The reports are exhaustive, and they provide lots of details on what's okay or not, and any action to be taken. No home is perfect, but we were able to purchase with a lot more confidence in what we were getting, which helps to take the stress down on a very very stressful time.

Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

He does a very complete inspection. He emailed me the report the same day. It is very useful since I know what projects to work on first. He is an expert. He answered my questions with ease and I will continue to use him for future homes I buy. The $595 fee was very fair. He spent over 4 hours at my house yesterday and i feel so relieved that I know the condition of my house. His work is exceptional.

When we arrived at the house, the seller didn't have the power or heat on, so Jay recommended we reschedule so he could do a thorough inspection. Once all the power and heat was turned on, Jay went above and beyond going through all the parts of the house. He pointed out everything they needed to repaired and gave rough estimates and referrals throughout the house. The thing that really stood out though was that Jay was straightforward and honest in his assessment. I work on a lot of houses, so all the figures he gave for estimates were pretty much in line with what I would expect. Not too high, like he was selling me on a repair I didn't need. But also not underselling the cost of what needed to get done. To me, there's nothing more valuable then getting accurate information. Don't try and overinflate or udnerflate what costs will be. Just say it like it is and let me decide how to proceed. I will absolutely be using 4 Seasons for future Home Inspection work and I highly recommend them to anyone who needs a home assessed.

His credential appeared credible. But he MISSED A CRITICAL piece in my report. My home was FULL of COCKROACHES. They were in inside and under all kitchen appliances: refrigerator, dishwasher, range and the outlets for the receptacles and switches. Chip L. license says he is qualified inspector as well as a pest inspector. So my wife and I had confidence in his ability to detect and id if there would be any pest like cockroaches. I researched online on how this pest counld have been identified. It was simple as looking behind the refrigerator and examining the floor an looking on wall for small black drops (cockroach poop) and cockroach skin/eggs. We had a pest terminator come out and identified then. He said the same thing. That you need to look behind the refrigerator and open a few outlet covers. You can even see the poop droppings on the receptical them selves. * I cant believe a professional could have missed these standard identifiers.. His report was well done but this critical missing piece has costed by numerous hours and around $6000 in expenses * I took a lot of clear pictures. If any one would like to have me send them to you. ref: https://www.movesmart.net/contact/ Move Smart Home Inspections 25920 185th Pl SE Covington, WA 98042 253-631-4019 Inspector: Chip Lusk Chip Lusk - Licensed Inspector Licensed Inspector #401 Structural Pest Inspector #77158 My agent: Matt Dubas Real Estate Agent Cell: 206-300-7198 email: teamdubas@gmail.com

Maribeth was super sweet and did such a thorough job! The inspection report had SO much detail and really helped us assess the state of the home. They caught plenty of small things to keep an eye on, but notably missed some major issues: - Mold in the basement bathroom (and an overall ventilation issue) - Multiple leaks in plumbing and water damage - Multiple dead electric outlets - Some serious electric code violations with the main panel When they performed the inspection, the house was furnished, but none of the above issues were blocked or covered by furniture. The leaks had obvious water damage that was both visible and detectable with a moisture detector. It was by no means a useless inspection, they did find some things (but generally more obvious things like missing smoke detectors and railings), but the missed mold, electric outlets, and leaks is concerning. The first couple electric outlets was passable, but once I got to 7 broken outlets/switches and then found the mold and leaks, the pass was gone. Anyways, I plan on bringing in another inspector at some point to double check my house, since I don't have peace of mind from theirs.
