We rented a house by SPM, and the carpets smelled bad, so we put in the lease agreement that they clean or replace the carpets. They cleaned the carpets, which made the smell worse. It smelled clearly like dog piss now. The cleaning must have gotten the pee to come out of the carpet pad and resoak the carpets. I shined a black light over the carpets, and all 3 carpets have numerous urine stains. The previous tenant must have locked their dogs in the 3 bedrooms and let their dogs pee all over the carpet and baseboards. The smell is strongest by the door, so that's why I think the dogs were locked in there. The smell was unbearable. We asked spm to replace the carpets or just do something about the smell and they ignored us for multiple weeks. Spm was supposed to talk to the homeowner for us, but they never contacted us about anything. Did the homeowner not want to pay for new carpets? No idea. Did spm just not talk to the homeowner about it? No idea. Whatever the case, the renter loses. If a fix is very expensive (I checked and carpet replacement for 3 rooms is around $1k), SPM will just ignore the problem. It's not like they have to live in a house that smells like dog pee, so why would they care? Why spend 1k to make a house livable and not smell like pee, when you can just hope the renters don't notice the smell. We then asked for early lease termination since they clearly did not want to replace the carpets (only $1k when I looked at carpet replacement services btw). They wouldn't give it to us and we had to contact the homeowner. To be fair, they will take care of smaller less expensive service requests. But for anything really expensive, they need the homeowners permission and the homeowner doesn't want to spend more money than they have to. I'm guessing either the homeowner didn't want to replace the carpets, or spm wouldn't contact the homeowner. You can't see these people in person either, so it's just a lot of emailing and being ignored. read more

HOMEOWNERS: This company will not serve you. I don't know how I missed review boards before signing with them. In the 12 months I was under contract with Specialized, my property was occupied by renters for 7 months and I only received rent for 5. And they allow renters to use some program so they can move in without paying a security deposit! It took me reaching out to THEM multiple times and threatening legal action to get the company to pay me the deposit. They don't communicate. You have to call and email repeatedly to get a response. I never once met an agent face to face, they seem to be a bunch of work from home people sprinkled throughout the metroplex who don't know or care about your property. They are loyal to their vendors. After evicting tenants who also trashed my home, a vendor was hired to remove debris and do a deep clean. It took a month for the work to get done, and then it still wasn't. I sent pictures and videos of a still filthy home and asked them not to pay the vendor until the deep clean had been completed. They paid the vendor anyway and ignored my evidence. A horrific experience. I lost a LOT of money. read more

Hi there, yes I'm having the same issues with them, they added a $42 fees every month, charging $9 for insurance when I already sent the renter insurance docs that I have with State Farm, even though I've sent the documents for months, they still charge me the $9 extra every month, they never answer the phones given, it looks like a scam, they are very quickly in sending emails for payments but when I send emails requesting maintenance, they ignored them. I tried to talk to "employees" there but they are rude and never return the calls. My landlord changed the management company to Specialized Property and it has been a nightmare. DO NOT TRUST this management company, Specialized Property Management. Because of this unprofessional, inadequate, unethical company, our house got trashed with urine damage in the bed room and closet. Tenant lived like an animal and did not pay rent for three months, and just trashed and run away. I would give negative 5 if there was an option. I hired Specialized Property Management for property management which means they work on my behalf as agent to protect my interest and right. SMP runs back ground check including credit history, renter reference, but I believe they don't do due diligent, background check when selecting a tenant. Because the tenant run away, I started opening their mails and found out the tenant has more than $50K of debt and also bunch of letters from collection agent. I requested SMP to disclose background check information, and guess what? SPM told me that they cannot disclose such information because its private information. Hello? Do you forgot that you work for me as an agent which suppose to run background check to protect my interest and ... you cannot disclose such information???? What a bum. On top of that, SMP rented our house to someone who cannot use computer who magically DocuSign the lease agreement with one one tenant. (It was mentioned on SMP maintenance report that there are at least two people present at the house and the tenant cannot use computer) On lease agreement, tenant is supposed to be one person and actually there are at lease two people living at the house. SMP confirmed that tenant cannot use computer, but somehow lease agreement was DocuSigned???? I have all evident, digitally singed lease agreement by someone who CAN NOT use computer. SPM maintenance report stated that tenant cannot use computer, and there are at least two people at the house. Unsolved issues from multiple staff before and during the tenant placement process. Escalated to Ari Lund, the licensed broker and COO of the company but the company chose to ignore our calls and emails. Examples: Staff told us that they had been getting vendor quotes for blinds on 1/30/24. As of 2/27, there is no progress on this even after us following up multiple times. We finally heard back of a quote asking us to pay over $1500, but without any spec, style, photo, or details about the type of blinds to be installed. Unacceptable- is this a scam? Garrett, the director of tenant placement, and his team: Whoever does the showing in our property spilled water all over the kitchen counter and left a huge mess on the bathroom floors (noticed this across multiple visits). Very unprofessional. Stephanie Well and leasing office: They do not pick up phone calls. Even with Owner's open questions, they will ignore your written questions and sign leases without your approval. Example: We asked to review lease template before they send to tenant and asked for additional questions. They did not answer our questions and proceeded to sign a lease with Tenant that was never reviewed with us. They allowed the Tenant to sign a lease without security deposit. Staff will deny anything discussed verbally over phone calls. If you are stuck in working with them, make sure you get everything in writing. Incompetency and unethical business practice is what we have experienced so far. This company is a scam meant to steal your money, not a property management company. We signed an 18 month lease with SPM with agreed upon terms (e.g., provide a fridge and blinds prior to move in) and the home was not ready on our move in date per the agreed upon terms, which were in the lease. SPM scrapped their old contract and rewrote a new lease with new dates since the home was not ready and violated the lease on day 1. They made the new lease end on the 4th of the month rather than the 30th of the previous month. We tried to get them to update but they refused. Come to find out, they charge you a "renters benefit package" which is $45 a month and they just wanted our extra money for the last 4 days we live there. Throughout our lease they repeatedly did not answer calls (you can never get ahold of anyone), did not respond to emergencies in reasonable time (leaking roof several times), and did not send us air filters that we paid $45 a month for with the resident benefits package. Our leasing coordinator Stephanie Wells was impossible to get in contact with at all times and difficult to work with. I have nothing to gain from writing a review I'm just doing so in hopes that I can prevent another family from going through the nightmare that my family is going through with this company. Upon our move-in, the whole house was a complete disaster including having dead rodents, appliances pulled out and not functioning, etc. Come to find out (through my own digging NOT the company informing me) that the house had KNOWN MOLD throughout. My family has been sick from it, my dogs were acting weird and not eating while we were in the house (which is very unusual) and the company knew about it and let us move in anyways. They tore up the kitchen floors and put in a dehumidifier while we were away on vacation and come to find out they were trying to "fix" the mold without telling us about it. Now we are having to scramble to find another place to stay as of course we can't stay in a mold infested home. This has left us out so much money and time that now we're having to get a lawyer involved. On top of everything, my countless emails and calls have gone COMPLETELY ignored. Where do i begin this company is trash! I moved in August of 2021 right on i had several problems form leaky sink to garage door not working. It took several attempts to get the garage to function on one side not both. They sent several vendors to look at the leaky sink until the whole kitchen was flooded. Still no repair. after several attempt i started having black molds under the kitchen sink. If I could put a zero, I would. The owner did not disclose illegal activity and safety issues on the property and they sell drugs literally in our front yard. We brought this up to property management and were told call the police or leave and pay the rent for the remainder of the lease. We are on a street that if we call police we will be putting our two year old in danger with risk of retaliation. They said they "didn't care and weren't responsible for crime in the neighborhood." It's not the neighborhood, it is on the front lawn of their property we are renting. They made us cancel the electric company we were with upon move in and sign up for simple bills which had a higher rate. Then in the middle of our lease, they suddenly stopped using simple bills and told us we were responsible for re signing up with an electric company (after we had lost our low rate and free transfer). Then they didn't bill gas and water for five months with no warning and then hit us with a massive bill out of nowhere. I was promised lots of communication around maintenance and repairs, tenants, all of this. Once I signed that contract it has been crickets. Its nearly impossible to get someone on the phone and that person can never answer my questions. They just say someone else will call me back but that never happens. So when I tried to turn in my keys (bye, Felicia), I had to go round and round just to get someone to answer the phone. Because of Covid, we moved. They fail to communicate with their tenants and each other which result in confusion, wasted time and energy, and lots of stress. So glad to never have to work with them again. Brenda in the front is amazing. Always kind and ready to help. I don't think the people at the company are bad- it's a corporation and they are trying to make money. But that is often at the expense of their clients. The house I rented is terrible and we got no support from this comp. Looked good at first but the AC is horrible and wouldn't cool down on those HOT summer days in Texas. They are within the letter of the law but ethically, come on! 20* cooler than outside? Most recently, they closed out our power and gas accounts with no notice and I can not reach anyone from SPM. Our building was under Jack Belt when moved in. Absolutely no issues, lightening fast communication. Once SPM took over all that went away. From fixing extreme plumbing issues to answer important questions about my home SPM is truly negligent. STAY AWAY! This was the worst renting experience of my life. AC unit broke at least 3 times in one year during the summer. I went a week and a half all three times without air. Then the AC unit leaks in the backyard non stop. They ignore my multiple requests then wait until I move out to fix the issue--never offering a rent reduction. Because I obviously can not live in a house in Texas during the summer with no AC... Once I wrote a good review, but that was when I first moved into one of their properties. It was downhill from there. Impossible to get responses for repairs and then they send incompetent people to try and do the work. It often takes 3 to 4 times before they send someone who can actually fix an issue and it is still just half done. I fought with them over a flooding garage then entire year I lived in one of their properties! At move out, they completely try to rip you off. Said there was 'excessive wear and tear' on the property. I am 72, lived there alone for one year. So, not true! Also charged $110 for 'hauling off of trash' which the city of Richardson does. Charged $275 for cleaning when I'd had a professional team in and $200 for carpet cleaning. Miscellaneous charges for things that were broken on my move in: loose oven handle, loose towel rack, crappy repair job on wood (which one of their vendors did!). All of these they overcharge for a total of about $600.00. Not only did I take excellent care of what I had to work with, I improved that property. This company is the worst of the scammers!!! Of course no one answered the phone so I had to try to go to sleep thinking we'd be homeless. I could write an EPIC book on the horrors of these SLUMLORDS. Don't be deceived by the good reviews. They will be wonderfully friendly before you've actually even done business with them and then beg for your 5 Star reviews. Be wary of a company that has to ASK you to review them before you've ever even experienced what they have to offer. That means they're trying to compensate for the truth-tellers. Reputable businesses never ask. They let their service to people speak. People will go out of their way to boost your business on their own when you treat them with humanity. My girlfriend and I recently applied to a home in the East Dallas area. Per the terms of the Specialized rental application, you must let your current landlord know prior to application so that they can call them and ask for history. We did this, inspected the home for damages, then waited to hear back from the landlord on the damages we requested. Five days after submitting our maintenance requests, we found out that the owner of the property had pulled the property to sell it. This is obviously NOT Specialized's fault, however, the terms in their application are incredibly unfriendly to applicants and rush you to sign the lease and send funds over. As I said above, I was forced to give my current landlord a thirty day notice prior to sending in the application, which between the time I gave the notice and when I heard back from Specialized on the update about the landlord selling, my current landlord found someone else to lease to. I have been left totally screwed over by Specialized's terms in their application, and hope anyone reading this knows what they are getting into. I will be left homeless in the next two weeks, and this could have been avoided by not requiring a notice until a lease is signed. Simply sending me back my application fee won't do much for someone without a place to live! read more

I would give them NO stars if I could. I setup an appointment to view the house. Drove an hour to get there and the code they send did not work. I called the number and she told me to keep trying. She reset the appointment several time and still the code would not work. Another potential renter came and had the same problem. We asked if we could get in touch with the property manager and they said they no longer have a property manager. Neither of us could get in. She said it was a problem with box and they would have maintenance fix it and to come back on Mon or Tues. I went back Wed just to make sure. Got another code and it did not work, but this time I couldn't get anyone on the phone. Another 2 hours and gas wasted!!! The most annoying part is I keep getting text messages asking if I'm ready to apply for the lease. Seriously??? And still I cannot get anyone on the phone. I can't imagine renting from them if we cannot even get in the house to view it. They did a horrible job on my move in and did not have the home inspected so I could NOT move in and had to pay my landlord additional days after I had already paid SPM. They are the ONLY reason I moved out of my home. They charged my deposit for items I marked as an issue on the MOVE IN form when I first moved in and made numerous complaints about. The house was literally sinking, and they were to cheap to actually fix it, so instead where the top trim was separating from the ceiling and walls, they just patched up the huge crack. The few times they did actually send someone to fix things, they would send some shady "vendors" to half assed fix it. Finally had enough and decided not to renew. They added so many non relevant charges so they wouldn't have to give back my entire deposit. If you can avoid using this company, I definitely would. read more
