas Eve and we were gonna go to evening services... setting the kids for a shower, the water did get warm. Left an emergency message. Javier called and showed up shortly. Inspected the water boiler and even tested the water in my apartment. Found the issue and waited until the water was hot. While we were waiting, my neighbors come out and ask if we were getting hot water... I said it's being taken cared of right now. Very personable and professional. He made sure everything was taken cared of and said to call anytime since he is on call. -------------------------------- Additonally, I've been living at an SPM property for 3yrs and haven't had much issues besides a former neighbor. I don't even know where to begin. First of all if I could give 0 stars, I would. This is THE WORST company I have ever had to deal with. They are dishonest, unprofessional, and vial people. The woman I dealt with is rude, defensive and unprofessional. I had to leave numerous messages on her voice mail before she finally called me back. When I did finally talk to her, she flat out lied to me about hauling away a washing machine and dryer that were left on the property. She is a very unhappy person that is paid to be rude to the tenants/people she deals with on a daily basis. Her boss, while not quite as rude is condescending and unprofessional too. He also does not return calls. After finally talking to him, he told me on the phone that someone would take care of handling my issue and that never happened. The big boss, definitely does not return calls. I can only image he is as rude as the people under him, otherwise he would not employ them. He should be completely ashamed at the way his employees talk to and treat their customers. My guess is he just doesn't care and takes the stance the ruder the better. I would NOT conduct any business with this company as either a lessee or a lessor. They are dishonest people whose only interest is to take your money. They are penny pinching, dishonest, inhumane people, that will nickle and dime you to death. Take a look at the other YELP reviews and decide for yourself. If you get yourself involved with these people you are guaranteed to take a loss one way or another, if not monetarily, then emotionally. I truly do believe that if anyone left a good review on YELP for SPM that they were probably asked to do so for some type of a monetary reward because there is just no way that these employees knows how to be a nice persons. Very unprofessional and downright mean. Sicily Calderon made me so upset that tears ran down my face after I hung up the phone. I've never felt so disrespected by people I've worked with for so many years. At no point did I ask for money or a refund or anything monetary whatsoever. I simply asked for more information so I could make sure my money was not pocketed and stolen from me. Sicily grew EXTREMELY defensive and refused to speak me with about it and refused to give me the number of the cleaning service so I could verify that the cleaning actually happened. SPM properties is great if you do not have any severe problems occur in your property. I have had many leaks for about a year now, which majority of them were from the same pipe. The pipe is clearly eroded and will continue to do so if they do not replace it. They outsourced a plumber and he told me specifically that he would replace the entire pipe in the kitchen. He did not do so, he only fixed the work order spot where the maintenance guy removed the dry wall and patched the pipe. I went away for the weekend and came back to water leaking outside of my front door. I opened the door and to my surprise the entire kitchen was flooded and the light was dangling from the ceiling. I called the emergency line and the plumber that came to patch the hole until they could repair. The problem is with the property manager, Veronica. She was extremally unprofessional and had no desire to even contact me about this condition. I left a voicemail the night of this problem and another the next morning. I had to call again at 12pm for her to finally answer and she probably did because it was on a different number. She continued to attempt to reassure me that the apartment is "livable" and act like it isn't that big of a deal. I had to find a place to stay that night and the next night because the carpet was completely soaked. The plumber says he checked for mold where he was working but when I kindly requested for Veronica to send someone to actually inspect it she would not put a request in. For all they know this leak has been going on for the entire year the leaks have been going on and the ceiling finally gave out. She refused to let me speak to anyone else but her. Her condescending tone was inappropriate and unprofessional. I had to request for compensation and updates or else none of this would of been done. read more

Unprofessional and unorganized, I would never hire this management company to manage a property of mine and I would never recommend anyone to rent from them. We had the misfortune of living in a property that was managed by them and had horrible experiences with them from the start. When we originally moved into the unit, our previous management company found the rental for us and they were awesome. Unfortunately, the owner of our unit fired them and went with SPM. The first issue we had with them was the lack of communication. They are very disorganized. We mailed our rent check to them and after a month of them not cashing it, we finally had to call our bank to void the check. My boyfriend called their office several times to find out the status and was told every time that they were working on it, so they had the check in hand but couldn't cash it. Why would you not want to cash our check?? After that, we ended up having to go to our bank to get a cashiers check each month to pay them. Also, the maintenance guy they sent out to fix our toilet showed up late for the appointment I confirmed twice with the Property Manager beforehand. He made us late for work and when I asked him why he didn't arrive on time, he was very rude and disrespectful to us. Not to mention the fact that he didn't even fix the toilet when he was there and they had to send someone else back out later on to repair it correctly. They made a mistake that is unheard of with a property owner and had us sign an additional year lease, without our owner's approval. Thankfully, I'm in contact with the owner of our unit and when I let her know what had happened, she was in shock. She ended up firing them and now we work directly with our property owner. They continue to send me statements for a past due balance on our account though. These people need to get it together. We are very happy not to have to deal with them anymore and I would suggest looking elsewhere if you are looking for a new home to rent, or looking for a management company.
