So yes, I lived here from 2022-2025. This isn't a negative review - it's a legal issue now. I'm leaving this review to share my experience with the move-out process at Stella at Riverstone, particularly regarding unsubstantiated damage charges and poor management accountability under the direct management of Caitlyn Dethloff, whose oversight and documentation practices I have formally disputed. Despite leaving my apartment (#5202) in excellent condition, I was charged for the following: Damage (Shower Restoration) - $50 Damage (Generic) - $50 Shower Resurfacing - $130 Glass Restoration - $145 When I requested proof, I was initially sent photos from an entirely different apartment (#8207). This is a serious breach of documentation protocol. After I brought this to their attention, I was told it was an "email mix-up" -- but the charges still stand. No time-stamped or unit-specific photos from my actual unit (#5202) have been provided to justify these fees. There was still food in the fridge in the photos - "Borden Milk" - i've never purchased Borden milk in my entire life. They essentially used photos that weren't even from my apartment. (Update: they did send photos from my apartment after asking and waiting - I attached photos from my apartment) however many of these charges appear to be for normal wear and tear -- which, under Texas law, is not legally chargeable against a tenant. For example, shower use over time or light wear on surfaces is expected in a lived-in space and should not result in repair charges unless excessive or negligent damage is proven. I spoke directly with Saundra Alexander (leasing agent) and Jacqueline Saravia (assistant manager), and while they were polite, they were ultimately unwilling to acknowledge the documentation error even when I cited Texas Property Code and requested proper evidence. I've since escalated the issue to corporate (Rebecca Nelson) and filed a formal complaint against this fraudulent and blatant mistreatment. I am preserving all photo evidence and documentation as part of a potential legal case under Texas Property Code § 92.109(c) Texas Property Code § 92.104 - 92.109 covers security deposits and damage charges: A landlord cannot withhold any portion of a security deposit for damages that result from normal wear and tear. After multiple attempts to clarify the charges, I am compelled to initiate this written demand in accordance with my rights under the Texas Property Code § 92.104-92.109. 1) Improper Evidence Provided: I received photographic documentation from their office allegedly supporting these charges. However, these photos were from unit #8207, not my former apartment (#5202). This error significantly undermines the credibility of the charges and constitutes a procedural failure to provide valid documentation, as required by Texas Property Code § 92.104(b). 2) Failure to Justify Charges as Beyond Normal Wear and Tear: Under Texas Property Code § 92.001(4), landlords are prohibited from charging tenants for normal wear and tear, which is defined as deterioration from the intended use of the dwelling without negligence or abuse. 3) Potential Bad Faith Retention of Security Deposit: Per Texas Property Code § 92.109(c), a landlord who retains part of a security deposit in bad faith is liable for: Three times the amount wrongfully withheld A $100 statutory penalty Court costs and attorney's fees read more

I came in today to view an apartment after making an appointment earlier in the morning. when I can in there wasn't anyone there to greet me but the leasing agents was in the back "employees only" room talking to each the entire time. I even knocked on the door to let them know someone was in the lobby. They ignored me. There wasn't any signs to say "I'll be right back" or anything to let me know to wait a min. I've lived at other properties and Stella has been by far the worst property I have lived in. Terrible management and customer service. They are dishonest at move out. I asked them to be there when they do the inspection and they didn't allow it and it is now clear why. They charge you for normal wear and tear horribly, and your security deposit will be taken no matter how much you clean your apartment when you give back the keys. You have to live with giant cockroaches in the apartment which is so scary. I have gotten my bike stolen, I have seen over 10 cars broken into with absolutely nothing done about it. It is absolutely NOT SAFE. Noise level is very annoying and you can't ever nap, rest or have a good night's rest due to transparent walls all around. They just know money and not you as a human or customer. If you want to have peace of mind avoid this community. Please Don't get trapped by the initial offers. read more

My personal review of the Stella at Riverstone community is it is STELLAR!!!! From the moment the community was being built (earlier this year), I had an interest and once it's doors opened, it hasn't disappointed me. My first contact regarding the property was Rachel Pash. She is AWESOME!!!! Her knowledge, kindness and patience was fantastic. Once I moved in, I got the opportunity to meet the entire leasing office staff, each individual displayed a warm and inviting nature, making you really feel at home on the property. The amenities are mind-blowing: a beautiful community center, state of the art gym, a breath-taking pool area with cabana's and my personal favorite a wine-chiller in my unit. The staff is dishonest and shifty. We filled out an application and was told by Violet that if the application was denied for any reason we would be refunded all our money except the application fee. She pushed us to pay the administrative fee and deposit to "reserve the apartment." The application was denied and after paying $658 for this process that ONLY $350 would be refunded. We restated what had been previously said to us and they said all of that would be handled through corporate and we would be MAILED that money in 30 days!! None of that had been previously stated and they hung up several times when we called with our bank on the line. read more

My family has been living in our 2 bed, 2 bath, C1 plan for now roughly 60 days here at Stella at Riverstone. This review is an honest evaluation of our time leasing and living within the community. Our time visiting Stella was fantastic as we were moving from 1,500 miles away. The front desk associates were pleasant and helpful throughout the whole process as there was only one C1 plan available (there was something about this plan that we loved compared to other two bedrooms in the community) and said it would go fast, but they did not rush or push us to apply/sign. Living at Stella, on the other hand, has been a disappointment. We live on the 2nd floor, and it is only me, my wife, and my 1 year old son. The noise above us has been absurd from the moment we moved into the apartment. We notified via email, telephone, and in person to the manager several times and have this information documented in our own notes. My son, has woken up 100% (not exaggerating) of the nights since being here because of noise at 9:00pm-12:00am above his room. Sunday mornings at 7:00am-(roughly)8:00am expect to hear heels as if you were right next to the person. Nothing has been accomplished, and we have stopped complaining because NOTHING has been done about this issue. In addition, as the front office management (old management) and Alliance states, there is NO smoking in common areas, but the pool is NOT a common area as told to me. So now, if there is smoking at the pool, I essentially have to remove my one year old from the location. Smoking at the pool is not the only place that it is done, right outside the mail office many people smoke and leave their leftover cigarettes on the ground right next to the door, it's quite disgusting. Oh, and weekend pool parties by friends & family members, prepare for a packed pool and less parking. Almost done: they inform you of a gift card that you will receive after 45 days. I still have not seen it after contacting via email, telephone, and in person. I keep hearing "soon." *Update, I have been told that I should receive by Friday, or sooner, which would be day 63 as a resident. Finally: most recently I signed in to pay my rent, on time, and there was a July balance. An employee put back a $500 balance to my account and yet NEVER CONTACTED ME ABOUT IT. I see this three days before rent is due. *Update, I have to pay for their mistake, but they can give me my Gift Card twenty plus days late... Apartment itself: 10/10 Noise: 1/10 (you hear everything) Community amenities: 10/10 Community following rules of lease: 4/10 Management & communication: 0/10 *Update: new manager has communicated recently (past two days) I have lived in apartments in Philadelphia, PA; Greensboro, NC; Charlotte, NC; Huntington Beach, CA; and Los Angeles, CA and this is by far the worst experience. It is such a shame because the apartments themselves are beautiful and updated along with the community amenities. I gave this all roughly 60 days before writing a review, but at this point I had to write. Bad security. Cars get broken into all the time, and mine just recently got broken into as well. I have lived in buildings where they have a guard 24/7. When we hear stuff, it takes time for the police to get here. Would be better if we had a guard to protect us from theft or worse. read more

Nice complex and decent amenities based on tour we received. Unfortunately, we were not able to sign a lease. We were misled by two different people in the leasing office who told us that a short term lease was available (as they are accustomed to having residents who need temporary housing while having a home built). They even emailed us the link so that we could submit our application. We then receive an unexpected phone call several days later stating that the longest lease available is 8 months, not the month to month they previously stated (as we are in the process of having a house built). We are therefore left scrambling to find temporary housing. These people definitely cannot be trusted and are not true to their word! read more

They are criminals. The amenities they promise are only open from 9-5 when most people are working. It would be better if there wasn't any. The printer never has ink, if you can even get to it. They claimed they had to close down the office because people were sleeping there overnight. Which really concerns me. They have a company do their move out statements who won't call you back. Then they make you jump through hoops and give you a ledger which shows you paid everything they ever asked you to pay, then they say well even though we showed that, we don't have to show you anything else and we stand by the fact that you aren't getting your security deposit back and you owe us $10 from before we can give you a ledger. They should just call it a non refundable deposit, if their plan is to keep it. I would feel less violated. All smoke and mirrors. The only good thing is the maintenance man. read more

Absolutely MISERABLE at this complex. This is MY experience and MY review on living at Stella. Moving in was all smoke and mirrors. "its so pretty, its so nice, its so quiet" wrong. -Our car was broken into along with others, never even received any type of email, apology, info or follow up from the manager of the complex only from the police detective who came out. I felt at least an email should have gone out to warn/alert other residents just as a courtesy. but nope. nothing. -walls here are PAPER THIN. I am not exaggerating! I can hear full conversations of my neighbor, stomping, walking, babies crying, children screaming etc throughout all hours of the day. We are losing sleep at night and forget even thinking about taking a nap during the day! This is only a portion of our complaints here just to keep the review to the point. Stella is well aware of the issues here as we are now on Manager number 3 since we have been here (a few months). Reading other reviews and forums on Stella almost gives me a bit of ease to know I am not the only person dealing with these issues here. Peace of mind, safety and general relaxation should be standard in a place that you call home, unfortunately that has not been our experience. read more

I suggest keeping an eye on move out charges when they send you your deposit back.What a nightmare!! I was guaranteed in writing by the Business manager that i would not receive a check fee or late fee on my last months rent since there online system was having issues. But when i looked at the line items they charged me anyhow. I called and a new manager is there (old one gone) and she checked onto the situation and agreed that the refund would be sent as promised. 2 months later and no refund and when i call she refuses to speak to me or call me back. So glad that I made Stella at Riverstone my home! I'm new to Houston and have never experienced apartment living. One of the staff members, Taylor, showed me around and I fell in love. All of the residents are friendly and courteous and the staff is phenomenal! The apartments are very chic, yet sophisticated and beautifully designed. There is an amazing pool, state of the art gym, game room with pool tables, lobby, etc... but all of the amenities are beautifully kept and spacious enough to entertain friends! Also, I never hear a peep from neighbors and never any noise. Even though there is a little construction going on for the next phase, I never hear anything. Stella is in a pretty nice area, too, so it's well lit and safe. I love coming home from work and watching the sunset on my super spacious balcony. I didn't even think about an apartment with a "view", but after I moved, I realized my balcony was my favorite place to relax! If you're on the fence about making Stella your new home, please come check them out! You won't be disappointed! read more
