It can be a little confusing that it's called the Broadway Arcade Building in some places while most list it as the Spring Arcade. Built in 1924, this historic L.A. landmark has beautiful Spanish Renaissance and Beaux‑Arts architecture, with terracotta arches, delicate columns, and a glass skylight. The arcade is lined with shops and restaurants, making it perfect for a stroll, grabbing a bite, or snapping photos. I not only go to the restaurants here often (Guisados, Garçons de Cafe, Saero Coffee, White Elephant) but I've also been living here for 4 years and I love it! It's conveniently located and the management is great! Walking distance from the metro, Target, Whole Foods, Ralphs, The Last Bookstore, Grand Central, restaurants and bars! The building is historic and stunning. The apartments are renovated with new amenities (stove, fridge, microwave, dishwasher, AC & heat), and 24/7 security. Brand new gym as well! And the DTLA farmer's market is down the street every Sunday! It's truly the best apartment I've ever had. read more

I just moved into this building and my first impression is positive. The building is gorgeous and I love living on a higher floor with incredible views - that's what initially drew me to this place. I appreciate that the building is clean and secure, with round-the-clock guards in the lobby and cameras everywhere, even outside the building. The staff are friendly and the management has been helpful so far. I face Spring Street, which can get noisy day and night. Thankfully, the outside noise doesn't bother me and I can't hear my neighbors, which is fantastic. However, the one thing that does bother me is the continuous noise from the vents in both bathrooms that I can hear in my bedroom especially at night. The fan is constantly on and cannot be turned off and at night the white noise can be quite frustrating. I wonder if this noise just as loud in my neighbor's apartments. I am currently working on finding a solution for it but overall so far so good. read more

I have been walking around DTLA for years and never knew about the Spring Arcade (I passed right by it) till the Night on Broadway event. It is a spectacular building, an arhictectural treasure of LA mix of Baroque and Beaux arts styles located on Broadway (and 5th), close to Pershing Square. I don't have an opinion about the actual apartament buildings. I enjoy walking through the arcade, almost like a passage you find in Europe that takes you to Spring street. Inside there are a few restaurants, some come and go, I am sure it's tough to survive, but my staples are Guisados, a fun local taco chain and Uli's Gelato, some of the best gelato you can find in LA. It is always fun to explore LA and find out about charming places like the Spring Arcade that we need to cherish and enjoy! read more

A landmark of an attraction of adjoining buildings connecting from Spring to Broadway between 5th and 6th street with great lighting and plenty of seating at any eating or drinking establishment along it's path with a bevy of lush living units above all the fun. The buildings have been around for almost a century and have seen maybe businesses come and go. Calavera Burrito being one of my favorites in the past... Not to dismiss Blue Jam, Guisados or Kai... among others. The parking closest to S.A.B. is pretty steep, however there is a ton of walkable parking close by for less as well as very easy access to the LA Metro and Pershing Square Station. They do have restrooms that are available to patrons with a receipt of an restaurant, eatery or bar within the walkway of lights, wall art and decor. Definitely recommend walking through if in the area or dinning in/out... A lot of the seating is patio style along the pathway connecting all things Spring Arcade Building... Usually gated or sectioned off slightly making it a clear path for pedestrians and easy seating for people watchers partaking in pastries or whatever the palette pleasure of choice is. read more

I happened on to the Spring arcade last time I was in Los Angeles. I was looking for coffee, a place to sit and easy access to power. Plenty of cool options from coffee to pastries to food. I love the historic feel and it's clean and cool. You can enter on Broadway or Spring street. I love the lights...adds a certain inviting and comforting feel. My daughter lives here. I visit often. It's a great place to live. Staff is responsive and the building is well kept.

Very congested area. There are a lot of parking options nearby. We opted for the underground garage next door that was $9 valet only. It was really hot today and was hoping it was actually all indoor with air. I didn't know it's more like covered outdoor mall. I am not sure what's on the other floors of this building. The restaurants are on first floor. Most are very small with seating outside of them. I didn't really see anyone cleaning the tables. We cleaned our own. Employees were all wearing masks though. We ate at Rice Box and the gelato place. The restroom is next to Rice Box but locked. The security guard has to open it for you. The architecture is cool but it seems the building has a long way to go to reach its full potential. read more

The building which was built in 1924 is divided into retail and residential properties. My review is for the Food Hall located on the ground floor of this apartment building. In my opinion, the business page should have been separated into two different accounts to avoid confusion but I think it's too late to do it now since a lot of reviews had already been written. Although there are still some vacant spaces at the Food Hall, there's actually several decent places to chose from. I've been to most of them namely, Blu Jam, Gelateria Uli, Guisados, Calavera, Bayleaf, and Le Macaron. Some other places I still have to try are Don Francisco, Rice box, Downtown Donuts, Kai, etc. I truly love the structure of this building starting from the terra cotta archway to the glass roof which I enjoy gazing at while sitting at the restaurant patio. The string lights that adorn the entire hallway add more charm to this lovely building. A security guard gives you access to the door that leads to the restroom on the second floor. read more

I have never been here and am amazed how clean and unique this arcade is; it looks like it came out of the 19th century. The shops here are quaint and most open around lunch and into the happy hour. There is a mixture of bars, Japanese, Italian and other cuisines to be had, as well as breakfast and coffee shops to choose from. Its on the boundaries of a tougher LA, but it feels like a safe place to enjoy breakfast through an early dinner, especially since the days are getting longer. If I worked downtown, I would certainly like to come here for some spirits after work, or a sandwich for lunch. I lived here for the last year with my two good friends and we had an amazing experience! Our apartment was spacious with beautiful natural light, and our landlord Jacob was super responsive whenever we had questions/concerns. He truly had our best interests in mind throughout our entire residency, and we really appreciate all of the effort he exerted for us. Additionally, all of the building staff was extremely helpful and kind! It was a great environment to live in. The location in DTLA was super close to lots of great food places, bars, and museums which was really nice. The area itself can get a bit rowdy, especially on weekends, but the building security is always on top of it. Overall, we loved living in the Spring Arcade Building and we are sad to say goodbye :,) read more

There's tones of little restaurants in there. There are so many options. You won't regret going there. It's a casual and cool vibe, I didn't expect for there to be so much diverse restaurants in there. There are plenty of seating places in each establishment and there's more than enough space in between them. Plus you can go through the building to get to the other side. read more

Now that I am moved out, I wanted to write a review of my home for the last 4 years. This is a great building, and the only reason I'm leaving is because I got an offer I couldn't refuse to move somewhere bigger out of the city. There are pros and cons, but overall, I am sad to leave. Pros: Central location - the building is in the center of Historic Core AND within walking distance of all the spots worth going to. Friendly staff - The cleaning ladies, the door guys, the people in the office are all super friendly and helpful. It's worth getting to know them all. Things got fixed right away. Friendly neighbors - I had moved out of Little Tokyo when I moved to Spring Arcade. The day I moved in, I had 3 or 4 neighbors come up and welcome me to the building. That's rare. The space - I really liked the whole lay out of mine and everyone else's apartments I saw in the building. No, the cabinets are not the coolest looking, but that doesn't matter to me. The price - I won't post how cheap my rent was out of respect for the management office, but I will say that ever time I did disclose my rent, people looked at me with the envy usually reserved for super models. The Arcade - There's a Guisados downstairs. Really what else do you need? Cons: Parking - It's a bitch no matter where you go. The building parking is expensive AND has a wait list and is stacked. I parked across the street, it was $185 a month - I'm positive that price will go up. Fire Alarms - In the last year this has been less of an issue, but for a a few months there, it was getting stupid common. This has been an issue in every building I've lived in downtown. Noise - I lived in the arcade and I had no issues really with noise beyond some drunk jackass walking in the arcade after hours and purposely yelling to be a dick. However, a friend of mine lived in the Broadway tower and it was very loud as that street is the parade/Isrealite/crazy person side of the building. Consolidated Smart Systems - These fuckers. Look, the building is dominated by these clowns who provide DirecTV and internet. They are awful and unorganized. The DirecTV was always shoddy, the internet bill was always questionable. This may be enough reason to stay away because it sucks to be forced to use a third party rather than deal with these companies directly. Beyond those things, I overall loved living in this building. And I hope whomever rents my old apartment likes the curtains I left behind - they were expensive. read more

This was a very interesting building to walk in to. There were various restaurants and shops all of which I liked to go by. I ate some doughnuts through here which were ok, but was so disappointed when I couldn't use the building bathroom because I didn't take a recipe. I know that rules are rules but the guy watched me buy and eat my doughnut in front of him. I do like that this location is in the middle of the city. It's almost a meeting place if you want a good spot to go to for some local flare. I would have like to try and eat at other places in there but I was so upset about not being able to go to the bathroom that I kept walking around the city until I found one to use. read more

I live directly across the street. So I've been to almost all the restaurants in this building. It's changed over the years, but for the better in my opinion. Great variety of different types of food from Mexican, Italian, Chinese, Japanese, and even an awesome pressed juice meh I frequent, with a donut shop right next door,(though that may have went out of business unfortunately) Blu jam cafe id great for brunch, but be warned m, the wait for a table can be a while. I have now lived at Spring Arcade Building for 2 months. I am very happy here and don't plan to move until I purchase a house. Jeremy and Christa are excellent managers in terms of customer service and professionalism. They were both extremely helpful when it came to finding me the right layout in their building and I really appreciated their efforts. The owner seems really nice too... every time I've seen him he is very courteous and responsive. When I had a minor issue with my refrigerator and had gone down to the management office, the owner and managers took time out from a meeting to arrange an immediate service call. What a refreshing change from the SB Properties ownership and management! With regard to the building, I think the building is tremendous in terms of the layouts and options available. Each unit I visited had its own character, floor plan and charm. I can't say enough about the fact that the building has parking in the basement. No more walking 2 blocks with grocery shopping from SB Properties' buildings to the parking structure. The parking is valet parking and the parking attendants in the building are very courteous. This is a major plus! My apartment is fantastic! I have views in all 4 directions and plenty of space for my office and living areas. I love the views. The appliances are new, the apartment is well maintained, and the central air and heat is in perfect working order. There is plenty of lighting so I haven't had to buy many floor lamps. The apartment is very bright and full of light so I've bought some blinds for the bedroom. I'm sure the service personnel will actually help me install the blinds. With SB Properties, I couldn't get them to take care of service requests for months. That brings me to the important topic of maintenance. The maintenance in this building is outstanding! So far I've only had a couple of minor issues but these guys have ordered parts and completed installations etc. in record time... I would even say their turnaround on service requests is lightning fast! Last but certainly not least, most of the people I've seen in the building are normal, working folks who are respectful and friendly. The tenants here make an effort to have a community and organize pretty fun social events at places like the Los Angeles Athletic Club. I haven't been to any of the mixers yet but I look forward to meeting some more of my neighbors. All in all... this was the perfect choice for me. Jeremy and Christa make all the difference in the world and are a rare breed of professional and friendly building managers who in my experience have been hard to find here in downtown LA. read more

Oh how the mighty have fallen.... It's really a shame that one of the most beautiful buildings in downtown gets turned into a place that you buy tube socks and cheap NES rom systems from. The Spring Arcade Building was built in 1924, a local spot that Charles Bukowski wrote about in his poems. So you know it has to be essential Los Angeles. The building itself is pretty much the peak of beauty. It has two towers with a middle glass ceiling that can't be beat. A lot of detail has been put into the actual insignia and sides of the building. You can really just tell how old and how much history this place has. The building was designed by Kenneth MacDoanld and Maurice Couchot. Those names more than likely mean little to nothing to anyone. But I have to tip my hat to them. They designed one of the best buildings in Los Angeles that seldom anyone has ever seen. It originally was known as the Mercantile Arcade Building and modeled on the burlington arcade in London. So it has some connections to the old world. The skylight when walking down the open ended building takes you from one street to another. Even though it's covered with people selling M.J. memorial t-shirts, tube socks, cheap mexican toys and other crap like that, it's worth a walk through from one end to the other. Look up to the skylight and look at the detail in the walls and just take it all in. This is Los Angeles history that you should soak in. read more

Great place to live, but if you work from home WARNING: they are contracted to a fly-by-night middleman service that LOCKS you into DSL for internet and DishNetwork for cable. I would not have moved into a building where I couldn't get cable internet or one of the fibers if I had known. (max dowload speed like 5mbps, (cable's 20) and 2mbps upload (cable's 10) otherwise love it. read more
