If I could give negative stars I would. I've rented at numerous properties over the years, but without a doubt, this company has been the absolute worst by far. My experience renting at 21 James St. has been nothing short of a nightmare. When I first moved in, the unit was handed to me in a deplorable condition--dirty, unpainted, and clearly never properly inspected before I received the key. It was evident that no effort was made to ensure the unit was even livable. Maintenance requests were routinely mishandled, with issues left unresolved or completed incorrectly. I've also had their sub-contractors enter my unit without any prior notice, violating my privacy and leaving me with anxiety this would happen again. Communication with staff has been a constant struggle, with responses often delayed or completely unhelpful. To make matters worse, the building is frequently overrun with homeless individuals, and the property management company does nothing to address it. I've had multiple packaged stollen and they've offered absolutely no assistance. The parking garage is disgusting and smells like garbage as has garbage all over the place and it's very clear that no real effort is made to maintain the property or ensure the safety and comfort of residents. This company's lack of professionalism, care, and basic customer service is beyond frustrating. I would strongly advise anyone considering renting from them to look literally anywhere else. read more

Have had a ticket open to fix a leak in the roof for almost a month now. No updates, no information, nothing from them. Radio silence. Meanwhile, it's raining and the actual homeowner is experiencing damage due to their lack of attention on this matter. read more

My boyfriend and I have been dealing with Sleepwell for nearly a year now and are so disappointed. They definitely take on way too many tenants than they can manage. Resulting in people who are paying good money to live in a space, not getting anywhere near to a good experience as they make it out to seem. Here is our honest experience with Sleepwell: The apartment we live in is beautiful, but we were told that they would come back the day after we moved in to finish up the paint job on the walls - after 10 months, this has yet to happen. When we moved in, the front steps leading to our apartment were full of dust. Sleepwell told us they would be sealing the steps in the next week or so. We waited 4 months and winter was coming. So my boyfriend and I decided it would be quicker if we sealed the steps ourselves. Again, not something that we should have had to have done. But we were so tired of waiting on this property management company. We are also sharing our parking space with a business. Every single day, the parking lot would be FULL of customers, taking up parking spots that tenants paid for. Sleepwell knew about this issue. It took MONTHS for Sleepwell to come in and create parking signs for the tenants also living in that building. Leaving us tenants, who pay for parking... Having to park on the street or down the road because they simply couldn't get a parking spot since in our 17 space lot was always full. We also had rats in our apartment. We called Sleepwell to inform them of a found dead rat around 7am in the morning one day. It took us calling them multiple times, until around 8pm, for somebody to come and move this dead rat from our apartment. It was a serious Health and Safety concern. We shouldn't have had to have dealt with a dead rat in our space for the entire day, when we informed them of it right away in the morning. Since there is a business above us, we have also suffered with a leak in our ceiling, causing water to fall all over our kitchen floors. Again, it took a long time for somebody to come in and fix it. And when somebody did, they walked in and out of our apartment with their outdoor boots on. Leaving us with a mess to clean up afterwards. I could go on and on all day about how much of an unfortunate experience we have had with Sleepwell. Current tenants don't seem to be their main priority. I seriously advise everybody to find a different property management company, do not settle for Sleepwell. You will be so disheartened. read more

In Ottawa, all night with no water for washing hands, flushing the toilet...during a pandemic. Shut off without warning. No attempt to make temporary fix in the one apartment with the problem, now 8:30 am and no sign of any plumber or service worker. Once you sign the lease you don't matter to Sleepwell in the least. You're just a cash cow to be neglected and abused. read more

This company doesn't care about their tenants in any way. All winter they were non existent when it came to snow removal. During our tenancy we had issues with upstairs neighbors which went on for months, when we would complain about it we were met with no compassion whatsoever. In the end they threatened to evict my wife, infant son and I because we got sick of dealing with them and finally decided to confront the neighbors ourselves. When that issue was finally dealt with and we gave them our notice to vacate they emailed us numerous times to see if they could get the keys early and enter to clean prior to the end of our lease agreement. They are very quick to email you should they need something from you but often make you wait days for a response to your emails when you need them to do their job. I emailed them in November of 2018 about a short circuit in the breakers that may be a fire hazard...it's now may 2019 and it's still yet to be addressed. Those are just the issues of actually living there, this doesn't include the month delay upon move in with no decent compensation offered and then the nearly full week of playing email tag with Adam Pearce to actually get the keys to our house. In short, if you feel like throwing your money away...just go buy some stupid stuff and keep it out of sleepwell's pockets. If I could have given them a 0 star rating I would have. read more

The worst property managers I have ever experienced. Very irresponsible and reluctant for any type of help. They came by whenever they wanted without any notice while its still overpriced. Cut off the internet we paid for for months and didn't even reimburse. Stay away!!!!!!!!! read more

What they don't tell you when you sign up is that the 6% only includes collecting rent and paying bills. Every other job is charged separately by the hour. I was billed $100 to change a light bulb! The necessity of some of the jobs they performed were questionable at best. read more

Is 0 stars an option? I am constantly exploring new boundaries of terrible service through the astounding feats that Sleepwell Property Scamagement and their employees present to us. Our building was a wreck; not at all as was advertised, nearly breaking down, etc. This could have been overlooked, had Sleepwell not randomly and without warning turn off heat, water, and electricity. On top of this, we were not warned of construction happening for 6 months underneath our unit. They are unfriendly human beings, incapable of responding to the simplest of emails and phone calls. I would rather have rented a property from a cat in a suit and top hat than from Sleepwell property management. Stay away at all costs. read more

I am actually surprised to see so many positive reviews about this company. I have found them to be very much a "mickey mouse" operation. I should note that I have been renting for 19yrs, both dealing directly with landlords and also with property management companies, so I am familiar with standard practices and policies. I am currently looking for an apartment in Ottawa and so far have seen two properties through Sleepwell. The first one I had booked an appointment three days in advance for a viewing. When I arrived I was greeted by a friendly agent who explained that the original agent with whom I had been corresponding had double booked himself and that the second agent had been asked to cover for him. That's fine, that kind of thing happens and was not an issue for me. Given the situation the second agent who was covering was not at all familiar with the property. That's a little less ok with me, I do understand last minute change but he could have taken the 2 minutes to read the ad and at least know that. The part that I was the least ok with was the fact that the property was very messy and the tenants were home making it very uncomfortable to actually look at the place. Again, I booked this appointment three days in advance giving ample notice for both of those things to be avoided. The last thing that I was unimpressed by was that there were more than myself booked at the exact time for viewing. Not the end of the world I supposed but I see no reason not to stagger appointments by 10-15 minutes allowing the agent to give full attention to any questions prospective tenants may have. This is something I may expect from an inexperienced landlord but not from a professional property management company. The second property was much the same. I booked the appointment the day before, not as much notice however I had tried to book it for the day after and found the agent was unwilling to accommodate. That's fine, he may have been busy with other properties for the day I requested, moving on. This time I did meet with the agent I had been corresponding with so expected that he would be more informed about the property he was showing. Not so. Firstly the advertisement was wrong, listing laundry on site when there was none. He only found this out when he asked the current tenants while I stood there. The current tenants were there of course, with their dog. Nothing against dogs, I love dogs, but not when I'm trying to look at an apartment. The property was very messy and again I was extremely uncomfortable to actually look around. Also more than myself had been booked for exact time. I showed up two minutes early and was asked to wait while he showed to the other. That is Not ok with me, we have an appointment, I am on time for my appointment, I should not be asked to wait because you don't know enough to stagger. Over-all I just didn't find my dealings with Sleepwell to be very professional. Perhaps my standards are too high and maybe it was only that specific agent but for a professional property management company I DO expect more than what I experienced. Just my opinion. read more
