My project was a 30x32 pole barn garage/shop
Right from the start things were rocky. I was told the materials would arrive on site on a specific date...they didn't arrive until 8 days later. I did get text a message 3 days after the expected date telling me they would arrive the next day...they again didn't arrive until 4 days later...no explanation why.
The first SS crew that arrived to work appeared to be prepared and ready to work; Andy the project lead seemed to be in control and assured me this would be an easy build without issues....but during the first few days there seemed to be a lack of urgency or a regular pattern of work. Despite that, progress was made, and the poles were finally set and trusses erected within what appeared to be reasonable time- about 10 days.
A new SS crew arrived the day after the trusses went up and it was apparent there were issues, No Andy, workers sitting around, lots of loud profanity, and arguing among many of the workers about what was supposed to get done and how it was supposed to proceed. This apparently got relayed back to the SS because a few of the workers were removed from the project within a few days....but many issues remained.
The framing inspector showed after a few days' work and it failed due to not having renewed plans that showed a big window on the west side. SS claimed it was my fault for not having the window when the plans were drawn up....which was incorrect as I provided the actual window well before the renewed plans were submitted....more delays awaiting the company's architect (Jim?) to draw up revision to the west wall...which took almost a week. Finally approved and onto installing the roof
They installed the sheathing on the roof incorrectly and was just going to cover it with paper when I called it out and asked about it...the workers dismissed it saying it wouldn't be a problem. So I sent a picture of it to Andy who hadn't been on site for at least 1 week. Andy to his credit admitted it was wrong and said it would be corrected which the next day it was. They then installed paper, bubble insulation and metal roofing panels. Amazingly they installed the metal roofing with zero lip (no roof hanging over the side) at the end...it stopped right where the wall started. I inquired about this and asked how I was supposed to put gutters on this and was told some explanation about how the gutters slide under the roof line. I again called Andy who still had not returned to the project and asked him to look at this. He did and again admitted it had been installed correctly. The next day I was told it would be corrected by flipping the panels and sliding them down a few inches. I said I wasn't OK with that and wanted it done correctly with new panels....after some debate and awaiting a response for 3 days, they removed the old panels, paper and insulation and replaced it all....set back another week.
For the next 5 days they worked without issue and then claimed they were done and were awaiting garage door people. There were missing trim pieces, eaves not completed, gable vents not installed and I asked about all of that. They claimed they were awaiting more trim and didn't know about gable vents...despite me showing them in the plans. There was no work done on the project for 8 days. When they returned, they finished the trim, eaves and vents. About that time the garage door folks came and installed doors but couldn't finish because the SS hadn't finished the last 8 inches of trim on the sides of the garage doors it would not seal. Despite multiple pictures and calls to the SS to complete this, nothing was done for 5 days. Finally SS sent a different crew and finished that part, and the garage doors were completed. We are now 11 weeks into the project that I was told would take 4.
Final inspection....another fail...multiple issues including again the plans not reflecting what the inspector was seeing at the project site. When I asked what the problem was, SS blamed the inspector for not knowing his job and it wasn't their fault. Another 7 days of awaiting corrections to which SS crew finally came out and fixed most of the issues the inspector had. Another final inspection scheduled....another fail. The Firewall on the west side was installed improperly. As I try to get answers days later SS again claimed the inspector was wrong, claimning "we do this type of installation all time".
I then get a call from SS stating they are not responsible for any "interior" work-the fire wall corrections include putting drywall on the inside of the frame and they tell me it's not hier responsibility. I remind the contract calls for a firewall to be built per code and it was not, and I won't make final payment until it is complete and we pass read more
