I have been a resident since the property opened over 6 years ago. There have been multiple management changes; however, Jessica Matthews was here when the property opened, left, and came back last year. When she is here, the property is awesome with great front office people and no issues, but other managers weren't as good. The property is quiet and mostly kept clean. The maintenance team is AMAZING! Most have been here from the start and really know the property and residents. Manuel and Franklin are really great, but all are friendly and knowledgeable. The pool is always clean, and the amenities are plentiful. We even have fitness classes. Overall I feel safe at the property and my concerns are always addressed promptly. Opal does take pride in their property, and I'm happy to call it home. read more

I lived here for two years. The first year was decent -- the second year, the quality went downhill fast. For the price you're paying, it's absurd how little care goes into maintaining the place. When I moved out, they charged me $160 for "carpet shampooing" because of supposed black spots -- which didn't exist. I personally deep-cleaned the entire unit. It felt like a lazy excuse to squeeze extra money out of tenants. You'll also notice random trash and dog poop around the property -- basic cleanliness isn't a priority. If you're considering moving here, think twice. This place simply isn't worth what they charge. read more

When you decided to downsize from a four bedroom home It's amazing when you go and try to find A place to replace that size the homely feeling the security and the welcoming,, I search for days and was just about to give up when I came across the opal at Barker cypress,, no, when I first came, it was a young lady that helped me She had Patience/. She listened to me, and she knew that she had the perfect apartment for me,and showed me my apartment and I completely fell in love i was ready to sign, but never let the less, The maintenance man are still impeccable, if you need anything done there on it they keep the property beautiful always gives a helping had as well and all of the ladies that we have in the office now are remarkably kind, caring, compassionate, understanding, and have a huge listening ear to what you speak to them about I feel like we have become family. It has never been a time to where I have walked in the office and I have felt like an outsider the warm welcome that they continually give has never skipped a beat! I enjoy walking through the Apartments rather it be early in the morning, the afternoon evenings and even late at night I truly feel safe!! If you needed or wanted to call somewhere a home,because the surely don't feel like apartments come stop by here several different times, but just know that once you look at one of these apartments, they are sure to be gone "I promise you want walk away anyway" but coming here you'll never meet a stranger! I've been here for 15 months now, and wouldn't change not a moment of the honor in being a OPAL/ residence!! Thank you ladies for being top notch in my book!! If you like to live with mold and want to be overcharged for every little thing then move in. Do not let the allure of friendly staff and pretty ambiance trick you into signing a lease here. I never had any issues at apartments until Opal. The staff failed to fix a neighbors water leak which resulted in mold growth in my place on the first floor. Instead of being empathetic, I was told mold is everywhere and that its not harmful. BLACK MOLD! Even with my health conditions they expected me to stay while they excavated the mold. They did not tell me when they were entering or exiting my home either. I did not have access to the 1 bathroom I had and they did not care. I was still required to pay full price for rent even with mold being an issue they knew was possible with the leak and never was issued an apology for the inconvenience. read more

Corral is the leasing agent who worked with me and my family from the beginning and she is always my go to person now. I feel Corral goes above to always help with any questions I have or an ear to listen to me chat while grabbing a cup of coffee or getting my mail. I've lived here for almost a year now and everyone in the office is amazingly friendly, kind and always ready to help. I've had zero issues with the apartments or workers here. Always being greeted with a warm friendly smile or wave. The maintenance is always seen keeping up the cleanliness of the grounds, they are also super friendly. My apartment was burglarized, vandalized, and broke in due to the sorry security and the selection of tenants that the office manager and assistant office manger allows to rent. These apartments are allowed to be very dangerous. My kids had just came to visit me the day before my apartment door was kicked off the hinges. Now I have noticed a collection bill on my name, because I left early. The Manger Jessica told me I would not be faced with any penalties. She lied and she's obviously a big liar. I want this removed from collections!! I will add more about this matter later. Manuel,Frank & Raguel are the maintenance men at this property and they are phenomenal when I tell you phenomenal I mean it!!!! they are very efficient respectful I called them over for one thing and they started sprucing up everything else that they noticed from repainting my baseboards to replacing the caulking around my toilet & bathroom sink changing my air filter to even helping me put my pictures up on my wall (not their job) but wanted to help me so much i mean such a lifesaver, I love that I've been living here two years now and this is about to be my third year I feel so at home here and don't plan on leaving anytime soon I'm comfortable at peace feel safe and secure here & always have. Lived here for 3 years and before they became Opal the apartment complex was clean, up kept etc. After becoming Opal the property upkeep went down tremendously. The trash cans are always overflowing, trash around the property, office staff is very rude especially assistant property manager. She is not accommodating at all. They also have a roach problem. These apartments are brand new and shouldn't look the way they do. The gym is always dirty not to mention the demographics have changed. It was more family, now it feels like a younger crowd has moved in. I wouldn't recommend anyone moving in here. read more

The charges we have had to pay at this place is RIDICULOUS! They will always up charge for EVERYTHING. We lived here for two years, and in that second year (after it became opal) we had to go out of our way and contact the office almost every single month because they started adding on to our monthly bills. We moved out in November, and had to pay for that last month (EVEN THOUGH WE WERENT LIVING THERE ANYMORE!). We turned in our keys HAPPILY, thinking we were done with that place, and a month later, they emailed us charging us about $800 for carpet replacement, heavy cleaning and just random stuff! The place is really not worth the trouble/charges. it's not even a safe place. UPDATE: We're now being called by debt collectors and being harassed. read more

I've never met an apartment community so full of shit and scams in my life. I was considering moving here in the early months on 2023. I never moved here and my application was "FREE" bc they just wanted to see if I would get in or not since I didn't have any credit but I had someone who did. I ended up finding a better place & Opal denied me anyways so I just brushed it off and moved on. Months later that charged me almost $400 for an application fee, move in fee, and admin fee... how I get a move in fee if I never even got a unit #??? They sent emails saying it's gonna be FREE and even over the phone multiple times. Don't move here and definitely DO NOT APPLY! They are full of fucking shit! read more

I just moved into The Opal @ Barker Cypress! The move in experience was super smooth thanks to Jessica M. We did just about everything online which is really comforting during the age of Covid-19. The property is beautifully laid out and impeccably managed. My dog absolutely loves the dog park and is acclimating well. The apartment interior is well done and the appliances are great quality. I live facing Barker Cypress which is pretty busy but I don't hear the traffic noise at all. The property is extremely well lit at night and I've seen a security presence which is important to me. Visitor parking is ample for an apartment complex so all in all I'm going to enjoy my time here and would highly recommend this location to anyone in search of a great place to live! read more

For personal reasons (that had nothing to do with the beautiful property or the amazing office Management Team) I gave a 60-day notice to vacate at the end of my lease (June 24, 2022). After apartment shopping in the area, I was unable to find another complex as beautiful and accommodating as here at Opal. I went into the Leasing Office at 5:10pm today, nervous because I had declined all renewal offers, walked out at 5:40pm with a signed Lease Renewal for another year. The Manager was very nice and offered to assist me, I declined and waited for Daisy, she moved me in a year ago. Many Thanks to Daisy and the Manager, they listened and went straight into "ACCOMMODATING" mode. You guys are awesome, and the BEST!!!! Keep rocking!!! A Happy, satisfied tenant.......... I feel in love with the place after looking at it once , i though it was perfect . Never really had a problem with my first lease with them and since I love them so much I decided to renew my lease and move to a first floor apartment ; Transfer fees and new deposit for a 1st floor apartment is not cheap especially if your paying with your CVC online . If you have pets and have them as emotional support animals they will not accept them you will most likely get accused of tempering with the papers to get discounts or something just bc you have a " aggressive breed" I have 2 micro bullies some of us don't need to temper with documents to have to get a support animal my dogs makes me feel safe and are support animals for a reason don't real Understand how the paper I sent to them were not good enough for them but are good enough for me to travel in a plane with my dog anyways that's just one of the problem im currently having with them , Now i understand we are no longer safe anywhere and keep on mind there's a security person almost every night at the property but that's still not enough apartments and cars will get broken into also rims will be missing the next morning and you go to the office and they will tell you there's nothing they can do ,I mentioned some cameras will help at least went it comes to doing a insurance clame. Most of the reviews on this page are telling the true this place is not that good .The only positive thing about this place is the staff the maintenance guys are so respectful and hard working they really do try keeping this place as nice looking and respond same day maintenance requests . Office staff is okay my favorite person was Daisy it is sad she no longer works there can only imagine what this place will become with out that important member of there team. I just can't wait to finishing this lease with them and expect another $800 on moving out fees at this point . There corporate is just hungry for money late fees will for sure add up in till the end off my lease even if is not my fault and haves to do with there system especially if you bank with wells Fargo . I feel like I could have done better. I was in such a hurry to move somewhere when I initially moved to these apartments (sept. 2020) so it seemed like a dream at the initial time of move in. As far as interior of apartment I'm obsessed. The exterior is also attractive. However in my opinion the rent is taxed and they raised the rent a year later at time of lease renewal (sept 2021) so that is one of the reasons why I'm moving elsewhere. I don't like the office staff at all. It's not nice feeling unwelcome in your own home. The neighborhood is mostly family's I would say. My building is rather quiet and I got noise complaints when I first moved so I never play music after that lmao parking is full at night, you might have to buy a carport or garage for convenience. The property is pretty and well kept but the energy is very off putting for me from the office staff to the neighborhood it's just not really my vibe. I'm young and single so I'm going to go mingle elsewhere lol. Enjoyed the stay for the most part though I felt like I was in an Airbnb the whole time. read more

Hello. This experience so far @ Opal Barker Cypress has not been a smooth experience for me. Very rude staff. I've also experienced plenty of bugs such as roaches and beetles. The sink gets clogged very fast also the kitchen sink has been leaking from the handle. Walls get dirty quickly and it's impossible to clean. Toilet barley works. Carpets trap a lot of hair. My experience here wasn't great my I hope others have a better experience than me. read more

Do not rent here. After 3 months of living here and paying half the rent with a roommate they tell me I am a unauthorized occupant eventhough the electricity and other utilities are on my name. I also gave them my drivers license and personal info the day the agreement was signed. They are deceiving in their business practices and discriminate against their own tenants. read more

I moved into Opal Apartments back in October and I have been in love ever sense. Jessica definitely did an amazing job helping me throughout the entire process she was super patient with me and she made my move in very smooth from the time I did my application to the time I got my keys. Also since moving in I've had no problem getting any of my maintenance request done they are super helpful in the front office and are always available to answer any of my questions and concerns since I moved in this is one of the best apartments that I've lived in I would highly recommend. read more
