    If I could give negative stars I would…read more I've rented at numerous properties over the years, but without a doubt, this company has been the absolute worst by far. My experience renting at 21 James St. has been nothing short of a nightmare. When I first moved in, the unit was handed to me in a deplorable condition--dirty, unpainted, and clearly never properly inspected before I received the key. It was evident that no effort was made to ensure the unit was even livable. Maintenance requests were routinely mishandled, with issues left unresolved or completed incorrectly. I've also had their sub-contractors enter my unit without any prior notice, violating my privacy and leaving me with anxiety this would happen again. Communication with staff has been a constant struggle, with responses often delayed or completely unhelpful. To make matters worse, the building is frequently overrun with homeless individuals, and the property management company does nothing to address it. I've had multiple packaged stollen and they've offered absolutely no assistance. The parking garage is disgusting and smells like garbage as has garbage all over the place and it's very clear that no real effort is made to maintain the property or ensure the safety and comfort of residents. This company's lack of professionalism, care, and basic customer service is beyond frustrating. I would strongly advise anyone considering renting from them to look literally anywhere else.

I have recently walked with the landscaper, our garbage cleaner for garbage pick ups and bylaw and Bylaw has not issued any notices of violation for garbage on our property. So if you can be more specific with the areas you feel need attention I can have looked at, if not it will be actioned as our teams notice it. For the entrance are you talking about the food basics entrance? Those doors are automatic and open when someone arrives and leaves. We are not a mall, we are a condo corporation. Each unit is individually owned and each owner is responsible for their accessibility. If you can let me know your concern with the entrance to food basics, I can pass over to them and have their team look into. We have also had bylaw and accessibility compliance come to the building and check doors to ensure they meet the required accessibility code, which we have not been notified of any accessibility violations. And for customers going to businesses in the tower building we have an accessible door which also meets the requirements. We decided not to renew our lease the next…read moreyear because of the price, which was over a grand a month for a one bedroom, and a little too much for second-year students. It's conveniently located downtown towards Sandy Hill, not far from the Rideau Centre, right on the corner of Rideau and Chapel, though once you pass Chapel, the neighborhood gets a little sketchy. The building itself offers indoor and guest parking, storage, a hair salon, medical clinic, pharmacy, Sitar Indian restaurant, laundry on-site, dry-cleaning, a fitness room, pool, sauna, and 24-hour security and concierge. The suites are carpeted and pet-friendly, and can be rented as furnished or unfurnished, and when they aren't being rented as residences, they are offered as guest suites, with parking included and at a discount for the family and friends of a resident.

On a positive note, this building is very well situated in sandy hill next to pretty much everything a student would need. I looks very nice from outside and has security 24/7. On the other hand. The personal (except the security guards) working for morguard in 160 Chapel is very rude. They will answers to you with their nose up. The elevators are never working or if they are working it's only one out of four.The apartments are ridiculously small for the high price paid, a one bedroom is 500 square foot for over 1k a month. The parking garage is not well lighted. The carpet inside the apartments are stained. The washroom and kitchen are outdated.The windows are not well insulated and it gets very cold in winter. There is often problems with the laundry machines. The pool area is not always very clean. Also they will make you pay extra fees for anything. If you make noise (child screaming/ music), dog peed by accident in the hallway once, etc. I have paid over 600$ extra in two years to the building. I have looked around and found better places for cheaper, I wish I could sublet my current apartment, but the building wont approve any of the requests for new tenant.
