    Before carpet cleaning 1:36pm.

    I never give bad reviews but I am now. I filled out the online schedule and completed the form; my apartment number and additional information that this was C___ P____ Apartments. My scheduled time was 8am-1pm. Briefly, I received a text the technician was running late, and received another link to track ETA. He arrived at 1:10pm so I went downstairs to meet the technician. Anyway, he showed up at the other building which has a different address. I went over and I told him I was the other building. I then asked "Do have a portable carpet cleaner"? He said, "No". Well, I was pissed because this happened to my neighbor less than a year ago and they settled with him to reschedule another date. I did not, I called customer support and they put me on hold. The technician called his office in Rosedale MD and I am in Dundalk MD. Long story short, I went off using "FU" language because I am 66 years old and moved all my furniture and spring cleaned my apartment! All the technician had to do was show up and clean my carpets which probably would have taken him less than 30 minutes. I was not going to settle by rescheduling from a Friday to another date. With that note Stanley Steemer, you need to fix your customer service and dispatch system so your technicians are prepared to do their job! Your system sucks and this is not the first time you have been to this apartment complex! I went out and bought a carpet cleaner and did it myself. See below before and after pictures. I move all my furniture to the kitchen, bathroom, and closets. My body aches but I had enough adrenaline and strength to get it done!     John the technician

    I had an appointment schedule between 4pm-7pm, and by 6:50pm no one had called to say anyone was on their way. So I called and was told that they were running late. John, the technician arrived at 7:15pm and at that time he advised that he could not do our hard wood floors without stripping them. Then advised he could only clean our carpet with water because he had ran out of cleaner after completing an 8,000sq ft job prior to coming to my home. He proceeded to show us his previous jobs he had completed today on his tablet. Needless to say our carpets are still in need of cleaning and our floor still needs to be shined. There was no advanced notice that he was running late or that he couldn't do our carpet or floors. We're getting our floors done for the holidays and when I called they said that a member of management couldn't respond to my complaint for back for two days. This was terrible service and I will not be using Stanley Steemers again.

    I needed my dryer duct cleaned. The crew that came was nice, but they did not have the appropriate equipment to reach my dryer vent. They attempted to clean it from the inside, used my central vacuum (I did offer to let them use it as all they had was an under powered portable) and with their brush, rod extensions, and air nozzle tip could not reach the end of my vent run. My vent meets building code - A company claiming to be able to clean a vent that is built to code should have the tools to do so. Their ladder would not even reach above one floor, at full extension landing in the middle of my home's windows. They did not have a bridge to safely use the ladder to bridge the window. Any painting company has bridges for just this purpose. How can a duct cleaning company not have this? How can their air hose and extension rods not reach the length of a duct that meets building code? I was charged for the cleaning, but the duct remained blocked. I called back, and they sent the same crew, with the same tools, and were unable to clear the blockage. Their solution? Offer a $25 consolation 'refund' because their 'reputation' is so important to them. I will include a copy of the email I received from their customer service below: xxxx xxxxx (name removed) 4:33 PM (1 hour ago) to me Hi Mr. XXXXX, Given the circumstances, a $25.00 refund is the only option available.  A full refund is not applicable because we were allowed to attempt to clean and we went out twice and tried.  We were willing to go into the attic for further access but were not allowed to.  If you do not want to accept this,  you don't have to, but I would like to give you something back as we do acknowledge your dissatisfaction.  If you dispute the charges, we will challenge it and the partial refund offer will be off the table.  Please let me know how you would like to proceed. Ste.107 | Gainesville, VA 20155 P 800-257-8336 | D 571-364-7246 What is NOT mentioned is my vent is not easily accessed from the attic - and after they first attempted to clean from the outside and could not (ladder just a little too short, and no window bridge) and couldn't clear with standard tools, they wanted to enter my attic full of blown insulation. If I had known this was even a possible approach, I would not use them. Disrupting blown insulation, even using boards to bridge trusses, does not ensure the insulation will not be compressed and lessen the ability to insulate. I have worked as a career lieutenant for a municipal fire service for over 20 years and have been in many, many attics. I would clean my own vents, but I don't own a 24 foot ladder and I don't use work equipment for home use - hence me calling Stanley Steamer. I can only say that I am completely dissatisfied with the end result. So much for a guarantee. Well, I hope the fee they charged will be worth the review I am leaving - because I plan on leaving more on many more review sites. Everything I posted here is true, other than the location listed for me (privacy reasons I don't list my real location, but it is in MARYLAND, not CALIFORNIA)

Our insurance made us whole on the plumbing work, but fought us on restoring our basement back to its previous finished state. This is where Rapid Response came in. After reaching out to Rapid Response and hearing our situation, Daryl reassured us this is their speciality and they will work with our insurance. From there, Rapid Response took this nightmare off our hands and communicated clearly through the entire process. Daryl was on the case and received approval from insurance to replace our entire floor. Seth and team worked quickly and did a fantastic job. Becky and her guys arrived promptly every day to complete the work, kept us informed of the status of our project at all times, and caused minimal impact to our daily life. We were even able to easily maintain our work schedules while the repair work happened. We could not be more grateful we found Rapid Response. They truly lived up to their name and made what would otherwise have been a bear of a project into something much more manageable. I did a little research and found Rapid Restoration through their numerous 5-star reviews on Yelp and other websites and reached out to Daryl and a few other companies to see what it would take to get our house back into shape. Right from the first moment on the phone I knew that Daryl and Rapid Restoration would be the company we would go with. He gave me a thorough education about the process and gave me helpful advice right from the first moment. His help over the phone was always clear and accurate. He set us on the right path immediately. Seth and his crew were in our house within 48 hours to do the mitigation and boy were they thorough. The floor was pulled up, the room was disinfected and dried. And all the while, Daryl and Seth made sure that we had the documentation and backup necessary to communicate with our homeowners insurance company. With the mitigation done, the crew came back a few weeks later to actually do the repairs and get our floors back to the condition they were in before. This was equally impressive. The workmanship was truly beautiful. Seth has a great eye for design and color. Everything matches and looks beautiful. Every transition and grade was thought through and installed with accuracy and quality. Overall, youhear about the nightmares of dealing with homeowners insurance. There was NONE OF THAT. The Rapid Restoration crew were so buttoned up and knowledgable that we had literally no conflict or pushback from our homeowners insurance company. If you've had a similar issue in your own home - don't even think about it. Just call Daryl and the Rapid Restoration crew. I recommend them WITHOUT RESERVATION.

A close friend of mine recently became a parent under extremely challenging circumstances, and his family has been dealing with serious health and financial stress during this time. He worked hard for this company and, by his account, was repeatedly told he was doing a great job. Despite this, he was suddenly terminated. From what I understand, he was not given a clear explanation or any transition time to seek other employment. This company promotes itself as being "family-oriented," which made this situation especially disappointing to witness. Seeing the emotional toll this took on a new family already under strain was heartbreaking. Based on what I observed and what I was told, there was no apparent effort to work with him or support him during a very vulnerable time. That disconnect between stated values and actions is why I would not recommend this company. Hard pass.

After our house fire, we were fortunate not to lose many physical belongings--but unfortunately, handing them over to FrsTeam turned out to be a huge mistake. Communication was an ongoing battle. I had to repeatedly chase them down just to get basic updates. Many of our items, which only suffered smoke damage, were declared non-salvageable. The ones they did "clean" came back in worse condition--bleach-like stains on clothing, even on brand new items with tags still on. And heartbreakingly, they lost my children's handmade baptism outfits, which were crafted from my wedding dress. That's a loss you can't replace. Instead of taking ownership, they pointed fingers and made excuses. Several of our items were marked as "missing" without any record, and we received belongings that clearly weren't ours. Yet they insisted their process was too "organized" for mistakes like that to happen. Please--do not trust this company with your possessions or your peace of mind.
