Absolutely NOT recommend this dump NOR any Gatesco Properties. Gary Gates is a known slumlord, Google him. The will not fix the central a/c in the laundry room and I've told them the reason it keeps going out is because people leave the door open and the heat gets unbearable in the summers. They put a small window unit in, but you have to be directly in front of it to feel any cool air. They don't care, even though I've complained many, many times to add two more a/c units. The elevators! They advertise they have elevators, but they don't say they haven't worked in a year and I was told they are not going to have them repaired anymore. I'm about ready to go to the news media. They have made 4 AirBNB's, took away the widest handicap parking space to make it an additional AirBNB. They made a new one on the other side of the Boiler Room that maybe you could get a Harley in it, but not my compact car. They are also letting new tenants move in for a very special low rent for one bedrooms for 3 months, but when it comes time for the full rent of $1,000+ they don't pay the rent and get evicted. Not long ago, on a Friday, one tenant got evicted and they moved all of their belongings out on the common walkway. You couldn't get over it. I took a picture of it and showed it to the Leasing Office on a Saturday and they told me that there was an emergency plumbing issue so they had to stop moving everything else, but she assured me that Monday it would be gone. That really makes sense, people falling all over that crap and they have on their lease "Not responsible for injuries on the property." Ha! I checked with a Personal Injury Attorney and he told me they sue apartment complexes all the time (and win) and it doesn't matter what it say's on the lease or anywhere it is posted. I also took them over a year to replace lights that had been out forever, both ends of the stairwell in my building were out and if you didn't have a flashlight you were SOL going up the stairs. One Nurse moved in and told me he wouldn't have moved there if he had known about the lights. I told him, "who looks at lights when they are touring the complex?" There is a City Ordinance that ALL lights must be on 24 hours a day. I just reported a couple of weeks ago about many, many lights being out and was told by the Manager that I needed to put it on the Maintenance Portal. I told her I had already done that several weeks ago and I hoped nobody has a fall like I did that ended up getting a total hip replacement. I should have sued them but not the type that sues, but I would probably own this complex. So, if you've read my dissertation, I would suggest not moving here. Ever since Representative Gary Gates bought Towne Plaza Apartments in Houston, we are currently on our second manager. I have been complaining for 1-1/2 years about all (and there are MANY) lights that are out in stairwells and all over the property. My complaints have fallen on deaf ears. I fell because I didn't see a step that resulted in having to have a total hip replacement a year after the fall. I suppose I should have just gone ahead and hired a personal injury attorney, but instead, I keep reminding them (I have emails to prove it, phone logs, and visits to the office) telling them (LuLu and the assistant manager) that someone is going to be seriously injured, if not assaulted because of the lack of lighting. One and a half years is way too long to not replace the burned out lights or missing light fixtures. Why can't they replace the damn lights? The elevators! One has been out 99% of the time I've lived here, and it was before Finger's sold and Gatesco became the management company. I also fell into the elevator once after it was repaired because I didn't notice it hadn't come level with the floor, so when I stepped in I fell up against the wall and hurt my neck. Can you imagine, having hip replacement, calling the office before the hip was replaced while still in the hospital and asking if the elevators were repaired? I was told they would be. I called the day before I was discharged and told both elevators were working. When I got home, both elevators were broken. That was the first of August and BOTH elevators are still out. Just imagine trying to climb 6 flights of stairs to the 3rd floor with a walker! I can't even do my laundry because I can't haul things downstairs. Do you think the Management office gives a rats ass? Hell no! Oh, and the topper is the letter they sent out via email and also taped to all tenants doors. I think a first grader has better command of the English language than whomever wrote it. So much bad grammar and misspellings it's pathetic. If you can't spell Sincerely (Senserly), somebody must be pretty uneducated and how they are a Manager of a large apartment complex is beyond me. Does Rep. Gates know what kind of personnel he has employed? Does he also know about all of the lights that are out and elevators? Things need to be repaired expeditiously around here or my next step is to contact ALL of the news medias in Houston AND the Houston Apartment Association as well as Adult Protective Services. And to top everything off, they want visitors to park all the way over by the Office? I mean, I have a Physical Therapist, a Home Health Nurse, and an Occupational Therapist that come one to two times a week. They can't expect to carry their heavy equipment all the way from there to the very back, let alone try to figure out how to get around this complex. It's very confusing. I don't understand why they can't designate a few spaces in the back, where there are ample (and I stress ample) unused parking spaces that could be used by visitors and keep the garage and top of the garage for registered tenants only. I was hoping things would improve after the sell from Finger's Corporation, but everything has gone to hell in a handbasket. I think you guys are more concerned with getting apartments remodeled to bring them back to "Luxury" apartments and don't give a damn about the tenants that have lived here, paid their rent on time, and are loyal tenants. From the looks of what I've seen move in, looks like y'all may need a standing monthly appointment at the courthouse to serve eviction papers because some of these folks look like they get by the system and then won't pay their rent. Now, as for that letter that was sent to all the tenants, call Lulu and ask that she send you a copy of the letter and also please forward it to Mr. Gates, as I am also sending one to his Austin address to ensure he gets a copy of it. Greg is the owner of Emerald Pointe Apts in Pasadena, TX and if you just read the reviews on that complex alone , you will see how poorly they manage. The manager Irene refuses to answer phone calls on Saturdays, the staff are just as rude. Cursing at residents. The plumbing is terrible. The electrical shuts off randomly , they put in a gate that isn't even finished. The staff never answer the phone and if you to the office they are extremely unprofessional. I live on Quail Medow office. One moth ago one neighbor spray paint on my car twice that week. I know who was so I call the office and they didnt do anything. One week later the same neibord through food on my car and made one scrash and call the office and didnt do anything. I made a police report and take it to the office with a video and they didnt do anything. I call Getesco 10 times and recorded messeges and never retern the call. Gatesco from all indications has poor managers who are deceptive or tell lies to avoid the truth . I am a veteran and they recently purchased a property called Towne Plaza and have already turned a quiet peaceful property into a nightmare . I lived here before they came and they have brought in a wrecker company that has been towing off cars that belong to tenants on purpose . They also tried to lock me out of my apartment and pretended they had to have emergency access . Since going to court I have been able to prepare documentation to show they have given inaccurate accounting for billing and do not inform tenants of policies such as accepting vouchers . I know they will take pandemic funds for rent but wont take vouchers and are doing this in a discriminatory way . I do not recommend any person to do business with Gatesco and if not for leasing from Finger Properties prior to their purchase I would not be here. They intend to disrupt my home and force me to move and I am in court to prove that they don`t follow rules . The area is nice and located near the Galleria other than this the neighbors are friendly , I only like the peace I had before they came if I am left alone I will be fine , if they continue to cause confusion I will have to move . I recommend email contact to provide proof of all communication. For your own sake take a close look at how the place is maintained , it has started to have trash accumulation , dirty hallways , parking areas and frequently broken gates for vehicle and walk in traffic . read more

i don't know if you are the owner of this property called trails of ashford located at 12720 brant rock drive. if you are, i recommend you train from the manager, office staff, maintenance and every body that works there, i have not had air for close to two weeks now. my air went out on the 23rd of last month (may) and i called the emmergency line that same day but did not get any responce, i called back the nest day, sunday. i however got a respnce couple of hours later. a window unit was put in the bedroom, which was as noisy as hell, i called them back to come remove the unit which they did on monday the 25th of may. however, i have not been able to sleep in the apartment since then as the window unit is still noisy and makes me sick. i spoke to the inexperienced manager, who promised that the air will be back on monday, being ist of june, but as i write, my air is still not back. i have equally gone to the office, severally to talk to her but she has been avoiding me, refusing yo talk to me, i have requested a call back and has not gotten any. i have leaved in this apartment for over 6years, never owed or late on my rent. i am so very disappointed with the way things are write now that i am thinking of breaking the lease and dam the consequencies. mr odunze.#2102 read more
