    I would give these apartments -5 stars if possible!!…read more WARNING: Avoid residing in unit 1302 as it is situated above one of the leasing agents, also known as Fatima. first and foremost I used to be a tenant at apt 1302 from nov 2023 - april 2024. the leasing agent ms fatima was the one who leased us our unit above her apt knowing we have a 2 year old and a 11 year old. the first day we moved ms fatima had the nerve to tell us to keep it down even though we are moving. as we get settled within the first two week we were getting disturbed by fatima and her boyfriend banging on their ceiling to alert us that we are being too loud. my spouse knocked on their door and attempted to let them know they can always text us or knock on our door to let us know we are being too loud rather than scaring my children with their constant banging on the ceiling. Even simply walking was a noise complaint for them. it got so bad that they started calling the courtesy officer to come to our home and flash their lights into our apt. the reviews from google shows that this has been an ongoing issue for sometime and unfortunately corporate fails to hold them accountable. not to mention Clark finds it acceptable as a manager of an establishment to think it's ok to yell at their tenants. SPECIALLY WOMEN. This Mr Clark man had the audacity to yell at me because he had a problem with my dad parking next to my gargage to pick up my son. the fact that he think it's ok to yell at me infront if my child and my father it upright unprofessional and dispicable. I am a manager at an establishment myself and I could not phathom yelling at any customer or tenant in this scenario. we have reached out to cooperate but yet has failed to hold their employees accountable. these apartments have been a living hell for me and my family. I hope no one ever has to deal with what we went through. especially for a family with little children. long story short we had to be let out of our lease due to harassment. mind you we were let out of our lease therefore we were not in the wrong. only saving grace is ms angela!! Thankfully we have moved into a house where we no longer have to worry about getting harassed. 0/10 recommend!!!!!!

He has…read morebeen "renting" a parking spot for 25 a month and they rented the exact same spot to someone else. My boyfriend had knee surgery and can't walk far. This spot it literally by his apartment and the rest are far from it. The management has yet to do anything about fixing the issue they created. They almost towed my boyfriend from the spot HE PAYS FOR because of their mistakes. And they don't even do pest control. I'm an apartment manager myself so I know exactly how easy or hard something is to fix. Parking situations only take but half a day to fix at most.

I then was told to pay $100 for app and admin fee and that they he special for $350 move in would be held for me until the 1st because that's when the unit would be ready, I agreed submitted everything and paid and was told I was approved. Come the first due to miscommunication the unit I was told was mine wasn't one they could rent out so I'm told to wait till the 8th since someone was moving and they had to clean it. Come the 8th it still wasn't done and was told to wait till the 12th come the 12th I go to sign my lease and was told prior to have my lights and renters insurance so that I could pay my deposit and and get my keys which I did and had everything on at the apt. Just to sit in the office for a hour waiting for the lease to be sent to the so called manager (looks like he is 15 years old) and then be told that I was denied and I couldn't get my $100 back and that they don't accept evictions!!!! STAY AWAY FROM THIS PLACE!! They lied about the special and about them accepting evictions!! And the manager doesn't know shit about being a property manager!!!!

    Absolutely NOT recommend this dump NOR any Gatesco Properties…read more Gary Gates is a known slumlord, Google him. The will not fix the central a/c in the laundry room and I've told them the reason it keeps going out is because people leave the door open and the heat gets unbearable in the summers. They put a small window unit in, but you have to be directly in front of it to feel any cool air. They don't care, even though I've complained many, many times to add two more a/c units. The elevators! They advertise they have elevators, but they don't say they haven't worked in a year and I was told they are not going to have them repaired anymore. I'm about ready to go to the news media. They have made 4 AirBNB's, took away the widest handicap parking space to make it an additional AirBNB. They made a new one on the other side of the Boiler Room that maybe you could get a Harley in it, but not my compact car. They are also letting new tenants move in for a very special low rent for one bedrooms for 3 months, but when it comes time for the full rent of $1,000+ they don't pay the rent and get evicted. Not long ago, on a Friday, one tenant got evicted and they moved all of their belongings out on the common walkway. You couldn't get over it. I took a picture of it and showed it to the Leasing Office on a Saturday and they told me that there was an emergency plumbing issue so they had to stop moving everything else, but she assured me that Monday it would be gone. That really makes sense, people falling all over that crap and they have on their lease "Not responsible for injuries on the property." Ha! I checked with a Personal Injury Attorney and he told me they sue apartment complexes all the time (and win) and it doesn't matter what it say's on the lease or anywhere it is posted. I also took them over a year to replace lights that had been out forever, both ends of the stairwell in my building were out and if you didn't have a flashlight you were SOL going up the stairs. One Nurse moved in and told me he wouldn't have moved there if he had known about the lights. I told him, "who looks at lights when they are touring the complex?" There is a City Ordinance that ALL lights must be on 24 hours a day. I just reported a couple of weeks ago about many, many lights being out and was told by the Manager that I needed to put it on the Maintenance Portal. I told her I had already done that several weeks ago and I hoped nobody has a fall like I did that ended up getting a total hip replacement. I should have sued them but not the type that sues, but I would probably own this complex. So, if you've read my dissertation, I would suggest not moving here. I have plenty more stories to tell, but I don't want to lose anyone's attention.

They are a small complex nestled away from the commercials areas-however five minutes from Brazos town center and a stone's throw from the police department and city hall. Nature surrounds this place. It also is in a residential area. My first experience was with Miss Erica of the leasing office, she had been extremely helpful throughout the whole process, friendly and helpful-even my aunt felt from her brief interaction that she takes very seriously this location. I was surprised when I arrived before my aunt and said I was waiting on her, Erica pointed out my aunt's car as she drove by and stated she knows her residents, implying to me she keeps a close eye on the comings and goings. Once inside to see the apartment I noticed that the walls were not the typical bland eggshell white, but sandy brown matching the brown carpet. The appliances were a bit old school, but I could care less about that seeing as I prefer a stove with burners. The apartment I saw overlooks a forested like area with a creek, I even saw birds playing which I adore. Every resident I encountered has said similar- "quiet community and beautiful surroundings". The apartment has not only ceiling fans but lights that light the entire room. The balcony is narrow and first floor apartments have a high wooden fence. Even the basic one bedroom is so spacious; but the biggest selling point for me was the enormous amount of storage space. The walk-in closet is large, there are multiple drawers and cabinets in the kitchen area, and the bathroom has a closet with shelving. This is more than enough for a single person. There are two separate pools, but I am not a big pool person. Each ap apartment comes with a washer and dryer, which is huge. All of this and the basic apartment is 825; yet I see no hidden fees intended to Jack up the costs. There were a few flaws I found in relation to the prior tenant moving out but nothing major that would create a lack of comfort. I will say there is more to come in time, as one off the biggest things I've yet to see is how equipped the maintenance team are and how well or fast they are at fixing problems I've yet to encounter. All in all, I highly recommend this place
