Enjoyed a delightful long weekend off season at Southold Beach Motel. It is a retro beach motel that reminds me of the ones I stayed in during my youth at the shore---pre hi rise hotels and condos. It is clean. Has needed amenities. It is located directly across from the public beach. I imagine in summer season, it will be a busy, noisy street. I enjoyed my stay and definitely will book again. Not for the price! My friend and I were looking for a place to stay because we were going fishing on Saturday. We needed a one night stay. $240 a night. We literally got the smallest room ever with a full size bed. Not even a queen. A queen bed wouldn't of even fit in there because the room was so small. Sand all over the floors and the bed. The bed was broken and held up by a piece of plywood that stuck out from the bottom of the mattress and it was resting on the plywood frame. The bedding was super old. We stayed in Room 10. I cannot see how they can charge $240 for this room. I feel like I got taken advantage of. This is the last time I ever stay in this hotel. read more

A bit disappointed. Room was not clean upon arrival and the bed was falling apart. I felt the metal on the mattress which made it uncomfortable to sleep on. The staff seem nice but felt that my standards are for a hotel! Really. The rooms are like 50 years old and the updated bathroom lacks space to breathe. At $300 a night I expect some comfort. There was only a turn knob lock on the door facing the street! I was afraid of possible break in ! Don't think I consider a return. Also your better off driving to orient state park. I stayed at Southold Beach Motel Sunday to Tuesday as a quick getaway after the July 4th rush. I initially emailed them to ask about availability and the room differences. The response was very quick. We went with the water view suite which has one queen bed and a couch. The water view double room has two queen beds. All waterview rooms face the ocean and the beach. Each room has in front their own table and chair set up with an umbrella. It nice to sit back and chill there and watch the sunset. Rooms were clean, ac, kitchen area with full fridge,microwave, stove, sink. Backdoor opens to another sitting area. Staff were nice to let us check out a little later since they werent fully booked which we appreciated. Overall its a basic motel. Nothing fancy but with all your immediate needs. Great location - across from the beach and right near all the vineyards, the brewery and Greenport town. I'm giving it 3 stars because the bed is hard as concrete. I love a firm mattress so that says alot!! We woke up with backaches every morning. To me a bed is one of the most important things in a room. Would i come back? Yes because of convenience but not before looking into other options. read more

This place is a hidden gem! Rooms are clean and there's wood laminate floors so no gross carpet to walk on! Each room comes with a little kitchenette with a full fridge and stove! Every room has its own outside table and chairs with gorgeous water views! The town beach on the Sound is literally a few steps away! It's only a few minutes drive to Pindar, Raphael's, Osprey's Dominion and many more wineries! Also only about 7 minutes from Greenport! I will 100% be staying here again! read more

I think you take advantage of your location ! $170.00 for a Thursday evening plus $19.76 tax , that's one nite for $199.76., for that little tiny closet of a room ? My husband and I couldn't even stand in that room at the same time ! I felt very claustrophobic and couldn't wait to get out ! Yes maybe you feel like you lost out cause I had a credit from living social , but when I just now checked your rates online when I got home I see you charged me extra AND there was NO WIFI ! We noticed we were the only car there overnight so you could have given us a better room ! SORRY BUT AS THE CLOCK IS TICKING , I AM GETTING MORE AND MORE UPSET. Maybe I should have said something when I was checking out but I didn't realize until I went on your website just now how much more you charged me !!!! I can't even give this place 1 star.I first made a reservation for a 2 night stay, however they rescinded on that reservation and changed to a one night stay.We had a Wedding to attend and needed the room for 2 nights.I called the hotel after receiving the cancellation from them and spoke with front desk Katerina and explained our need for a room the night of the wedding on September 23.I wanted a room for my adult kids that slept 4.So that no one would be drinking and driving.She booked me in a room with 1 queen size bed and 2 twin beds.I paid extra as I was explained for 2 extra people for penalty of a one night stay.Advertised at $195 room that sleeps 4.I didn't barter because we needed the room for at least the night of the wedding.I paid $368!!Charged /paid to my account in July.On check in yesterday.My kids were told they would now have to pay an additional $30 each for 4 people in a room.The OWNER of the motel was nasty and unprofessional.Katerina was accommodating however was not there on check in.The OWNER Said they had to pay or she wouldn't check them in!!Extortion!!The Ultimate FLEECE!!Said she's been running the hotel for 18 years!I work for an airline and have stayed in hotels 12 times a month for over 35 years!This owner was a Scam artist.Don't trust this person for abiding by any hotel policy.Needless to say it was a dive of a motel.Kids used it for 1 night just to hang their heads after Wedding.O stars!!Wish this owner would have had an ounce of responsibility for the customer!Needless to say, I highly recommend Bed and Breakfast place when visiting out on Long Island.Don't go here!Dump and a dive and big rip off!!! read more

I stayed here with one of my best friends and her family and friends. The location is great as it is right across from the beach. However, the customer service is terrible. The rooms are clean but small and are falling apart. Luckily I had an amazing time because I was with awesome people. However, as far as the rooms are concerned, the outlets are broken and the appliances look like they are from 50 years ago. They also count how many towels and toilet paper they give you and verbally abuse you if you ask for more. The septic tanks they have cause the toilets to break down almost every day and you can't put toilet paper down the toilet or it will not flush. The owner yelled at me when I asked for more toilet paper and towels for my friends and I in our room. She also told me to plunge my own toilet because she wouldn't come every day to unclog the toilet. It is important to note my friend and her family have been coming here for years and the owner had the nerve to tell me that we should find another place to vacation next year. The problem is they are one of the cheapest places in the area at almost $200 a night as the North Fork gets pricey! Therefore they think they can treat anyone any type of way and get away with it! I have done a lot of traveling over the years and have never experienced verbal abuse to this extent! I know Covid probably hit them pretty hard given that the hotels were closed for a bit but wow!! Maybe her behavior was due to my friends being Greek and the owner being Turkish just saying discrimination?? read more

Southold Beach Hotel gets some brownie points for being the only establishment that would honor a 1 night stay (we booked on hotels.com which indicated that this was acceptable), after we implored them to do so. They called minutes after the booking to inform us that they require a 2 night minimum, and we had to plead our case--tickets were booked, ferry was paid for etc. They relented, which was awesome, because even Airbnb's were turning us down for 1 night. But that's where the awesomeness ended. Check in went fine, though they called us twice that day to ensure we'd get there before the office closed at 7, and we were given a double room in the back off of the garden. When we entered the room, it was so musty that we immediately opened all the windows and even left the door open. The entire place was in need of a serious overhaul, from the cabinets to the curtains (which sloped precariously midway), and the beds, which were just some mattresses propped up over a plywood box by a few 2X4s, leaving a gaping hole underneath that was unsettling, especially given what came next. Within 5 minutes, we found a cockroach, followed by another. There were no tissues or paper towels in the room, so we had to use toilet paper or scavenge for napkins which we brought ourselves. Then came the earwigs--one crawling out from under my pillow when I got up to grab something, another clinging to the bedspread when we pulled it off the other bed, and a few others which made it difficult to relax and fall asleep. The pillows were thin and very hard; allocated at one per head, so stiff necks were the norm in the morning. Also, the mustiness never quite aired out, it would periodically reassert itself as though it permeated every surface and corner of the room. I'm no stranger to bugs or smells, and ultimately we all laughed it off and enjoyed the proximity to the beach and to Greenport--for real, it's an advantageous location! We were charged $330 for one night in the off-season (which doesn't really align with their base rate $175 + guest and single night surcharges--$25 ea--on their website). I'm not sure how much profit a modest "beach front" (in fact, it's across the rather loud and busy Rte. 48 thoroughfare, so the water view suites are in all likelihood noisier as they are pricier), turns in a year after taxes and payroll, etc. But, you would think that they'd throw a little money into general upkeep and some nicer pillows or even some insect/pest control. They did, however, not fail to point out during check in that they put "extra" towels in the room to accommodate the 2 additional people... which they charged $25 each for. This was great, because after a night of bugs and smells, we were all looking forward to a shower! read more

This is the perfect little beach motel! It's close to everything, including the beach (right across the street)! Upuli was so gracious and accommodating with us. We needed to check in early to get ready for a wedding and our room was better than we anticipated! It had a mini fridge, sink, stove top and cabinets stocked with dishware! The room was clean and quietly tucked away. We had to leave early due to an emergency and Upuli was so gracious and although we couldn't get our money back she said that I should contact her if I ever want to come back and she could see about helping us with rates. I would absolutely stay here again without hesitation! Highly recommend staying here! read more

Alright so first off be prepared to be grossly overcharged for the room. Its all about the location and proximity to beach (if you could call it that all rocks no sand) and to the downtown Greenport scene. Hotel was clean but unbelievably small little rooms. The bed was like sleeping on a rock, and I dont mean a "firm mattress" I mean it felt like a slab of concrete, tossed and turned for 2 nights. Bathroom was basically a closet, barely had room to poop. Tiny little shower stall I couldn't even turn around in. Think of a standard room on a cruise ship. Staff was nice. Parking was easy. Only about a 10 minute drive to downtown Greenport. I wouldn't stay here again, Id try to find a more comfortable place. read more

I'm conflicted. On one hand, you have a clean and decent size motel room equipped with a kitchenette, BBQ grill access outback, easy access to a small beach, wifi, and friendly reception. First off, my boyfriend and I both agreed that we would stay here again. This is certainly not the Ritz, so if you're looking for 5Star, seek elsewhere. You can tell it's in the process of updates with no visible signs of renovation - thumbs up! I'll start with our reservations and get that out of the way first. I called to seek availability on Tuesday 7/7 for the weekend of Friday 7/10. With such short notice, everything else in the area had either no vacancy or the only 2 hotels with a room available required a 3+ night stay for a minumum of $350/night. The SBM didn't require a minimum stay and was only about $150/night. I read reviews on TripAdvisor and other sites about The SBM and various other places in the area. Nothing really had the best ratings, even the "5Star" places, considering the prices. The weekend forecast looked absolutely beautiful and I decided we really didn't need anything fancy, just a clean, comfortable room to sleep in, with a decent shower and working AC, so I booked it. I gave Christy a deposit over the phone that day. She calls me the following day to confirm my stay but tells me she didn't bother charging my card for the deposit and said as long as I confirm, I can just pay in full upon arrival. I confirm, we agree and hang up. The following day, Thursday (the day before check-in), I receive a call from the owner, Amy, asking me for a deposit. I explain my conversation with Christy from the previous day and she agreed to conditions as long as I confirm, Either way, I was happy to put a deposit because I wanted to secure my stay, but Amy assured me. We show up on Friday and check-in. Superficially, the place is very quaint, quiet and pretty charming. We go into the office and meet Amy. She is very pleasant and lovely. Our reservations are met and she gives us the key to room 10. Now, room 10 was the only room available and I was aware of this upon booking. It was definitely the "orphan" room among others. We walked in to find it painted a putrid green color, with a broken ceiling fan, awful floral (but clean) bedding and horrible cell phone service. However, that was honestly the worst of it. The AC was very cool and not very loud, the dorm-sized refrigerator worked and was very cold. The bathroom was very clean and updated, with neutral colors, tile, and nice shower with good water pressure and temperature, complete with clean towels. The "wooden-finish" porcelain tile flooring in the room was very new, nice and clean and the flat screen television with cable were updated and a good size for the room as well. Outside every room was a nice size patio set with chairs on the deck. Again, considering we had the orphan room, we didn't have much of that luxury, but we weren't really looking to spend much time sitting outside our room. If you're the type to want to sit outside and read or have coffee and chill in the morning or at the end of the night, do not get room 10! There is no view or much of a patio area. We didn't mind it much because we had no intention of being at the room anyway. The location is only 3mi to Greenport village and located directly across from the beach, which was clean and quiet as well. The sunsets were absolutely breathtaking. Amy is a pleasant, accommodating woman who certainly takes much pride in her establishment and it's obvious she's investing time and money into updating the rooms, little by little. I'm sure in the off-season she's making small changes as she can. As you're walking passed the opened-door rooms facing the road with the optimal views, you can see the betterment of them compared to our room #10. They were painted neutral colors and seemed much bigger. I have stayed at 4 and 5Star resorts and hotels all over the map, this motel obviously does not compare in the least. My boyfriend and I agreed, had we had inclement weather or chance of showers for the otherwise predicted weekend, we would have opted out of this option but for the price, it was perfect for what we were looking for, for the weekend. read more

I love this place. First came from an awesome deal being offered for a weekend stay. Went out with one of my best friends for a girls weekend. Was so much fun! Right across the street from your own 'private beach'. So close to Greenport. We came back for her bachelorette weekend with a few adults and a few kids and we all had so much to do and were completely comfortable staying here. You can grill in the private back courtyard. Or hang out in the front, and sometimes you get a free bottle of wine! Kayaking is minutes away. Beautiful restaurant down the street that you can eat on the water during sunset. This is truly a gem. The rooms aren't by any means incredibly decorated or anything like that, but they have everything you need. Mini kitchens. I tell all of my friends about this place as a really great calm getaway. Much prefer this over a huge hotel. I call this my secret Long Island spot. read more
