Let me break it down below why these have been the best apartments I have stayed at. * It is truly a community. The work that management has done to build this as a community is great! The playgrounds and pools actually get used. Nice people walk their dogs, play with their kids at the playground, tan at the pool and use the grills. * Management and the maintenance staff is on top of things! The garden is beautiful and it has always been. If there is a problem at your place, they will fix it immediately. * The amenities get used and maintained. One thing about other apartments is that they advertise their nice gyms, theatres and extra amenities but no one uses them. As weird as it sounds, working out with nice people around is a lot better. * The apartments are really nice and it really does feel like home. Let me restate that I only stayed here for less than a year. My wife, kids and I will definitely miss this place.

Just from March to May there have been 3 major crime incidents with documented police reports (and from residents I have heard many more minor incidents). Every month a string of vehicle burglarys, and wheel thefts occur. 7 Seventy Apartments takes the stance that it is solely the residents fault despite being wholly aware of the lack of security that allows these crimes to occur. During a community meeting on May 5th, property management explicitly admitted to residents that the main garage security gates were "wonky" and regularly failed to close properly, acknowledging that thieves were gaining entry simply by pushing the defective gates open. As a direct result of this negligence, my vehicle was targeted and hit twice, causing thousands of dollars in out-of-pocket losses and deductibles. When I attempted to resolve the issue reasonably, corporate management and their legal representatives completely ignored the timelines and demands. I have been forced to formally file a lawsuit in Harris County Justice of the Peace Court (Precinct 5) to recover my financial damages. The leasing office staff can be pleasant day-to-day, but when it comes to basic structural maintenance, resident safety infrastructure, and corporate accountability, this management company falls completely short. Document everything if you move here.

Has the leasing office and maintenance staff done everything they can to make things right? Yes, they have. I want to write about a recent experience because people love to write detailed reviews about terrible customer service and experiences. I want to take this opportunity to write about a negative experience that was made into a positive, because of great customer service. I am in the process of transferring to another unit on the property. When I received my keys and went to walk the unit, I noticed there was a severe pest problem. First, I tried bombing the unit, twice, to no avail. The pest problem continued and I assumed it was something would require professional treatment. I contacted TruForce pest control (great company) to have them come out an assess the situation. The technician confirmed that there was an infestation, and it would require special treatments to resolve the issue. In addition to sending emails about the pest problem, I met with Belinda (assistant manager) and discussed the situation with her and what my pest technician stated to me. I explained that I did not feel comfortable moving into unit with a pest problem, especially since I do not have a pest problem now. Belinda sprang into action and got the initial treatment scheduled. I continued to monitor the pest activity and kept Belinda informed of everything. Belinda continued take the necessary steps to resolve the pest problem, so that I could move into a pest-free unit. In addition to that, Belinda made sure that my move-in inventory list items were completed during the treatments for the pest issue. Also, she had the carpet cleaned due to the pest situation, chemicals used, and technician foot traffic while resolving my issues. I am SUPER thankful for her continued support and willingness to resolve my issues and alleviate my concerns. I have a lot going on in my life as I was in a severe car accident the same day, I picked up my keys. So, having Belinda actively listen and take action, just made the pest problem, one less thing that I had to figure out on my own. I have lived places where the office staff does the minimum to resolve issues and then state, "You can always move." However, that is not the attitude at San Brisas and Belinda exemplifies a customer-centric attitude. The entire team is really nice and do their best to support and fix issues for the tenants.

I want to say that Valencia Place has been overall my best apt that I've stayed in while I've lived…read morein the Greater Houston area. The Positives and what seems to be so rare in the apt world: -The management team is exceptional. When I lived here, there was Maria (leasing consultant - she was grade A+ and extremely helpful), Emy (he was new, but still solid and very friendly) and the property manager, Alex I remember her name (very personable, friendly, and non-judgmental). One thing that Valencia Place was very good about was, answering the phone and responding to emails in a timely manner. -Maintenance Team is hands down so attentive and knows how to communicate to you. They knock on the door to notify you, they actually know how to turn off lights before leaving your unit, and they speak more than one language. They will speak with you about what went wrong and offer a solution. Now, that is a rarity. They appear to actually care about their jobs as much as making your stay at the complex enjoyable. -The huge dog park is a major positive. It is massive and it gives your dog freedom to run, jump, hop, skip, and it's well enclosed so that Fido won't escape. -The floor plans are where you really get more bang for your buck. The kitchens are updated, spacious, and thank goodness no outdated ugly white appliances. The amount of counter top space and no galley styled kitchens. The kitchen, the bathroom the closet, living and dining were spacious. -I've never dealt with any roaches or vermin which was great considering we live in Houston where this pest seems to be everywhere you don't want them to be. -They had the special about no security deposit which was a huge positive. Now for the meh parts: -Some units lack porch storage like most older apartments and the hall closets are small. I did not care for the built-in desk. If you want peace and quiet, please don't live in the very back as some of your neighbors will be very loud especially on the weekends they can get sloppy drunk and act like a complete fool. That being said, some of the neighbors were very loud and will not respect their other neighbors. -There isn't a sense of community and the neighbors don't actively go out of their way to speak to you. The office did not host a lot of events. The mail room is small and only in one area. -The complex has mostly families with children, so there isn't much retirees, students, or strictly single individuals, so you might run into more noise which can be a nuisance especially if you work from home or like to meditate in the comfort of your home. I surprisingly don't enjoy the sound of a crying newborn baby whining at random times especially when I am trying to sleep or take a nap. The things that were "whatever to me": -The gates were sometimes broken, but I just did not care about it as I've lived in some apts that did not even have the gate system and I still felt safe. The neighbors that were directly across from my unit were more sketchy than anyone who lived outside of the property. The only reason I had to leave Valencia Place was because I relocated for work in another city. However, I still compare future apartments that have subpar maintenance or management to VP and VP still manages to come up on top especially if I'm paying less than $1,500 for a large one-bedroom.

That said, I feel obligated to document my experience for anyone considering this complex (photos/screenshots included). From move-in, there were serious issues. I pointed out what appeared to be mold in the kitchen cabinets and was told it was just "discoloration." Maintenance painted over it. After ongoing musty smells, I took my own samples, which confirmed mold. Only then was it taken seriously. The unit also had a strong urine smell in the carpet on day one. I paid out of pocket for professional cleaning -- something no tenant should have to do at move-in. Communication throughout my lease was poor. Emails were often unanswered or delayed, especially for time-sensitive matters. When I needed to move out-of-state for work, despite several months advanced notice, there was no effort to help find a replacement tenant or offer flexibility. Move-out was equally frustrating. I confirmed an inspection date, showed up, and was told the person I coordinated with was out and no one else could complete it. They conducted the inspection without me and took over two weeks -- and multiple follow-ups -- to share the results. Financially, this was the most frustrating part. After moving out on Feb 19, I was required to pay through April 12, including rent, utilities, insurance, and even corporate internet (despite returning equipment). I was also charged for "no insurance" despite my policy auto-renewing; after multiple emails proving coverage, I was told I hadn't updated their "interested party" from a prior email and the charge wouldn't be reversed. Then I was charged a full month's April rent instead of a prorate. Auto-pay processed the full amount. When I asked about it, they sent a document I had never seen saying I should have turned off auto-pay to avoid overpayment -- effectively shifting responsibility for their billing onto the tenant. Overall, this was an exhausting experience. The property is beautiful, but based on how issues were handled, I would strongly recommend looking elsewhere.

Move in was simple, normal wear & tear, the apartment is cozy with a good size closet & laundry room. There was a lot of construction (almost a whole year long) when I moved in and I would have appreciated a heads up. Maintenance has always been amazing, they are quick & so nice. The pool area is always kept clean. The gym could use an update or two, it has been the same for years, no stair-stepper or rower but other than that it has the necessities. A few cars here have had tires stolen & I even had shoes stolen from my front door. Things like this can happen anywhere & I do feel relatively safe living here. Most other tenants here are very friendly. Would give 8/10 stars.
