My experience staying here has been unpleasant, the manager to the apartments, which is Misty, is so unprofessional and does not have the proper etiquette to be dealing with people. She's always trying to get into people's business & is really rude when being approached or seen by her. She does not need to be manager if she's always having a nasty attitude on her. You can smell the cigarette smell on her just by talking to her, it's so disgusting. The area manager needs to fire her. do NOT move into these apartments. read more

I have lived here at 7970 for nearly a decade. The property (which is really still new) remains in outstanding condition. Our Property Manager (Misty F.) has maintained a professional and friendly personality. She definitely sets a high standard for other property managers across the Houston- Richmond area who are dedicated to ensuring a positive experience for all tenants, in any situation. It is extremely rare that you would find such genuine courtesy and a respectable demeanor in compliment to state-of-the-art amenities for the price. Many apartment complexes have come to the Richmond-Rosenberg area since my initial move-in and I have still remained faithful to 7970. Here's why: 1) There is no such thing as a small floor plan at the Grand! 2) I have only seen ONE cockroach or nasty bug in my apartment in the near decade of being here, EVER! 3) Maintenance is timely with service requests. 4) We are typically first to get electricity restored during a disaster. (Been here through Hurricane Harvey, the big freeze power-grid issue, and Hurricane Beryl.) This list of reasons could go on and on but you should come and see for yourself! Please avoid this place like the plague!!! I lived here for 4 years never paid rent late, never bothered my neighbors. Got constant letters on how to decorate my balcony, was charged for two years for a storage that I NEVER HAD, had leasing manager enter my apartment without permission accusing me of having roaches (have never had roaches). It turned out to be someone else who had them. After they verbally threatened to evict me(which is illegal). I have done nothing but be a good tenant. Very disappointed in this place but very glad to be gone!!!! Leaving a bad review due to the property manager Misty. Misty is rude & overall ruined my first move out experience. Would not recommend moving here while she works there. Which I'm sure she will continue working there because the regional manager Suba Valderami refuses to fire her despite all her negative reviews. He told me he would get in contact with me about the entire ordeal and never did. I called his office 4 times with no response. I also find it quite hilarious how every time there is a negative review about Misty, suddenly someone posts a positive one about her, I definitely think she's making her own accounts to balance the negative reviews. I've also noticed how many different leasing agents there has been (hmm I wonder why, she must be hell to work with too) Overall I will never rent from Adara Communities ever again. To Whom it May Concern, The reason for this email is to give high praises to Leasing Agent, Nicholas Valdez for his outstanding customer service! I was so completely impressed with his speed and accuracy and acknowledging my concerns when it came to renewing my lease. I knew my renewal would be coming due soon, and since my work hours conflict with the office's open hours, I had not been able to speak to the office in person or over the phone. On Tuesday, November 22, I had to run home real quick to grab some things I needed for a meeting I was attending in Richmond. As I was leaving the community, I saw Nick walking around the complex, so I took that opportunity to stop him and try to discuss a bit about my renewal. He displayed a very conscious effort in wanting to help me and asked for my apt # so that he could look into it further for me. To my surprise, by the time I reached my meeting in Richmond, I had already received an email with my renewal attached. The fact that he took the time out to discuss this with me as I was rushing out, and remembered the details I told him and got to work on it right away, shows what an asset he is to this community! 7970 Grand - The view from my Apt - Apartments Near Me - Richmond, Texas

I don't even know where to begin with this place... you would think as much as I was paying to live here I would have had a more pleasant experience. A few weeks after I moved in, there was an attempted break-in that left my front door damaged for the rest of my stay. Thankfully I was not home at the time and the person was unable to actually get inside the unit, but when I reported it to the front office, Madonna at the front office was unconcerned and tried to make me feel as if it was my fault. I bought my ring camera immediately after and learned via the app that multiple other units within my complex were broken into within those same couple of weeks. They did fix it enough to where it was working again and I could get in and out, but it was terrifying to come home and realize that it could have happened while me and my daughter were inside. We had many other issues during our time here including mold due to vent condensation and water marks around all of our vents. (My brother works in mold restoration and insisted I get an air purifier since they were unwilling to fix the problem past repainting around the vents). The bedrooms were extremely hot and miserable to sleep in. For some reason the AC never seemed to work in there. The gate never worked properly the entire time I was there, that goes for the clicker I received when we moved in as well as the manual code. All of my doors in the unit had chipped paint and were extremely cheap. A couple even broke while I was living there for no apparent reason. Our bathroom door literally SNAPPED OFF THE HINGES ONE DAY!!! JUST SNAPPED!! I went to open the laundry room doors one day and had to catch the before they fell over on me. Our sink and garbage disposal were broken when we moved in which took months to fix because I never had access to my portal to request them be fixed and had to go through the front office for all service requests. I tried a few times to get help from the front office but Madonna was always extremely unhelpful and never seemed to know what she was talking about or even care. I assume her to be the manager because she would never allow me to ask for help from anyone else who worked there. The toilet flusher got stuck every time we used it and we always had to lift the back lid to fix it. Every. Single. Time. I decided to move out before my lease was up because I'm pregnant. We needed more space, I felt unsafe living here as a mother of one and now I'm about to be a mother of 2, and the complex is not kid friendly whatsoever. There aren't any parks or areas to play. Anyways we discovered that breaking the lease would have cost us 8,000. Yes you read that right. My rent was 1,700 so that price included 2 months of rent plus many additional fees of a few thousand each which is way more than any surrounding complex charges to break a lease. So I decided just to move out without breaking the lease since it was cheaper to just pay the last 4 months of rent than to break early. Finally, one day I stopped by the apartment to grab an armful of things while my partner was at work, I parked on the curb in front of my building as I've seen people do the entire time we were there when moving in/out. I only had to grab a few things so I was going to be gone within 2 minutes. Like I mentioned before, I'm 7 months pregnant and the only available spots were across the lot. On my way down the stairs with my 9 year old daughter walking beside me, both our arms full, a man was standing by my car cursing and yelling in an aggressive tone. I didn't realize what he was yelling about at first and then realized he was angry about my car. I told him that we were done and I was about to move it but he started storming towards us up the stairs and would not allow us to get past him for several minutes. He kept insisting that I lead him up to my apartment which I was not willing to do especially with my daughter. We stayed on the staircase where I knew the altercation was more likely to be seen or heard and he was less likely to get physical because he was really scaring the both of us. Finally he walked up to the level we were standing and I was able to tell my daughter "go to the car" and followed after her. We left after that. I emailed Madonna at the front office to let them know what had just happened but all she told me was that I should not be parking on the curb... I don't think that covers every issue I had in my 8 months of living here but in short, the summary of my review is that this place is cheaply maintained and overpriced, not kid friendly, and impossible to communicate with. read more

Front staff, communication, security (my mail was stolen), the raw sewage that flowed through my yard (6 times in 2 years) and twice leaking into my apartment, staff entering my apartment without my permission twice, paid quite a bit extra for a 3x7 yard that was a plastic mat intended for indoors that eventually rotted from weather and my dog. Upon removal they attempted to charge me. Left the apartment reasonable for my cleaning fee and now they are attempting to take my deposit after 3 months of waiting. DONT MOVE HERE! read more

Moved here while waiting for my house to be built. When I first got to this apartment complex it was decent, a little expensive but decent. This quickly went downhill. Within a week of moving in the gate broke and took months to get repaired only to break all over again. I'm the almost year I lived here the gate worked maybe 1 month total, it basically became an open community rather than the closed community you pay extra for. The pool is open M-Sat so on Sunday when you're home from work and it's perfect pool weather you can't go lay out and enjoy the amenities. The gym has three treadmills and two spin bikes and an array of weights. It is a good amount of space and the only good amenity. We had awful neighbors our entire time so we were so glad to move out. Neighbors don't pick up after their dogs and so the entire back of the community was always full of dog waste despite reminders from management to be courteous and pick up. The one positive about this community is the maintenance team that are very nice and responsive. This community overall needs a little makeover especially with all the new apartments being built in the area. read more

We have lived here since Feb 2018 and love the complex. The current office staff ( Paige & Arturo) are wonderful. The pricing is much cheaper since we moved in, and issues are handled in a timely manner. Previous office staff would not have received this same rating from me. I chose 4 stars instead of 5 because of some of the more serious issues we have dealt with (with neighbors)-- again-- last August I would have put a 1 star review-- but Paige has really made all the difference. Biggest Issues: ever changing office managers/staff (hopefully not anymore) and no dog park. read more

Someone broke in and robbed my neighbor. Someone stole my Catalytic converter off of my truck which cost me $1200. Other people have had trouble with things getting stuff stolen off their cars. Someone was running around the complex with a gun the other day. I've put in 4 requests for the front gate to be fixed and it's still broken. The complex keeps marking my service requests as complete yet the gate is open 24/7. Half the gym equipment doesn't work. The sad part is I've only been here 3 months. I have lived here for almost three years now and am very pleased with the new management. Although it changes very frequently, I believe Misty to be a great property manager as she is very professional, friendly, and proactive in her efforts to keep the complex running smoothly. I am also pleased with the office staff as they have been very helpful by promptly addressing all my concerns. I have also noticed a significant decrease in bugs in my apartment thanks to consistent pest control coming at my request along with my meticulous cleaning. Overall, I am really pleased with the apartment complex and new management! Firstly, Management is horrible. Misty, is a liar. Since moving into my apartment I have noted to management about this problem. She act as if it was her first time hearing about this problem smh. I got to know a great number of my neighbors and have found we all have something in common, GNATS!! Secondly, I and other residents have found numerous amounts of gnats located in the refrigerator, shower, flying around, and even coming from the garbage disposal. You will be roommate with nates every day. They will eat when you eat and sleep when you sleep. Not sure what I did wrong but I called to politely inquire about these apartments, the lady that answered the phone didn't seem like she wanted to help me out very much. The lack of effort and her dismissive tone threw me off. I asked her if they had virtual videos of the one bedrooms as I'm interested in leasing, she was quick to tell me that I could find the video of the 2 bed 2bath model on their website. Ok? The reason why I called was because I had already looked at their website and I didn't find what I was looking for. I told her I wasn't interested in seeing the video of the model and asked her if they had a video of a one bed one bath, and she said no...I said well do you have an A2 available and she looked and said yes....soooooo I then asked if she was able to take a video or photos of the A2 so I could see what it looks like? She hesitated and said sure, took my information then proceeded to tell me she was a one-man show at work and it would take a bit to send. I then felt like I had to justify the reason for me wanting to see the video of a one bedroom because I felt like I was inconveniencing her. I told her, look that's okay, the reason I'm asking for the video is cause I'm out of town and I'm very interested in leasing and I would like to see the unit. Keep in mind I called at 1:14pm yesterday and it is now 4:33 pm the next day at and I still haven't received the video or any kind of information of the property for that matter. So now, I have a negative first impression of how this place treats their customers. They must not be hurting for occupancy if this is the case. Pity, I really wanted to lease here. read more

7970 Grand has very nice apartments, but what's even better is their customer service. The leasing agent Natoshia gave me a wonderful tour around the property explaining things as we walked. This really helped because it didn't really leave me with alot of questions at the end. She also followed up with me a few times to see if there was anything else I needed. Absolutely The WORST property manager! My wife and I lived here for almost 3 yrs and complained constantly how hot it was in our bedroom and the marijuana smell in our apartment. The property manager, Misty (rude, disrespectful, condescending, and sends threats via email) did nothing about it except give excuses on what my wife and I were doing wrong or needed to change. Well we ended up keeping a window unit that was given to us by the prior property manager and kept the entire length of stay while Misty decided to confiscate it periodically due to other A/C issues in other apartments. We had several incompetent maintenance staff come take a look and they had not a clue how to fix it. Not only this but upon move out, Misty decides to come up with a laundry list of charges that Miguel could not explain to me what they were for. I tried 3 times to drop keys off, however, they decided to close on Sundays and Monday was a holiday. They don't have a drop box which is just surprisingly to me because every apartment complex office has a drop box, and when I got there, the property manager decided to leave early to avoid talking to me about the charges. We are not messy people and we take care of our things and there is nothing in that apartment worth $500 of unlabeled "move-out" charges! She has not communicated to me about this at all either through email or phone. This property is actually nice, however they continue to let more and more trashy people move in. I would definitely look elsewhere because no matter how nice it may be, the manager and staff make it or break it! There are several other apartment complexes in the area that are just as nice and cheaper with nicer staff and more accommodating manager! read more

Words aren't there to describe how exceptional and heart warming she is! She's so understanding and always seems to give more to us her tenants than she actually should. In these past couple months of hardship and struggles she was there for me more than a apartment manager she is a friend, she's been nothing more but good to me. I learned to grow up alone from a very young age, I'm still going over the hurtles in life and this amazing woman really sticks out for me and does everything she possibly can to make sure us tenants feel like Family and not just numbers. My husband and I have lived here temporarily for the past year, April 20, 2018 until April 2019. We have enjoyed residing here. Management has been wonderful. Our maintenance service calls were always answered in a timely manner. The staff very professional and friendly . It was always a pleasure interacting with Paige, the property manager. Nice amenities. Green space. Workout gym. Monthly events for the residents. An overall luxury home style apartment facility. Our retirement home in the country is complete. So, we're staying goodbye. These are very nice apartments and the location is great! Office staff is very professional and friendly and will make sure you are happy and comfortable. Misty who is the office manager in particular is amazing. People usually mind their own business with an occasional greeting or smile. The neighbors I would say are polite as I haven't heard a lot of noises since I have been here. parking is ample and its gets very quiet after 10 PM even on the weekends. Really enjoyed living at 7970 Grand for 5 years. The staff was always attentive and maintenance issues were resolved quickly and efficiently. Complex resides near suburban, middle/upper middle class homes where it was a short drive to grocery stores, coffee shops and some, limited nightlife. Grounds were typically very well kept throughout the entire complex. Generally no complaints for noisy or unpleasant neighbors, but the few times that there were complaints, the staff were well adept to listen and take necessary steps to rectify any issues.
