The unit that I was shown was extremely outdated with carpet throughout and holes in the walls. It was the ugliest apartment that I've ever laid my eyes on in all of my life and living. The carpet had stains in some parts and some parts not. The living space was spacious, but the dining room area was carpeted and was pretty tiny. The bedroom was carpeted and small. The cabinets was unpleasant brown color with tiny holes in it. It looked like the last person who lived there was punching holes in the walls. In the closet, the door of the closet had a huge hole. I told the leasing agent that and her response was, "yeah, they got holes in this place!" The balcony was not cleaned and had a bird nest with cobwebs and bird poop everywhere. The leasing agent saw that and said, "oh, the maintenance guys haven't cleaned this yet". That right there shows me that the maintenance ain't about shhhh-. The leasing agent that showed me the unit was a cool chick. I even saw a really cute guy that lives here, but I decided against living here since the units are very expensive and outdated, all that carpet is a turn-off, and they had the audacity to show me an ugly unit.

    (Copying my review from another site. I can't improve on my best work!)…read moreShort version: This is a great apartment complex, in a great location, with great staff, in a safe neighborhood. You'll need to get on the wait list to move in because nobody wants to move out! Long Version: This place is great, a real diamond in the rough! Here are a few reasons why: LOCATION: You're on the corner of 59 and 8, so within 3 minutes you're on a highway to wherever you want to go. You're close enough to midtown and downtown to work there without undue commute to a major city's downtown, but far enough away to avoid the insane downtown rent and costs. However, you're also close to (ie, basically in) SugarLand, which is seeing great growth right now. Pearland and Katy are also easily and rapidly reached. SECURITY: Looking at crime heatmaps like Spotcrime or Trulia you can see this is an area of low crime, an extension of the greater SugarLand peace and safety. To the north and east several blocks gets a little rough, but it never really comes down here. Now, what you won't know is that when I first moved here this apartment and the houses across the street were a mere finger of safety. In 4+ years it has gotten safer, cleaner, and nicer in the surrounding areas until it is the nice neighborhood it is today! Another thing you won't know: When we DID have a crime (A... SINGULAR... JUST ONE), neighbors were just swarming out to respond to the noise. I was out in 30 seconds and I was late to respond. It was very heartwarming and made me feel very safe to know that if something does happen, my neighbors will come out in droves to help. And again.. the ONE crime in 4+ years. That's the least rate of crime I've experienced in any of the 4 major cities I've lived in--and I lived in DC! LANDSCAPE & GARDENING: The office manager, Audrea, and the core maintenance staff William and Joe, have made sure to keep the landscaping and gardening up and even improve on it. We have two live ponds in which a family of turtles live. Turtles. Actually alive, swimming and sunbathing. It's great! There are GORGEOUS trees shading the walkways around the ponds and swimming pool, as well as some nice flower beds in season and other growing plants. MAINTENANCE: I haven't had many maintenance issues, especially given these apartments are not fresh new buildings. When I do have an issue, it's addressed promptly, professionally, and courteously by William and Joe. I've had the occasional delay on non-critical issues, but even when my AC unit destroyed itself they made good by bringing some portables in. Additionally, in 2016 after the massive flash floods that hit Houston that year there were some major upgrades done to the foundations and then to the windows, roofs, and all the exterior elements. This wasn't reactionary, nothing had happened to the buildings... this was just wise maintenance and proud ownership. The hurricane in 2017 proved the wisdom of those upgrades. We were an island of calm. MANAGEMENT: Speaking of staff, through a couple management changes we've kept Audrea and the core maintenance staff. That leads to a continuity of service that has been unchanged--ie, great. The management company changes have largely just been administrative, and they realize that Audrea and the maintenance guys William and Joe are one of the big reasons to live here. I'm never left waiting and I'm never treated rudely--even when I'm being ornery and demanding and honestly would have deserved it. Since 2015 or 2016 we've been with the same management company, and the manager Elly has proven she understands what sets this property aside from the surrounding ones: Quality staff who can uphold standards. Nice work! RENT: The rent is VERY competitive, and in fact some of the lowest I've seen for comparable commutes to Downtown where I work. You can get a 2x2 here for what a small 1x1 downtown/midtown costs. This does lead to about the only downside: You will almost certainly have to get on a wait list to get an apartment here. Nobody wants to leave, and everybody wants to move in! Also this is one of the few places I've found in secure neighborhoods with studio apartments. Sadly, the studios and the smaller 1x1 don't have W/D hookups, but the larger units do have Washer/Dryer hookup! I really hope this has been helpful!

You know who I am, and you know the charges are disputed. Let's skip the gaslighting - you have a documented history of doing to innocent tenants here on Google Reviews (to manipulate and discredit valid reviews) So let's stick to the facts -- or I'll let the Texas Attorney General and small claims court handle it. So yes, I lived here from 2022-2025. This isn't a negative review - it's a legal issue now. I'm leaving this review to share my experience with the move-out process at Stella at Riverstone, particularly regarding unsubstantiated damage charges and poor management accountability under the direct management of Caitlyn Dethloff, whose oversight and documentation practices I have formally disputed. Despite leaving my apartment (#5202) in excellent condition, I was charged for the following: Damage (Shower Restoration) - $50 Damage (Generic) - $50 Shower Resurfacing - $130 Glass Restoration - $145 When I requested proof, I was initially sent photos from an entirely different apartment (#8207). This is a serious breach of documentation protocol. After I brought this to their attention, I was told it was an "email mix-up" -- but the charges still stand. No time-stamped or unit-specific photos from my actual unit (#5202) have been provided to justify these fees. There was still food in the fridge in the photos - "Borden Milk" - i've never purchased Borden milk in my entire life. They essentially used photos that weren't even from my apartment. (Update: they did send photos from my apartment after asking and waiting - I attached photos from my apartment) however many of these charges appear to be for normal wear and tear -- which, under Texas law, is not legally chargeable against a tenant. For example, shower use over time or light wear on surfaces is expected in a lived-in space and should not result in repair charges unless excessive or negligent damage is proven. I spoke directly with Saundra Alexander (leasing agent) and Jacqueline Saravia (assistant manager), and while they were polite, they were ultimately unwilling to acknowledge the documentation error even when I cited Texas Property Code and requested proper evidence. I've since escalated the issue to corporate (Rebecca Nelson) and filed a formal complaint against this fraudulent and blatant mistreatment. I am preserving all photo evidence and documentation as part of a potential legal case under Texas Property Code § 92.109(c) Texas Property Code § 92.104 - 92.109 covers security deposits and damage charges: A landlord cannot withhold any portion of a security deposit for damages that result from normal wear and tear. After multiple attempts to clarify the charges, I am compelled to initiate this written demand in accordance with my rights under the Texas Property Code § 92.104-92.109. 1) Improper Evidence Provided: I received photographic documentation from their office allegedly supporting these charges. However, these photos were from unit #8207, not my former apartment (#5202). This error significantly undermines the credibility of the charges and constitutes a procedural failure to provide valid documentation, as required by Texas Property Code § 92.104(b). 2) Failure to Justify Charges as Beyond Normal Wear and Tear: Under Texas Property Code § 92.001(4), landlords are prohibited from charging tenants for normal wear and tear, which is defined as deterioration from the intended use of the dwelling without negligence or abuse. 3) Potential Bad Faith Retention of Security Deposit: Per Texas Property Code § 92.109(c), a landlord who retains part of a security deposit in bad faith is liable for: Three times the amount wrongfully withheld A $100 statutory penalty Court costs and attorney's fees
