We've been looking for a new place to live, further from the bustle of inner city Houston, and Katy is somewhere we've always strongly considered because of all the great food that is here, although Houston food is much better, and we've been thinking of moving to Katy because of how quiet and unspoiled it is. Besides, Katy is actually about the same distance from Chinatown (feels like it anyway) and Spring Branch as Downtown Houston (which is near where we live), so in that regard, it wouldn't be as far from the best of Houston anyway. Plus it might be good for Barbi's work, but then again it might not in some ways, as it's mostly Galleria work and Airport work. Anyway we've checked out a bunch of different apartment buildings and these guys were pretty nice and pretty accommodating, but the horror stories from the current residents that we've spoken to, and some of the things we observed when we slept over for a night with someone that lives here (who also has lots of stories), and then the other reviews, this place ended up being anything but something that we would want to be involved with. I just find the juxtaposition between the amount they charge for tiny little violations of a very strange code of conduct, versus how non-existent security is, and inappropriate interpretations of rules just for profit, even as much as towing people away that actually live here (we were worried about it when we stayed, but apparently even residents are). Definitely not going to get more than three from me. And probably won't be moving in. Not to mention they raise the price dramatically on a regular basis. But based on how beautiful it is, it's 5 stars all the way. It's so sad that so many property management companies make so many beautiful properties a bit of a nightmare to live in.

The leasing office has been responding to all my complaints and are always very prompt! But the noise still continues and the neighbors are very inconsiderate. The noise with all the running, jumping, screaming and stomping starts about 6 or 7 AM and continues until midnight! I understand little ones run around and have a lot of energy but ALL DAY AND NIGHT?! Now that I have reported it to the leasing office, the noise seems intentional because it has become worse. I would have moved to the 3rd floor if they had elevators but they don't! And unfortunately I have osteoarthritis in my knee so I cannot climb 3 flights of stairs every day. The office has assured me that they are taking the necessary steps to inform the neighbors and to resolve the issue but it takes time. The neighbors seem to not care and continue every day. Other than that, the complex itself is great! My unit is nice and roomy! I LOVE, LOVE my patio area and how it is set up! Maintenance always responds to my request fast and most of the time the same day. The grounds are well kept and clean. The staff Jeremie, Heather and Fadi are always professional and considerate! Maintenance is always courteous. And most of the residents I have interacted with or met in passing are decent human beings and respectful.

There's also mold on the window panes, and the screens are broken, so we can't even open our windows for fresh air without letting more bugs inside. Pest control has been sent out well over 10 times and they do a little spray, but the problems remain the same. I even had a silverfish fall onto my desk from the ceiling while I was working from home. The infestation has gotten so bad that we cannot sleep in our own beds due to multiple findings of them crawling in the beds. We've had to sleep on the couch and even stay in hotels when we can, just to feel safe and comfortable. It's sad and unfair because we can't keep affording extra costs on top of already paying rent for an unlivable home. Photos I've taken don't even capture to the full extent at all of how many pests we've seen since living here. The trash areas around the property are also constantly overflowing, which only adds to the pest problem and makes the community look neglected. On top of this, the noise levels are unbearable you can hear constant stomping, furniture moving, microwaves beeping and closing, full phone conversations, and even neighbors snoring through the walls and ceilings. The ceiling vibrates from the noise, making it impossible to feel comfortable at home. We've brought these issues to management repeatedly, but nothing has been resolved even though the environment is clearly unlivable and unsafe. This community is severely overpriced for the conditions it puts residents through. Between the pests, water damage, mold, dirty, poorly maintained pool, and noise, you will not find peace of mind here. Save yourself the stress and do not move into this property.

I would like to commend the Management Staff, Trish and her assistants for their professionalism and courteous demeanor. They have handled any questions or concerns I have had during my 10 months here in a fast, professional and courteous way. I have had a few issues that needed attention by maintenance and have had a great response from them as well. I would rate them a five star as well. Sergio, Jaime and Isabel(Housekeeping) have done an outstanding job and remain doing so. Furthermore, I find the residents to be respectful and courteous of each other. It has been a pleasure living here and I plan on renewing my contract and staying another year. Walls are super thin (poor insulation). If someone is yelling, crying, knocks the wall, you can hear it. Unfortunately a family lives underneath me (1 bedroom units). I have to listen to their kid jumping around, crying and banging the walls constantly. They also love to blast their music during the day, but nothing is done about it (after multiple complaints). I've even knocked on their door several times but they never answer. I was advised they don't speak English, which I'm not sure about based on the music. We have neighbors right across from us that leave their dogs unattended on the balcony. Th y are two small dogs that bark constantly when left outside. We have spoken to them once before since they used to let them out at 4:30 AM - 6:00 AM in the morning, yes, the morning! I woke up and saw the neighbor just walking around his house as the two dogs continued barking. They have since started again letting them out in the morning as well as the afternoon/night. They do not stop barking. We live in **** and the other neighbors have also been upset since one does have a small child and it disrupts their sleep. Their balcony is directly in front of our window. They live to the left of us, if you were facing the street (Park Row/Colonial). I am writing this e-mail since the letter you sent states that "Pete may not be left unattended on the patio or balcony). Is there anything we can do? My husband and I work early (6:00/7:00 AM) and aren't fond of waking up two hours before we have to. We also have a dog that is NEVER on the balcony and does not bark constantly outside for hours. We have been very patient with them and have lived here for two years now and have had no problems. We have contemplated ending our lease once this is over due to the sudden noise issues we are having. This community is great and it is usually quiet but this has really bothered us and we don't see ourselves living here after the two years are up unless the neighbors quiet their dogs or move. The complex is very well maintained--beautiful landscaping, a peaceful lake, and consistently clean and freshly painted buildings. The interiors are equally well-kept and follow a unified color scheme. The management sends out safety notices (especially regarding kids playing or riding bikes in the streets), which I appreciate. Honestly, why anyone would let their child run around unsupervised in traffic is beyond me. The complex is large, and the nightly trash crew does a great job. That said, some residents leave trash in front of the dumpsters instead of using the designated area, which is frustrating--but not the property's fault. My experience with the front office has been mixed. Aside from Lisa M. who handled our transfer and was fantastic, I've found the staff somewhat underwhelming for a place that should emphasize customer service. Now for the best part: Maintenance is outstanding. We've lived here since 2022, and the maintenance team consistently goes above and beyond. (Aaron, Ramon S., and Stanley) have all been professional, kind, and quick to respond to any issues. I truly feel safe living here and appreciate the behind-the-scenes work that keeps everything running smoothly. Edit: 3/4/25 Shoutout to the office for recently reaching out about noise complaints. This is a family-friendly community, and loud subwoofers and blasting music don't belong here. They said notices would be sent to those causing the disturbances--fingers crossed for change. Original Review - 4/18/22 If you're thinking about moving in, avoid units larger than one bedroom, especially the ones with stairs. The A/C setup is not ideal. Vents face the windows (why cool the outside stairwell?), and one room stays about 15 degrees cooler than the rest. The spare bedroom gets little to no airflow at all. We had high electricity bills, and it was still hot inside. The maintenance team tried hard to help (big thanks to them), but the design and insulation just don't work for Texas summers. Beautiful property, but summer is rough in these floor plans.
