BTW, I was quoted $150 when I told them I had the fan. I was NOT told it time & materials, I was NOT told it was $150 for 1 guy, $250 for 2. I was NOT told they markup product 50 PERCENT!!! Here's my email and their response (in quotes). Joseph Elkin josephe@rvheat.net Hello Kris - Thank you for your email below. I have tried to answer all your questions in red. Ok, so I've cooled off a bit from my previous email. Your guys were very pleasant, arrived early, did the job. "Thank you for this. We strive to treat everyone with respect and work hard to earn customers' appreciation." What I'm still really unhappy about is: * Lack of communication with ME, the homeowner, the one who made the call for service. "When you called for service you were offered a sales call to provide you with a proper quote, or T&M if you have the parts already and just want to pay for labor. You told the CSR who took your call that you have the parts needed. You chose the T&M option which is $150 per hour for one tech and $250 per hour for 2 techs plus material (marked up)." * No check in with me to see what my budget was. Was I ever asked? No. "When budget is a concern a hard number can be provided with a sales call. T&M can be the cheaper option but not always if you dont provide all of the correct material. We have most common items available on our vans and mark up that material and have it available for your convenience. If we dont have the material and have to go to the store you pay for that time." * Leaving and coming back THREE times - once to get self-tapping screws to make the fan I bought work (don't your guys carry this very common item?), second time to buy a new fan when they realized it wouldn't work, third time to buy a dryer hose. Not to mention, I would never have paid for them to drive around on my hard-earned dime to figure out where to find a new Broan fan. "When you choose T&M you need to have all the material needed or we have to go get it. In a t&m situation the owner absorbs the cost of material procurement." * I didn't care what brand it was, why they thought they had to match the brand is beyond me. Was I asked? No. "Alot of times the same brand will fit better than a different brand. My guys were just trying to get you the best option. They would have reacted the same on a hard bid (quoted) or T&M." * Then, to take even more time to NOT find a Broan and drive around to until they found a Panasonic one. I would have been happy with a cheap off-brand. Was I asked? No. "I am not sure if you were home during this, my guys said they were speaking with a gentleman on site. I believe they were trying to get back as quick as possible to get your install done. Material was supposed to be on site." * Had I been given the option to reschedule, I absolutely would have done that. Was I asked? No. "Once you have chosen the T&M option and we have blocked out time on our technician to facilitate the install, a rescheduling would send that technician home for the day or at least for that amount of time. You could have chosen this option but it sounds like whoever was directing my guys on site wanted to get it done." * Not leaving me the box, instructions, warranty card for the fan. "He will be by this afternoon. Please ask him for it. My guess would be he disposed of it in your trash can. The instructions can be found on line. As far as warranty is concerned we warranty it for 1 yr." * I still want to a copy of the receipt to see what he paid for it. "All material is marked up to an additional 50%. Ill have the office send you a receipt for your records." * Your guy had Rob give him $20 to go buy an 8' dryer hose. I'm sure they didn't use all 8', so where's the extra length? It should have been left with me. "Please ask him for it when he is there this afternoon. If he doesn't have it let me know how long of a piece you think we owe you and ill get it." * Your guy gave Rob the receipt for this item, so why not the receipt for the fan? "Receipts that go to the project have to be turned in so we can properly bill out the job. I can get you a copy." I had been quoted $150 and because anything construction/maintenance is always more than I thought, I had $250 in mind for this project. "You were quoted $150 per hour plus material. Your project took 3 times longer than it should have because you did not have the right fan parts when we arrived." Instead, I spent $741.19. Almost 3 TIMES what I anticipated. "Our flat rate to replace a basic bathroom fan is $930. This price includes a basic bathroom fan with a light and do a straight swap. Typical installs go as high as $1250. You still saved money going the t&m route even considering all of things that went wrong." "I do apologize if this install was above your budget. I would highly recommend getting 3 quotes on future installs ...

    Rusty of ProKleen promised to finish the job in one month of remediating my kitchen from a slow…read moreleak which got under the wood floor. He failed to keep this agreement by not even being finished by 2 months. He tried convincing me that his men could"accidentally " break my 20 yr old countertop so that they could install another one to my liking. To which I replied...... "O hell no!" He, also, tried getting me to agree to removing all of the wooden flooring throughout my home instead of just a few square feet in my kitchen. "Ah, no to that, too!." So I paid him for the work done, thus far, and then fired the company. I hired an honest contractor who finished the job. And for a lot less money. The last infraction that I just found out today is that Rusty is requesting money from my insurance company for work that he did not do. And this is why the insurance company hasn't paid me after I submitted the invoice for the work, legitimately, done and paid for by me. What nerve!!! NEVER ALLOW PROKLEEN TO CROSS YOUR MIND MUCH LESS YOUR THRESHOLD when you have a water damage problem.

In May of 2021, the septic system backup and flooded the bathroom and a nearby bedroom of a house that we were renting out. The repair area is about 300 square feet between two rooms. We hired Prokleen. They said insurance would cover the entire project and it would be likely be done within a month. It's been almost five months now and the project is still not finished. The details: initial clean up of hazardous material took about a month due to asbestos in the drywall. After the clean up, they started the rebuild. Steve, my contact, told me he would walk me through the process of choosing flooring to make sure that I did not exceed insurance coverage. I found flooring that I liked. The flooring company manager warned that it would take several weeks to arrive due to the pandemic. He urged me to have Prokleen place the order immediately. By phone and text, I informed Steve of the selected flooring and the warning. Steve said he would calculate costs and call me back. If we agreed, he would place the order immediately. I heard nothing from Steve over the next week, but the flooring company called to warn me that Prokleen had not contacted them. They were worried for our tenants. I called Steve to inquire. Steve, said they had not yet placed the order because they needed to calculate the cost of the flooring to ensure it's within my price range. Unless Prokleen uses an abacus to run calculations, the explanation fails. It's only 300 square feet! Steve promised to take care of it. I was in ill-health at the time and neck deep in work and due to exhaustion, failed to follow up with Prokleen, trusting that they would take care of it. Big mistake. Nothing from Prokleen for a month, so I called. Apparently, they had sent me an estimate by email a month prior. Why would they email without calling or texting as they had always done in the past? So much for Steve's promise to walk me through the entire process. The flooring price was $1,000 over budget. Selecting different flooring would delay the process even longer--my poor tenants! I emailed and called Steve to complain. I agreed to the flooring because there was no time to lose in the install. My tenants were living in the living room. I told Steve I wanted to talk with him about the pricing before I paid, because it seems unfair to me. Steve promised to send someone out to talk with me. No one ever came. The build-out began. About a month later, Prokleen accounts receivables called to collect $1850. The extra $850 was due to late payment. I said the fee was not fair because no one had come out to speak with me as Steve had promised. The clerk canceled the extra fees and said he would have someone call me to explain things. Never happened. A week later, I left another message asking for an explanation. Never got a call. I called again. No reply. Prokleen then hired a subcontractor. They got halfway through the build-out, then suddenly stopped without explanation. I emailed Prokleen. They said they had underestimated tand would have to order more flooring. They had under-calculated the material needed. How can you miscalculate 300 square feet? I was told that the extra material needed to complete the job would cost me an extra $850, exactly equivalent to late payment fee. I got a bill for $1,852.96 -- still no one has called to have that billing conversation. Several weeks later, I get a text saying that the material had not arrived because the flooring company had marked the order for pick-up. ProKleen refused to pick it up. I'm dumbfounded at this point. I texted them a week later--flooring had not arrived. They assured me that it would arrive in a day or two and that they would be out first thing the next week to complete the installation. The next week came and is nearly gone. It's Thursday now. No one has come. No text. No call. No email. Now here are the final three points I want to make. First, how on earth could they promise me that I was not going to be charged extra, if they can't even do the material math for 300 square foot installation? The fact that they got that estimate wrong tells me that any mistake that they make on their end, they expect ME to pay for. Second, why did they hire a subcontractor to complete the work? That surely raised their costs. Seems I'm having to pay that extra cost maybe...under the guise of miscalculation. Finally, the tenants moved out three months ago because they were tired of living in the living room and having no sink in the bathroom. We can't use the space until the build-out is complete. We are now nearly five months into the process now... So Yelpers, do you think I should pay anything extra? Would you? If you want a never ending headache and wallet-leak, I couldn't recommend a better company for the job! P.S. I'll update this review if anything of note changes. Otherwise...

They were back yesterday to replace the old heat pump with an AC unit this time, and since we now have so much wildfire smoke over the summer, an iWave air purifier too. Extremely happy with the experience. Lee gave us a very competitive bid and patiently answered all of our many questions. The install team -- AJ, Mike, and Julio -- were awesome. Arrived on time, completed the job by 3:30, and left the basement furnace and outdoor AC space spotless. They were even sweet with our very friendly dog. Love working with a local business -- LamAir really cares about their customers.

    Lam Heating and Air Installed my York system and we have had yearly maintenance contracts with them…read moreever since. I believe if someone shows up and does reliable service it's worth sticking with them. However, recently, I had a blower motor go out. It was a warranty claim. Given that the unit was intermittently working, I had them send a tech out for a second visit, which I paid for the same rate, who found that things were working perfectly at that time. I accepted that if it's not working consistently, it's worth replacing so I decided to move forward with the repair. We did get a second opinion from another company who said the warranty motor should be covered in the install of that was about a one hour job. It should cost between $375 and $450. Given that we had had all of our service done and the install by lamb Air, I went ahead and chose them given that they were processing the warranty claim even though their quote of 875 was dramatically higher. I will own that it was my fault for assuming, with no HVAC experience, that they accurately had an understanding of how long the install would take and priced it appropriately. I cannot say enough positive things about the tech who did the install Greg Stanton. He has come to our home multiple times over the years and provided exemplary service. Greg was able to replace and complete the job in less than one hour. I paid the full quoted price for the installation of this warranty covered blower motor of $875. I did however, then reach out to the manager of Lam Air and explain to them that while I understood they were a "fixed price company", I had trusted that they adequately estimated job costs based on their professional experience of the time that was required. I feel that $875 for a plug and switch repair like this that took less an hour... $875 was excessive. The manager basically thanked me for my opinion, knowing we were a lifelong customer but said "we are fixed price company... sorry". Lam Heating and Air got my $875... But lost my business going forward. While I feel Lam has excellent technicians I would avoid at all cost a company that does not price their jobs fair, or take into account ACTUAL install times. Unless you're independently wealthy and have no concerns about reasonable pricing I would suggest NEVER using Lam Heating and Air.
