    DISCRIMINATING GAY TENANT. MARTIN FROM 1595 DETROIT AVE CONCORD PM IS NOT DOING HIS JOB. June 2nd 2024 11am. We requested a key since April 28, and was only given to us on June 2nd. My cousin saw the laundry open so he laundried his clothes before working. When coming back for drying.... the door was locked and our laundry key is not working, he called me to call Martin and went to my sons friend Dylan on 305 to borrow the key and key stil not working. He called the Property Mgr. And he was told he cannot come as he was not there and busy and will arrive after 2hrs like 1.30pm, then Martin mentioned that there is a lock box on the side to use the laundry he has to get another laundry key to use. My cousin looked for that lock box for 30-35mins. Only to find out from Alberto from 303 that there was no lock box and he was there for 12yrs and not seeing any lock box. Prior to this we requested a key and it was completed on the maintenance but we ever received one. My cousin was so furious about what he did, that was devious only to find out at with our neighbor that he dont like Gaymen and maybe thats the reason he was never given an aplication form in order to live at the property havibg the fact that I requested it twice. Even on the email...Noyhing came back. As it turned out, the door knob has been changed and only his friends and the ones he liles got the key to the entrance. Even we requested, we never get ones. Poor service even we pay good. Our shower water is still hot for a month now even it is summer . Our cabinets were broken. Our ref dont bave magnet and no light. It has been 9 days today and nothing has had happen for our request. Very unprofessional. At the phonefor Stephens Property Mgmt... no one answers the phone. Very very disappointing!

    Roach and egg sack

    This review is for the apartments on 3480 Royal Road in Concord. My husband and I lived here with our children for a little over a year. I have to say I have lived in A LOT of apartments and this is BY FAR the worst apartments I have lived at. They have GERMAN ROACHES. Infested. Pest control told me that they have been treating the unit that my husband and I lived in for over two years. (Reminder: We have only been here for a little over a year) So our landlord knew that they were roaches and still let us move in. The neighbors throw parties damn near every weekend. There is no property management on sight. It can take days to weeks to get things fixed. Don't live here. Whatever you do, find somewhere else because anywhere else is better than here. If I could give 0 stars I would.

    4.5 stars rounded to 5…read more I found Paul through Yelp in August this year while trying to find a property management company to manage our family rental after we were finally fed up with the previous company. The last company assigned us a property manager who was unresponsive, lazy and incompetent. After contacting multiple property management companies around the contra costa area and interviewing a few of them, my family decided to hire Paul to manage our family rental moving forward. He has been managing the rental since mid September. I've interacted with him multiple times throughout the past 3 months and he has been very efficient and responsive. Communication through email does sometimes take a little longer for a reply but communication via text has been pretty instantaneous. Whenever I needed to get a hold of Paul via cell phone and I leave a voice message, he does reply very promptly. Please do keep in mind that CCPM is a small business and Paul does everything on his own so expectations of getting a response in 5 minutes is unrealistic. Compared to the responsiveness of the previous company my family used, Paul's communication has been great so far and I hope he will keep up the good work. CCPM's monthly management fees are very reasonable especially in the Bay Area where the cost of living is relatively high. With that in mind, the contract provided by CCPM is very detailed in listing all the fees that will be expected if additional requests such as annual inspections is requested by the landlord. I've interviewed a good amount of property management companies prior to selecting CCPM so I definitely can say that his fees (relative to the amount of service he provided) are very affordable and landlord friendly. The owner's portal is also user friendly and his monthly disbursement day is one of the best I've seen after talking to multiple property management companies. Overall, Paul is a very genuine and reliable property manager and even though we live in a world where no one is perfect, I can see him always striving to be the best for his clients. If you are looking for a property management company who can deliver very personable service, I highly recommend CCPM. I look forward to working alongside Paul as a team to manage my family's rental property. An update of our experience will be provided after our one year anniversary is up with CCPM.

And Julie, the property manager, was always friendly, kind, and easy to work with. That honestly made a big difference over the years. Anytime we had questions or needed something, she was approachable and helpful. We didn't need maintenance often, but when we did, it was handled quickly and without any hassle, which I definitely appreciated. Staying somewhere for 4+ years probably says the most--we were comfortable there and felt taken care of. We left the area for work, not because of any issues with the condo itself. During the listing period, they did an excellent job of advertising the property and screening potential tenants. They conducted thorough background checks and found a very good tenant. Over the past two years, the team has communicated with me effectively on everything from tenant requests to financial documentation. I've found them to be very professional and helpful. I'm very happy and satisfied with their services.

Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.

I've been without a functioning HVAC unit since July, and even now--when temperatures are below 50 degrees--they remain unresponsive. Not only do they not return any phone calls and text messages in a timely manner; they also would rather have tenants break a $1 million dollar home and allow those tenants to get away with those property damages than to actually fix those damages and hold the tenants responsible for those damages. Our tenants not only fully damaged the shutters; they also damaged the walls and floors of our house. On top of that, these property managers would allow their dog (not so sure if it's a pet but it is not a service animal) roam around our property without cleaning up or training the dog. I would stay far away from this management company.
