We came to an open house for one of their townhomes, waited for 30 minutes, called the main office several times (including the direct contact, Gavin who confirmed this time 2 days ago over text) and nobody ever showed up or answered. There's no point in them updating the open house times on their website every Thursday because no one will even be there to open the door to tour the space. No one will answer your phone call or messages either. Stay away from SLPM. read more

I called this place today about a property. I had a couple of questions while looking for a place for someone else. The lady who answered the phone acts like you have to basically move in first before you can get any of these things addressed. There is a big storage shed right there at the front door. She said she couldn't make the tenant move it. Indeed, a storage shed should be in the backyard or the side of the house, not right between your front doors. I shouldn't have to be a tenant first for you to ask a tenant to move it to the back. It looks tacky, so I told her I guess if someone put their garbage there right at the porch you couldn't do anything either because it's nothing in the lease saying a garbage can should be in the backyard or on side of the house somewhere. Then I asked, "Who takes care of the yard ?" Do they take care of it or the tenant ? (As it looks horrible on the picture). None of these questions could be addressed because I was not a tenant yet. SLPM feels like a prank! One big joke because there's no way this company is conducting actual business as they refuse to answer the phone and only conduct open houses on weekends. I am not sure where to start. My HOA selected SLPM as our fourth (fifth?) property management company in a year. From the very beginning Grace was rude and uncooperative. I have been asking for financial information that I have a legal right to for over a year and they still have not complied. They have provided very little by way of financial information, and ignore some information requests outright. They stopped maintaining the pool on a regular basis and when I reported slimy green algae where kids swim to the county, who shut it down, they complained that I reported it. When I tried to serve the association with a lawsuit I found out that they haven't registered with the state as the agent of service as required by law. They changed the mail keys that provide access to not only my mail but also the pool and other amenities that I am paying for. They refuse to simply mail the new keys to the PO Box that I had to open and they insist that I retrieve my new keys from the unit of the board member who I am suing. This is a bottom tier property management company that seems it will do anything for a buck. If they start managing your property it is not a good sign. read more

We have been a customer of this business for 8 years and their services are subpar to say the least. The management staff is not very focused on good customer service but rather doing the minimum and keeping their contracts going. They tend to be unprofessional and rude. Given that housing is such a vital and critical thing in a person's life you would think that a property management company is at minimum consciously aware of that. This company definitely leans on the management portion of their work, and they do it without any heart or compassion. It is, after all, a business but you still need to be professional and treat people with respect. SLPM is just about the worst property management option out there, and I'm speaking from a renters perspective, these people are unprofessional, unfriendly, I'm not on here because I'm bitter, my wife and I got approved for the property we were interested in no sweat, just like we did at the home we currently rent, personally I believe that Daniel is lazy and I'm completely unimpressed with his professionalism and his work ethic, I fully understand that he has a job to do and it's my opinion that his job is unique in the sense of his roll in the people's lives who come in need of his services, their very near future is greatly affected by his promptness, his willingness to communicate and most importantly his attitude. And she loves him for approving the use of her husband and possible relatives to do shoddy work with no consequences. She does not do her job properly as a manager. She has a personality conflicts and conflict of interest. She only shows up her for a meeting. Extra meets she charges alot She has never performed a walk through. I believe she does not fairly process bids and gives advantage to her husband and possibly family members she-hires. We pay way to much money for a company that does not have a portal or have a separate firm to handle the finances. Another conflict of interest. They move the money in and out so much it makes you dizzy . The savings of the board was frivolously spent $400+ to change a light bulb. She did not save this community. I bought my condo in 2016 we had several HOA management before SLPM. To me, it seems like all HOA wanted to do was pay our bills once.SLPM took over managing our community. I really saw a big difference first of all our HOA was in severe financial problems, we had major sewage damage, hot water, issues, severe dry rot to balconies. I was really beginning to regret purchasing my condo. Grace from SLPM and her team of contractors and vendors did a lot of work to get this place looking the way it does now never did we have to do a special assessment. Grace negotiated with contractors and vendors to give us credit for the work so we can make payments with zero interest. Just recently Grace negotiated with state roofing to do our roof and give us $45,000 of credit with zero interest. We would have never gotten our roof done if it wasn't for Grace and Keith from state roofing working together for the community if your HOA is infinancial Hardship I really recommend SLPM and Grace. Even if your community is not in financial hardship, Grace is a great person to get projects done fast and with reasonable pricing. read more

I applied for a rental property with SLPM and was turned away. I don't owe anything in collection, I don't any landlord(s), I have over a 630 credit score, I pay my bills on time. I was told the only reason I was denied a rental property is because they only rent to people with a 670 credit score however, they accept Section 8. The lady would not return any of my emails, phone calls and the office was closed to speak with someone in person. Don't try and rent from them they are racist, they asked for my identification and then refused speaking with me until I called all of the sealed and she made up a reason not to rent to me. read more

My daughter was desperately looking for an apartment before her lease was up, so she can be closer to school. SLPM decieved us. They collected $35.00 x 3 credit check fees and recieved all required information After two weeks, i saw they still had showings of the apt over the weekend. Thats when it dawned on me, collect as many fees as possible I called Shanna and she stated that she was going to give our information to her boss so that her boss could present it to the owner. Another week has passed on not one word from SLPM. Luckily my daughter found an apt. And was approved in 24 hours. It does not take 3 weeks to approve you. Unfair business practices. To be clear, I was approved for the apartment nearly an entire month after we initially applied. I did not post a negative review because we were denied. If SLPM claims all the negative reviews are from people who were turned away that is an out and out fallacy. Of course we had already been approved for a different apartment within 24hours of applying and accepted. I own two units in the a HOA that SLPM is managing, Grace Hall is a terrible person. Completely not helpful, and does not respond to emails. SLPM sends out billing statement so late that by the time we get the mail and send a check right away they charge a late fee. and when we pre paid a month they still charged a late fee because they applied both checks to only one unit. I have no idea how a company could still be in business with so many bad reviews. I don't normally waste time writing a negative review because its not worth my time I Just don't go back to that place. This company is a scam. They post rentals so that people will apply online & pay $35 application fee per applicant. But they never actually check your credit or call your references. And they never contact you back. They have a receptionist who will tell you that it takes them 7-10 business days to process applications, which is absolutely absurd! In all my experiences I've never heard of rental applications taking any longer than 1 week, even when landlords don't have the resources of a whole management company to rely on. My advice to apartment seekers: Always call the number on the listing and talk to a real person. You can tell when someone isn't telling the truth or is exaggerating just to get your money. Especially during the COVID crisis, management companies think they can just cancel all open houses & tours without offering any other way of viewing a property and still get tons of paying applicants. This is the absolute worst living situation I have EVER been in. SLPM Property Management do not deserve to be property managers considering they could care less about any of their tenants. BUGS, ROACHES, BROKEN APPLIANCES, MOLD, NOT RESPONSIVE, ETC. I have had A SERIES of issues in my apartment since I first moved in April of 2020 and they have either not been fixed, or had a crappy fixing job. My first issue on the first week of moving in was that I was given a broken closet, so I was unable to hang any of my clothes because my closet bar wasn't even attached to the walls. It took them FOUR MONTHS to finally listen to my multiple email & phone complaints and come in. They then tried to argue with me and say that I simple should hang less clothes (I had no clothes hanging and it was still broken). It wasn't until the fifth month that they came and unhappily fixed the closet bar (a job that took 5 min). NEXT, my stove is almost 30 years old, one of the tops don't work, the oven releases harmful gas smells, and the stove has caught on fire twice (I have cleaned the stove/oven multiple times so it's not me) but they refuse to replace the stove. Next, I HAVE HAD BUGS AND ROACHES IN MY APARTMENT MAINLH THE KITCHEN FOR ALMOST 5-6 MONTHS NOW AND THEY DONT CARE!!!! I've sent so many emails and called so many times but I have had NO responses whatsoever. Clearly they do not do their job if they can't even respond to calls/emails??? I clean every day, never leave food out, and at this point rarely cook because there are roaches crawling everywhere and I feel so gross. They had a "pest company" come once finally, on New Year's Eve 2020, and ordered us to leave the premises so they can spray the kitchen, but gave no instructions or time to prep or cover our foods/dishes and this was without warning!! I was just happy that the roaches would be gone, BUT I WAS WRONG. It is now January 9th,2021 and I have seen SOOO MANY BUGS AND ROACHES AND NOW THEYRE IN MY LIVING ROOM & BEDROOM!!! I have called and emailed and STILL NO RESPONSE. These people DO NOT CARE ABOUT THEIR RESIDENTS HEALTH AND SAFETY! I have a cockroach allergy so this is severe to me.
