Hello, I am writing…read moreto formally notify management of a serious security incident that occurred on the property. On 12/31/25 all four tires were stolen from my vehicle while it was parked at the parking lot by the second entrance I discovered the vehicle on 12/31/25 7:00Am. Significant damage was caused, and the vehicle was rendered undrivable. A police report has been filed , and photos documenting the damage are available upon request. What is especially concerning is that I am aware this type of theft has occurred previously within the apartment complex. Given the repeated nature of these incidents, it appears management was--or should have been--aware of an ongoing safety issue affecting residents' vehicles. I was not notified of any prior incidents nor warned of an increased risk in this area. This serves as a formal request for the following: * Written confirmation that this incident has been documented by management * Information regarding any existing cameras on the property and whether footage is being reviewed * An explanation of what security measures are currently in place * Details on what immediate steps will be taken to address and prevent further incidents (e.g., increased lighting, security patrols, cameras, or resident notifications) While I understand that apartment communities often disclaim responsibility for theft, management does have a responsibility to take reasonable steps to address known and recurring safety issues and to notify residents accordingly. The lack of preventative measures or warning in light of prior incidents is deeply concerning. I am requesting a prompt written response addressing the above points. I would also like to discuss reasonable accommodations or resolutions moving forward, given the financial loss and safety concerns resulting from this incident. After I wrote this honest review about tires being stolen and other security issues, and the manager said she would call me, claiming I was "trying to ruin the complex's reputation." I found this extremely unprofessional, as she seemed more concerned with protecting their image than actually addressing the ongoing problems. Now that I posted this review, she's stating that I am not a resident just to make the property look good but that's ok. The photos speak enough for itself, and if the other residents were to speak up to then maybe we're able to actually resolve this ongoing theft problem. You never think it's going to happen to you until it does. This is just sad. #speakup 1/2/25 I am extremely concerned by the unprofessional conduct of management following a review I previously posted. Instead of addressing the issues raised, the apartment manager contacted my mother regarding my review and has continued to make repeated contact with my family to ensure it is known that she is upset about what I wrote. This behavior feels inappropriate, intimidating, and crosses personal boundaries. Reaching out to a resident's family members over a review is unacceptable and has made me feel threatened and harassed rather than heard. Reviews are meant to provide honest feedback. Management's response should be focused on resolving concerns, not retaliating or involving family members. This experience has left me deeply uncomfortable and raises serious concerns about professionalism, privacy, and tenant treatment.

Around January, we noticed a problem with small German roaches. We made sure to wash our dishes every night, take out the trash every two days, and we kept the floors and counters clean. We called pest control four times. No matter what we did the roach problem got worse. It got to a point where we couldn't use our kitchen without roaches crawling out of the dishwasher or running across the stovetop. We requested a deep fumigation and had to move all of our furniture, but that didn't work either. I wish we didn't have to move as we enjoyed the apartment itself, but we felt like we didn't have a choice. We left the apartment on good terms, and they were flexible with our move out date. I appreciate everything they tried to do to help.

This apartment complex is absolutely ridiculous when it comes to towing. Not once, but TWICE, as well as my daughter's car Fast forward to this week, I've been visiting and my daughter registered my car every single night except ONE. The very next morning my car was gone, towed away like it was some kind of crime to be visiting your own family. I had to pay $325 to get it back. This feels like nothing short of a money-making scheme between the apartment and the towing company. They prey on residents and their guests instead of being reasonable. What kind of "community" treats families this way? Potential renters BEWARE -- unless you like paying hundreds of dollars in ransom to get your own car back, look elsewhere.

OLYMPUS IS THE RIGHT CHOICE! Community AND Convenience…read more I have sincerely enjoyed my time living at Olympus Waterside Estates over the past year and will definitely be renewing my lease. I even had my brother get an apartment here so we could live closer. I moved here in the Spring of 2023 but Summer 2023 a NEW property manager named Regina was brought in. She has been FANTASTIC and really enhanced the community! The Team: Regina has provided consistent updates on beautification efforts and repairs happening around the complex so we know what is going on at ALL times. She also started hosting fun resident events which helps bring everyone together and makes this feel more like home. I appreciate her auditing of the parking and storage facilities to make sure these amenities are being properly managed. Regina even gave me a personal tour of the various storage options so I could find the best unit for my needs - that level of customer service stands out! She was extremely sweet and informative. The maintenance team is dependable, pleasant, and very observant as they go about their duties. I've noticed if I ever see something amiss in the community, it is usually addressed by maintenance within a week without me needing to "report" it! Management is great about emailing tenants updates so we know issues are being taken care of. As for the leasing team, Imari and Andrew have both provided stellar service as well. Imari has come to my rescue many times when I'm trying to track down one of my many packages. She is always patient and even helped me setup my Amazon locker- truly a convenience! Andrew helped get me smoothly moved in initially and followed up on pet paperwork when I added my dog to make sure everything was in compliance. I observed him once taking note of a neighbor's dog that was continuously barking in the unit (for like 24hrs) - that issue was promptly resolved and I'm GRATEFUL he addressed it. Amenities: I enjoy the beautiful pool and HUGE grass lawn where I often play with my dog. The gym is always clean and the office has coffee for residents. I also appreciate how quick and easy it is to get to places like the nearby Walgreens, Kroger, AND especially Waterside Park- it has a giant lake (Figure 4 Lake) that you can walk around. Being able to walk or take a short drive to grab essentials or enjoy some lake views is really convenient which is great for maintaining quality of life. I see other reviews indicate they had issues with their car's being broken into. This has never happened to me, nor has it happened to either of my 5 family members who have parked here as a resident and/or guest. I enjoy living in a place that is so diligently maintained. I'd say I even feel good paying rent because I know all the staff PAY attention and truly do the work needed to care for the community. It really shows!! Thank you for all the work you do!

The water smells like ammonia and it's colored from time to time and I'm expected to just let it run, but I have not had this issue in any other apartment complex. Weed smell has been coming into the vents of the bathroom, when contacting management I have received no response. This apartment is weed friendly i guess. This apartment complex has been depressing, I would advise to look elsewhere before coming here. My google review will have photos of the issues I have had.

I was genuinely excited to move here because it's out of the way and closer to my family. Since I travel 50-75% of the month for work, I'm currently on assignment. Unfortunately, they wouldn't allow me to take a virtual tour, so I informed the agent that my sister would come view the property. She made a casual comment that it was fine, but she emphasized that they couldn't discuss my application with anyone except me. As if I had asked or wasn't aware of this. It was quite obvious, but I suppose. My sister visited the complex, and in my opinion, they weren't very friendly. I was on FaceTime with her when she arrived, exuding a cheerful disposition and explaining her purpose. The lady recognized her because I had recently emailed. My sister attempted to engage in pleasantries, but they fell flat. However, I understand that it might have been due to Mercury retrograde. They provided her with a map and instructed her on the location of the available unit. That was the extent of their interaction. They didn't mention any of the amenities or other details. My sister drove around the complex and showed me the unit. I liked it. My sister remarked, "I suppose that's it. They didn't really say anything." Despite feeling a bit uneasy, I decided to proceed with the application. I was approved, and I chose a move-in date of May 31st. I paid the reservation fee. Almost two weeks passed, and I hadn't received any updates, but I wanted to move in sooner, so I set a move-in date of May 3rd, as there was a first-floor unit available. I sent an email requesting a quote, but I didn't receive any response. I sent a follow up email a few days later, no response. I waited a few days before calling them, as it was clear that no one was following up with urgency. I spoke to someone who informed me that they could not accept my payment documents because the name on the documents did not match my name. I use an alias at work due to the remote/virtual nature of my job, and my initials actually match my name. The girl on the phone told me that they would need my bank statements or to verify my employment over the phone. I agreed to having them contact my job, as I had no issues with that. However, as the conversation progressed, she informed me that they needed both my bank statements and to contact my job. This was a clear case of mixed messages, and I couldn't help but wonder if they were just trying to make things difficult under the impression that I was providing fake documents. Despite this, I decided to let it slide and remain interested in the place and would send everything in. She kept repeating that she could not switch my unit until my information was fully verified. I understood her point, but I also felt that she needed to know my plan especially since you have to reserve the unit you wanted and I had already paid. I requested that they send me an email outlining what they needed, as no one had reached out to me. It took me contacting them for them to even acknowledge that there was a problem. After several hours, I finally received an email. Within the same hour, I sent back the requested information, along with additional details. This was two weeks ago, and I have yet to hear anything back. It is evident that these people do not want me to stay at their property, and it is even more evident that I do not desire to live in a place that lacks follow-up and treats people as if they are committing fraud. Of course, the reservation fee is non-refundable. Which is very convenient for them. If you choose to move here, good luck, but I will never apply here or recommend them to anyone. - And to be clear, income isn't close to an issue and my CAREER is with a well known company! However, I don't know if I'm approved or denied. Which is asinine for a place of business. But I'm happy to have experienced this prior to moving in.

Lexington DO NOT…read moreMOVE HERE! I wish I could leave negative stars. This complex USED to be a great place to live. Enter TYLER DOYLE. Now, not so much. Between TYLER (current property manager) and ARIANA (district manager), this place has gone to crap. I lived here for about 6 years with minor issues. When Tyler came into the manager position, things changed rapidly for the worst. From not taking action on complaints regarding tenant situations (residents nit following rules) to being just plain rude, TYLER (not even properly qualified) has caused a bitter taste in several tenant's mouths. Speaking of TYLER, let's talk about his favorite past time: smoking weed. He lives on property and terrorizes his neighbors with the prevalent smell of marijuana flowing through their vents. Funny, considering smoking indoors is a clear lease violation. Roaches are prevalent. I refused to unpack the first month of moving in because I saw roaches on the ceiling, walls, and in my bed. I finally was able to figure out a roach abatement regimen that worked well for me. The dumpsters are over full consistently. At one point, the office tried blaming it on the city, but after several phone calls, I found out the property has a private trash collection company. Apparently, someone didn't pay the bill. We had to live with full dumpsters for several weeks. Visitor parking is a joke. There aren't many spaces available and you see the same people parking in them all the time. I can only assume they live there, but aren't on the lease and didn't want to pay for a parking sticker. All the appliances are antiques. My electric bill ran into $300 during summers due to the age of the ac. If you decide to view this property, just ask any of the current residents (out of management presence) what they actually think of the property. I'm sure you'll hear a LOT. There are several current residents stuck in their leases that want to move out BECAUSE of TYLER MOLD. I didn't realize how bad the mold was until I moved my furniture out and saw the damage to my solid wood furniture. There is definitely an issue with water entering ground floor units from the outer walls and windows. Maintenance is GREAT! Carlos runs a great team. It's just management that needs a refresh. If you move in and have an issue with on-site management, good luck! When I inquired about wanting to make a formal complaint to corporate about how things were going on property, TYLER smirked and said, "You can call corporate, but they're just going to push it to Ariana and she'll just give it to me." Is this the way you operate, @FDCManagement? And PILAR... What used to be a kind, pleasant presence in the office has now become bitter and not so friendly. I can only imagine how awful it must be to work with TYLER. When I was reporting an incident, she said, "If you're so stressed out here, why don't you just move?" WTF?!?!?! What assistant manager of an apartment complex says that?
