I had high expectations for staying here and our stay was above and beyond!!!! Joan is so warm, welcoming, and friendly, just lovely! She wants you to feel as if you are at home and that's exactly how you feel, be comfortable relax everything you need is right there, use it!!! The place is spotless, so clean. The place has the perfect mix of that old world charm but yet spacious and open. There are a few porch areas, a couple of dining areas, a very large living room area with a fireplace. Decorated perfectly everything is in soothing, serene, calming colors. Each room has it's own bathroom, she has many more rooms than other B&B's in the area and she doesn't require a 2 night minimum. The location is perfect too, a few blocks away from the main part of town, a 5 minute walk but in a quiet area.Prices in line with everyone else. I spent a lot of time searching online and kept narrowing it down between this and others, her website is also the best, very clear photos, online reservation. I wouldn't even consider staying anywhere else, neither should you. In a word....perfect! Thank you again Joan, you and your home that you share with is are just lovely!!!!

Our Hosts Veda and Wilfred were friendly and very attentive to all our needs. Beautiful well-appointed rooms. Incredibly comfy beds. Charming common areas with a lovely piano to play. All modern conveniences in a comfy welcoming setting. In the morning before breakfast, coffee and or tea is left outside your room. Just a few minutes from beautiful Southold, a short distance to many vineyards and just seven miles to Orient State Park. You will be treated to an excellent home cooked breakfast prepared with love by Veda. Each day Wilfred served us a big fresh fruit salad, OJ, salad with homemade dressing, followed by a yummy filling breakfast entre. The first day the entre was the best cheese omelet I ever had and sausage with home fries. The second day the entre was corned beef hash, biscuits, plantains, both days muffins, OJ and very fresh coffee. Veda is very accommodating to dietary concerns. When we were done eating Veda came out and we enjoyed wonderful conversations with both Wilfred and Vida. They are warm, interesting, knowledgeable helpful and welcoming hosts. We will definitely return. Highly recommended

We arrived late on the Jitney, which conveniently drops you off right in front of Arbor View House, and Wilfred was there to greet us with a warm smile and genuine hospitality. The room was tidy, comfortable, and incredibly relaxing. The mattress was excellent, and we slept wonderfully throughout our stay. Each morning, coffee was ready at 8 AM, and we enjoyed wonderful conversations over Veda's delicious homemade breakfasts. The 9 AM breakfast featured a fresh fruit bowl, a beautifully dressed salad, and a flavorful entrée. On our first morning, we had chorizo, cheese eggs with biscuits; on the second, chickpea fritters and salmon cakes. Everything was so delicious that I practically finished it in one bite! Beyond the exceptional quality of the food, what truly stood out was the engaging conversation. Wilfred is incredibly knowledgeable, engaging, and has the gift of gab. We loved hearing his stories and insights throughout our stay. The location is also favorable, a short distance from Greenport, and we had no trouble getting around without a car. We enjoyed meeting and chatting with the other guests and genuinely felt welcomed throughout our visit. Arbor View House made our North Fork getaway truly special, and we highly recommend it to anyone visiting the area!

With just three guest rooms and plenty of space on the first floor and on the expansive deck, we felt very comfortable throughout our stay. And Donna was a wonderful, gracious host. Forget that the rooms are more comfortable and relaxing than any other dwelling you've ever experienced -- but it should be noted that you feel instantly at home. Forget that the breakfasts are better than anything else you will eat for the rest of the year -- though it should be noted that the food is both original and familiar and you will not be able to stop eating what you're served, even if you're not hungry. (And as an aside, for those of you who come here and need many hours of recovery from eating and wine tasting and other gluttinous pursuits, Donna is not strict about the time breakfast is served. Hey, this is a B&B, not a weekend in army boot camp, okay? And while Donna is the most generous soul, you had better respect her and the time and effort she puts in to making you happy! Or else you'll hear from me! ;) ) I CANNOT STRESS THIS ENOUGH: the greatest thing about this beautifully stunning old Victorian home is its keeper, Donna. The second you meet her, you'll think you ran into one if your best friends from way back! Her sweetness and generosity and ebullience and tremendous sense of humor are all showered upon you and the only thing you'll regret is that you have to leave. But you will tell everyone you know about this place and right after you leave, you'll be thinking about coming back. Anyway, I'm writing this on the last night of our three-night Labor Day stay and while I am looking forward to eating nothing salads and celery sticks for the next week, I am sad to leave this house, which already feels like a second home. Thank you, Donna, thank you a million times!

Everything around here is small, personable and locally run -- adding to the charm of being out on the east end. Your options are a smattering of bank breaking bed and breakfasts, hard to acquire airbnb rentals, cottages by the golf course and a motel with one of the best views you've ever seen. The blue inn falls somewhere in the middle of those choices. Our room reminded me of a cozy ski lodge rental. Small kitchenette, exposed wood beams and a pleasing country decor. Rates were extremely reasonable (about $150 midweek off season). Everything was very clean and they even left us a surprisingly nice toiletry package with toothpastes, floss, makeup wipes, Q-tips etc. It's the little things like this, which I wasn't really expecting that really added a nice touch. Our stay was pleasant, however the noise level deserves a mention. There were folks staying on both sides of the room and at night I could hear bits of conversations about who knows what and both of their TVs blaring incoherently. Thankfully our neighbors weren't night owls or I would have not gotten any sleep. As for sleeping - the king size bed was cozy and mushy. I liked it but its probably to soft for most. Unfortunately, the restaurant and pool were not open but I wouldn't have minded checking both out had I been here during the summer!

Breakfast is all carbs, only on weekends when we were there in mid- May; the restaurant was otherwise closed. The room has a small table with two kitchen chairs. There is no desk or comfy chair. The bathroom sink has no space to put anything by it. In our room, the toilet valve had to be manually reseated after every flush, and they couldn't fix it for the four days we were there. We might have changed rooms, but that seemed like a bigger pain.

An Absolutely Exceptional Stay -- Silver Sands Is Something Special…read more My wife and I spent three days at Silver Sands celebrating our 31st wedding anniversary, and although this was our first visit, it certainly will not be our last. From the moment we arrived until the moment we left, the experience was exceptional. The entire staff went above and beyond to make our stay memorable. What impressed us most was how incredibly organized, attentive, and welcoming everyone was without ever being intrusive. It was almost as if the staff had mastered the art of being there exactly when you needed something, while somehow remaining nearly invisible the rest of the time. That level of service is very difficult to achieve, and Silver Sands does it beautifully. The property itself is immaculate. The grounds are meticulously maintained while still allowing the natural beauty of the surroundings to remain part of the experience. The private beach was spotless, peaceful, and beautifully organized. Throughout the day, we would notice staff quietly moving through, straightening and maintaining everything, yet they were so unobtrusive you could barely tell it was happening. The attention to detail throughout Silver Sands is remarkable. From the design and atmosphere of the property to the pour-over coffee in the room, the thoughtfully selected shampoos and conditioners, linens, amenities, and overall cleanliness -- everything feels intentional. Our room was absolutely impeccable. Silver Sands somehow manages to capture the nostalgia and charm of the classic American motel while feeling modern, sophisticated, and luxurious at the same time. Calling it a "motel" almost doesn't do it justice. It is a truly unique property that can easily rival some of the best hotels and resorts we've stayed at. And then there are Eddie's and Nookie's! Both onsite restaurants were fantastic. The staff and service were wonderful, and everything we ate was top-notch. We left already talking about coming back so we can try more of the menu. Over our 31 years together, my wife and I have been fortunate enough to travel to many beautiful and far-off destinations. Yet there were moments during our stay at Silver Sands when we genuinely felt transported somewhere else entirely -- certainly not like we were still on Long Island, and at times not even like we were anywhere in the United States. It has a special atmosphere that is difficult to describe until you experience it yourself. Thank you to the entire Silver Sands team, as well as everyone at Eddie's and Nookie's, for making our 31st anniversary one of our most memorable, relaxing, and enjoyable staycations. You helped make an already special occasion even more special. We arrived as first-time guests and left knowing we'll be back and bringing others to experience what we had. Thank you again, Silver Sands. See you all soon!
